We found a DEAD ANIMAL on our rental property and were told by the host that we would get a very small refund for this (it smelled throughout the house for the entire first night). It has been weeks and we have not received anything nor any communication from the host. We have tried contacting Bear Valley Property Services and they have either responded rudely on the phone or not responded at all. I do not recommend booking with this company. read more

I had a disappointing experience dealing with the property manager MEGAN. Despite repeated attempts to communicate concerns and seek assistance, the property manager MEGAN showed a complete lack of responsiveness and was super rude. MEGAN the "manager" shows The lack of attention to these matters significantly affected my experience as a resident, and the indifferent attitude displayed by the property manager was disheartening. Attempts to discuss these issues with the management team were met with little to no concern for resolving the problems. It's disconcerting when the responsible party for a property shows such apathy towards tenant concerns. Regrettably, the disregard for tenant needs and the unresponsiveness of the property manager have left a negative impression. I hope for improved communication and a more proactive approach to addressing tenant issues in the future. Megan is for her self! Not the community! Alicia texted me all of the details the day before and then we kept corresponding about the weather and driving conditions. She was very responsive and honest with us and we made the trip after a storm and were very safe. While that was great, Alicia really helped us out after we left - our 7 yr old left his kindle behind! I immediately texted with Alicia and she said she would get back to me after the cleaning crew found it. We stayed at the "Evergreen Retreat" property that sleeps 14 people comfortably and is walking distance to Snow Summit Ski Resort. We had full capacity and invited other friends over and still felt there was plenty of space to socialize. Working with the staff at Big Bear Property Services was simple and they were very respectful (Employee Jeff was wonderful). As we did have a noise complaint or two from the local neighbor, Jeff would send us a friendly text reminder to keep everyone inside and try to keep it down. I would hands down work with them again and will stay at the Evergreen Retreat again as well. Only thing I may recommend is having the house stocked with a few cleaning supplies as we attempted to clean our mess without any. I brought extra paper towels and a couple bath towels that were definitely needed!! It would be nice to know in advance that we should have brought extra towels as we were still short with all the showers and many people getting in and out of the jacuzzi. This company was great. The cabin was super clean with plenty of towels and everything necessary for the weekend stay. The bathrooms were also super clean, it's a big must for me. The guy at the check in was very helpful and waited for me to arrive even though we would be arriving a little late. I like that the cabin had smart TVs and the cabin had WiFi and a game room. We found this amazing home 'Mishka's Place' on Air BnB, and we couldn't have been more pleased! We used the full occupancy of 16 people in the house and we did NOT feel crowded!! The house was so spacious we had ample space to host an additional 4 guests for a day visit for our Thanksgiving dinner on their beautiful dinning room table. We recently stayed at 42550 Big Bear Loop, and unfortunately, our experience was really poor. Furthermore, Cody of Big Bear Property Services was totally apathetic and defensive when we brought these issues to his attention (see below). His response was "All of these could have been addressed." Sure, right, Cody or Lewis. As if three families, 12 people were going to wait around while you cleaned the house, replaced batteries and dirty, old plates, pots, and pans, and reconfigured the HVAC system. We should not have to complain in the first place. The refund is for misrepresenting the rental. The place was not very clean. There was trash (food wrappers) under the bunk beds. The grill was FILTHY, and there was an old onion rotting on the grate. We had to spend 20 minutes cleaning the grill ourselves. There were crumbs in and under the couch. None of the remotes seemed to work to control the sound bar or the TV. It was incredibly annoying to have to change the TV by hand with several toddlers asking us to do this constantly. We continually ran out of hot water on Saturday which made bathing and washing dishes difficult. The BBQ is terribly underpowered. Yes, it was cold, but it took forever to make some hot dogs and hamburgers. The gas outlets need to be cleaned for the flames to be larger or the grill needs replacement. We texted the # that we were given for help in case we needed assistance, and NOBODY returned our messages. The cable TV did not work consistently. We had to turn off then on the box repeatedly. Some rooms were FREEZING and other were burning hot, making it uncomfortably cold or hot. We thought there was 1 room with bunk beds, 2 true masters, and a regular room from the description. It simply is not clear, and we had to cram an entire family of 4 into one bunk bed room. There was a disgusting, mysterious oil sitting in a bag in the downstairs bedroom. Did not expect to find this, and it was pretty gross (see the picture attached). The towel handle in the downstairs bathroom had fallen off the wall and on to the floor (see the picture). The pots and pans are absolutely unusable. The non-stick coating has worn off and some of the pans are warped and don't sit flat on the burner. Some of the mug and dishes in the cabinet were dirty and needed to be washed before use! The burners would continuously make an annoying clicking sound even after ignition. This was really annoying to listen to while cooking for several hours. We have a similar range at home, so we know how to use it. read more

We reserved this cabin a few weeks ago and although the cabin is in the perfect spot, directly across the street from Bear Resort, the management team is rude and from what I can tell only cares about getting paid and not the tenants. We arrived in Arrrowhead for lunch and thought we would go ahead and text Lewis we were on our way to Bear and would be their within the hour... We arrived in Bear and had not heard back so we decided to call the number provided. It has some call back message but kept repeating he was unavailable. We then decided to call the office to ask for help and Lewis answered the phone. We said we were at the house waiting and need his help to get in. His response was "the keys are under the mat".... that was it. We went inside and it was extremely hot in the cabin and only one of the sliding glass doors would open. I tried to call back but no answer so my wife called back on her phone and he did answer. He replied back he would try the owners and let her know. 30 minutes later someone showed up at the cabin just as rude. Did not introduce himself and just told my wife "you want me to fix the door or not". I also was charged a cleaning fee when I registered, but when I showed up at the cabin there were instructions we had to clean or we would be charged additional fees. Why pay $120 cleaning fee if I have to clean myself... we had to do pretty much everything except for the laundry!!!! I can see why this cabin would be a dream cabin in winter since you could just walk right out to the slops... but if you are looking for a cabin in the spring/summer/fall I would look elsewhere. Aside from the management staff being rude and greedy...The only thing between the cabin and the slopes are the storage barns which the forest service also uses. They were making so much noise at 6:00am it was rediculous..... Had I know their would be tractors and trucks beep beep beeping all morning long directly across the street I would not have picked this place. read more

Found the Fawn rental property via VRBO. It is a large which is wonderful when you have a large group that you are going to entertain. We loved having to kitchens and a hot tub to come home too after a long day on the mountain. It is not like most VRBO rentals in the sense that there is no one living in the home full time to make sure spiders are gone or to give it a lived-in feel. It is a full time rental property and you can tell by the condition of the home. The beds are slightly hard, but they get the job done and you can use all four showers at once without having to worry about hot water. Overall, I would stay here again with my friends and family without a doubt. We look forward to another group trip soon! read more

If I could leave 0 stars I would! I booked a rental over a month ago for the 4th of July weekend and last week they cancelled without explanation. I have made several attempts to contact someone via phone, email, and text and no one has contacted me. The "800" number listed has been busy for a week. After charging my card the same day I booked the trip, they have not yet refunded my money (a week after cancelling it). Stay away from this property service!!!!! read more

Beware!!!!!! We stayed at Meadow Retreat in April....it was in poor shape...broken hinges in the kitchen, dirty dishes, stained couch, disgusting hot-tub (floating debris...) overall unkept condition. But what really disappointed us is how we were treated after check-out. We left an expensive key fob to one of our vehicles in the rental. We discovered it was missing on the way home and contacted Big Bear Property Services. They said their cleaning crew found it and they would return to us for a $25 charge (we agreed since the replacement cost was $300). We never got the fob.... My wife and I contacted them over 6 to 7 times asking for a tracking number for the package....no reply.... Until, I sent them an email saying I planned to post a negative review on-line. The answer from Lewis Stewart from Big Property Services was "We are not responsible for lost and found items. We do not have the key. Post away!!" My advice is to steer well clear of this company and their rentals - they have no integrity and are extremely rude. I have yet to be refunded, can't get through to someone on the phone and they won't reply to my emails. They left me high and dry to book a new place for 16 PEOPLE. My family and I had an amazing time at the Finch Retreat. It was the best property we've ever stayed at in big bear. The hot tub actually got hot. It's also not your typical cabin where it looks outdated and has outdated furniture - this home definitely defines a modern "cabin". We appreciated that it was decorated for the holidays inside, it made it feel festive and everyone felt right at home. The best part about our stay was how close it was to bear mountain and snow summit - less than 10 minutes. We highly recommend anyone visiting with a big family to stay here. These people are a complete Joke. I just fired these people because in my opinion they didn't take care of business as far as managing my property and consistently accrediting my business account with the rent. They never returned calls and just generally had a bad attitude. They told me that they didn't issue a 1099 and that section 8 was suppose to issue me a 1099. I called section 8 and they told me that was incorrect. So I don't think their accountant is very knowledgeable concerning a 1099. So I say beware of hiring these people to manage you properties. read more

Property was absolutely amazing. Everything you need for a weekend away from the hustle and bustle of everyday life. The only draw back to the cabin was the hot tub in the backyard. Maybe a few motion lights would be good. Being that it was almost winter it got dark around 4:30 and try's by to walk there was quite challenging. We just had a great weekend in Big Bear at a beautiful cabin that had plenty for room for 2 families (4 adults and 4 teenagers). The property management company answered all our questions prior to booking and was very helpful on the day we checked in. They left detailed instructions on what we should do to check out and that was easy too. Very happy with the experience (and loved the cabin we chose from their website) so we will use them in the winter when we go back to ski. read more

We spent the Christmas holiday at the Stony Creek property. The house itself was decent but the cleanliness and the kitchen appliances were terrible. Also, many of the vertical blinds in the windows were broken. It was also advertised as a well stocked kitchen but everything was dirty and old and needed to be updated. The dishwasher leaked and one of the guest bathroom's showers did not drain properly. Both garage doors would not close unless you held the button down inside the garage until they were completely shut. When paying well over $6,000.00 dollars for 4 nights you would expect more. I would not stay here again unless I knew the problems were rectified. read more

Do not use this company to book your vacation. I booked a cabin a month advance. I received a message from this company that my reservation been changed and it requires a 3 night stay. So not only are they asking for more money. They are LIAR!! This company has several location. All says 2 night required. They are not willing to place me in another cabin. This property manager is rude and unethical. I submitted my credit card info to reserve the unit through VRBO "Book it Now" feature for VRBO Property #621935 - Heavenly Retreat). I then received an email with terms and conditions. I was not in agreement with security fee since it doesn't cover any accidents, so is useless. Also, the taxes were being charged for everything including cleaning, which is not correct. I contacted Big Bear Property Services to inquire about these fees. Lewis, the property manage refused to resolve these fees and taxes. I then told him I want to cancel my reservation. He then told me the rental was final and there are no refunds (This was within 1-2 hours of initial booking request for a 60+ days reservation. I hadn't seen nor agreed to the lease, but somehow it was final in his eyes. I should hope this isn't Big Bear Property Management's policy as it is severely flawed. Also, the fact that he charged all of the amount on the same day of the rental is also not correct. I don't know of a single establishment that would expect all money paid over 60 days in advance. As a consequence, I have called my bank to refuse the charge. I then called Lewis and emailed him and he acted aloof in the email pretending he didn't know who I was or what I was asking. He has refused to return my calls. I do not recommend doing business with Big Bear Property Services. If you are a property owner, run for the hills as this guy will sink your opportunities for happy guests. I have also submitted a request to VRBO to investigate this companies fraudulent activities. read more

"The Cabin" was very easy to locate because it's very close to Town and not far from the Lake. I was able to know we had reached our destination when I saw the double staircase which leads to the front door. Left side of the cabin has horseshoe area and right side has a nice sitting area and the garage which looked like there was some toys for winter season available to guests. Rear of the cabin had the barbecue and Jacuzzi, we used both! When you enter the cabin it almost reminds you of a chapel due to the high ceiling & huge beautiful window on the far side with another double staircase. 1st floor has billiard/game room, kitchen, family room with bar and poker table, 1.5 bathrooms and 1 bedroom (Jacuzzi tub?). 2nd floor had 4 bedrooms and two bathrooms, there was also an area for foosball and a mini fridge. My upstairs bedroom was perfect with a fireplace, Jacuzzi tub and wrap around balcony connecting with some of the other bedrooms. I think there was a tv in every room although we only watched in the living room which had a really big comfy sofa and another fireplace. AC, intercom system, plenty of lighting throughout, including huge chandelier. What was really nice was the product they had left for guests. Soap, shampoo, conditioner, and I found lots of fluffy towels although I had brought my own not knowing what to expect. The kitchen was fully stocked! Coffee, pancake mix, you think it, they had it! Everyone wants to go back for Winter time and stay again. This place is perfect for a bachelor/bachelorette party, family reunion, romantic getaway, or for any other use I can possibly think of. read more

A group of us rented out a retreat cabin for a weekend and I couldn't be more satisfied with the service. When we arrived at big bear, we called Lewis and he met us at the cabin within 30 minutes with a snow plower to clear out our driveway. He even noticed that one of the sinks garbage disposals wasn't working and sent a maintenance man to service it right away. The cabin itself was great as well. It was roomy, all the appliances worked and it was very comfortable. I would definitely recommend choosing big bear property services when choosing a place to rent out while staying in big bear. read more
