Hired Geoff to inspect a property I was buying due to his excellent rating on Yelp. But I have to say I was rather disappointed. I'll start with the positive since not all was bad. Geoff came out in pretty soggy weather and did the inspection. He went up on the roof and found moss growth as well as water drainage issues in two corners where the roof met the wall. He also discovered utility line penetrations into the siding and gaps in the caulking on several windows. Inside he discovered an issue with one gas burner on the range. He also noticed that the dishwasher wasn't installed correctly; it was leaning. So I attempted to fix this and was successful. But afterwards I was unable to close the door and run it. Underneath I saw a lot of corrosion which Geoff didn't mention in the report. Worried about a flood I bought a new dishwasher and it turned out to be a really good decision. The installer took the old dishwasher and then let us know that he had attempted to run it and found that it was leaking. Maybe the leak was caused by the move, maybe not. But the dishwasher was old and would have eventually leaked and caused a huge mess. When I asked Geoff about this he mentioned that the dishwasher didn't leak when he ran it.. But he should have mentioned the corrosion and overall poor condition of it. The wood floor next to the dishwasher was also damaged in several places; Geoff missed this. Cosmetic but pretty expensive to fix. He also didn't mention mold on several beams in the crawlspace. His contract stated the he doesn't inspect for mold. But a recommendation to have it inspected for mold would have been going above and beyond. I guess that was expecting too much on my part. Besides the mold there was an unused conduit in the crawlspace that was and is very slowly dripping water. This will have to be fixed so more mold won't grow. The final big miss were 13 failing Milgard double pane glass windows. I admit that this wasn't very obvious during the daytime when the inspection occurred but an experienced inspector should have seen at least a few of those 13. The Milgard rep who came to look at the windows identified them pretty quickly. Another cosmetic issue at the time of discovery but not cheap to fix either. So to sum it up and explain the 1 star rating Geoff discovered al lot of the cheap items but missed the much more expensive stuff. Had we know about this all we'd have asked for a bigger credit from the seller or bought a different house. read more

We needed a home inspection prior to purchasing an older home. The inspection we received revealed deficiencies in the HVAC, roof, electrical, plumbing, siding, windows, and a chimney with a starling nest. Mr. Bennett did an outstanding job with our home inspection. We were first time home buyers, Mr. Bennett encouraged us to walk thru the inspection with him so we can learn more about our home we wanted to get. Mr. Bennett showed me our home systems and how they work and should be maintained. Professional, knowledgeable, and detail oriented. Could not have asked for a better home inspection. Mr. Bennett checked everything there was to check: climbed around the roof, up into the attic, and down into the crawl space, taking pictures as he went. He checked every outlet and nook and cranny. He explained in detail everything good and bad that he found, how urgent it was, why it was important, any recommendations he had and rough cost estimates. He was able to answer all of our questions and was patient and friendly. He took detailed notes after every item he checked off of his list. He explained to us what to expect in his report and what the different rating levels for each item meant. Geoff and Ann are a great team. I had responses in minutes and had the inspection scheduled within an hour of submitting my question on Yelp. When we started the inspection Geoff ran down his plans and made every effort to make us feel comfortable. Throughout I had several questions, and pointed out problems I had personally noticed, he was never impatient with me and in one case, the solution was as simple as filling a void in insulation that he did it for me while he was in the area. I had heard horror stories of home inspections gone wrong, but I believe that Geoff found everything and explained to us in clear terms what needed to be done, how and why. Having Geoff as our inspector was a wonderful experience, if we could give him more than 5 stars we certainly would He was extremely pleasant, polite, and professional. He encouraged us to join him through the inspection and talked us through what he was doing and what he saw, often with demonstrations of how things worked (or should have worked in the case of a misplaced anti-tip bracket for the oven) . He took time to answer all the questions we had, as thoroughly as we wanted. After each phase of the inspection (e.g. outside examination, crawl space, attic, etc...) Geoff went through pictures on his tablet and showed us what he saw, explaining his thoughts on each potential problem. Geoff worked around our schedule to make sure we were able to be at the house for the inspection. It was an older building so there was a lot to address, but Geoff didn't shy away from anything. He checked in every nook and cranny, and happily shared everything he found in a way that we could understand. I just had my inspection completed yesterday and received my report today. I'm completely blown away with the experience my wife and I had, Geoff was incredibly easy to work with and made us feel comfortable. Geoff was outstanding. He was the only inspector I looked into that phoned me personally to explain everything he looks for in an inspection and what to expect from the completed report. We were in the process of purchasing a 1910 craftsman and wanted an experienced home inspector with these types of old houses.
