Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!

The owner compared removing only the wet sections with replacing the complete roof. Because the existing modified-bitumen system was heavily patched and approaching the end of its service life, full replacement was selected. NY Roofing removed the old roof to the deck, deteriorated material around the hatch was replaced, and tapered insulation was added to improve movement toward the rear drain. A new two-ply modified-bitumen system was installed with fresh wall flashing and metal edges. Materials were lifted from the street during a restricted delivery window, while the neighboring roof and occupied rooms below received additional protection. The finished surface had a consistent slope instead of the shallow depressions that had formed around earlier patches. Following several rainstorms and one freeze-thaw cycle, the bedroom ceiling remained unchanged.

The rainstorm of March 9th was terrible. We experienced leaks in the house that we hadn't seen…read moresince Superstorm Sandy in 2012. Unfortunately, we were too busy have it fixed immediately. About one month later, G. Keith Roofing & Waterproofing were working on a house up the block. While they were working on that house, they also inspected the roofs of other homes on the block, and cold-called for additional business. We chose G. Keith to fix our roofing issues because they were in the right place at the right time. Before hiring them, we checked pricing with a different neighbor who used a different vendor. G. Keith's plan and pricing were approximately equivalent to that other vendor. G. Keith essentially added a new SBS bitumen layer to our roof, sealed it, and provided a 10-year warranty. This treatment was more economical than a complete roof replacement, but not all roofs are eligible -- it depends on the existing number of layers on the roof. They did the job in about 3 hours, with an additional hour combined for equipment and supplies set-up and tear-down. George provided lots of photos of work in progress, and a video too. We were able to climb up onto the roof to inspect the work and ask questions. According to George, future maintenance might be re-flashing the sides in six to seven years, but otherwise the roof should be maintenance-free for the next few years. It was interesting to compare our roof to our neighbors' roofs, and see to how important it is to mitigate deficiencies sooner than later.

I never needed a new roof...merely new flashing on my skylights. My daughter's ceiling has been repaired and painted twice before these photos were taken just today. Notice the sloppy tar work on the skylights. He stood me up on December 21st, 2017 to 'scrape off' the visible tar. Never showed and offered $1500 back to use someone else. It's all memorialized in text massages. I've yet to receive any restitution. His work and his word are worthless. Since posting this review this morning, I have gotten threatening text messages from Eden Goldenberg with respect to my livelihood. Beware of this businessman. In response to Eden Goldenberg's message below...the house was built in 2003. I don't consider that to be 'very old.' Update...Filed small claims court suit in April 2018. Eden Goldenberg never showed. I was awarded the total amount by the judge (4K+ court costs). If more dissatisfied customers go up against this dubious character, he will be forced to stand by his work! 11-1-18 The new photos were taken yesterday of a different skylight than the ones previously posted. So I met up with him and he gets 5 stars for being timely. The estimator began to COMPLAIN to me about the difficulty of the job and the manpower required to complete such a task. He exclaimed a minimum of 2 men are required and it will take all day! REALLY? His estimate to CLEAN the debris from the roof gutters (3 sides) came to $750! REALLY? Honest business here? I then asked him what it would cost to clean my next door neighbor's roof gutters so that I can capitalize of some economies of scale here. The estimator then lowered his price to $450/house. REALLY? To make a long story short, I went with a STATEN ISLAND guy that gave me quote over the phone after sending in my house pic and he quoted me $175/house!!!! Why are manual laborers like this so dishonest? Whatever happened to honest day's work? Whatever happened to one's honesty? So much for religion, diversity, equity and inclusion?!?!?!? I called one company I knew and I had to keep calling and calling back to get an estimate. After two weeks of waiting, I decided to call someone else and stumbled upon Johnston Roofing. Charlie came over and wrote me up an estimate on the spot on a pre-printed multi part yellow form -- warranty included (did I mention old school?), I just went with them without waiting for the other estimate because he said he could do the job the next day, max two days. Well, that solves my problem right away so I go for it without even getting the other estimate. His guys come, the job is neat and clean--no more leaks and done in one day. I have a nice new white colored roof which is greener too. Five days later, I get the estimate from the other guys and it was way more complicated and expensive. Guess I'm lucky the other guys took so long.

I tried to talk through various options with him, but as soon as it became clear I likely wasn't going to spend $6,500 on the spot to replace the entire roof, he became disinterested and eventually hung up on me. I get Charles not wanting to waste time, but the numbers he was throwing at me seemed very large, especially for the situation. He wasn't wiling to talk through things at all unless I was going to commit to thousands of dollars on the spot. Also, after some less rushed research, $6,500 is a very high price for a 250 square foot flat roof. Charles seemed like a nice enough fellow - but I can't help feeling that I narrowly escaped being taken for a very expensive ride because i needed work done quickly - as anyone with a leaking roof likely can relate to!

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.
