For several years, I kept approving small repairs because a complete flat-roof replacement felt financially out of reach. The leaks would stop temporarily, then another ceiling bubble would appear somewhere else. By the time we scheduled this inspection, water was also remaining on the roof long after the rain ended. The proposal separated necessary work from optional improvements and included an allowance for a reasonable amount of deck replacement. Financing was available through a third-party lender, with approval and terms determined by that lender. Under the plan we qualified for, we were able to move forward with monthly payments instead of postponing the project for another year. Once tear-off started, the crew found two roofing layers, compressed insulation near the drain, and deteriorated plank decking along part of the rear wall. They photographed those areas before covering them and stayed within the decking allowance. The replacement included new insulation, a cover board, EPDM membrane, rebuilt wall flashing, and a larger scupper to improve drainage. Our upstairs tenant received notice about the noisiest days, although the crew did arrive earlier than expected one morning. Other than that, access was handled thoughtfully and the neighboring property was swept at the end of the job. The first major rainfall showed a noticeable difference: water moved toward the scupper instead of collecting across the rear half of the roof. A newer rooftop heat pump worked properly, but the area around it developed a recurring sheet of ice during cold weather. Water released during the unit's defrost cycle was landing beside the equipment and freezing across a modified-bitumen lap. Repeated freezing had started lifting the lap edge, creating the first signs of moisture below. The mechanical contractor developed a manufacturer-appropriate way to collect and direct the defrost water without creating another freezing point. After that correction was in place, the Royal Roofing Queens opened the affected seam. A limited strip of damp insulation was removed, and the lap was rebuilt with reinforced cap sheet. The equipment remained off only during the portion of work directly beside it. Ice and loose granules were removed without using sharp tools against the membrane. The drainage arrangement was observed through several defrost cycles before the area was released. During the next cold period, water no longer spread across the roof seam. read more

They give you a price then after they rip your roof apart they tell you that its going to cost you a few thousand dollars more because they need to install more materials or come up with anything to charge you more. They did my roof and said it would cost me 15,900 if I paid cash, after they ripped my roof apart they said it was more garbage than they thought and the cost is going to be 18,400. I paid 18,400 cash for the job and my roof leaks. If you use this company you will find out yourselves that they are scam artists. read more

They worked fast like demons, said nothing about needing any abetment or testing. The speedy style must have worked for them in the past, in and out so they don't get caught. But a neighbor's contractor reported them (probably sick of losing out bids). With an hour left to go, the Department of Environment Protection swoops in and puts a stop work order. In the end, I had to pay for asbestos testing, then emergency clean-up. Then a court hearing and violation fine. Cost me over $15,000 in addition to the actual cost of repairing the roof. Royal should have warned me, I'm a teacher not a contractor. I should have been informed of the risks. Then decide if I wanted to take them or not. Its was not for them to risk violations, knowing that I'd be on the hook. Their response? We're not responsible. Boy, I'll say!! This outfit is based in Queens, Brooklyn, Long Island, Yonkers. Called Royal Roofing for a roof repair job and they responded very quickly. Spoke to the scheduling secretary and another young lady who took my information. Received a call and set an appointment for 2 days away, I also received a confirmation call for the appointment. The appointment time came and went, without even a call, in fact I'm still waiting! Why confirm and DON'T show and not call. This isn't the way you do business! In response to your response, I would suggest you recheck your records and your facts my initial call was on 7/27/2020 and you confirmed an appointment for 7/29/2020, but no call and no show. Woah, these guys work fast. I was spending the weekend at my friends house when all of a sudden the roof started to leak while we were making breakfast. The snow and rain the last few weeks must have done some damage. A friend of mine told me about Sean and Edgar and their crew so we gave them a call and It's a good thing we did. They were prompt and courteous and easy to work with. Great customer service. They took a look at the damage, gave a great estimate and after all was said and done the roof was fixed and finished by 5pm just in time to start dinner. Great job! All new seamless gutters replaced after the heavy wind and rain knocked down my gutters. Everyone quoted me to nail them back, but Royal came and explained how the nails will fall back out and I don't want my gutters flying off my house and hitting a neighbor's house or a pedestrian so they gave a fair price for all new seamless white aluminum gutters, and the house actually looks great!
