We just stayed here and had a great time! I was a little reluctant with the other reviews but we didn't experience any issues. We enjoyed the swimming opportunities and never found them overly crowded. The facilities were beautiful and the kids enjoyed the activities. We really enjoyed our long weekend here. read more

Our goal here is not to bash management of Birch Bay RV Park, but to rather provide you our experience, so you can make an informed decision about where you want to spend your precious summer weekends you work so hard all week to enjoy. If you are looking for a fun seasonal campground, I would strongly urge against staying here. The management has control issues, are very rude most of the time, and they will charge you extra for everything possible. We were on our 2nd season staying here as Full Time RVers. We have traveled to numerous campgrounds for weeks to months at a time, and have never been treated so poorly as we were at Birch Bay. Knowing that we lived there (and it was our home location), they kicked us out mid-season, giving us a week to leave without discussion. This, for doing absolutely NOTHING against the rules. We were up singing around a campfire with many friends (from the campground) on a Saturday night, up until quiet time, which was 11 PM at this time (as read in our contract. I see now that they have changed that to 10:30pm). At 10:59 PM the music was shut off. At 11:02, management called our cell phone and said, "Party is over...meet me in the office at 9AM", where they proceeded to say we needed to leave and had a week to do so. The last comment made from management was to "make sure your friends knew you are taking the fall!" Who does this?! A couple hours later, management did come back and offer us a different site back in the woods, but again, made a comment about making sure our friends stay away! So, not only did they kick us out without talking about noise levels acceptable during normal hours, they then wanted to control who and how many friends we hung out with! We left the next day! I wouldn't recommend this campground to my worst enemy. If you like to be controlled and treated poorly, this may be the campground for you. I know they will come back with a rebuttal as they always do too turn the blame against the camper, but how many times can they do this too campers before people see right through them. read more

We have used this property 3 times over the last 4 years and have always enjoyed our stay. They have made extensive improvements ie pool, pavilion and new store. On 8/12 upon checkin when asked if my wife who has a disability could also get a parking pass along with our tow vehicle. ( which we have done for the previous visits. I was very rudely and matter of factly one vehicle per site she would have to park in the front lot. I replied that she had several surgeries on her foot and had difficulties walking. "Without a handicap card can't make exceptions because of new owners " I returned to my vehicle and camper and was met by another rude person that was to lead us to our site. I believe his name was Jared, I mentioned that the woman inside was not very compassionate as my wife has had half of her foot amputated due to a work injury. He also said due to new ownership only one vehicle per site. I paid the balance for our stay (total near $400) As we were beginning to set up Jared came flying up on his golf cart with our check in his hand. Yelling at me that if we are going to be a problem we could just leave and this was the only chance at getting our money back minus the $150 deposit. I explained we just wanted to see if the new policy could be excused due to my wife's disability!!! He left and I felt for the next 3 days I had to walk on eggshells or get booted!! He drove by several times and would not even acknowledge my presence even though I waved!!!! At $91 per day which is 4 times the daily rate that the seasonal campers pay, you would think a little courtesy wouldn't be that hard. We ended up leaving a day early due the rudeness of these two people !!! What happened to the customer is always right!! They need to remember they are in the customer service business !! Beautiful new campground in the heart of lake country. Large lots, new lodge and pool. Located in Agate Lake.

Very expensive for very limited amenities. Way too many rules. No golf carts allowed. Charge $10 a day for each guest. Parking situation isn't good. No jet skis allowed on lake. No docks to keep your boat at. No guests allowed to come after 9pm. Owners and employees not honest. Many people are leaving this place. read more

Management is a complete joke! We had stayed there several times before, but in July 2023 when we arrived, the female manager didn't like the conversation happening between MY HUSBAND AND ME and she refused to let us stay even though we had a pre-paid RV reservation and a pre-paid cabin rental. She is a total psycho. There was absolutely no basis for her actions. We have camped many places, and we have never been treated so rudely. We did find another campground in the area, and when eating out one night, we ran into a couple who had a seasonal campsite at Birch Bay. They said they were 'walking on eggshells' all the time because of the management. When we were kicked out, they still owed us a refund so I contacted the local Lakes Shores police and asked if they would escort us on to the resort to discuss getting our refund. They were not able to do that but said they have never had so many complaints about Birch Bay as they have had with this new management. I would NEVER EVER suggest this campground to anyone. When you go on vacation you are looking for an enjoyable, relaxing time. The management at Birch Bay will ruin your vacation, without a doubt! read more

Were seasonals here for three yrs. Owner came in and is very rude and disrespectful. They do not care for your property. Our boat was vandalized and their lawn mower ripped our vinyl tablecloth and anytime we had an issue we were completely ignored. Their response to my google review saying that nothing satisfied us is a complete lie. They never even acknowledged us. Completely ignored us along with our site. If they don't like you for some reason that is the treatment you get. We decided to leave and found another place in July. They charge for every little thing possible. Used to be a fun laid back campground. Nothing for adults to do. They don't care to keep customers because they have a waiting list and the area they are in so they don't care about how they treat people. We became seasonal campers here in 2020 and stayed for three years providing revenue for this business in excess of 10k. Remember folks you are a customer and you are paying your hard earned money. Demand excellence. You won't get it here. The other one star ratings are not lying despite the despicable responses from this business. It is laughable that they are still trying to blame customers for honest low reviews. The other reviews are either friends of the owners, or have not had the pleasure of doing something minor to cause being uncomfortable due to the rudeness. The rates went up1k for the 2023 season and they will keep nickel and diming you. They are building a lodge and a pool but what they won't tell you is the the beach is too small for the amount of campers coming and going here, the lake is too small for boating so most campers use this place to stay and boat on the bigger lakes in the area. It makes for very congested weekends with many cars and boats where hundreds of people are coming and going all the time via one access point. We put up a simple deck to get off the sand using pallets as a base with expensive cedar on top. We moved sites in 2022 due to drunk neighbors, lack of shade, and noise. At the start of the new season we were told we could not put it up again because pallet decks were no longer accepted. I asked about a refund for the permit since the rule changed and that was not our fault. I was told the county is paid the permit fee. In turn, this business could have compensated me that fee to keep me as a customer but they would never do that because they just want your money and to charge you for everything. In the grand scheme of things the permit was $50 so I choose to short my end of year electric payment that amount. I'll eat the thousand dollars of cedar. The business strategy should be simple, build a relationship with your seasonal campers, keep them happy, they will absorb your ate increases, turnover will be less work. You are replaceable, can be kicked out, and treated like you are imposing instead of a business being happy you are there. read more

This place is a joke. The lake is tiny and very shallow. Not a good place for a family vacation. The owners (managers?) were also very mean. They showed us no respect and had very bad attitudes the entire trip. I would not recommend this resort. Just go somewhere else and save yourself the trouble. read more
