Charlie came over and wrote me up an estimate on the spot on a pre-printed multi part yellow form -- warranty included (did I mention old school?), I just went with them without waiting for the other estimate because he said he could do the job the next day, max two days. Well, that solves my problem right away so I go for it without even getting the other estimate. His guys come, the job is neat and clean--no more leaks and done in one day. I have a nice new white colored roof which is greener too. Five days later, I get the estimate from the other guys and it was way more complicated and expensive. The next day I inspected the attic thinking that maybe the solar panels installed two years ago may be the cause. To my surprise and relief the cause was a missing plastic cover that was on the roofs powered exhaust vent. It had blown off during Fridays storm. Luckily my tenant had stored the cover but did know what it was. The vent with the cover on looks like a mushroom. On Sunday, I used Angie 's list to located a Staten Island roofer since my Brooklyn guy had not yet called back and I didn't want to risk another rain storm. The first contractor that called was already talking about replacing the exhaust vent at about $1600 for the job I cut him short since I only wanted a cover replaced. I said this is not looking good . Good bye. About 5 minutes later Marke calls me I got lucky, real lucky in finding a guy that did not try to cheat me. I told him all that was needed was to replace the cover. I texted him the photos of the cover. He stated that he could possibly fix the cover once he takes a look at it. It may be hard to find a replacement. At 10am he arrived at the house with his father. (Once he said that was his father, I knew I had the right guy) He inspected the roof and confirmed he could do a decent repair. He showed me pics of the roof vent. No need to change it. He used metal strips and screws to attach the cover. Then he placed ice/water shield and adhered it to the cover. He took pics again after the repair. The price was very reasonable The honesty was superb The time arrangement could not have been better. I paid cash and he later emailed me an invoice as I had requested. He is a good man who works with his father and since he did not steer me wrong, I decided to give him an excellent review!! I hope you call him if you ever do need a reliable and honest roofer. By the way, my Brooklyn roofer did call me back and confirmed that he would have done the same.

The first heavy storm after our roof replacement happened sooner than I would have preferred, but…read moreit ended up being a good test. The new roof handled it without any water entering the building. Before replacement, the surface had blisters, cracked seams, and several areas that held water. We reviewed repair and replacement options, and the condition of the insulation made replacement the more sensible choice. The old layers were removed down to the wood deck. Most of the wood was sound, although several boards near the front parapet needed to be replaced. A self-adhered modified-bitumen system was installed over new insulation and a cover board. The chimney flashing, plumbing vents, and roof hatch were all completed individually. Additional taper was used near the rear drain to improve water flow. The Royal Renovators Inc. crew protected the front planting area and used the rear access for debris. We found a few scraps of membrane near the neighboring fence after completion, but they returned and picked them up the next morning. The final documents included photos, material information, and the written warranty. Months later, the roof is still draining well and the interior stains have not returned.

From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! My roof was in very bad shape and I had many roofers tell me or give me a choice of just putting on a new layer. John was the only one that said NO and told me that all the old stuff must be removed. I am glad that I listened to John. This house was built in the 1930s and the old roofing material was about 6-8 inches thick and so dried out that it was hard as rock. It must have weighed several tons, if not more. My roof is now over 4 years old and it still looks like the day it was put on. The material selection and workmanship is excellent after more than 4 years.
