Bill and his crews did a great job of fixing the roof leak! It hasn't been leaking so far after the fix on 12/6/2021. Although they are not the cheapest among the vendors offering to fix the roof, they were very responsive, offered a great quality of work and a 10 years warranty! While all the other contractors I talked to needed at least 2 - 4 weeks before actually fixing it, Bill did the inspection himself and was able to schedule the work in about 3-4 days! His crews, Mario and another man who can't speak much English took just 1 day to install the new valley membrane and finish all the patching. And they cleaned up all the garbage promptly. There were only 2 things I was a little bit concerned about, which Bill promptly and patiently answered. (1) It's a bit cloudy/rainy on 12/6, so I was worried that might affect their work and was wondering if Bill wanted to reschedule. But Bill, based on his experience, assured me that they would be able to finish the work before the rain, and it shouldn't have any impact. (2) It's stated on the contract that the valley roofing material will be "new Firestone roofing with black mineral surface", but eventually what's installed is "Firestone SBS White". Bill explained that the white one would be a better fit because a silver coating is needed for the black one, and with Firestone SBS White, the silver coating is not needed. I am really glad and appreciate that Bill took the time to patiently and promptly address my concerns, and explained everything thoroughly to me! And he is very flexible with the payment methods as well! Overall, Bill and his teams did an awesome job! Thank you very much for the hard work! And I will post an update in 3 months - 1 year if anyone is interested!

Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. In the end, the new roof was completed on time, and is performing exactly as expected.

Monday, February 17, 2025 - I ask them again about fixing the problem. Sent them video with the full buckets of water coming in. Their response - I apologize, trying to get to you. Tuesday, February 18, 2025 - I alert them that I have to head out of town at some point, and that there will not be anyone home to empty the buckets if it rains. No response. So after doing exactly what they claimed would solve the problem, I have a bigger problem with more water damage than ever before. It has been over a week now, and they failed not only to fix the problem, but to at least have a decent response, other than some vague we are trying to get to you. You don't have to take my word for it. I am attaching pictures of the text messages referenced above. The reader can look at these and decide for themselves if they want to deal with someone like this. My opinion - Stay away from these guys, don't make the same mistake I made. UPDATE - On Tuesday, February 18, 2025, at 2:49pm, minutes after posting my review, I received a phone call from George's Roofing. Then I received another phone call at 4:27 pm. They said they can have someone there the same day to try and fix the leak. Someone came around 4pm. They say it should be fixed, but let's see how it goes. What stood out about Jon and his team was their positive reviews and responsiveness. An estimator came to my home in less than 12 hours for a free quote and more importantly, provided insight to where the water was coming from and options to remedy the problem. Based on my conversations I decided to go with a small, repair job. When the roofers began their work, the situation evolved into something more serious. My entire roof had to get redone (luckily the wood was good), but it's a small house. So it was done in one day. They also informed my neighbors about the work before they started (which was great). They did a good job cleaning up. I had my roof done back in June. I haven't had any issues since. I was concerned about an issue but they came in immediately and checked it, and it was fine - I'm a first time homeowner so almost everything makes my antsy.
