This is the second year that I have rented from Berger Realty. The first year was off season. The place I stayed was okay. It was second floor and a lot of steps. There was broken glass under the coffee table.I cleaned it up. It was reasonably clean otherwise. No curtains on the windows in the bedroom. I had to put a blanket up to sleep. This year, there was construction going on upstairs from the first floor rental. Less steps but a lot of banging, hammering, sawing, etc. Less steps was great, not being able to enjoy any peace, not so great. Our agent, Susan Goetz, did not do her due diligence to know what she was renting. I would think an experienced realtor would have checked into the properties being rented. When contacted, she called back and told us, that it would only be one more day. We talked to the people upstairs doing work and were told it would be going on all week. Hmmm... We had family that had to leave because of the noise. Babies can't sleep in a construction zone. Our trip was essentially ruined. The place has some hazards which I am sure no one cares about. There was no accommodation change, no refund or compensation. Then we were told the owner had no intention of refunding any money. Berger did little or nothing to make it right. This was, without question, the worst vacation rental experience I've ever had. We rented 1122 Ocean Drive, Apt. 4 expecting a relaxing beach vacation. Instead, we arrived to find a leaking ceiling. Based on our experience and the communications we received during our stay, it was clear that the owner was already aware of the issue before we arrived, yet the property was still rented to us. We dealt with repeated disruptions, poor communication, and missed repair appointments after spending valuable vacation time waiting for contractors who never showed up. Rather than allowing us to enjoy the vacation we had paid for, the owner offered to charge us only for the days we had already stayed and have us leave early, cutting our vacation short. We didn't spend months planning and paying for a family vacation just to be told to go home. The owner ultimately confirmed that the ceiling was safe, there was no emergency, and that the repair could wait until after we checked out. Despite that, the owner entered the property during our stay. If there was no emergency and the repair could wait, our privacy should have been respected for the remainder of our vacation. To make matters worse, this wasn't our first disappointing experience. During our stay last year, we were without air conditioning for three days. After two years of major issues, we've lost all confidence in Berger Realty's ability to provide the vacation experience they advertise. The compensation offered did not come close to reflecting the inconvenience and disruption we experienced. We will never rent another property managed by Berger Realty, and I cannot recommend them to anyone looking for a relaxing, worry-free vacation. read more

EXPERIENCE IS WORSE THAN LAST YEAR! Rented this place at 1122 Ocean Unit #4. Last year our AC unit did not work for 3 hot days, we had to sleep outside on the deck. Absolutely NO compensation from Gemma the owner or Berger Realty . Against my better judgement, I rented the five thousand dollar a week property again. As soon as we walked in we noticed a significant leak and water all over our bedroom floor. We contacted Bergey immediately, they and the owner had been aware of the issue, never mentioning it to us and rented the property to us anyway. We had the owner and contractors in and out on day one. Bergey called to say an appointment was set up at 10:30 on Monday for a contractor to come and cut out our ceiling and replace with new drywall. The contractor never showed up. We told the owner and Berger Realty that we did not want anyone else in the property while during our stay to fix what is now just a cosmetic problem. They can fix it on their time Not on our vacation time. Gemma, the owner offered us a measly gift card that would not even pay for dinner. She does not put any of her earnings back into this place, the small double beds are horrible, NO BEACH TAGS, and a 12 inch TV in the bedroom. Property shown with Umbrella on deck, (a prerequisite w. 2 small toddlers) called broker who reached home owner who stated the umbrella broke and had no intention of replacing? No accommodation made by owner or realtor. Malfunctioning smoke alarm went off 4 times (which scared the children )when only topstove used and NO smoke at all. ONE knife in drawer/no Mr coffee/ COPIOUS AMOUNTS OF DUST in fan above my bed!/numerous broken drawers/no curtains on windows only blinds ( in 2 rooms) that allowed bright light to filter in causing toddlers not to be able to nap.No overhead lighting in 2 rooms only lamps not controlled by lightswitch/. We have been going to Ocean City for over 20 years and have had mostly good experiences. This year we rented 5838 Central Ave 2nd floor owned by Sabbioso LLC and the place was filthy. It was obvious that the place was not cleaned prior to our arrival. 1.Hair and Sand in MBR bathroom 2.Outdoor shower unusable filled with sand a old dirty sponge and sandy soap on the floor with a lock on the door that was inoperable. 3.Dirty underwear under bed 4.Mosquito infested with ant traps all around. 5.Kitchen pots dirty with food left in them 6.Kitchen sink and garbage disposal leaking 7.Dirty cups in cabinet 8.Cobwebs and spiders in bunk beds along with screws to hold it together missing. 9.Floors dirty with sand and dirt still on them. 10.Oven Filthy never been cleaned 11. Furniture dirty and stained. 12. Tub in hallway bathroom clogged. 13.Light bulbs burned out and missing in multiple rooms You would think that Berger Reality would take some responsibility to oversee that the places they rent are clean since they receive a commission on the rentals. They just want to pass it off on the owner and wash their hands of it. The owner stated they had paid for deep cleaning as the previous renter had stayed there for 6 weeks. Obviously no one followed up to make sure it was clean. Neither the owner nor Berger. In calling Berger (Kevin Laskowski) he said he was sorry about the situation and offered to send someone out to clean but a number of the listed problems were not discovered immediately and with the family bringing everything in it would have been problematic to have cleaners working around everyone and their belongings. They did send someone to fix the leak which of course was to the benefit of the owner. I asked for a credit considering we had to clean everything and were inconvenienced in many ways. Berger initially said they could do nothing and that it was up to the owner. The sorry about that does not make up for the inconvenience we all experienced and left to deal with. My family has been staying in Ocean City for 15 years. We've been very happy in the Gardens but needed to switch locations (and therefore realtors) this year. It was a huge mistake. There were many issues with our rental which we immediately brought to the realtor's attention. After some back and forth with them and the owners we were promised a partial refund. Barbara Varacalli was a horrible agent who misrepresented our rental and when we called her on it she told us to "Call City Hall." Here were our issues... First, there was loud construction going on next door starting at 8:00 am ever day of our vacation. Does anyone think it's fair to wake up early every day to loud machinery and a cursing crew? You should have told us about this in advance and given us the option to choose another rental. Second, your online photos of 2731 Wesley Ave, Ocean City, NJ 08226 were taken in 1995 and it doesn't look the same today. Great views, but a tired old rental. As an example, all the pictures on the walls are faded, fans are dirty and dilapidated, there was little to no landscaping, lights would mysteriously go on or off, the pots on the balcony sported dead pulled weeds and the place was sterile with no personality... could go on but am sure you have the idea. Everything in this place is tired! Third, this unit was dirty and smelled. We spent half of the first day cleaning and the attached picture of the air conditioning intake shows why the place had such a horrible old musty odor. As much as we tried to spray Fabreze and open the windows, we all could smell the odor when we'd return from the beach. Barbara, you should really be ashamed of how you treat people because it's not right or fair. Karma will eventually catch you... maybe it's time to retire before it does! read more

We rented a house on 4917 Haven ave in Ocean City from Berger. The house needed a good cleaning, lights in two of the bedrooms weren't working and we had an ant infestation. But the real problem came as we were packing the car with the last few items (during the pouring rain) when the cleaning crew (3 women) showed up 5 minutes early. They walked right into the house no masks and no respect for personal space. During this crazy time of Covid-19 this was totally unacceptable. We have been going to Ocean City, NJ for quite a few years, my husband has since he was young. While we always have a good time, this year the first hour after arriving at our condo on Ocean Avenue, I did a walk through. This place was disgusting. Stains on the mattress cover in the master, floors filthy, dog hair EVERYWHERE. So needless to say, we aren't off to a very good start. The first thing I usually do is make the beds. I decided to start in the 2nd bedroom which had a full and a twin bed. The mattress covers on those haven't been changed since the 80's, human and animal hair weaved in and out of them. It was appalling. The kitchen has a stove from 1963, the cabinets were also filthy inside and out. Microwave was conveniently located on the top of the refrigerator?!? There was nowhere to put anything that we brought like pantry items. Sink in the kitchen doesn't drain. The one star I gave was for the wonderful lady from Berger Realty. My husband called them and let them know how unhappy we were. She got right back to us and said the owner will be there shortly to clean. When she arrived with her husband, we heard her gasping and grunting as they got out of their car. I thought this isn't going to go well. I also thought to myself, well we wouldn't have had to call and complain if the place was cleaned in the first place. To say I was disappointed would be an understatement. read more

Sad to say that we rented 1712 Wesley ave for second summer and THINGS HAVE CHANGED! Disgusting! $8,000 for a house full of bugs, breaking furniture and a mess left behind from previous renters. Sand in the beds, ants in the fridge and microwave, walking in the counters, ant traps all around. They KNEW they had a bug problem. Completely unfair to rent to us knowingly that they had this bug infestation.No disclosure at all. You could not sit at the table without ants crawling all over you. Called Berger Realtors, they got in touch with owners who were willing to come and "spray". Sorry, your big problem is bigger than 1 spray. NO THANKS. Don't want to bring this bug problem back to my house. Refund requested. No such thing. Willing to give us 1k. Awful company to rent from. We rented the first floor unit that has 3 bedrooms and 1.5 bathrooms. Checked in on time to a very disorganized office, but the keys that we were given did not work. 3 calls to the office later and a woman show us with more keys that don't work. Once that was settled, we discovered that our half bath is actually in a shared laundry room. Anyone one with a key can just walk in on us on the toilet!! The one solution offered to us was to put a bolt lock on the door "when we are using the toilet". So the bathroom that we are paying for is not ours to use anytime we need it. We did not pay for a shared toilet! We do not have full access if someone decides to spend their time doing laundry in our bathroom. The company is definitely not an advocate for the renters. We plan to seek counsel to resolve this issue Also - is it safe to have paint cans stored next to a hot water heater? Snow shovels and tools stored against the toilet and the wall? Unsafe tools and chemicals above the laundry toilet? Do not rent from this company. read more

Every year I've booked through Cynthia Balles at Berger and have always had a good experience. She is prompt with communication and paperwork, and makes it easy to get everything squared away. One thing I wish was possible would be paying online - it feels a bit archaic to be mailing a check in 2019, but if that's the worst part, I can deal with it. Berger cashes your check and then you never hear from them again. We rented 904 St Charles 1st floor. It was old, uncared for and ill equipped. The porch railing was falling down. We could not use one entire door due to rot. Not one electrical outlet was securely attached to the wall. Almost every light bulb needed changed. Blinds would fall off the wall when you opened our closed the slider. And worst of all we hade a MICE infestation. We have sent multiple emails and texts. They have not even bothered to respond. 2239 Wesley Ave. is a horrible house and we had an absolutely awful experience. No vacation whatsoever and I spent over $8,000. The house was unclean upon arrival and the floors were so dirty our feet were black with dirt within the first hour. We had 8 forks for 9 people and 4 were salad forks. We got new silverware delivered Thurs. afternoon. We left Sat. at 9am. UNACCEPTABLE. Wed. a.m. we smelled GAS and had to vacate the house. Fire dept came and told us the dryer vent that was held together with DUCT TAPE had a hole and lint was building all around the dryer. CODE VIOLATION and DANGEROUS! He told us not to go in until it was repaired. The lights also flickered and buzzed all over the house. An electrician said the box was totally corroded and we could lose power any moment yet he couldnt find time to repair it. NO OTHER electrician was called. I asked for alternative accommodations but no one EVER answered me or offered anything to repair the problem. I didnt sleep after Tues. night worrying about a fire or gas explosion. I dealt with a very rude contractor from GEO Electric. He was rude, condescending and never fixed anything. He promised me a letter stating I was not in any danger but I never received anything so all i did was worry. We stayed out of the house as much as possible but had a pregnant woman and 3 toddlers with us so it was difficult. Homeowner refused to refund me even half of my wasted vacation money which I think is a bargain. Even the furniture was awful! Per our arrival for a 2 pm check in, 5 small children in tow we were prepared to visit the office on 31st St. to pick up the keys to our rental for the week. By dumb luck seeing someone pass by with a Berger welcome package, we stumbled upon a sign which caught my attention and we could pick up the keys around the corner. Communication is key to keeping people happy when they are away from home. After getting the keys we made several attempts to access the home using the keys we were given...no luck (still with 5 children after a 2 hr ride). We contacted the realtor who did arrive promptly with a set of keys that worked. The unit was clean and the realtor gave a once over of the building and said to call or email for anything small we may encounter with the property. Beings that your the only contact for an issue, and the liaison between the owner and us unfortunately you should be more then willing to solve any and all problems if they arise. The next morning (Sunday), we wanted to cook breakfast and head to the beach. 6 adults, 5 children, the range doesn't work. At over $100 a sitting to eat out every meal is ridiculous. Not to mention so much for a late day on the beach and cooking at the house and relaxing. It's rush home to get the kids ready and out to eat or take out every night. We contacted the realtor and followed up a few times. He responded after the weekend with "The owner didn't contact you?" I understand you deal with the contracts and you don't own the property, but what other choice to I have? Pack my kids and head home, 2 days into a vacation we earned? Or contact the people who handled our rental and expect them to battle with the owner or get it fixed so we can enjoy EVERYTHING we payed for. Your making good money to deal with rental contracts, if I have a problem you should be helping get it solved ASAP or turn over the owners number and I can handle it myself. Do Not Use Berger. And Do Not Use Michael Maina. This was our first family vacation in over a decade. We booked a place in Ocean City, then COVID happened, but we still went forward. The only interaction I had with Michael was sending him a check.Then 2 days before vacation started, I emailed him and asked where I pick up the keys. No response. Next day, email again, no response. Finally I just call and get the information from someone else at Berger. The day comes to pick up the keys, and that part is smooth sailing - although come to think of it, no one asked for ID at pick-up so they might want to fix that part. It's a churn and burn factory and they print money with these weekly summer rentals, but fine, whatever. When I got to the house there was garbage in every bin, dirty dishes in the sink, sand on the floor, and the main table was filthy. It clearly hadn't been cleaned. Keep in mind, this is a $3k/week rental. It's not a palace, but still - you'd expect it to be cleaned upon arrival. And, this is during COVID. It would be nice if you could walk into an already uncomfortable situation during a pandemic and at least have the appearance that some precaution was taken. So we spend day 1 cleaning/sanitizing, obviously not ideal. I email Michael about it. No response. The next day we spend at the beach, lots of laundry even in 1 day, so we decide to run a load of wash at night. Washing machine left our clothes beyond soaked - ok, noted, use an extra spin cycle going forward. We put them in the dryer and the dryer stops after 30 seconds. Get up, start it again. Stops. Dryer is broken. Email Michael again. No response. I think, OK, it's the weekend, tons of renters are coming in, I'm sure there are lots of clients with lots of issues. I'll give him until Tuesday, but I'm pretty annoyed about the response time considering what we paid, and what Berger's cut was. Fast forward to Friday and still zero response. Six days of dirty clothes, towels, etc. that we're stuck with because we paid for a house that we thought had a working washer/dryer. There are worse problems in the world, and luckily we are all symptom free from the dirt pile we walked into. But the guy couldn't even muster a reply, let alone a response or an apology. Just nothing at all. Cashed the check real quick though. We won't use Berger again, and I would never, ever, ever recommend using Michael if you do. I'd say he's just going through the motions, but he's too lazy to even do that. There's the bare minimum, and then far below that is Michael Maina at Berger Realty. If you're going to the Shore for the week, spend the money with someone else. read more

Three of us rented 2847 Asbury, Second floor, from June 1 - 8, 2019. One of us contacted our agent soon after we arrived. When I removed the quilt from the bed in the second bedroom, the mattress pad was dirty and covered with some kind of crumbs. I headed to the washer which itself was dirty and it took three drying cycles in the small, inefficient dryer to dry the mattress pad. I never used the quilt as I expected it was as dirty as the mattress pad. The sliding door in my bedroom did not open due to rusted track. The closet in that room contained about a dozen broken/bent metal hangers with extra pillows thrown on floor. The living room closet had no rod/hangers but shelves filled with junk. Kitchen drawers contained two kitchen towels, a dirty oven mit, and no dish clothes at all. Porch umbrella was not secure and at one point lifted out of the table. Hanging fan in living room made so much noise we could not use. It was obvious a surface cleaning had been done but that was it. Evidently, the owners really do not care how their guests find their property. My sister who signed the contract contacted our agent soon after we arrived. Her response suggested no concern on her part. I also sent the agent an email along with pictures of the dirty washer, closets, etc. I asked her for a response, but, got none...not even an acknowledgement of receiving my email as I requested. I used the contact form on the Berger Realty website to again state my disappointment with this 2847 Asbury, Second Floor property. I have yet to get a response and have waited a few weeks. Realtor/agent never calls or emails you back. Antiquated way to rent these days with VRBO and Home Away.com where you deal directly with the home or condo owner and it is painfully obvious. Long story short...We emailed our agent Chris when we first arrived as per our rental agreement about flooded bathroom, and again 7 days later after dropping off keys to make sure he received them, well we've been home for several days and still no return calls or emails. Never again. We have been going to ocean city New Jersey for years and years and this was the first and sad to say last time we'll use Berger Realty. The problem sir was the handyman, not plumber was supposed to arrive by 8 as per your agent, he arrived at 1pm on one of the only clear days we were going to get last week and if you cared to read my email to your agent he then quickly left to " get supplies" he shows up 1/2 hour later, parked , (did not come back into our rental) ,he then proceeded to work on his Jeep filling his ac system with can after can of Freon, never acknowledging me that he was back, oh and in between each can he had himself a smoke, this went on so long I asked him several times to please fix his Jeep AFTER he fixed the toilet -a toilet by the way that kept flooding our only full bathroom with a 1/4 inch of water every time you used it ....wasting most of my day. The real problem sir is that this went on so long when I emailed Chris to find out what to do, it's not my house, it's not my handyman. Chris my agent , cut off all communication, we never heard back from Chris even after we lost a whole day of vacation with this we took the high road and emailed Chris -our agent 5 days later that we dropped off keys, and to please let us know that he received them ,he still wouldn't get back to us....And yes we tried calling the office during this ordeal but as you know, calling Berger during the rental week and getting a call back is like trying to eat crab fries on the boards without the seagulls bothering you.....impossible. This all proves my point, Chris and Berger already made the sale and when a real problem arose we were screwed, but if we used a service like VRBO or Home Away we would be dealing with the owner not a salesman/middle man who doesn't give a shit about the property or our vacation. I'm giving 4 stars instead of 5 because the first year we rented we were a little disappointed with the cleanliness of the home we rented. It wasn't AWFUL, just not the beautiful, clean place you want for vacation. We contacted Berger and they sent someone over to clean the place (still there were cobwebs nod crumbs, but like I said it wasn't AWFUL). The rentals at the south end of the island are very expensive and I felt we paid more than the place was worth. Fast forward to our next three rentals and everything was great. 2014 rental was great, but was sold that year and no longer for rent the next year. We re-rented the same place in 2015 and 2016 and have already booked it for 2017. Dave is great with answering emails, we've had no problems whatsoever. read more
