Edit: Long review - see attached pics for a quick look at their work. Some of these issues have been fixed after repeated requests, and some are still present even after "completion" of the project. S&I started renovating our bathroom in May of 2021. It was supposed to take 2-3 weeks... but actually took 7 due to damaged materials and shoddy work. Our project manager is super nice and easy to work with (he's actually the reason why decided to go with S&I in the first place), but was mostly absent after demo was completed and generally showed up to collect a check or when I asked him to come by and look at the progress. The foreman works long hours but does super sloppy work with no one doing quality control but us. I'm a pretty easy going person and don't complain often, but some of this work is straight up embarrassing. For example, shortly after installing our new vanity, water started leaking through the back and down the wall onto the floor. The next day the foreman told me he fixed it, but what he didn't tell me was he broke open a huge hole in the back of the vanity into the wall and just left it there (see attached picture). He wasn't going to fix it until I found it and pointed it out. His exact words were "Oh, did you want me to fix that?" Yes. Yes I do. He ended up covering it up with some cheap plywood - it still looks pretty bad. There were many, MANY issues like this where we had to point something out that was very clearly poorly done before they took the time to fix it, such as: messy un-sanded drywall, poor painting that was already peeling, sealed tiles without first removing paint and pencil on them, uneven tile, fixtures already falling off of the wall, and just general cutting of corners. On one occasion, a large amount of water was left on the floor overnight, which eventually spilled down into the open toilet hole and damaged the neighbor's unit below us. It's stuff like this that is completely avoidable, but no care or consideration was taken. Next is the issue of cleanliness. Look, I know when you're doing any kind of renovation there's going to be some mess - I expected that. But this was on a whole different level; our entire home (even the bedroom) eventually got covered in dust and dirt. Not only did the crew not attempt to block off or cover anything in plastic, they did *not* clean up after themselves each day and it made it hard to even be there. We eventually spent $300 on a deep clean to get rid of all of the dust covering everything even though renovation still hadn't finished. On top of the dust and other mess, the foreman always left fruit and clothes (like pants, shirts, and even shoes) in our home each day. I don't even understand why he was taking off his clothes in our house in the first place, and all of the fruit that was left eventually attracted fruit flies. Finally, the biggest reason why we chose S&I is because the project manager said he would physically go shopping with us to choose our materials, which sounded great considering my wife and I have never done a renovation before and were nervous about shopping by ourselves. Although the project manager was very friendly and helpful while at the store, this didn't turn out to be a great experience either - the shower door we bought with him didn't fit even though he measured our bathroom beforehand, and then couldn't be returned to the store because the packaging got all ripped up when it was opened by the contractors. We also ended up with 6 boxes of extra tile. I know it's good practice to have a little extra just in case, but 6 full extra boxes was a waste of my money and could have been avoided by actually measuring the square footage instead of guessing. After some back & forth, S&I did agree to cover the cost of the shower door - and while this was appreciated, we shouldn't have had to spend time and energy arguing for something that should just be obvious since it wasn't our fault. The project manager did also return the extra tile for me, which I am grateful for, but again I had to specifically bring this up and it just seems like this shouldn't have been necessary in the first place. In the end, what really made me upset is that when our project manager wasn't available, we got in contact with the owner and she didn't really seem to care much either. She did buy us a new part that was needed (which again, we appreciated and said as much), but instead of being apologetic and wanting to make sure everything was right, she just seemed annoyed and even angry at us for pointing things that were broken or done poorly and needed to be redone. It seemed clear that our bathroom project was not a priority for this company and they were eager to just be done with it, regardless of the quality of the work. ANYWAY I know this was a bit of a rant but short story, don't hire these guys. They had great reviews online so I trusted them inherently, and I regret it big time. read more

Three texts to Jason all received the same response "I thought they fixed that." But no fix. Called the office yesterday and told them about it. They said they'd call right back. First I have to say that I rarely give out 5 star reviews - everything has to be *perfect* and I shouldn't have to have any middling bits that would leave me going "well, just a small thing, but..." The great thing was working with Josef, he's a star. I wasn't the greatest client he ever had, I'm sure, as sometimes I'd lose track of time and not be able to meet with him after he made a trip out of his way to (and through lots of traffic) to meet me, but he was always forgiving about it and wanted to keep our project on track. Our projects hit a lot of unexpected bumps, mostly due to the shoddy work done by the previous contractor, so we wound up getting a lot more work done than expected. All the work was done well, quickly (or as quickly as could be expected), and safely. Our balcony looks great and is very sturdy, the deck is fantastic, and the bathrooms are so much better now! I'll post up photos later, but we're very pleased with the work. When costs started mounting from all the additional repairs that needed attention he was super helpful in making sure we didn't go way outside our budget - that was a huge relief. I'm writing up this nit-picky part to help both future clients and the contractor(s) who read this review, as I think there's maybe some little touches that would help make that extra mile stand out: * Site clean-up. There was a lot of construction material, including unused grout powder bags, sheetrock, a roll of insulation, nails & screws, rebar, wood - so much wood - bits, tools, etc. when the crew left. I'd brought this to the GC's attention and the crew came back to pick up a good chunk of it. Mentioned it again and the GC came out to take care of it himself in his own truck. Very cool! However, I still needed to arrange a bulky trash pickup to dispose of more that was left behind - and there's still quite a lot of hardware (nails, screws, etc.) left in the backyard. Nothing a quick pass with a magnet-on-a-stick wouldn't fix, but we're having the backyard done soon so it's not a big deal. If that weren't the case, however, that would be a bigger deal. * My own mistake here, honestly, but a checklist of add-ons and their completion would be good. Unfortunately our job had a case of "feature creep" (i.e. when the client, me, kept adding things on), and in this case one was left undone. Contacted the GC and he's coming out tomorrow to go over that plan - so that's great! That problem solved, but it may be handy to go through a write-up of what was added to be sure everything is taken care of and not forgotten. Really, though, that's it. I think we definitely got the service we were expecting and all the help we were looking for. Hopefully we won't need any more repairs of the old contractor's work, but if we do we'll definitely be giving these guys a call back. read more

After receiving quotes from three construction companies, I hired S&I to have two bathrooms and a kitchen completely gutted and remodeled. Raz Frenkel was my project manager, and I really enjoyed working with him. The work was completed before schedule, and every time there was an issue (nothing major), while I had a tendency to freak out a bit, Raz was always very reassuring by promptly communicating with me and always showed up to solve the problem on the same day or the following morning. S&I replastered our living room ceiling, added recessed lighting, added wiring for a chandelier, put new tile on our fireplace, and repainted the room. The good: 1. No budget surprises. 2. They "finished" on time. The not-so-good: 1. They said they'd install our chandelier. Didn't happen. Why? Their electrician allegedly freaked out, and said he'd have to do a lot more work to install such a big thing. While we were sympathetic at the time, another contractor took care of it for us for free (he did another project for us, and surprised us one day with that installation), and it didn't seem to be a problem for him whatsoever. It's been over a year now, doesn't seem like he installed it improperly. Point being they overpromised, and couldn't deliver on something that wasn't as big a challenge as they made it out to be. 2. When getting the quote and discussing the project, my wife insisted on Benjamin Moore paint. Project manager said no problem. Well they ended up using Behr without telling us. A bit shady IMO. Behr is fine and all, but at least tell us that Benjamin Moore is a no-go instead of us finding out by seeing the paint cans when we come home. 3. They left a couple small details unfinished such as leaving an electrical outlet uncovered. We brought it to their attention, they said they'd take care of it, but they never did. Once again, not a big deal, but a bit unprofessional. Also, when they were giving us quotes for two bigger projects, we felt they were being overly optimistic. Other contractors noted potential issues and concerns with our house and ideas. S&I did not. That is why we decided to give them a small project: to see how well they operated. Well when they had some unforeseen surprises, the project manager seemed to freak out a bit, and I think that's why the problems above happened. READ... So after looking at the reviews, half of them are not recommended by yelp. I don't trust people with a hand full of reviews. We had placed several quotes for our 2 story house. One of our walls had water damage and they came out and quoted $12K for one wall repair and stucco! $60K to stucco the entire house. What I never tell contractors is that my dad is a project manager for a MAJOR company who has done plenty of work on my house. Due to busy schedules we need to just pay someone and get it done. UPDATE: After discussing the estimate and review over the phone I want to give an update. Although I do not agree with the estimate, I will say the owner gave a recommendation on how to fix the problem ourselves, which no other company has done and I respect that. (We know how to fix it, but didn't say anything... and everything was what we would've done). Another UPDATE: Miri, you confirmed 8AM, he arrived at 8:51AM, which is fine. I've flagged this to Yelp and asked them to remove it on this basis.] (Also: read the other negative reviews.) --- Just no. This is not an actual contractor who does any work on your house themselves; they're a shady business run out of a small office park space who farm work out to actual contractors to do construction, remodeling - flooring, drywall, cabinetry, electrical, plumbing, etc. You may or may not have a good experience with those doing the actual work, and there's a value to be had in hiring a GC to oversee coordinating all of those various subcontractors, especially on large jobs - but this is not the one you want. What you will get from S&I is a pushy, rude, grifter who: * Suggests that your insurance company should pay the full price of remodeling your kitchen *including replacing _all_ of the installed cabinets after major water damage (and most specifically, the upper cabinets which escaped damage, and which did not match the ruined lower cabinets in color and style - something noted by the insurance inspector from State Farm) - insists that this is valid and standard practice, and argues right over your skepticism, and says they'll provide an estimate for the insurance company encompassing doing everything to essentially result in a full remodel - and of course you are thinking this sounds great. * Doesn't provide any itemized estimate after several weeks. When you try to discuss what is a reasonable amount to cover the full scope of work, you're told that we should aim high and negotiate down if the insurance company balks at the total (as is likely.) Still sounds rational, and who here is looking out for the best interests of their homeowners insurance company vs. getting a bit of an upgrade in the process of repairing a horrible and unpleasant disaster? Who doesn't want all their kitchen cabinets to match? * When said estimate is finally delivered (let's face it, nothing is getting done on this job until my homeowners insurance company agrees that it's covered as part of repairing the unexpected and unpleasant major water damage) - it's a single piece of paper with a short list of items and a total $ amount, no breakdown or itemization. I suggest this is ridiculous and no way it's going to fly with my insurance company, but am reassured it's fine. (It's obviously not fine, and when I showed it to an agent from State Farm they said absolutely not, after they had a laugh. It really might as well have been scribbled in crayon.) * Then an argument ensues as I don't understand where the estimated total was arrived at, and having been promised that it's reasonable to expect a full remodel to occur including replacement of my upper kitchen cabinets (really the only sticking point since there was no argument from my homeowner's insurance inspector over the rest of the job - lower kitchen cabinets, floorings, drywall work) - I was a little concerned about whether the total would even cover the project (I'd done some pricing of reasonably-priced semi-custom (prebuilt, basic, not fancy) cabinetry at this point, and really just wanted to see some kind of basic breakdown of time & materials... but now the total number is fluctuating all over the place. * So yes, I get frustrated as I handed over a $500 deposit for which I have received, after three weeks, a worthless non-itemized (and certainly not spell- or grammar-checked; I realize English is not this person's first language, but the number and severity of spelling and grammatical errors was just making an embarrassingly useless document even more absurd) and after yet another argument about this completely made-up-from-whole-cloth number and how it needed to have some kind of breakdown in order for it to be of any use in getting an approval from the insurance company so that work could even be scheduled to start... We hired a designer, she brought in 2 contractors and we brought in one ourselves for initial estimates. We decided on S&I as they were recommended/vetted by our designer, they agreed to a tight timeline and provided an estimate similar to the other 2 contractors. It was our first renovation. Two weeks in and we could see things weren't right... I could go into great detail as to how we were wronged but I tend to skip those reviews, especially when the business has 74 and remains at 4 1/2. So, instead, I provide pictures. Our renovation involved two bathrooms and a laundry area. Not small but not big. After firing S&I I brought in another GC, 3 plumbers and an electrician. More than one said that their work was criminally poor. S&I walked away with almost 1/2 of their initial estimate and ALL of their work was redone. read more

We are really glad we chose S&I construction with Raz as the contractor for our garage conversion to a studio apartment. We can wholeheartedly recommend this company. Raz gave us a reasonable bid, a speedy timeline, and he made knowledgeable suggestions when needed. Throughout the construction he was quick to answer texts or calls if we had questions and was easy to communicate with. We had an amazing crew with Oscar as foreman with Francisco, Juan, and Renee. I cannot say enough good things about these guys! They are so skilled and worked hard every day, six days a week. They didn't even complain when they had to bail groundwater out of the utility trench every morning! And were thoughtful enough to build a bridge so our son's wheelchair could cross the open trench. They never left our job to go to another, so construction moved swiftly and the workmanship was excellent. We are very pleased with the transformation and it hard believe the new unit ever used to be a garage! This was our first remodel project and I have one suggestion that might save others some stress: Ask for a complete list of the items you as homeowner will be responsible for purchasing and delivering to the project. I had no clue how many things we had to buy and I often felt I was holding up the project. Raz assured me that was not the case, and was supportive, however having a list ahead of time would have made me feel more on top of things. When I tell you my basement was a mess, my basement was a mess! I for a very long time wanted to turn my basement into a usable, livable space but had no idea how to go about doing that. After much searching, I came across S & I Construction, and my prayers were answered. I scheduled an appointment, they came out on time, listened to my ideas, took notes and presented me with a quote almost immediately. I couldn't wait to start. The team showed up a few days later and began demolition on my basement. Unfortunately I didn't get to take pictures, but the transformation was amazing. My cemented, plain, cold basement was transformed into a luxurious living space. They added walls, wainscotting and a bathroom with a shower. They were very neat, constantly cleaned up behind themselves every day, always showed up on time, and most importantly, finished ahead of schedule, which made me very happy. S&I recently completed a renovation for our home in the sunset: installing new windows, renovating two bathrooms (one of which was turning a 0.25 bathroom into a 0.5 bathroom with adding a shower), new floor and backsplash in our kitchen, plus some other odds and ends. Overall, we are very happy with the work and it's a tremendous improvement from where we started. Working with Josh was great - he's very responsive (can't emphasize this one enough), and is a great problem solver, and also provided lots of good design input - this is all critical as so many unexpected (to me anyway) details and decisions come up along the way. He helped us navigate through all this really well and handled everything (permits and inspections) with the city (some other bids we got had expected us to take care of this ourselves - yikes) and even though the total time of the project was much longer than expected (part of this was due to permit and inspection delays, not necessarily S&I's fault), our overall result was great! The cost was competitive as well. So, in short, the good: great work, fast responses, good consultation, and he had a great network of workers who were all, for the most part, very competent and friendly and also enjoyed working with each other. The not so good: work took much longer than expected (although some of this was not in S&I's control), and it wasn't possible for Josh to be onsite all the time, so inevitably, some missteps happened. But for everything that went sideways, Josh addressed it and made good. I'd much rather work with Josh than deal with sourcing handyman, electricians and plumbers myself where it seems so many these days ghost you after committing to, or worse, starting and then not finishing, the work. Really enjoyed having these guys do my bathroom remodels. I bought my place about two years ago knowing that the bathrooms were about 20 years out of date. Bathroom 1 was "urgent"... super gross, and some potential dry rot warning signs, plus it was the one any visitors would use. Bathroom 2 was gross but functional and out of the way. I should also add that I generally knew what I wanted but also know that my sense of style is more or less non-existent. I had a few estimates done, and they were good and everything, but the estimate from Josh at S & I was more of complete "vision" of the project, not just replacing A, B, and C plus some paint. His style is on the "modern" side, and I was a little hesitant but went for it. I'm glad I did, the bathroom looks amazing, clean, inviting, and modern. George was the foreman for my job and was very detailed and hard working. I was so happy with the remodel that I decided to have them do the second bathroom.That one is still in progress... it's looking great so far. Budget: They totally stuck to their quote! Cleanliness: Workers always wore masks and practiced social distancing. They put down covers where needed to protect floors and furniture. Timeliness/speed: On as scale of 1 to 10 on speed, I'd rate them like a 5. The thing is, though, they're more interested in quality than doing a BS job that will fall apart later. If you need to bang out a job asap and aren't really worried about how long it will last, these aren't the contractors for you. I'm really excited about our new, updated bathroom and the price was super reasonable. Our bathroom prior had so many little problems, rust, inconsistencies in paint, rotten molding, etc. The biggest thing was space. Now the configuration of the bathroom makes sense whereas to before it was a bit of a squeeze getting in and out the door because of where the sink and toilet was. We had a decaying 400sq ft deck and wanted to build a one bedroom unit for family use. We interview six construction companies but when we met Josh from S&I company we knew we had the right person. His energy and commitment to our project was amazing and much appreciated. He was very receptive to our concerns and quick to respond with solutions. The unit turned out beautiful and on budget. After completion we had a couple of minor issues but Josh sent his team to take care of things to our satisfaction. I live in Los Angeles, my rental unit is in SF so when I learned I needed to repair the shower (poor job done by a previous contractor) and the walls of my bedroom and living room due to an unruly tree...I was petrified. I had a recent bad experience with the previous contractor, our building had a horrible experience with another contractor company, coupled with not being present during construction, I just had a lot of anxiety surrounding this project. 1st off, finding a contractor to work on your house in SF is no easy task. I called so so so many people using Yelp and Angie's list but there are so many flakes! Or my job wasn't big enough. Or their availability was 2+ months away. And when I did finally get someone to come out, they didn't call back. Or they took 2 weeks to provide an estimate that was hardly an estimate at all. So here's a tip for anyone needing work: Unless you have probably a $50K+ job, don't bother calling any of the most reviewed highly ranked company - they won't even give you a call back. I am so thankful, I found and went with S&I. Ryan was my project manager and he not only assuaged my fears, he truly exceeded my expectations. I seriously have nothing but praise for Ryan. He is very professional, prompt, responsive, honest, hardworking. He met me on a Sunday to do an estimate. He followed up with me 2 days later when he didn't hear back from me. He called, texted, took pictures, called more...I mean, just super-responsive because he knew how nervous I was about not being present. He'd show my neighbors what they were doing, he'd explain what he was doing, issues, run-ins, resolutions. One thing I want to say about Ryan that some reviewer found such a huge fault that they couldn't work with him...Ryan has a big accent. Yes, you may find it hard to understand him AT FIRST. Have you ever had that college professor you barely understood but when you actually tried cause you wanted to learn, you could totally understand them? That's Ryan. He knows his English is not great but he will repeat for you as many times as you need so you understand him. He'll google translate things he's not sure of or if you don't appear to understand him. To me, I'm actually glad I ended up with someone I couldn't understand without asking clarifying questions because I've worked with contractors that spoke perfect English, spoke in their contractor jargon and I was too timid to ask for clarification so there you go...it was perfect for me. As I write this, my tenant has informed me there appears to be minor glitches she needs looked at (electric portion of stove seems to be off) and although S&I have been done and paid, Ryan has been equally responsive. I will update this review when everything checks out. And speaking of being paid, I couldn't believe the estimate he provided on that 1st Sunday was exact. I wasn't charged a cent more. He actually did a bit more than written on the scope but I wasn't charged more. I think I can safely say, I found a trust-worthy, dependable contractor. Thank you, Ryan! read more

Overall happy with the project. S & I redid our bathroom. They painted our tub, tiled the wall, turned the tub into a shower, added show doors, and installed a new toilet. After about 1 month the tub started to chip we found out the people s & i hired that painted the tub did not use a primer first, I talked to S & I and the tub was re-painted for no additional charge. We couldn't have picked a better construction company to help is with our basement remodeling. We had this great space that was not being used for anything but storing stuff we never used. We wanted to make it liveable and possibly rent it out. S & I came in and worked their magic. We now have 3 separate rooms down there, each for a different purpose including an art area and an entertainment area. We won't rent it out, we now want it for ourselves! S&I construction is awesome!!! It all started a year ago when I was looking for ideas on how to improve my home. I was calling around and made a few appointments with construction and home improvement companies, after meeting with a few I found Raz Frenkel with S&I. This guy was amazing, he listen to my ideas and also had a few of his own. We ended up choosing to go with his team to prepare our architectural plans (blue prints). During the design process, Raz kept us informed and we knew when the design is ready and when it was submitted to the city. At that time we got a price for the actual work from S&I and from other companies, and even when S&I's price wasn't the lowest from the others, we still decided to go with them and we did an excellent choice. Raz brought his teams in and really "attacked" this project fast. Long story short, we ended up adding 600 sq ft to our home and fully remodeled our existing interior. I can not even express how happy we are with the results. We absolutely love our new home and we thank Raz and S&I for all the hard work they did for us. He was responsive and helpful throughout the process, brought in Oscar who proved to be a highly-skilled professional in all aspects of plumbing and electrical and beyond, and came in on-budget and on-time.
