Not good is an understatement. these people are very dishonest. I leased a duplex for one year. I spent over $2,000 dollars on yard work alone. I brought the backyard back to life. I planned to be there until 2025. a little over a month before my lease was up there was a leak. I reported it immediately. I moved out at the end of the month. The problem still had not been resolved. When the laminate floor was pulled up it smelt like a dead body. there had been multiple slow leaks around the sewer. mold everywhere. long story short. I left it in perfect condition. it was better than I had found it. - other than the sewer problem- They kept a portion of my deposit for bogus charges. steer clear. read more

Bettinger Realtors are the worst. If I could give them a zero I would. Empty promises would not fix things and the home was not liveable. Beth lied and did not have repairs done. From the get go she said the repairs will be fixed. The repair man showed up and said repairs needed to be made. The home was dirty when we moved in carpet took three times to vaccum until cleaned. Chris is horrible won't return emails or calls. Bettinger and the landlord refuse to return my FINANCIAL deposit. They stole my $2025 and refuse to return it. Keep the rental deposit I get it but my financial deposit is not your money to keep. Thieves. So no response on repairs we moved out. No return phone call or text. Nothing. We cleaned every room before leaving. Also this home had mold in large bedroom closet from ceiling leak black mold we found our clothes were thrown away as they had mold. I did not ask for reimbursement of the clothes. However after we moved out repairs were done inside and outside, tile floors, foundation, and concrete. All the things that were supposed to be done were Done after we moved out. Be careful and get everything in writing. So we had to give 3 months deposit one lease rental deposit 2 financial deposit. Received one financial refund and won't return the second. Be Aware they are thieves. read more

My wife and I rented a house managed by Era Bettinger Realtors a couple of years ago. Positive: - After cleaning up the house and doing our own repairs on a couple of small things, we got our full deposit back without question. That was nice and unexpected. Negatives: - Anytime we spoke to staff about any issue with the house, they seemed very put off by it. I think they're hoping that they never have to hear from tenants about AC issues, electrical issues, appliance issues, etc. but that really isn't feasible in houses that are over 30 years old. - A handyman that they used a lot came to my house one day to fix something and made racist remarks. Then he regaled me with a tale about beating his dogs. I have dogs, and didn't want this guy to come into my house in the future to fix things while my wife and I weren't home (he has access to keys). The one time I emailed Ray Bettinger about my concerns, I was asked by his assistant not to email him in the future. But then the assistant never addressed any of my concerns anyway, and given the previous point, my wife and I basically rode out our lease hoping that we didn't have to call them for anything. We have poor credit, which we are currently working diligently to fix, but she vouched for us and got the owners to accept a second deposit in lieu of our credit history. These people don't even deserve one star. My fiance and I have good credit and make four times the rent and we were declined. I'm a nurse too so job security doesn't even help. Neither one of us has ever been declined in 15 years of renting. Of course them running the credit check dings your credit and they keep your $80 fee for running it. When I asked why they said they required absolutely PERFECT credit-one of us has one late payment-minor from years ago. Of course they never mentioned that they were credit Nazis. Nobody has credit without a single flaw. Think we dodged a bullet thought because their pet deposits are insane and they are crazy about getting pet photos etc. Besides just read the reports below. I agree with the other reviewer - they do not deserve one star. Absolutely HORRIBLE. We are renting a house managed by this company. It was beyond filthy when we moved in, even piles of dog hair and dust on the floor. And the smell - ugh, awful. Want to get something fixed? Good luck! They promised us several fixes when we moved in months ago, and nothing, nada, zilch has been fixed. These things should have been fixed BEFORE new tenants moved in! They actually told us they do not even visit the properties they manage. Only the maintenance man (who arrives with his wife and kid waiting in the mini-van for him to finish) ever sees the property. I can tell the owners of this home have put some money into it - quality appliances, remnants of a nice landscaping design, new AC, etc., however none of it has been maintained and looks run-down now. So bad that I am considering writing the property owners (whom i found online) to let them know how the management company is handling their property. I really hope realtors and property owners read these bad reviews - please do not give these people your business! read more

Do not rent from these people!!!!! They are dirty crooks!! My apartment was cleaner when I moved out than when I moved in and they still charged me a 200 plus cleaning fee. When I moved in, there were holes in the walls and doors that were never fixed. They charges me for those!!! I paid out of pocket for pest control, by the time I left, my apartment was infested with roaches. They would not spray the whole building. They were coming up my sink from downstairs and the walls. My initial contact with Beth was over the phone. I really liked a property that she had the listing for. She was rude and unpleasant. I would not even give them 1 star. I was a tenant from July 2013-2014. Originally my lease was with Kaiser properties and then it was given to ERA Bettinger. They still owe me my security deposit, and keep giving me these bogus estimates from the contractor that Chris Tarango says is no longer in business. Yeah right. I called the contractor and asked for an estimate of the same work and it was a total of $150-$200. ERA Bettinger was charging me $650 along with other things included!! They are ridiculous. Be careful. Both my girlfriend and I applied together to rent a house from them. Together our income was 7x the rent. We have excellent rental history (they didn't check). They took $50 from each of us, denied us, and essentially said to us "Have a look at the experian credit report." We were the second consecutive applicant they denied. I would not be taking the time to review them if I had received a statement about a particular credit requirement we didn't meet. We had been repairing our credit and had an understanding that our credit was good enough. When they denied us, they provided a form letter stating a tenant approval company had looked at only one credit report and we could request a free copy of that report form the credit agency. They refuse to communicate anything else to us. Having been a landlord myself, I absolutely respect a landlord's right to chose their tenants based on credit. I think that, for the amount of money paid to this company to apply, a simple statement that a particular applicant's credit just isn't good enough, speaks to the character of this company. Follow up: They tried to get me to pull this review (which I did) by giving my realtor 'the run around',all the while processing another applicant and renting the house to them. Again, speaking to the character of this company. Also, in sharing this story with a few folks, one mentioned that if you pay money to apply with a company, if denied, That Company is Required By Law to provide you with a copy of what they looked at. I'm confused by the negative stars. I've been working with them and Beth has gone above and beyond already. My husband and I have a special situation and she has met those needs with professionalism and courtesy. She responds to my texts and calls promptly. I've gone through zillow and other realtors with no responce from inquired properties. Beth called me immediately and showed interest and knowledge. She is honest . If your credit is off she will tell you. If the renters are picky, she will tell you. Some properties are old but that's not their fault, it's the owners fault. Houses built in 1975 can't be perfect. At least she tries to accommodate your specifics in a home you request... i.e. bedrooms, bathrooms... etc. read more

ERA Bettinger Realtors has managed my property since I had to move due to a new job. They are very professional and considerate with many years of experience. Problems have occurred with my property (like the dishwasher breaking down) and I knew about it in less than a day. They also made sure that repairs were done asap as they did not want to leave their tenant without items like a dishwasher (which technically isn't an necessity). I could only wish the property I now rent from another management company was that great! I couldn't even get them to call me back for a week after I moved into the place that still had the old tenant's property, trash, and filth in it and needing very reasonable repairs! Please note that most management companies do not visit to see how clean tenants leave the property when there is a quick turnaround. It just happens if they have hundreds and hundreds of properties. If you document the damages and request reasonable cleaning requests by talking to the property managers nicely, most companies, like ERA Bettinger Realtors, will do their best to make it right. I know from experience how great ERA Bettinger Realtors treats their tenants compared to other companies like the one I have had the misfortune to be stuck with now. read more

I didn't read the reviews until after I applied to rent out a property from ERA. When I viewed the property is was dirty. Beth told me that the place had been professionally cleaned; however, she and I both knew that was a lie. And when I called her out on it she said, "Your definition of clean could defer from mine. We are not going to paint or replace the carpets". I replied, "I am just asking for someone to pick up a broom!" There was a dead roach in the fridge and bathroom. Dead ants in the window seals. The cabinet doors were hanging off (they fixed this). The dishwasher had standing water (they fixed this). The kitchen faucet leaked (they fixed this). The grass wasn't cut; which was put in the lease as my responsibility but I would've thought that they would have it done before I moved in. Instead I was cutting the grass while the movers were moving me in (on the same day). I went ahead and leased the place because it was in a good location and the rent was reasonable. Like someone else said their review, they allowed me to make a list of things that they promised they would have fixed before I moved in. Hauling off the left behind trash was one of those things but 9 mos later that trash is still there. They said they had someone clean the carpet twice but when I took a wet rag and wiped an area the white towel was black. I hired another company to come out and clean the carpet. The dirt stains came up but alot of the stains still didn't come up. The toilet in the second bath didn't work (they fixed this) and someone used it and it had urine left in it (I found this after I was given the keys). You have to nearly beg them to do repairs. However, on a good note (yeah one good thing) I made a request for my AC unit to be looked at because the heater didn't work and they sent someone out the same day. Also, someone didn't hook up the washer pipes/hoses correctly (they fixed this) in the laundry room and when I ran my washer the master bedroom and closet flooded (water came up under the carpet)... they had someone out the next day to extract the water; but it took 10 days before the carpet was installed. The outlet for the dryer keeps tripping the breaker and I haven't been able to wash clothes going on two weeks. To date, I am still waiting for it to be fixed (Jack said he will have it done today; fingers crossed). It just seem like they have too many properties to manage. Plus, they seem to contract people to do the maintenance or repairs are not the most professional. When my carpet was removed, the guy filled up my trash can with the stuff he should have hauled away. The next week, when he came back to put in the new carpet (happen to be right after trash day) he filled up my trash can yet again and left carpet on my curb. So it will be a total of 2 weeks where I am not able to use my own trash can for my trash (in which I pay a monthly bill for). I called ERA and they said they will look into it. On the flip side the new carpet looks good, I wish it was done for the whole house as it just looks and smells better now. I am not yet at the end of my lease and I am fearful for when that day comes. I pay my rent on time every month and I keep the place up but, I just foresee that I will have problems come lease end. My place is pretty decent and with a little TLC and small upgrades, it would really be a great place. They just cut too many corners. Please think twice before renting a place that uses this company to manager it. If the place you are trying to rent has little to no maintenance problems and doesn't need any or very many repairs, you will be fine. But be ready to move into the place with the place in the same shape as it was left by the last tenant. Be prepared to have to clean up after the people they contract to fix stuff. Be prepared to have to just live without some repairs or having to wait weeks until it gets fixed. To their defense, they just have too many properties to manage. O AND, the girl they have working at the front desk does not have the best attitude. IDK if she is just told to say Katrina and Ray are not in when I clearly hear them talking in the background or what. Im just really hoping that when time comes to end my lease that everything goes smoothly and we can just part ways with no problems. PS: Ray, although I never get to speak to him, in the beginning really tried to have everything I asked for fixed. Unforunatley, not all of it was done and done right by the contractors. PPS: After a few emails and calls, Katrina does answer you back and will try to reassure you that things will be done. I guess I was just hoping for someone to be more personable and understanding. read more

As a renter I felt the property manager did what they were supposed to do ... like installing carbon monoxide detectors, etc. But I just want property owners to be aware that they really don't care about the integrity of what happens in your home while you rent it out to tenants. I just went through a situation where one of my roommates moved an outsider in off the lease, and Chris Tarango, property manager at ERA, turned a blind eye to the situation. So now there is someone living in the home with the potential to do damage to the property that would never be held legally responsible. They also have not gone through the process of having a background check done or investing with their own deposit. Also in my situation, I felt Mr. Tarango to be very passive aggressive in his handling of the tensions between roommates. He would never keep us all on the same page and would tell everyone something different to keep the conflict going. I have a property that I rent out in a nearby city, and I would just recommend cutting out the middle man and handling it yourself. I paid my attorney $100 to look over a lease agreement template, and he recommended making some changes and helped me incorporate additional terms. If your renters stop paying, the property manager will just throw their hands in the air and tell you they are sorry about your bad luck. You can easily do everything they do yourself, so why pay them money each month that you could stick in your own pocket? Complete background checks online. Hire your own handyman to fix things. Ugly experience with this realty firm during our recent home transaction. Very unpleasant owners and staff, prison-warden negotiation style. Any buyer should avoid dealing with this office. Any seller would be wise to hire a realtor with the right personality for real estate work, including a pleasant disposition and an attitude of fairness. Bettinger has neither. read more

We were lead to believe that the cost was a certain amount and when they had our deposit and app fee, they then tried to get more money from us by insisting we had to move in earlier than was originally agreed. When we argued the point, they gave us a take it or leave it attitude. They then took our app fee and denied us even though our rental history is spotless, we make well over the 3.5 times required and complied with their previously undisclosed demands. When we tried time and time again to find out why were were denied, all they would say was that "we did not meet their criteria." They refused to give us a real reason. When I asked for a number to who made the determination, they gave me the number to a credit repair service. I'm sure they thought that was funny. These people run their business to make money and seem to not really give a damn about people. My suggestion is to stay as far away from ERA-Bettinger and deal with a company that will at least not give you a run around and avoid answering your calls. From the beginning they were not up front and the character of this company is highly questionable. I'll be posting this everywhere I can. read more
