Hired BVHI for a large remodel project: floors kitchen bathroom electrical structural etc. I want to start off by saying Frank's workers (led by Pedro at the time) were great. Hard working, kind, skillful, we were happy with them. I am pretty satisfied with the space and how everything turned out regarding the work. Such a huge compliment to those men. In the beginning, we had a positive introduction and walk-through where Frank came over with who we thought was a foreman but in hindsight we think he was a sales guy (never saw him again) clearly to help Frank convince us of their potential. They both seemed knowledgeable and able to take on our job. Honestly, we saw the negative reviews but noticed the good ones outweighed the bad so decided to take the chance. We were also fresh off another contractor abandoning us right after the demo. It was good timing for Frank. I'm writing all of this first to take accountability for hiring him in the first place. However, after the work started, from miles away my husband clocked Frank's lack of technical knowledge, inability to accept fault and/or correction. Communication with Frank was and is simply hard. He was extremely condescending, combative, and unprofessional. For example, we have a grout issue in my new shower and kitchen. I thought, that's odd. Looks like the wrong grout was used. Anyway, surely he will have someone come out and repair it right away, right? No. It had been months since the work was initially finished... 1 year warranty right? Catching up with him after the fact is hard, and he misunderstands a lot. Sometimes, and I told him this, it seems like he's misunderstanding on purpose, again, to avoid accepting fault. He surveyed the project and then also sent his co-worker Florencio to look things over. It took a few weeks before the project started but once it did they were done in two days. Frank followed up and we had some minor things we spotted that could use a touch-up. Florencio was back the next day and in a half hour had it all cleaned up and perfect. This review is a bit overdue! Best Value, under project management from Manny, did a great job on 2 big things for us: first, completely replacing the entire electrical system, including adding a new subpanel in the house and completely replacing and updating all the knob into wiring, adding more outlets, dimmers, and two-way switches, as well as some wired smoke detectors, which were required by the permit inspector. The electrician and helper had to open up walls generally did a good job. It took longer than they had anticipated, but ultimately got what we needed done and it passed inspection and we love having all the extra outlets and switches. A different subcontracting team with Best Value remodeled our bathroom and did a really beautiful job, including some creativity with the tile work. That team was led by Edgar Portillo, and I can highly recommend him and his team. read more

I have had a hard time finding good folks to do smaller jobs--I had a significant roof leak after the heavy rains, and I called BVHI on New Year's Day. They got back to me immediately and scheduled a roofer they work with to come do the repairs. Mark was fantastic, a true pro that went above and beyond on the project. Super nice guy too! The job was finished up quickly, and there was only one change order because of some dry rot and the need for some new metal flashing. Frank, the owner, came out to my house personally to talk about the change order and process both payments. Frank is cool! He has a good vibe, and seems to work with good people all around. If you want the details, read on. If not, here's the summary: you will be very happy if you go with Best Value. Frank, Batman, their team, and everyone at Best Value produces high quality work, at a fair price. They work hard and efficiently; they are good people, and will treat you with respect and compassion. We are very happy we went with Best Value for our project and would use them again, 100%, for any future projects. I also recommend them to you. Ok....here's the details for those that want to dive deeper. We moved into a new house with an unfinished basement. We went through many iterations of what we thought we wanted. That meant having contracts come out a few times. Once in December 2019, February 2020, and finally, again, in Summer 2020, when we finally decided what work we wanted done. Best Value, and a few other companies, came out each time. Best Value could have easily said, these people don't know what they are doing or what they want, we aren't going out a third time. But they did, and were patient and educational in the process. As new, and generally not the most knowledgeable homeowners, Frank (our project lead) and his team, helped us with our vision for the project as well. We knew generally what we wanted, but they helped us put the pieces together. This was done in a not-pushy, educational, and helpful well. After getting down to the final few contractors that we were interested in, we weighed our options, who we wanted to work with, the quality of work we'd expect, price online reviews, etc., and ultimately decided to go with Frank and his team at Best Value for a full finishing our basement. Not only did we want to work with them, but they came in as the one of, if not the lowest bid, and we wanted to work with them anyways. Another contractor had the audacity to give us an estimate that ended up being ~30-40k more than what Best Value did. So you can know you will get a fair estimate from these guys. Our basement was dark, dirty, grimy, and unframed. Probably about 1200 square feet. We had already installed epoxy floors with a different vendor, so we didn't need flooring. The scope of work for Best Value included framing out the 5 rooms we wanted (laundry room, hallway, room 1, room 2, and a living room/entertainment area), putting in electrical (and updating the limited old electrical that we had in the basement), putting up drywall, installing light fixtures, dimmers, and recess lights, soundproofing, installing doors, insulation, painting, and probably a few other small things I'm forgetting. We were asking for a lot, and were detail oriented once they got started. They were able to get started within a few weeks of us selecting them. Along the way, the team that worked in our house over 4-6 weeks was kind, hard-working, respectful of our time and space, helpful, knowledgeable, and excellent at their work. I couldn't imagine a better team to have work on it. We chatted often, as we aligned on details and workarounds, and any little issues that may have come up based on myself changing my mind, or an unforeseen issue the house had presented. Each time, the issue was overcome with some conversation and no increase in cost to our original budget/agreed, contracted amount. Fast forward to the last day or two. As the work was 99-100% complete, we were thrilled. However, there were still a few things that we wanted done. These things were not brought up by us previously, and Best Value easily could have said, no. This is not in the contract. But they were patient with us, listened, and were able to get those last details taken care of so we were 100% satisfied with the final product. Now we have had the finished basement for about a month now. And we are absolutely thrilled with the work Frank, Batman, and his team did and have done. Thank you Best Value. I highly recommend working with them if you are looking for a general contractor, as I am confident they have the skills necessary to complete your project, in a reasonable amount of time, and for a good, fair price. After my ceiling had fallen in on me due to rain damage earlier in the year, I was looking to do more than just get the ceiling repaired--I figured if I am doing work, I'll do things I have wanted to do. Per chance saw their mailer that fell in my garage, and figured I would contact them and get a quote. Frank (the owner) came over twice to go over the details of the work to be done and provided me a quote as well as updates based on change requests. Best Value was one the few companies that paid me much attention and showed up to provide a quote as well as follow up on the quote and my needs. They were professional and easy to work with. I was very happy with the results and my house looks great. The project consisted of removing a wall between the kitchen and living room (which was load bearing), fixing dry rot in the frame of the house at the foundation, removal of old siding and install of new Hardie plank siding, new window in the living room, updating the tile work and installation of vent in the bathroom, install of Sheetrock and smooth finish of kitchen ceiling, painting the interior, and resurface and stain of hardwood floors. We had a separate structural engineer create the drawings and prepare the permit work and Frank took care of getting the permit. Everything went smoothly with the permitting and sign off of the work as well as. I have to add that at the beginning of the project Frank listen to what I wanted and didn't try to upsell me or try to have me do things I didn't want, but provided helpful advice per my requests. He was always punctual and took care of things quickly and was available via text, which was easiest way for me to communicate. Compared to some of the horror stories I have heard from friends and the contractors they used, Best Value was was very easy, didn't create any issues and responded to problems quickly. Best Value did a satisfactory job with the work I hired them for, but communication was absolutely awful and it took six months longer than expected. Our house had some pretty serious stucco cracks that needed to be chiseled out and repaired. We spent a few months trying to get stucco / plaster specialists, but few of them would even even show up to give an estimate, and those who did wouldn't take the job unless we were going to re-do the entire house and spend $50k+. So we switched to looking at general contractors like Best Value. We got a few estimates, and Best Value came out on the lower end (although still outrageously expensive for what comes down to a few hours of work; my experience is that that is all contractors of all kinds in the Bay Area), was one of the only fully-licensed options, and were willing to commit to do the project within four weeks. That was nearly seven months ago. I recognize that you can't pour stucco when it rains and that Shelter in Place put a damper on pretty much all construction work, but this job took maybe three or four hours of work, spread over two days (for drying time) -- and we ended up paying something like $800/hour, which really ought to be enough to get anyone out of bed. Seven months is just too long. As far as I can tell, we didn't suffer any structural damage from the delay, but if we escaped it's only by luck. I went back and forth over both email and phone with the project manager (Manny) for months, repeatedly getting estimates that someone would be out "next week" or "tomorrow" to do a final inspection and start the work, but that person never materialized. When the team finally did come out to do that final inspection (about three weeks ago), I was assured by the project manager that I'd get a start date that week. That did not happen, but the work was successfully completed a couple of days ago. Like I said, the work itself is good -- everything appears weathertight and suitably painted. The actual folks who did the stuccoing and painting were professional and did a good job -- they even found and patched up another small crack that had developed in the intervening six month period. If you have a bigger project, maybe this firm would be a better choice. I found them to be decidedly uninterested in communicating or collaborating and am just glad that this project is finally done... at least, until the next crack... read more

UPDATE: When reading these reviews, know that Frank harasses and threatens anyone who writes a negative review. We picked Best Value over other contractors because they were able to start the soonest, had the lowest estimate, and said "no problem" to all of our wants. In hindsight, all of this should have been a warning sign. When Manny came to do our estimate, he said yes to everything we wanted to do, but when he gave us the estimate, it only mentioned a few things and lacked detail. Every other estimate we got was much more detailed and this should have been a major red flag, but we were naive and thought Manny was just easy going (and he is- but he'll still happily screw you over). They started quickly and demo went smoothly. Then, the problems began. On the estimate it said that all three rooms would have electrical and plumbing replaced, but when work started it was clear that they had no intention of doing any of it. In the end, only 1/3 of the plumbing and 1/4 of the electrical was done, after much argument. They said they'd replace the concrete slab and move two doors up, but when it came time to do that, they acted like we had never talked about it and they wanted a change order. From there, it became a pattern. 1) Notice they aren't doing something they said they would do. 2) Ask Manny about it. 3) Manny says "That'll be a change order." 4) I say, "Uh no, that was part of the original estimate" 5) Manny, "How about we go halfsies?" 6) Me, "How about you just do the work you said you would do?" I came to realize that Manny was not actually managing the project. Originally they said the whole project would take 6-8 weeks. In the end, it took 6 MONTHS, even without doing many of the things they originally agreed to. Manny never did his job as far as monitoring progress, monitoring and requesting materials, or managing the various crews to get work done efficiently. All he ever seemed to do was to yell at our foreman, Pedro, to work faster, while doing nothing to actually help move the project forward. Pedro did excellent work, but all of the other workers were substandard. At some point they pulled Pedro off the project to work somewhere else (without telling us, of course), and that's when things really went downhill. The bathroom tiler was completely unqualified and the whole room is a mess. Tile is uneven, badly arranged, grout is uneven, and all over the tiles (epoxy grout, which you can't get off without a razor). He even installed mis-cut tiles, like we weren't going to notice?? Worst of all, he left tile cutting tools in our brand new tub, with no barrier, and chipped it! Our sink was installed such that the pipes would not fit into the base. Our wall-mounted toilet was installed so high that our feet don't touch the floor when we sit on it. Our pocket door was installed such that the soft close mechanism is actually a soft open mechanism. When it came time for permit inspection they seemed to have no idea what they were doing. They had to break up fresh concrete because they poured it before getting the plumbing inspected. Pipes were all wrong. Stucco was finished incorrectly, not to code. All finishing work was done sloppily. Paint all over the windows. Uneven wall putty. Floor glue all over the wood floor. I asked them to clean it and they cleaned about 1/6th of it. Finally I gave up. Just wanted them out of my house and accepted we were on our own for the rest. Working with Best Value was truly a nightmare. read more

We hired Best Value Home Improvement to install a new pre-hung front door for us in Oakland. The door installation is great. My husband is a retired contractor with a new disability, so he couldn't do the installation himself, but knows a good door installation when he sees one! Pedro was the lead carpenter, and he and his crew were efficient, courteous, and very thoughtful about protecting the new door from marks or dirt. They also cleaned up very thoroughly. Also, I much appreciated the quick responses and clear communication from Manny about the bid, the scheduling, etc. Definitely will work with them again. BEWARE!! DO NOT HIRE THIS UNPROFESSIONAL CONTRACTOR, Faramarz "Frank" Ghorban and his company, Best Value Home Improvements. My experience with Frank was a disaster and misfortune. With me, he was extremely combative, deceitful and unprofessional, and sadly, he would not acknowledge the fact that he ultimately hired inexperienced, untaught, and unskilled workers to work on my home. After reading the good review online, I decided to hire Frank in August of 2021 to repair the front and back stairs and porch of my home and I regret every moment of it. In all of my years, he was the worst and most stressful experience I've ever had doing business with a contractor. I only hired him because of the pictures that he showed online. I thought the work would be done professionally. Boy did I think wrong! And after receiving the cheap, subpar, and hideous work that his workers did on my home, I am convinced that the pictures he posted online are false and that they are the work of another contractor. I am furious at the work that they did at my home because I see it everyday! He hired unskilled, unprofessional day laborers. After seeing how incompetent the work was being done, I literally had to baby sit the workers and halfway instruct them on what to do. The foreman (who I later found out was just an amateur handy man) was also unskilled and barely showed up to the job and when he did, he was on his phone majority of the time and always had to leave the job site. They purchased the cheapest of cheapest wood with all sorts of tears, splits, and holes in it. The measurements were dramatically off. The work needed to be done two and three times over and it was still done incorrectly. Instead of addressing my concerns by correcting the problems, Frank got combative, hung up in my face, and later blocked my phone number. To top that, Frank never got a permit, so that left me with slanted and lop sided stairs that are not up to code. I turned him in to the California State License Board after he told me to do so. Lol I thought I'd be merciful and not post a bad review, but this guy deserves the worst of the worst reviews. This guy takes the cake! I'm infuriated every time I walk on my steps at the front and back of my house and see the piss poor work his workers did. I'm irate each time I have to add caulk to the front and back porch and on the seems of the steps to keep the rain from seeping through and rotting the wood. -- What a hassle and a joke! Recently one of our sliding pocket doors kind of came off-track, and Frank had Batman (superhero for SURE this guy!) out here the next day, problem solved. (I'm attaching a pic of this door, they put this stained glass in this custom birch door and then created a pocket sliding door. There's nothing they can't do, beautifully! And then they stand by their work, even years later.) LOVE these guys. As a homeowner who has done quite a bit of home improvements in my lifetime, nothing irks me more than dishonest contractors. Seeing the high praises of Best Value, I thought I would call them to do a bid on a bathroom remodel. I was looking forward to their bid thinking they would stand by their name and give us a best value. Unfortunately, they were more like the worst value so please beware and don't waste your time with them unless you want to pay 3 times more what another reputable company will charge you! They came and took a look at the architect plans then spent some time tooting his own horn on all the great reviews on here. He even shared a story about a negative review that he proudly worked with the customer to get taken down. Shortly after this, he plugged a few numbers in and told us the cost of remodeling a 6' by 8' bathroom would roughly be $33,000 (not including fixtures, tile, faucet, etc.)!!! I proceeded to tell him that we had 3-4 other bids and the highest one at this point was $13,500. He acted surprised and said we should go with them. I could not believe how inflated and unprofessional he was not really writing an estimate with line by line costs or trying to negotiate a better price. I then decided to do more research on this company, emailing a few people here on Yelp that had given them 5 starts. I found out from several different people that they had bigger bathrooms with more complicated jobs (older construction) that paid a little over half what they charged us. I'm not quite sure what played a part in this unfair practice but I can't help but to think that it was discriminatory because there is no other explanation why the costs would be this expensive. So I hired Best Value for OPERATION: NEW BATHROOM (I keep my word!). It's done; I'm going to upload a picture because I am REALLY happy with it (I'm pretty sure the only pictures I've uploaded to Yelp so far have been pictures of mock meat I ate while drunk in Chinatown; THAT'S HOW HAPPY I AM WITH MY NEW BATHROOM). I had one FUGLY old bathroom on the upper level of my house. And now - it's BEAUTIFUL. Exactly how I imagined, after looking through half of Pinterest (because omigod, coming up with a "bathroom concept" is HARD, people). And this is why I love Best Value - making a horrible old fugly bathroom in a hundred year old house into a beautiful new Pinteresty bathroom is NOT EASY, you guys. My floor was crooked, my toilet and my sink were too close together for a modern toilet and sink, I had no electricity over the room for a fan (you HAVE to have a fan to get a stupid permit, btw)... This project really SHOULD have been totally suck-ass but Manny and Bat stayed with us through it all and they didn't hold us over a barrel for anything, even when they totally could have. They just kept fixing and fixing and always at a fair price, always with the end goal of a great bathroom and a happy customer in mind. Even when the guts of our brand new $800 Pinterest-perfect toilet DIDN'T WORK, RIGHT OUT OF THE BOX - they fixed it. THEN, at the end, when the grout on all my beautiful new tile dried and it was reeeeaaalllyyy not right - like, it looked defective; all moldy looking, even though it was brand new - they STILL stayed with us, and they came back and they FIXED IT. Exceptionally Great Service. I needed a leaky roof fixed during the rainy season. The estimator came out, and said they don't usually do partial repairs. I told him I can't afford a whole new roof, just an emergency patch. BVHI proposed a partial roof repair that would cover the damaged area. Price was reasonable. My gutters are all rusted with holes, alongside my old roof shingles. I got a quote from Frank, who came over and walked me through the process. He also showed me imagery of my roof's current state. It took a while longer than expected to get the job started given we were under the atmospheric river that gave weeks of rain in the Bay Area. But once it cleared, Jon started and job took about 4 days to complete, including the replacement of my dry-rotten chimney exterior with rusty chimney cap. Please note: This is my personal opinion of Best Value Home Improvement I had a horrible experience. The job they did was fine. Granted, what should have taken a few weeks took almost three months. However, my problem is based more in the overall process, communication, and in the way I was treated and spoken to by the owner of the company. I felt belittled. I felt intimidated. I was made to feel I was wrong. This is the second time I've posted a negative review of this company. I removed the first review due to threats I received from the owner himself. Minutes after posting this second review, the owner contacted me again through PM, and again threatening to pursue legal action and to call city inspectors. I wish I could say his response was abnormal but it fits within the framework of how he chooses to communicate with me, unfortunately. I'm in the building industry and I know the importance of 'trust' you must have in the person/ company doing work on your home. Do your research. Reach out to previous clients. My stairs had extensive dry rot damage and needed repairs. I found Best Value Home Improvements online, and I called them up. Frank came out and met with me the next day. He did an initial assessment of the work that needed to be done, and he took photos and put the entire scope of work into the contract. They were scheduled to do the work around the end of February, but they moved the work up two weeks earlier. I've met with Florencio prior to the work, and the dry rot was more extensive than previously thought. Frank was upfront about the extra charges prior to beginning work. Frank says that they might not be the cheapest price, but he said that it was a fair price, and I agree with that assessment. Florencio workmanship was professional and his estimation of the time it would take was accurate. What I liked about Best Value was that once they started work, they continued working on my project until it was completed. This is how it should be done. Hoso is a fine craftsman, experienced, hardworking, and a genuinely decent person. I only wish that I consulted with him before we purchased some of the materials. We had a crew switch before the work started but maybe that was a good thing. We are very happy with the bathroom remodel work that he did for us. There are some things that Manny outsources completely, but he's an incredibly efficient scheduler, good to his word, easy to text, and his subcontractors show up with no surprises and do good work. He'll tell you what they can and cannot do up front. There are a few very minor items that I've noted in three months since the work was completed and I assume it won't be a big deal when I get around to calling Manny about them. We have another job if they come calling for quick end of year cash flow again. They are very results oriented so there's no time wasted on BS. read more

Despite the usual construction "hiccups" Frank and his team did a great job in restoring our home. His workers were polite,respectful and hardworking. These guys were great. Got the work done fast on our siding with no inconvenience to us, and did a beautiful job. The paint matches the rest of the house perfectly. I will hire them again to do other work on our house. We did hire them again, this time to put in new doors in the back of the house. They did not disappoint, a great job again! Three days two new sliders, and a new window. They are on time every day and don't leave a mess when they leave. They matched the paint and the texture inside the house, no mess great clean up. We had our driveway and sidewalk redone by BHI. The best part about the entire process were the workers Frank has hired. They are professional, hard-working and extremely knowledgeable. they did a top notch job on the driveway and sidewalk, which could easily have been a mess with so much cement. The concrete is smooth and beautifully laid down, with a particular focus on water flow, and the finishing touches - the lines etc, were expertly and precisely laid down. Additionally, we asked them to redo a small portion of the job and they did, with equanimity and respect -and really well done. My only small complaint was around communication about the plans. There was one request that were accepted by the team that was not fully planned, and then didn't happen in the way we expected. While it was not a big huge deal, and they found a good work around, it would have been better to work out those details in advance. Overall, I highly recommend. read more

Found Frank Ghorban and his company on a postcard slipped into the crack of our door. We have been looking for a contractor to take care of the larger projects outside and inside the home. At our initial meeting, we immediately felt at ease with Frank and that continued until the last day of our remodel. We had the popcorn ceilings removed, window fixed, repainted and installed new siding and built a brand new deck and new fencing. It looks like a brand new house and we couldn't be happier. All was done on time and Frank was always made himself available to talk when questions arose. His workers we all just as professional, skilled and courteous. Best Value Home Improvement will show up as a top search, but don't trust the manipulated rankings (I derived to this conclusion because a reviewer, ahem: @nobby L, mentions that he agrees that Manny is a salesman but there seems to be no evidence of other reviews mentioning this). I'll break it down to you: - During Estimate: As others have mentioned on here, you will be charmed and sold on how these guys care and provide nothing less of quality work. While Manny did try to be convincing of this, i knew he was full of it during our appt for an estimate. Reason 1, he was not engaged. While the other contractors we spoke to (got a decent bid from and are actually reputable) measured and did their due diligence in assessing the job, Manny was more interested in shooting the shit [insert my so not impress face]. As soon as i started discussing the details of what needed to be done, his mind floating away to la la land (his wondering eyes told me everything...) - End of Estimate: I ask for a ballpark, he says "it's going to be at the high 69K". I politely say WTF, another words, this is the highest bid we've gotten so far... He says "we can knock off 10%", so we'll try to make it work in the low 60's". I say, okaay... now we are getting closer (not too close) to some of the #s we've been given (mid 50's by 3 other contractors, no they don't work out of garages, as Manny might have suggested??!?!?!). We part ways, I tell him, I'll send him comprehensive list of all the things to make sure that nothing gets missed and that i would like an itemize quote. He says, no problem, will get back to me - After estimate: I send him an extremely detailed list of things, he sends back a breakdown per space (2 bathrooms, kitchen, deck etc) in the body email (I was starting to believe he worked out of a garage ;)). Not what i expected when i said "itemize quote", but whatever. So how much was the quote you ask? 73K. Yup, 10K over "we can knock off 10%". I inquire why it was so much higher than the initial quote, he says, I thought we were remodeling 1 bathroom?... I have two and walked him through both... (There was no mentioned why it was so much higher in the first reply, btw) - Way after the estimate (2 weeks later): Admin calls to follow up, Richard Childs, I dish, he says he completely understand why i'm not satisfy and that he will speak to Manny and the owner, Frank to do things right 4 days and counting and no word...
