    After:  Balcony cantilevered and railing meets current code.  Stucco matched texture of surrounding area.

    Carroll Construction (CC) recently completed repair of our split-level balcony damaged by dry-rot. The work included repair of the single-door garage frame and house stucco. Tom was the only contractor who proposed a time & material agreement since there was no clear understanding of how badly the dry-rot had spread. Thankfully, the damage was relatively limited but resulted in a tremendous cost saving finishing well under over-scoped bids from competitors. Our budget absorbed additional work to replace the garage door opener and install a custom wrought-iron railing. Superb quality of work by the CC site crew and sub-contractors who completed deck waterproofing, stucco work and door opener replacement. Tom's crew was timely, well-focused, neat, professional and friendly. There's more work waiting for Carroll Construction on this 98 year old house!

    TL;DR: Tom Carroll and his crew do excellent work. They are honest, reliable, fast and treat your home like their own. If something goes wrong (and it will), they fix it. Immediately. Tom likes to pretend to be a grumpy dude, but ignore him. He loves & takes pride in his work and wants to help you. His prices are really fair. A couple years ago, I'd gotten a bid for a job half this size from Some Other Contractor who was 3x as expensive (and a jerk). *Full story** Voluntary seismic strengthening sounds so simple, right? Our modest 1892 Alameda Victorian cottage would not be as complicated as those major foundation jobs you see around town, right? My Bay Area born & raised spouse was just being negative when she said it would be a bigger job than I thought, right? Turns out I was blissfully naïve (ignorant) about the whole thing - even just a partial foundation still means tearing out a whole lotta stuff and building major supports to hold up your house. This is the type of stuff that could destroy a marriage - especially when you start in Pandemic Stay-At-Home Month 13. The contractor you choose to work with is critical to getting everything done right, from completing a solid job on time to maintaining marital harmony. Tom Carroll was absolutely the right choice for us, and we sailed through a disruptive project relatively unscathed (as these things go). Tom does exactly what he says he will do, when he says he will do it. He was 1000% honest from the moment we called him to look at the job right through final inspection. We'd commissioned a set of stamped engineer plans for seismic strengthening on our soft story (garage), and asked a trusted contractor to bid the job. Since it wasn't his specialty, he referred us to Carroll Construction (a good sign right there). Tom reviewed the plans, estimated 6-8 weeks and gave us a very reasonable bid. He was clear about would be in/out of scope for his contract, and was generous (and correct) with advice on what we could do ourselves to save some money. Starting with the permitting process: Tom has the homeowners pull permits, then schedules the job once permits are issued. I was initially hesitant, but he'd advised us that our engineer plans were complete, and about how long it would take to get the permit. He was right, and we started the project the week he'd predicted 3 months prior. Tom answered every single question I had (and I ask a lot of questions) even before our project started. He never acted like I was ridiculous or blew me off. When we encountered surprises (like our basement floor was plywood sitting on dirt), he fixed them for a very reasonable per-diem cost. At one point we realized it was silly not to install more shear walls than originally planned. Revising the engineering plans and getting an updated permit added less than two weeks to the job. As the walls were opened, Tom had to call in other Pros to do things like move electrical cables. While electric service upgrade was on the list for next year, Tom connected us to another contractor & we got it done while all the walls were open, making it much cheaper and less disruptive to our household. Our foreman, Abraham, was wonderful and equally passionate about his work - his team worked quickly and neatly. The neighbors who entertained themselves sitting on the porch watching the project commented several times at how hard they worked - no goofing off at our house! At the end of every day, the job site was spotless. Not a soda can, not a coffee cup, not a rogue nail laying in the driveway. No one smoked on the job - not a whiff of smoke or cigarette butt thrown at the curb. I'd asked Abraham to try and protect the garden beds along side the driveway. He placed boards around the plants and everything bloomed without a single stem breaking the entire time. We had several original wavy glass windows. Despite jackhammers, banging, etc. not a single pane of glass was broken (though we expected something might). Tom had not included replacing dry wall/finishing in the original scope. He'd been very clear that he would try, but it would depend on timing and what other jobs he had going when the seismic work was done. As the end of his contracted work got closer, he said he would be able to do the finishing work but once it started, he had a change on another job. Not to worry - he'd committed to doing the work and made it happen - total delay of about 3 days. I think Tom likes to pretend to be a bit of a curmudgeon - but he's really a nice guy who lives up to his word and wants to help his clients as much as possible. If he seems a bit hurried at times, just ask him again. He and his crew take an immense amount of pride in their word and their work. After seeing projects around town linger on for months & years, and hearing horror stories about other big names who walk off the job or have unreliable teams, I'm so happy we found Tom - and that he put Abraham on our project!

    We did a major construction project on our 100-year-old Craftsman bungalow. Working with Carroll Construction was one of the best decisions we made for this project. Namely: - High quality work, very strong levels of competence. Many sub-contractors told us the framing was overkill, our house will still be standing strong 300 years from now. The foundation and framing are rock solid. For finish work, his tiler and finish carpenters have a high level of attention to detail, executing perfectionism, checking in with us regularly, providing design advice when we asked for it, and more. - Good communication and very easy to work with. Tom is responsive and kind. He kept the project moving even during the lockdown during the pandemic. He was straight-forward with any extras we asked for, he is flexible, and his team can accomplish a wide range of tasks. He also cared about us as people, making sure we didn't move out until we had to so that we could save more money. We trust him completely and really enjoyed working with him, didn't hesitate to call him back when we ran into trouble finishing our fences a few months later. - Courteous work crew. Even our neighbors really liked Tom's team! For big projects, if you are interested to work with Carroll Construction, Tom will let you know that he will have you manage the subcontracts, which has pros and cons. He is able to offer high quality work at lower prices than his competitors, to save these costs you do some management. If that works for you, I couldn't recommend him more. Some photos here.     In June 2017 we bought an adorable 2bed/2ba cottage in Alameda, but it was in need of a LOT of work, and we wanted to add a second story. Immediately, we asked around for suggestions for contractors. We called every single one with the same question: "We have our personal drawings of what we want to accomplish and we need a builder". Only 2 builders responded but what set Carroll Construction apart is that Tom Carroll explained that we actually will do best with an architect. I quickly told him about a recent horrible architect interaction, and he was able to suggest 4 architects that work well with him and the city that will do a project-based fee, without us even being a client or requesting a bid. Following Tom's advice we chose one of the architects. (Hint: Saikley Architects.) After plans and during permits, we went back to Tom and a few other contractors for a bid. Carroll Construction was the only one who came back with a (very reasonable) bid... Our budget was very modest for the huge amount of work to be done and Tom was still amenable to working with us on the project. We hired Carroll Construction from July 2017 - August 2018. Carroll Construction got to work immediately on the new foundation for the back half of the house to ensure enough structural integrity to create a 2nd floor. We cannot say enough great things about his employees. We speak of them almost daily, Mike Y. and crew led the demo and framing; Alberto did our amazing tiling; Miguel did our plumbing (handling our weird fixtures with ease); Mauricio did all the carpentry work and finishings (he's a masterful carpenter!); Romero assisted on the creation of the most gorgeous back steps/landing. They are the dream team!!! Tom himself provides no-nonsense input and suggestions, flexibility for small changes, reasonable billing for bigger changes, and a good supply of dry jokes just to keep things from getting too serious. Once the framing was done, we were so proud that we showed it off to most of our friends. Turns out a lot of our friends have relatives who are contractors and they all agreed it is the best framed renovation they have ever seen. Yes, Carroll Construction will give you the best without you needing to indicate that in a request. A year later everything is still as awesome as the day we moved in. Honestly, I wish we could do all over again, a true delight!

    Tom Carroll is a great guy who does great work. I had a major project that was being handled by another contractor who decided he would move on to bigger and more valuable projects and Tom came in and saved my bacon. He did a killer job and both my wife and I are really happy. His crew was also very nice and showed up on time everyday. Tom is extremely responsive, never letting a call or text go unanswered for more than a day. If I have another job, which I will, he will be my first call. Don't look further in Alameda he is your guy.

    To fix Tom's Carroll Construction' new foundation mistake, had to dig thru our finished bathroom and chop thru the foundation.

This project required a lot of attention to detail and workmanship, and together we navigated through the whole project successfully with a couple of curve balls along the way. I appreciated Ace's proactiveness in planning and communication. Her small team is efficient and and reliable, and overall the work done was a great value. I am very happy with my updated living spaces, which make my home feel like a sanctuary! I highly recommend Ace with Kannon Construction and would definitely use her services again.

If…read moreyou've ever had a handy person or contractor do decent work but then you end up swearing for days or weeks because of the huge mess they left behind, your experience with Ace will be a ray of golden sunshine!!! Background: I live in a duplex with shared attic space; it was originally a single family residence with just one attic door. I wanted access to the attic without hassling my neighbors/tenants. Ace not only created a fantastically-functional attic opening, she also took the time and care to make it look beautiful (i.e. like it was part of the original house with decorative trim and multiple coats of paint). But the BEST PART is the care she took to protect my home and and that she left me with no clean-up chores. I've had so much work done on this home and previous homes (small jobs to remodels and major construction). And this is the first time that I've had this experience--of not cursing like a sailor at the dust or grime all over my stuff. Ace did a superb job of containing the dust when she had to drill and cut into the ceiling. I forgot what it's called, but she basically created a tent in the area where she needed to work. There was no drywall dust or sawdust in my storage room or near my laundry area. Bless her!!! She also helped me identify the source of some cracks in my ceiling. They were there before she started her work, so I cropped the photo of my new attic opening. Did I mention that she's nice, easy-going, and that she patiently answered all of my questions? Did I mention that she was very communicative and pro-active in giving me updates on her arrival time, etc.? If you haven't figured it out yet, I was and still am extremely freaking happy with her work and her work ethic. I will definitely be hiring her again.

    The Great (+2 stars) ==========…read more * The structural work: Our home is on a great, new, solid foundation (with shear walls), so we feel as safe as we can be in our home for an earthquake! * Our basement is also now more usable. * Drainage: There is now drainage around the foundation and under the basement slab, so we are no longer worried about our basement flooding! * The working crew were very friendly and considerate. The Bad (-1 star): ========== * The electrical subcontractor was quite bad. The electricians didn't install the dryer outlet properly (one conductor came loose before I first used it), most outlets they installed are loose (they give when pushing in a plug), and they installed a used, old (not LED compatible) dimmer for the LED lights they installed. Also, the owner yelled at his team a lot. * The plumbing subcontractor was bad, too. They misdrilled several holes, damaging the interior of the home. They didn't seal around exterior penetrations into the house. They didn't put a cover over the branch of a wye that was no longer needed. They wouldn't do anything about the loss of hot water pressure in a bathroom faucet that occurred after they moved some plumbing around (I ended up having to disconnect and disassemble the hot water valve myself and I found a piece of silicone clogged in there). They over-glued the drain of the laundry supply box making it nearly impossible to remove the cap, and they lost the o-rings on my faucet aerator. The Ugly (-2 stars): ========== * They overlooked details in the plans about where walls and doors should go, and denied responsibility since they weren't in the structural engineer's plans, which they opted to not have updated with the revisions I told them about. This lead to a sewer pipe being installed in an inconvenient location (it went through the foundation, so it can't be moved), a structural wall that was almost built in the wrong place (I caught it while they were digging the footing), and a room that was built with no doorway (they had to cut some framing to make the opening). * The pricing/scope was negligent at best, but I'd put it closer to misleading or deceptive. During the initial visits, they talked about all the things they would do (including putting up framing, drywall, and insulation), and then sent over an estimate that I accepted. I didn't realize until halfway through the project that the estimate didn't include many of the things they talked about (including the framing, drywall, and insulation); those apparently would be part of "Phase 2," not included in the price of the first estimate. I had chosen E&F over another estimate that was less expensive even though it did explicitly contain the "additional" scope. I was also surprised that the electrical and plumbing (most of which was necessary to get them out of the way for the structural work) was billed separately; i.e., an unexpected additional expense. * They chose to rebuild a segment of stairs (rather than just adding two steps at the bottom, per the plans), which ended up having insufficient clearance with an overhang halfway down. They tried to convince me there was no new problem because they built them the same as before (but the run of the new stairs was one inch longer, causing the 4th step down to be 4 inches closer to the overhang) and resisted remedying the issue. They just ended up taking a sawzall to trim the overhang -- a joist -- which I just have to hope doesn't compromise any structural integrity! Further, they didn't even finish the stairs (sand and seal); "Test your staining skills," they said. * They ghosted before Phase 2. As the structural work was reaching completion, we were going back and forth on scope for Phase 2. However, when the structural work was actually completed, they just stopped communicating, left dirt and demo debris they left on our driveway for a month, then disappeared. There were lots of things they removed to get out of the way (like several segments of fence) but didn't put back. I could easily add 3x more issues and details, but this review is already too long.

    Beautiful Bathroom Remodel - Great Experience from Start to Finish…read more This was our first home remodeling project, so we really didn't know what to expect. From the design phase all the way to the final inspection, the entire process was smooth and easy. Tony and his crew did an excellent job and paid close attention to every detail during construction. I was also worried about the mess and dust that usually comes with remodeling, but they were very careful and cleaned everything at the end of each day, which we really appreciated. From…read morebeginning to end, our points of contact, Avi & Joseph have gone above and beyond for our project, walking us through the planning phases, permitting, design, construction and finishing work of the renovation. They were able to make a normally very stressful process almost stress-free, so much so that all I had to do was say "yes or no" when it came to key decisions. The Construction & More team took lead in the painful parts of dealing with permitting, PG&E, and subcontractors. They also got us in contact with their preferred vendors to help us with discounts on appliances, finishes and other materials we needed to purchase out of pocket. Overall, I found the Construction & More team extremely professional, transparent, organized, communicative and punctual when it came to the end-to-end process. They truly helped guide us through the process so we didn't have any surprises and helped us navigate any hiccups that came up. Normally, construction companies get a bad rap of being dishonest and trying to add in hidden fees and such, but Construction & More is a truly forthcoming and hardworking group of contractors who have your best interest at heart when it comes to your project no matter how big or small. For the process itself, we began with a consultation at our home to walk through the work we wanted the Construction & More team to do. For us, it was a full renovation which included removing a kitchen wall to create an open concept kitchen & living room, adding a mud room, expanding the master bedroom, moving the front and garage doors, as well as moving the ceilings to create a more open space. After the consultation was completed, we met with Avi & Joseph at their office to discuss an estimate and timeline for the work we needed done about (6-months time, pending no delays). Avi & Joseph respected our budget and were upfront and honest of how to stay within the budget and what were non-negotiables that we needed to get done. They really helped us understand what work was critical and what were nice to have to make our living space better. Once we agreed on the work, they promptly sent over a contract for signature, created a whatsapp group for real time communication, and next steps. Overall this initial process took about a week after negotiations and contract reviews. Once construction began, the team coordinated all the work. They made sure that all moving parts were well executed while setting a realistic timeline for the work to be done. All the subcontractors and tradesmen were effectively scheduled, where there wasn't a single day where there was no work being done. I felt that the team ensured that the construction was moving swiftly and the crew was respectful of our space. The crew made sure that our home was properly locked up and cleaned up after each day's work. Additionally, all the detailed finishing work was measured and completed with precision, where all the tiles placed were measured with a laser. As a bonus, the crew was also super respectful to our neighbors which is an extra plus! If you're considering a renovation of any size, but especially a full home renovation, I could not rave more about Construction & More. Their expertise, professionalism, thoroughness and transparency really sets them apart from the competition. I'm extremely grateful and happy with the outcome of our renovation! Good work guys!!

    We had a leak in our office from the roof/deck above that I had been dreading fixing for a long…read moretime. Don't be like me and make sure you get those things fixed before they get worse. I know hiring a contractor is scary. There's a lot involved and they'll be in your house for an indeterminate amount of time which makes it really important to hire someone you can trust. Tom came out to provide an estimate for our project. He was the only one of the contractors I called that really investigated the existing condtions and repair based on what he could see and his own knowledge. He spent over an hour at the initial call making sure he didn't miss anything and talked through the potential issues and repair. This was his time spent not knowing whether or not we'd hire him. He was also the only contractor to tell me he would only do the work with a permit. Whether or not you think one is needed, just knowing that he wasn't afraid of the permitting or inspection process was a big plus to me. Always ask about permits during the interview process. He then went to his car, drafted an estimate and came back to talk to me about it. I was really impressed at this point. There wasn't any pressure from him to sign on and he encouraged me to ask questions. The estimate was well defined and a bit higher than another bid, but from what I saw I thought it would be worth it. After we signed on, he gave a rough schedule and starting time and said they stay on the job until it's done. We had a list of items to buy and he helped us out there too. He was in constant communications and always responded, even on weekends. Before the work begins, it is pretty easy to promise things to the client while telling your crew something else. When the work actually started, Jesus was our foreman and true to their word, he stayed on the project until completed. They were extremely respectful of our home, carefully protected things and kept the work area clean. During demolition, they found some unforseen things, but took care of it without issue. There were times when they could've easily walked through our house to talk to us, but instead opted to ring the door bell to respect our space. The construction went smoothly and Tom would visit and communicate frequently. He took care of the inspections as well without issue and some other things without charging us, which I appreciated. At the end of the project, we had some concern about the slope of our deck above the office. Tom and his crew came out and fixed it and didn't even mention the final payment until we were happy. Our remodelled office looks amazing. I'd gladly recommend LB Construction for anyone looking for a contractor and will contact them again in the future.

BEWARE: I have had this scripted sales pitch run on me previously and recognized it. It is offensive and super unprofessional. 1-The salesman/project manager(?) immediately shows you a picture on their phone of family/child/dog to connect with you. 2-They then work with you to identify what the scope of work is that you want them to quote. 3-Then they sit down and start scribbling different stuff and numbers on their tablet and asking you "are you with me?", or "do you understand?", etc., as they are quoting prices for each line item for your scope of work, to keep you engaged. 4-Once your head is full of numbers, and they've got you completely spun, they verbally quote you a number that is HUGE, knowing that you are going to absolutely choke. 5-Then they begin the process of appealing to your greed, by naming the various discounts, material left over from another job that they can give you for free, additional discounts if you will sign the contract immediately. 6-They then show you a number on their phone that is actually a pretty good price for your scope of work. 7-They keep pressuring you that they can only give you that price if you sign a contract right away because they're just finishing up another local job and they want to keep their guys busy in the area. 8-Then THEY REFUSE TO GIVE YOU A WRITTEN QUOTE. You have stated that you are gathering and comparing quotes and a written quote is standard. But they just keep showing you the number on their phone and insisting that this is your quote. 9-To make matters worse, I needed financing and was assured that a soft pull would be done to qualify me for the amount needed. Apparently, that finance company does not do a soft pull on your credit but an actual loan application. It was not a soft pull and the finance company actually approved a real loan, which has the potential to affect my credit. Fortunately, the local contractor that I selected helped contact the finance company and cancel the "loan". 10-The salesperson/project manager came out an additional day to discuss why the financing "soft pull" approval came in so low (inadequate for the job). When I again asked for a written quote he essentially told me that he was trying to help me and that the quote would be the contract and it was about 32 pages long. Wow! Like I'm too dumb to read your quote/contract because it's too long. Amazing. It is standard practice to provide a written quote, which I repeatedly told him. And got the same "I'm trying to help you", "The quote will be the contract that is 32 pages". At that point, I asked him to leave. I'll be honest, at the time I was so furious and offended that I could hardly speak. AGAIN, I HAVE HAD ANOTHER CONTRACTOR RUN THIS EXACT SAME SCRIPT IN THE QUOTE PROCESS FOR ANOTHER JOB. I THINK THERE IS A CONTRACTOR SALES SCHOOL THAT THEY GO TO BECAUSE THE TWO QUOTE PRESENTATIONS WERE IDENTICAL. ***All in all, the whole "quote" process was extremely unprofessional and offensive. I will never, ever interact with this company ever again. ADDITIONAL: I BELIEVE THAT THEY SOLD MY INFORMATION, BECAUSE I IMMEDIATELY BEGAN GETTING COLD CALLS FOR HOME RENOVATIONS AND ROOFING JOBS. CAN'T PROVE IT, BUT I THINK IT WAS ECOSTAR.
