Paul was very responsive and timely in helping with dry rot repairs. I found some dry rot under a window in my house I had recently purchased. He was able to identify the rot had been previously trimmed over, and was able to identify what went wrong to cause the dry rot, and how to prevent it from happening again in the future. He was also able to help out with a few other smaller issues that I had problems with. He has a depth of knowledge on what can cause water leaks and dry rot, and makes sure that work is done correctly from preventing any water leaks and water damage in the future. Steve and his team completed two projects for us in the past two years. The first was the remodeling of an existing bathroom in 2022. The workmanship and attention to detail were outstanding. We wanted to thank PAUL, JAMES and CREW for doing such an amazing job on our yard. We worked with a landscape architect ahead of time (1 year) to get a very specific plan nailed down for our yard project. Once these plans were set we decided to work with GGE to execute these plans. We had a deadline for our project (8 weeks) as were were having a party at our residence and the invitations had already been mailed out. (Nerve -racking! but we went for it) Paul worked with us along the way as we had to make adjustments here and there along the course of the project. The guys worked quickly and worked late! Sometimes they were working until 8PM and weekends. Parts of the project were outsourced to -like our fence (Jeff Palmquist) WOW- what a gorgeous fence. I think fences are generally pretty ugly but ours is really a work of art! So regardless of what we look at...repairs would have to wait until after the rains. We have many jobs backed up in the same status. I said I would try to come by, not "I will be there at 6PM etc"..so I think you have to relax a bit.We are a reputable outfit and have been doing this for a long time..we are not flakes. In addition, I will let you know a major reason you did not hear back from me is that I had to go in for emergency open heart surgery. 9 hours worth of surgery and a total surprise...all this hit me the week I was still trying to come over your way. So I was dealing with cardiologists, surgeons, my family, Jesus, and related issues...hope you can understand. Cheers and please put life in a little better perspective. In reponse: As evidenced in my above review, there was no mention of a leaking deck. Not sure where that is coming from as we do not even have a deck... Additionally, telling a reviewer to "relax a bit" is quite aggressive and unnecessary for someone who was experiencing a very urgent situation. It implies the business is minimizing the incident which is unacceptable. If you are juggling other projects or have too much on your docket, simply say thank you for calling but unfortunately we are booked. Simple as that. After waiting several months I finally received a call back from Paul, the owner of Golden Gate Enterprises. Lucky for him I wasn't in a rush to start the job when I made my initial inquiry. Good news, Paul had immediate openings and was ready to start ASAP. While I appreciate the gusto, in hindsight I feel that I was rushed, and not given much opportunity to take my time with selections and decisions, nor much guidance. It turns out there was no reason to rush. The job took 6 months, 2-3 times longer than I was told it would take. Some of the delays were unavoidable, and some were my fault. However, given the fact that the room was demolished and rebuilt at least a month before the cabinets arrived, I find their scheduling to be less than ideal or well planned. Do not allow anyone to tear out your kitchen when your cabinets are still at least 4-6 weeks out. It doesn't take that long to rebuild the walls, install electrical and plumbing, etc. Paul's crew, headed by Steve, skillfully repaired some pretty extensive structural termite damage to my home, re-stuccoed, painted and installed new lights on the exterior of my home. The work was not without snafus, but ultimately the exterior of the house is repaired, painted and beautiful! I recommend that you have Steve on site when any and all subcontractors are working. I made the mistake of allowing work to proceed when he wasn't there and every time ran into issues. Steve was very responsive & resolved them all immediately, but it would've been better if I'd not had to make those phone calls. Steve and his crew did an AMAZING job on my beautiful kitchen despite the frustratingly lengthy process which I feel was exacerbated by HASTE. Everyone (including myself) was in a hurry to get the job done so a few things weren't done right and caused delays. The longer I live with it (I left town for a month two days after the job was done) the more annoying "little" things I find - things that cannot be repaired like chips and wayward cuts on my backsplash tile. Most of them I've lived with long enough it's not a bother anymore, but for the price I paid everything should be perfect - and it isn't. Regarding the cost, I have several pieces of advice: 1 -Write down everything you want done and get a documented price for each item. There were things I mentioned in my initial meeting that were acknowledged, but later added on as "extras" - when I had brought them out for some of those things specifically. 2 -Double every estimate you get from Paul for things that are not included in the quote/estimate (such as counters, cabinets, etc) - he will tell you it "should" be "about" $XYZ, but I guarantee you he's lowballing you with prices for cheap materials. He knows granite/quartz counters are going to cost more than $3000 3 -DEMAND periodic invoicing. It sucks big time to get hit with a ginormous and slightly unexpected bill at the end. (see bullet #1). I might've made some different decisions had I been given the opportunity to know what they were costing me up front. This is shady. 4 -Double the amount of time you're told the job will take. ...these guys know the jobs are going to take much longer than they quote you. (this is a pretty common issue based on my unscientific anecdotal research, not limited to GGE) 5 -If they don't do something you paid for make sure that they reimburse you for the entire amount it will cost a professional to make the install/correction. Plumbers cost a minimum of $150/hr. 6 -If they promise to reimburse you for a repair you paid for as a result of their or a subcontractor's error make sure that is credited to you. I want to reiterate that the crew did an excellent job and while I want perfection I know it isn't possible. I am happy with the (imperfect) results. This update is to address the points in Paul's response. 1) Your facts are wrong. When my real estate agent contacted you to come to the house and assess the cost of fixing the deck in early 2012, I appreciated it so I could understand what compensation to ask from the seller.  I did not contact you until late 2013 when I was ready to actually do the project. It then took me about 8 months to get three bids, select one, check references, and negotiate and sign the contract. Not sure how you came to the conclusion that it took me two years to make a decision. 2) If it was so important for you to get a deposit when I signed the contract why did you never ask me for it?  Oh, I forgot, communication is something you are not good at. 3) I am not "dumping" on you.  I am reviewing my experience with you.  That is what Yelp is for. 4) You are the only contractor I have given a bad review on Yelp. The four I have worked with in the last year scored 4 or better, so obviously I am able to work quite well with them. 5) Thanks for saying that I am "butt sore" and was "pissy".  Very professional. 6) I think we can agree that we are both happy we did not do a project together. My wife and I hired Paul of Golden Gate to remodel our newly purchased house. I had spoken with a few other contracts and Paul was head and shoulders above them in his attention to detail and knowledge about construction techniques, methods, etc. I'm a picky engineer who did all his own plans and permits so having someone who knew more about this stuff than me was very comforting. Paul listens very carefully and addresses your whole question when you talk. It was very reassuring. He is also an expert in waterproofing which was critical for us since we had a lot of leaks, dry rot and dampwood termites The foreman for our project was Steve and he did a great job throughout the whole project keeping me up to date, giving us our options and making our designs work. The attention to detail trait was also carried by Steve and I never had to debate methods or quality with him. His quality bar is very high and it was something I never had to worry about. I have friends who have other contractors and they have to constantly chase them to make sure everything is done correctly. God help you if you don't know what "correctly" is if you hire one of these folks. With Steve and Paul, you know it will be done correctly every time. Our project expanded dramatically from a simple "kitchen and bathrooms" job to a whole house remodel including electrical, lights, new doors, windows, paint, trim, floors, etc. They did a great job with all of it and the finished quality is impeccable. People who've seen it are amazed by the whole project. I've already handed Paul's contact info to 3-4 friends. The other thing I liked was that when they found things that were wrong, they always told me about it and gave me options on how to deal with it. A lot of this was not glamorous or high profit margin work, but it makes the house much more stable and reliable in the long term. I know that a less caring contractor would have just covered it back up and left the existing damage since it extended the timeframe of the project. I rarely ever hire anyone to do things for me so this whole project has been a big step. Finding Golden Gate was very fortunate because they maintained my trust the whole time and the finished product speaks for itself. They care about their work and it's not easy to find that. They are not the cheapest, but this is a place where you get what you pay for. They were also far from the most expensive and I was quite happy with the overall project. Remodeling is always a tough process and there will be lots of challenges even in the easiest projects. Know what you want, but be flexible and understanding of the challenges. We had this outfit come to our home ten years ago for extremely extensive termite repairs in our SF house. The entire front and back of the house needed to be taken down to the studs and replaced. It was a nightmare with this outfit. They started out in the front and all went fine, but as the weeks dragged on and they worked on the back they got sloppy, unreliable and rude. We had to ask them to redo numerous portions of the finish work because it was poorly done. Finally they started skipping days on the job and left just one man to do all the remaining work, which made it take twice as long. As soon as the job was done we had to have them come back to redo the paint in the back of the house that had "shrunk" upon drying and exposed the siding. What?? They said it wasn't their fault and were grumpy about it but we had spent tens of thousands of dollars by then and insisted they repaint. Finally they were gone. Now we have another termite infestation in the back and hired a different company to do the repair work. They showed us today us how Golden Gate used PINE, not redwood in many places like the door and window frames and siding. We paid for REDWOOD. They didn't use flashing and didn't seal the construction, allowing water and termites to get in. The soft pine wood fell apart between the double trouble, and we are paying a mint to repair their job that should have lasted 30 years if they did the job right with quality materials. Steer clear. I recommend Jose Limas' construction company for Bay Area jobs, not these clowns. They're unethical cheats. read more

My fiancé and I contacted Golden Gate Enterprises after we found out we had a leak in the wall of our bathroom. The damage was so extensive that we had to have the whole bathroom ripped to the studs and redone. Paul, the owner, was very professional and explained everything to me in detail and gave suggestions on where to look for things like tile and what I would need for the whole remodel. I took forever to find the perfect tile I wanted, but Paul was very patient with me and I never felt rushed on any of my decisions. Once the work started, Steve became the head of the crew doing the work. He was amazing! They were very nice and professional and explained the different steps of the process to me. They kept everything neat after they were done each day, which was really nice. There were many tile pieces that had to have a custom bullnose created which took a long time, but were so worth it. A great job on a complicated mid-sized ($100,000 range) bath renovation project. I will hire them again. The project was to gut and completely renovate/rebuild two full baths as well as make cosmetic improvements to two additional baths. This involved relocating walls, floors, electrical and plumbing in addition to extensive finish carpentry and tile work. I have a large single-family house in the Castro neighborhood of San Francisco that was built in 1885 and substantially expanded, modified and renovated over the years. Although the house is in good shape, it is old - floors and walls are not plumb, general construction, plumbing, electrical and seismic standards are from years long past and access to many work areas is difficult. All of this made the project far more complex than a bath renovation in a house built in the last several decades might be. The scope of the work involved: demolition of bathrooms (including walls, floors and ceilings), roof and exterior wall water damage repairs, seismic upgrades, rough and finish plumbing, rough and finish electrical, extensive Rough and finish carpentry (walls, floors, doors, moldings, etc.), extensive tiling, hardwood floor installation, bathroom fixture installation, painting as well as the city permit and inspection process. Golden Gate handled all of these. The project took about 4 1/2 months with a constant crew of two or three guys as well as specialty sub-contractors coming in from time to time. Although the time frame seemed long, in hindsight I cannot see how it could have moved dramatically faster. Paul (the business owner), Steve (the on-site project manager) and his crew were all reliable, honest and very easy to work with. The gut renovation of two of the bathrooms (80% of the project) was based on a fairly detailed drawing/plan. Once the demolition occurred and the underlying structure was understood, the original plan had to be modified to reflect these conditions. Steve was very good at understanding both my functional and esthetic visions of the finished space and coming up with sound ways of achieving them. When I compare the initial plans to the finished result, they are remarkably close (no easy feat in a 130-year-old house). Working with Paul to understand and agree upon the cost of these and other changes made to the plan along the way was quite straight forward. It was easy to work with these guys. I lived in the house while the work was going on. The crew always showed up when they said they would. They were respectful and careful with my property and were reasonably clean. The one isolated mishap (some wallpaper damage) was replaced at Golden Gates expense without argument. Pros - Great finished result - Fair price - Easy to work with - Reliable, responsible and professional - Good communication - Creative problem solvers - Managed city permit process very well Cons - Not as familiar with San Francisco inspection process as they could be - Small organization so there is not a lot of backup Getting contractors to do mid-sized renovations in San Francisco is not easy. I spoke with seven contractors. Five declined to even consider the project because it was too small (under $250,000). Of the two that bid on the project, Golden Gate was less than 70% of the higher bid. This is the third time I have done a significant renovation project (twice in New York City and once in San Francisco). Golden Gate was the fairest and easiest contractor to work with. The project certainly had its frustrations but they were largely with the renovation process and not the renovator. My bathrooms are structurally sound and plumb, they look great, and function perfectly. Every "problem" encountered was resolved reasonably and in a reasonable time frame. Golden Gate did a wonderful job on my kitchen project! They helped transformed my kitchen from a 70s era to a contemporary 21st century look. Steve, the foreman/project manager, is an excellent task coordinator and ensures that good quality work was being performed throughout the entire process. Felipe also did very good work in painting, installing appliances (hood), recessed lights, etc. I was amazed how the work was done so beautifully and efficiently within the time frame. Steve is an excellent problem solver. He came up with a splendid idea to solve the blind corner cabinet problem by installing an access door. His "door" idea not only allows good accessibility but also affords even more storage space when compared with the contemporary blind corner organizers being marketed in stores today. From an aesthetic standpoint, this "door" even adds a special appeal to the kitchen as it was laid out very beautifully. What a plus! We had dry rot in our window trim in several windows. We also had them replace a portion of our siding that had rotted. These guys are great. They arrived on time, fixed the problems very quickly, and recommended we use a new trim material that will not rot and will last much longer than ordinary wood window trim. They removed the rotten wood & cleaned up the area, applied new flashing, & used a generous amount of Sikaflex sealant, before attaching the new Centurion trim boards. Our final cost was a little bit less than their original estimate. They were very tidy, too - no messy caulk blobs, no drippy paint. These guys are really knowledgeable, and efficient. The repairs they did last year on the rot in our exterior siding still look seamless - you can hardly tell where they did the work. We hate leaks - and it's wonderful to find someone so professional to fix them. read more

When I made the appointment, I thought GGE would be out of my price range, but hoped to gain knowledge that would be valuable when I worked with a "less expensive" general contractor. We had an unfortunate discovery of some damage to our home in the fall of 2013 when we were trying to sell the house. There was dry rot / termite damage in an enclosed area under our front stairs - we were not aware of the damage, so we were quite surprised when it was called out. Given the age of the house and the complexity of the stair architecture, we were quite worried about the damage and how it would be repaired with the least impact. We talked to several folks and finally settled on Golden Gate Enterprises. Paul and Sal came out several times to review the damage report, investigate the situation from their own perspective, and to start to formulate a repair plan. It was very clear upon first meeting that they knew what they were doing and that they had done this type of work many times before. We had the typical fun negotiating the contract, pricing, scope of work - but that is to be expected on a project like this. This was the most challenging part of the process as the project was expensive. You should know that Golden Gate is not your bargain basement, low rent contractor. These guys are specialists. You will pay a little bit of a premium - a fair premium, but a premium nonetheless - to have them work on your project. They were not the lowest priced bid for our project. We chose them because we felt that they truly understood our issues and they knew how to fix them the right way. I am a big believer in doing things the right way rather than have to go back and fix it several times. So, you might pay a bit more - but know that these are the right people to help you - especially if you have a hard or complex problem. Whatever extra we paid was well worth it. As it turned out, the damage report we received did not actually identify all the damage areas. The project got quite a big bigger as Paul, Sal, and crew realized that there was a lot more structural damage than originally thought. They were outstanding in communicating with us throughout the project - showing us what was going on, why, and how to fix it. They provided truly expert advice. We survived the demo phase and now fully identified the repairs that were needed. Sal Rodriguez really went to work at this point. Sal is an amazing guy. He is able to crawl into the smallest places and get a handle on what is going on. He and Paul devised a plan to provide structure to my stairs and save them from being ripped out. He went "old school" and did the most phenomenal framing job that I've ever seen. All of my neighbors stopped to comment on the quality of the construction, and we passed multiple inspections with no issues. The inspectors even commented that it was some of the best work they could ever remember being done in town. On top of that Sal made friends with all the neighbors who stopped by - which was great considering that we had noise, dust, debris, etc. for 5 months. It would have been very easy to upset all the neighbors and the exact opposite happened. Paul is an expert at dealing with the inspectors, building code, licensing and all the legal aspects of doing the work. This came in super handy as some of the project required finesse in this area. The house looks great - better than it did before we started - and now it is completely structurally sound. I would highly recommend working with Golden Gate on your project. We had called Golden Gate for some dry rot issues and were told by the owner he would call back in 2 days, he didn't, it is busy these days so I called to see if they were still interested and left a message, no one replied. One week later I received a call asking if they could stop by in 30 min. We were still trying to get the work done so I was very interested. We had only gotten one estimate. After talking to the estimator/owner for a couple of minutes his demeanor changed and it was strongly suggested that I was shopping for bids and that I was wasting his time? This was very confusing and strange for us as we thought he was interested in the job, a good size job. He was very rude turned around and walked away. We are both retired professionals and have worked with contractors for many years. I would not suggest hiring this company! read more

After our recent rainy winter season, I developed a leak in a deck above my master bedroom. I had numerous contractors out to assess the damage and estimate a repair but most went away, never to be heard from again. A couple acknowledged the amount of work and said it was beyond their ability, due to the different trades and expertise to do the job. Finally I found Paul at Golden Gate Enterprises who said this is a common problem and something his company works with often. The job took a lot of time to complete, involving several trades but everyone was prompt, professional, and courteous. My only hick up was not completely understanding the contract and therefore incurred further costs then I had anticipated. I would recommend fully understanding the contact and what work is covered. Specifically, they removed stucco siding, re-framed a large amount of two walls and cripple walls, then re-stuccoed and re-painted the exterior. The work included the addition of engineering details to prevent future occurrences. They also performed an earthquake retrofit and installed a crawl space vapor barrier. Most importantly, they spent time to determine and address the root cause of the damage. Due to several factors, the project was delayed, but the high quality of the work never varied. We selected Golden Gate to work on renovating the balcony of a newly purchased apartment. The owner Paul came out and explained how the project should be done correctly, so that it not only meet all safety requirements but also last for a long time to come. Paul also explained the process clearly as well as the uncertainty associated with it. His crew are also very professional and worked on the project expeditiously. Paul also acted as a general contractor at time to coordinate with other renovation projects that was going on around the same time and provided timely advice on how they should be done correctly to prevent future problems. We ran into a few surprises along the way and the final cost of the project did end up to be a lot more than what we expected. Summary of my review is that Golden Gate is an expert in balcony repair but that is a cost associated with that level of experience and expertise and the peace of mind that comes with it.
