Positive: Professionalism, Punctuality, Responsiveness During 100 degree heat wave, I called Bill Leary. They immediately sent someone to check out my central air con and verified that there was a leak in the evaporator coil (despite my having paid another contractor to fix it). They said because it was 9 years old, we might want a new one. They gave me quotes on repair vs. replace; we decided to replace. I signed the contract, paid $ and they came the next day and installed the new central air system. It works great so far. Bottom Line: Bill Leary was prompt, professional, responsive. I do NOT recommend Bill Leary AC & Heating. We contracted with them for replacement of our furnace and AC units. First, they showed up ready to install different equipment than what was quoted. We sorted that & the equipment was installed in early Sept 2025. Later, I learned that they didn't file the required permits. After months of chasing them, it's now February and the the permit applications have been filed but not paid for. Despite the fact that they separately charged my CC and took $470 from me for the permits. This is not how business should be done folks. It seems a little shady that they tried to install different equipment from what they quoted. More to point, if they're sloppy/slow with the paperwork, how much can you trust them when it comes to anything else. Buyer beware. read more

I called on Thursday 5/14 to make an appointment for an estimate for an air conditioner and heating system / replacement units. I needed to speak with multiple people in order to book the appointment. I was told 8-12pm on Tuesday 5/19. They offered this timeframe and it worked for me so I said ok. My husband took off from work for the appointment since our central air does not work. 12pm comes and no phone call, no email, no HVAC contractor at our door. My husband called and there was no apology or explanation, just an offer to reschedule for another day. If they were unable to keep the appointment they should have contacted us. I scheduled an appointment with this company for Tuesday at 8am for an estimate to install two mini-splits in our home. The tech called the day of at 8:06am to say he'd be in the area within the hour. As business owners, that 1 hr time change did not work for us as we're on a tight schedule, so we cancelled the appointment. I called back later that morning to reschedule the appt for the next day, Wednesday which we confirmed for 5pm. The sales rep noted the tech could arrive slightly later if they ran over on the job before ours but I was assured someone would call when they were in route. On Wednesday no one arrived or called by 5:30pm so I called to get an ETA only to learn the new appointment was never put on the schedule. The sales rep tried to schedule a third app but by this time we were outraged! We altered our schedules for two days for these appointments so the frustration is beyond measurable. As business owners, we understand the importance of and value our customer's time so them dropping the ball two days in a row and wasting our time is incredibly disappointing !!!!!!!!!! I had a service contract with Leary. I had a boiler problem in December. I had several visits. My problem.. a boiler than would not heat every now and then. FIrst tech I took that day off for. He showed and didnt know my system. He took pix and left. Noone followed up after. I had to call. They sent another guy. He ordered parts. He came back and installed the total bill $888) parts. The heat failed a few hours after he left. They sent out a senior tech. He said I needed a complete new system $13,000. I called a family friend in the biz. He came by. He showed me that boiler was filthy and one of the parts was installed improperly. The sensor was bent. I told Leary and asked for them to come out and clean the boiler. They would not. After much arguing the agreed. My wife watched they didnt even open the whole boiler to do a full cleaning. I ahve included an image of the tape they used on my flu pipe when they did their first cleaning in April of lat year. Its tape meant for duct work. Came to my home and worked with me on pricing for a new air conditioner. It was a hard install but they still got it done in one day! Cleanup was amazing and they gave me a free maintenance visit! Unit works perfectly and got a great long standing warranty on all the work. Can definitely see the difference working with a family company vs. one of these bigger companies. I contacted this company, and while they responded quickly, that's where the positives ended. They sent a fast-talking technician named Allen to inspect my non-working steam boiler. After a lengthy spiel about his years of experience, he told me the boiler needed to be replaced--for $13,500. I told him I'd think about it. The next day, he called back, suddenly offering a lower price, which immediately raised a red flag. I always get at least two quotes before making a decision, and I'm glad I did. The second plumber I hired took just 30 minutes to get the boiler up and running. He found that some wires were corroded and needed cleaning, along with basic maintenance. My furnace was not working so I call this company. A so called technician showed up. He moved a few wires around and suggested a new 800 dollar motherboard. I had one. He replaced it and it still didn't work. He suggested a new transformer. I had one. It still didn't work. He moved a few more wires around and blew the fuse on the brand new motherboard. He wanted to call in another technician and said it would cost 4-5 hundred more. This inexperienced parts changer had no idea of what he was doing!!!!! He charged me a 90 dollar service call and fixed nothing! I then called Rylee home services. The technician showed up in less than 4 hours and fixed my furnace in half an hour. The old motherboard and transformer were good and did not need changed. The Bill Leary technician had wires crossed. This rating is not reflection of Brian M the technician who did install. He was cordial and to the point. However, with sale of new condenser unit I can't help, but think all I am as a customer is commission profit. I feel like this company unfortunately doesn't give customer grand scope of fixing issues in terms of repair. They will pre amptively talk you into a new unit. Additionally if I am paying over 6K for a new unit service fee for initial call should be waived. This company looks at sales potentials of clients and realize people hate being stuck in heat or cold. So, rather then even attempt repair they maximize their margins by heavily influencing new unit as only option. Another technician came to switch out fuses. He starts touching my unit without making contact with me. I had to go outside and introduce myself and I tried to ask technical aspect of why fuses were being changed he was dismissive and never explained in detail. I was told fuses were changed because of inspection regulation. Which fine but why weren't the correct fuses put in on day of install? Something wasn't adding up. I am satisfied with the technician who did install, but everything else felt odd. I still feel like I was swindled. If you can hold out on getting new unit at least weigh that option out and get quotes from different companies. I would be weary of the sales practices many of these companies unfortunately are set up for. I would highly NOT recommend this place at all. I called 8/5 for a service call, and they were great having to come the next day. They charge a fee $94.90 for coming out to analyze the situation. (FYI they don't analyze nothing) Allen who came never really gave me a situation or problem statement, but more of trying to be like your AC unit is "old: from 1998 and you should replace the whole thing. HIs attitude was like "if you don't your tenants will potentially die" its 82 in NJ and FYI the house has multiple ceiling fans. He provided me with a verbal quote of $4495 and was pressuring me to make a quick fast decision. I told him a brand new unit at Costco probably cost around $2K and asked what is his labor rate? He was like we do not provide that information. I told him, I would like to do my due diligence before making a huge investment and we negotiated down to $4K that the offer only stands when they are at your house. My gut feeling felt was he was scamming me and was not professional at all. So I decline and called another vendor for 2nd option. FYI, the second vendor said the filter is just dirty and the 1998 AC unit is still working fine! $130 dollars later!... vs REPLACING an ENTIRE HVAC OUTSIDE UNIT for $4495. The AC works perfectly fine now. What a waste of my time being all stressed out from them. They are not honest or reliable. I highly do not recommend or refer to anyone in the Edison NJ area. Buyer beware: they are scam artists hoping to sell you products and services you don't need to make commission and take advantage of cold, desperate customers in need of heat. Look around the Internet, and you'll find many similar reviews that outline a similar experience as ours. Days ago, a salesman (they call him a technician) arrived at our house and immediately pushed a $17,000 unit onto us. After using numerous sales strategies, including "We won't have the part to fix it for days, but we can replace it with a $17k unit tomorrow, first thing!", we made the hard decision to go another few days without heat while we looked for second opinions. Sure enough, a reputable company came in and fixed our furnace for $800 the next day. Later that week, a customer rep agent called me, and she was shocked at my experience. When I reminded her there were dozens of reviews online calling them scam artists and frauds, she somehow didn't know those existed. So, while we were hoping it was maybe just a greedy salesman trying to make a commission, this conversation made it clear that the entire company, from top to bottom, is a dishonest one, well versed in strategies and tactics to deceive and bilk the customer out of their hard-earned money in their most desperate times. read more

My AC was barely blowing air. They came quickly and were very polite. The guy told me I had two leaks in my AC and that I had to replace my unit for $12,800. I simply replaced the filters and the problem was resolved. Another company then came in and provided yearly maintenance. He never checked my filters and no one can find two Freon leaks in the time he was here. Total scam. If they are a good company then they have to fire the guy who came to my house. They installed a new water heater without checking g the water pressure in the house. The net result was leakage from the water tank as well as water leakage from other faucets in the house. I needed to call a plumber for a resolution. When I called them back to update me on the situation, I was led to believe that they would assist with the repairs. I don't even know where to start with this company anymore. Over the past year or so I've had more issues with them than I have ever had with any one company. To make a VERY long story somewhat short, I've spent about 18K on a new hot water heater and a new furnace/AC unit with them. After the hot water heater was installed the hot water stopped working. Tech came out and fixed issue, but said if it happens again I should have another part installed. A couple months later they installed the furnace/AC, but after that was installed the techs had to come back numerous times because it kept leaking (during one of these visits they left a mess behind, and they still haven't cleaned it up even after all the times they've been here). When that issue finally got resolved the hot water stopped working again. The tech that came out couldn't get it back on, even though it was the same error code as the first time, and the first tech was able to fix it immediately. When I called I had the very unfortunate experience of dealing with the rudest, most unprofessional secretary named Precious. Eventually another tech came out, fixed the issue by resetting the unit (I have no idea how the first tech didn't know how simple this was) but still recommended this other part. When yet another tech came out to install the part I was told it was the wrong part, it wouldn't work with the way they installed it, they would have to order another part to fit. I was told by the tech that Am would find the part, order it, and call me back. Almost two weeks later I had to call them because they never called me to update me on this. After a game of phone tag with Amy I finally got her on the phone and she told me there was no part to order that would fix this, she would have to send YET ANOTHER TECH out to see how they could "modify" the system. They are the ones that installed it, and now they don't even know how to fix this issue!! I am so annoyed with this company that it got me to a point of cursing and hanging up on them, which I never do. That's how annoyed I am with them. I don't want to deal with them anymore no matter what they say they may want to try to do at this point. Throughout this whole ordeal I never ONCE heard from the owner of the company. If that was my company and my name on it, and it was my reputation at stake, I would have come out to the house myself and fixed it personally. Be Leary of Bill Leary. Last Christmas my furnace stopped working.. I was very grateful as Alen from Bill Leary's company came to my house Christmas morning. As I had no heat and at the time the outside temp was 14deg f. Alen explained the 'Johnson rod' to use a Stienfeld term, was not working in the furnace, it could not be repaired, and ordering a new one would take 3 weeks. As the furnace was 15 years old it should be replaced. Cost $8600. With no opportunity for a second quote, and in need of heat I went forward. That would have completed with a good review. Here's the Leary part. With the contract was a 'free' review of my AC unit. Alen contacted me multiple times over the next few months. As the AC system has worked without issues, I did not feel the need for the service. Then when the time came to start up then AC, It did not work... I have a friend that works in HVAC, I contacted him to check my system. He found the AC system was not connected with the furnace replacement... Maybe an over site on the technician part. I will never know... I contacted Alen, who seemed surprised, and told me his company would reimburse me for the $ given to the tech to connect the AC unit. That Never happened, and agin could have left me with a good review. It's a shame that I did not play there game an have Alen come out after I learned off the AC not being connected. To see the true intent.... One addition thing that seemed a strange coincidence, while working on my furnace, the tech lowered my hot water heater to its lowest setting. Reducing the amount of hot water available for showers. That I correct, but also found suspicious. Thank you bill Leary for you fast response. Our air conditioning recently broke and we needed new central air in our home. Got referred by a friend of ours and I have absolutely no complaints. They were so professional and thorough. Once they finished the job, they showed us exactly what they did/what they used and assured us to call if we had any questions and that someone would promptly come back to our house if needed. And I definitely believe that because the moment we called them to do an initial look at the damage, someone was there on a Saturday and ready to come in early the next day to put in our central air. So my tip would be if you want something done ASAP, these are your guys. Getting people in to do home improvements can be such a pain sometimes, but this was just a very smooth service overall. 5 stars ! read more

This is a horrible company and I would not waste your money on them!!!!! My AC stopped working so I called this company which was a huge mistake. After reading reviews on multiple sites, it seemed like this would be a great company to hire but I was wrong. The first guy that came to my house stated that my AC froze and we would have to wait until the next day for someone to come out again to see what exactly caused the issue (okay fine). What I really did not like abut him was that out of no where he tried talking politics for no reason whatsoever. I thought it was really weird and extremely unprofessional. The next day comes and another guy comes to our house to figure out what exactly had to be done. He tells me what has to be done says that the part is available somewhere in NJ but unsure exactly where and tells me that he wouldn't be surprised if the work can get done tomorrow. The next day I was informed that the part will be there the following day after 2:00 P.M. After not hearing from the company about an updated time frame, my husband calls and speaks to Anthony who stated that the part came in and that someone will be out that day but could not give an exact time. After waiting for an updated time all day, I call at 3:00 P.M. and was told that the earliest that someone would be able to do the work is on Sunday which was another 3 days without AC. I spoke with the office manager who was not helpful at all and was extremely rude. She proceeds to tell me that someone will be at my house at 8:00 A.M on Sunday. The workers did not get to my house until after 8:30 A.M. and spent 4 hours working only to figure that compressor is shot and more work would have be done. The people working in the office have no idea what they are talking about and give you misinformation constantly. I decided to go with another company and thy were so much better to work with and less expensive than Bill Leary. Called them to diagnose if my unit was leaking since it wasn't blowing cold air. I explained the unit was installed 3 years ago and gave them the units info. They said they would call the manufacturer to see if it was covered by warranty, when the tech came he said it wasn't covered and the coils were leaking and the unit should be replaced at the tune of almost $9,000. I said I had to think about it and asked if they could add Freon in the meantime. I was charged $400! After doing my homework I contacted the manufacturer and it turns out it has a 5 year warranty and the unit does not need replacing. Total scammers! Pathetic! Thankfully I checked further! Installers were ok but not very professional. The real issues is that they don't have a handle on their supply chain, the maintenance prices are high and their response to customer issues leaves something to be desired 1). First unit that showed up was wrong tonnage/capacity. Complete goat rope 2). 2nd Unit That showed- duct opening on opposite side that was required. Huge debacle ensued until they realized you could move it. 3). Responses from sales leads were slow 4). Maintenance is expensive 5). Maintenance guy left my front door open and my unit non operative. Called and stated the situation. And didn't get a call back. Emailed twice and finally got half hearted apology, but they did waive the fees I'm not saying don't use them...just be prepared for a few emails and phone calls to get what you want. Moving into a new house we wanted to get out ductless units serviced. I contacted this company and agreed to a yearly contract. I scheduled for a tech to come in the morning. The morning came and went so I contacted the office to find out an eta. They stated it would be late afternoon which did not work for me so they rescheduled for today in the morning. At 11:00am I decided to call to find out when they would be coming. I got the run around about how busy they are and that the tech will be here by 2:30...also want to mention how rude the rep was, calling my name while I was talking trying to cut me off. Well it's 3:02 and I did not hear anything from a tech. I called and cancelled the appointment and told them I would get a service contract with another company. I recommend to find other place for your needs. They serviced us for the biannual maintanance that is overpriced for what they are doing. Besides that the quality of services and customer service is low. After replacing the filter that incorrectly installed during the maintenance visit, one of the technician, Hameen H., checked our unit and diagnosed the lost of pressure in the heating pump due to the age or any other reason not related to the leak. He supported his statement by saying that the pressure in the December reading was low but within acceptable limits. He suggested to recharge the unit to restore its function. However, the diagnostic was inaccurate as another technician from another company checked the pump and detected that the unit has zero pressure which implies a significant lost of pressure due to a leak. So charging the unit would be useless and dangerous as we have 2 little kids at home and it would be all leaking! When we tried to reach to the company via phone call and email to reimburse us for the incorrectly provided diagnostic and provide a quote to replace the unit we never heard back from them till the point when couple months later they called to schedule the maintenance visit. After I explained why I won't use the company services anymore the guy thanked me and I never heard back again. read more

Fred responded super quickly to our time-sensitive request. He was on-time and very personable when arriving for the assessment and estimate. He seemed to really know his way around our boiler, even though it was ancient, and was careful to explain what needed to be done and why. Provided an initial estimate for three different options, which gave us alternatives. I examined several AC companies I selected Bill Leary for my new AC and I must say I am 100% satisfied.Their price was NOT the lowest but it was fair and reasonable. Today JR came in to do the annual inspection, and he was extremely thorough. I recently decided to Get a new air conditioning unit, furnace, and hot water heater. All are nearing or beyond the end of their lifespan, and I didn't want to have to deal with something breaking down in the middle of the winter, or having a claim by having a leaking hot water heater. Since I have been using Bill Leary furnace's for years for my annual servicing and any other issues with the systems of course I used them for this project! All the guys that work on this project were great. They knew exactly what they were doing, with Dwayne on the furnace project and Nick on the air-conditioning project not only did things go smoothly, but Nick also found mold in the venting, And they were able to replace all the venting and venting tubes to Eliminate That problem. They even went as far as installing a UV light in the venting to kill all the bacteria in the venting and also in the house. That was very important to me as I have been smelling a moldy smell around my house and couldn't figure out where it was coming from. I would absolutely recommend Bill Leary For any HVAC needs. I called them they came in the next day. They told me that the unit needed to be recharged with Freon. I was given no option of any other method of finding out why or where the leak was if there was one. Within 24 hours the unit stopped cooling down again I called them they will not give me back my money they will not guarantee it well they will do is charge me more to check out the leak or get a new unit. Do you like wasting your hard earned money? Do you like horrific customer service? Do you like a diagnosis write up that says " I think it could be" If you like trying to be taken advantage of then you found the the right hvac company. If not then find someone else to get the job done correctly. Our HVAC unit wasn't working properly. It was a water source heat pump unit, so if you have one of those definitely find someone else. The tech at the end said they aren't very familiar with these units. After improperly diagnosing our unit as "I think it could be the control board" then the bill, $850 dollars for a board. After researching I was able to purchase the board from the same supplier for 139$ including tax and shipping. I was told by the manager there was no way I could get it for that price even after I purchased it. After being told by the tech I can buy one myself and they would install for a service call charge of 139 after I got it they decided they would charge more now to install because I bought the board myself. Long story short I replaced the board and same issue was occurring. I hired another company that diagnosed the actual problem in an hour and a half. These guys are horrible go somewhere else. I will never do business with this company again. My 77 yr old father needed a new thermostat, he called them out, $311 later.......... he has a digital box that has zone heat capabilities and A/C controls, his house has 1 zone baseboard heat and no A/C. He can't work the digital thermostat and the heat never came on last night. I called the office to try and get some help and was told, he would have to pay another $79 to get a "cheaper" thermostat or just deal with the one they gave him. They will go out and program it for him but that is all they can do. They have to cover the expense of their technicians. Totally took advantage of an old person! Don't use for a basic service call. They'll charge you 90 bucks for someone to come out and make zero attempt to fix it. They will just tell you that it's outdated and needs to be replaced. My 6 year old water heater needed a twenty dollar part and I got every reason why it wasn't worth fixing it. I ended up doing it myself - lost 90 bucks. read more
