For the most part, the park is good. Everyone is nice including management but the car wash next door plays music pretty loud which makes it hard to enjoy being outside during the day. Along with that, we noticed that the groundskeepers don't keep up with the poop stations spread across the park which have tons of flies roaming around them. read more

The Manager is 5 stars. I'd like to give this park 3 stars but given the restrooms and laundry (see below) decided on 2-2.5 stars. Positives- it's nice the Manager (Heather) called back from her missed call list. She's excellent with customers and looking out for the best for the residents. We are here for 7 nights. There is no propane for sale, however it's at U Haul a mile from the park. We have a big site, like we could park 2 of our 29' C's in here. The sites and roads are paved and level. Use your site number in the address and deliveries will be made. There's plenty within walking distance for whatever you need. We are inside the park and it's quiet. Restrooms and laundry have pin locks. The water quality tests very good. Negatives- The laundry is minimally acceptable (2 stars) though the machines clean (though they need cleaning and new lint screens, and are in less than an speaking room) and dry with one pay cycle. The 2 bathroom/shower combos are totally unacceptable (1 star), toilet works (avoiding it) but the place needs total renovation. The office is closed on weekends. There's a closed car wash nearby with homeless and though the park has no control over it it's a fact. When they wander to the park they are kicked out. Future? If they build a nice laundry and restroom/shower this place would rate better. Since residents have told me this has been discussed for years. read more

The RV Park is conveniently located just a short drive from the zoo and the underground gardens, and the price was right. Our site had water, electrical (30 amp) and sewer. The electrical panel was on the opposite side of the water, so that was a bit unusual. Supposedly, the park fee also included wifi, but we were not given a code to access. The office was not staffed while we were there, so no one was available to ask about the code. The park needs some TLC. Trees need to be trimmed; branches brushed the top of our RV as we drove through the park to our site. And there are lots of long-term residents with older RVs that have seen better days. The park itself was quiet, but it is located next to a major street and a highway, so we heard lots of road noise ALL NIGHT. And the park is not very secure, anyone can wander or drive in and out, and they did. The community dump station (if you can call it that) was located in front of our site. Luckily, no one used it while we were there. The photos on the website were a bit misleading; I was expecting something a little more lush. But, it served its purpose, so it gets 3 stars from me. read more

Most of these reviews are old, so I thought I would add a more recent one since there have been changes in management. We like staying here as we travel to and from places north of Southern California. It is a nice place to stop to break up a long journey. We just stayed again in August, both going and again when returning home for one night each. It is a short drive off the freeway on a main boulevard, but there is very little traffic noise. Checkin is super easy as they have all the paperwork and detailed information all ready in an envelope in a slot outside the office door. You are welcome to come in and ask questions if the office is open. The park is a combination of sites for full-timers and travelers. Full-time sites are very well maintained, like a nice residential neighborhood. We liked that they have 50 amp sites (it gets really hot in Fresno during the summer) that are pull through. The sites have a cement pad for your trailer/RV and an asphalt area for outdoor campsite activities. There is a grass area between the sites, so no worries about tracking dirt inside. There are lots of trees, but not for all sites. Trash cans are within a few steps of your door. Target, Walmart, Costco, and other shopping areas are very near. This Costco also sells diesel fuel, which is a real money saver for us. Lots of restaurants and fast food outlets are also very close. The staff was wonderful when we interacted with them. The price has gone up quite a bit from the pre-Covid price, but that seems to be the standard these days. I can't speak to the laundry room and outside bathrooms because we didn't use them. If you are looking for a clean, well maintained park with close amenities to stay at during your travels through Fresno, I highly recommend Blackstone RV Park. read more

While in Fresno we stayed here and RV'ed for six (6) days. The park was clean and we had a great site but it was rather noisy. The business on the other side of the wall were loud and always going. The street noise from Blackstone was very loud. I would suggest a different site and maybe it would be better. Oh well! read more

$20 dollars to Dump. It's a very strange dump station. It's a green lid in the middle of the street in front of site 15 with arrows painted in the middle of the road. The lady was nice up front and the staff escorted us to the location. If you turn into the RV park just go down the street and you will see the sign. The price is steep to me but we needed a place. When leaving it's almost impossible to do with out scraping your rig with trees in an incredibly tight turn (45ft 5th wheel & Denali GMC long bed towing). We had to back up about 60 ft into another street to turn around and head back out the main entrance. If you can make it to Loves or a pilot I would push for that. I gave three stars just because of the weird set up, difficulty exiting and price. In all pretty clean though so that helps. read more

If I could give this park a lower rating, I would. I usually only give positive ratings, but this place needs to be shut down for safety violations. 1st site, the power for our 30amp motor home was a household extension cord ran from an out house. So back to the office to get another site. 2nd site the water and electric were on one side, sewer connection on the other. Rolled barbed wire on top of the cinder block wall. When the second site wasn't going to work, we drove back to the office. There was a man standing next to the out house relieving himself against the wall. The entire place looks like a homeless shelter. I nicely went in and explained that this Rv park did not match any pictures on their website. It wasn't the standard we would have chosen for our anniversary (wouldn't have ever chosen it had we seen actual pictures of the sites we were offered, but was being nice). They charged us the full four days rent ($270.00) after I told them I couldn't ask my wife to stay there for our 50th anniversary. This is the only time we have ever just said "no" to a RV park in 15 years. We've stayed in some not so attractive places, but never did I feel my RV, myself and most importantly my wife would be in danger if we stay here. We just drove on to Bakersfield and stayed at a nice KOA Journey. It was fantastic! read more

Great little park right in the heart of North Fresno! Other than it being basically right on Blackstone, it was surprisingly peaceful. I will definitely plan on staying here again. I didn't use their facilities, although I did notice while walking around that their washers and dryers can use either coins or the newer "payrange" system through an app on the phone. I looked in the app and could see all the washers and dryers, it's a pretty convenient way to not have to worry about hunting down quarters. read more

I didn't stay there, they wouldn't let me. I was informed that because my RV is older than a 2000 model that I was not welcome there. I am a middle class working person that is living within my means. I am not swimming in debt due to a purchase of a new RV that I might use 3 times a year. I own my home and owe substantially less than its market value even on a low market. Why am I being discriminated against because I work everyday and act responsibly??? I wish I never had to stay there. The staff is all peaches and cream until they decide they don't like you. After being given permission to do something they change their minds. They make up rules as they see fit. If you have kids don't stop there. Kids CAN'T be kids there. The power goes out in the bathrooms every day. Our truck was broken into the first few days after we set up. Security was seen only once in 5 weeks. Homeless people have access to the bathrooms. The grounds are well kept and it is close to everything but just not worth having to keep children and pets inside an already limited space 24/7. read more

The manager Corina is always available and willing to got out of her way to make the stay enjoyable and was willing to help if any problems came up. We recently stayed at this RV campground over the Thanksgiving holiday while we visited our son. The campground itself was close to everything and very close to our sons place. Unfortunately one of our bikes was stolen from the site. The bike was actually cut off of the back of the RV. It appears the thief used bolt cutters to break the locks This placed a huge damper on our stay at this campground. To top it off the office staff didn't seem to care much at all. We will never stay at this RV park again and I will tell everyone I know about the lack of security at the place. read more

Save your money! This RV park is the worst. I would give 0 stars if this were at all possible. The staff are very unreasonable when the owner is not there. (The owners wife was apart of this "winners circle".) I have personally witnessed racist treatment of others, myself included. I have been outright ignored by staffers all while having petty hand written notes stuck to my RV door every few days. I stayed for two months at one time and two weeks another, and the accumulative problems I ran into with these staffers were enough to drive me away for good. The abuse by one of the staffers got so bad (she was constantly leaving rude hand written notes on my RV door attached to my bills. She also tried to overcharge me.) that I had to deal with the situation by having a conversation with the owner. Please don't waste your money. They over charge, are rude as they come and the bathroom showers are horrible for a RV Park that caters to Seniors. Seriously, if you must stay there, watch your step in the showers. $35/night $175/week $700/month read more

I cannot tell you how much we have enjoyed our time at Blackstone North RV Park. We have been coming here for the past 6 months, every Wed., Thurs, and Friday for the past 6 months. They have been so accommodating to our visits. I just cannot tell you how much we appreciate there service. We have worked with AJ, Barbara and Shirley. We come to Fresno from Mariposa because my husband bowls at the Sierra AMF Boul on North Blackstone that is next door to the RV Park. This is so convenient and we have had a wonderful experience. This is an area in Fresno that folks may consider not so safe but I cannot tell you how safe I feel staying here. They have cameras everywhere. The park is always so clean and the bathrooms are so convenient. We always stay in site 40. The sites are spacious, with grass, picnic table and we have met the most pleasant guests here. Most of the folks here are staying here for business, conventions. bowling, shopping and just passing through. They can accommodate the largest of RVs. Such a good experience. read more

Quiet park. Lots of space in rv sites. Streets ate wide. The office closes at 3 o'clock. After we checked in the office had closed so could not talk to anyone about our site. Pavement had gone away so was just sand. When I backed in my tires on the 5th wheel sank in about 6 inches. I think that almost the entire park is permanent residents. Not so good - I have been there since July 2017 managers have changed more times than I can count. One of the employees has cats that climb all over cars and travel trailers one of which died and she buried it on the property, when I brought this to the attention of area manager Kim she claimed it would be addressed that was over a week ago the dead cat is beginning to smell. Now the internet is out due to non payment. I have called the corporate office twice with no response and also send an email via their website without response. Avoid if at all possible. read more

I see lots of complaints about theft, crime, and homeless people in the area. Welcome to Fresno!!! I have lived most my life here and this location is safer and cleaner and nicer than any other RV park I know of within the city limits. Prices are comparable or better than the other sites too. We have not had any problems or seen any non residents(homeless) inside the park . Staff has been GREAT! They have been very accommodating. They address maintenance issues quick and are friendly. The location is great as it is close to Hwy 41, River Park area, and a short drive to almost any part of Fresno. read more

The options in Fresno are limited, particularly if you want to be near Fresno State. This park has a very convenient location, with many places to eat and shop nearby, even within walking distance. Most of the pull-through sites appear to be used for long term residents, so plan to back in if you're an overnight guest. Limited 30 amp sites, and sites are a bit narrow, but pretty level. Bathrooms are not well maintained, and are in need basic upkeep (paint, repair of broken doors, etc.). WiFi is good. Dogs are welcome. Lot of notices posted about things you can't do....you know the vibe. OK for our purposes (watching games at Fresno State), but wouldn't pick this park if there were other choices nearby. In summary - 3 stars for location, 2 stars for condition of the park, rounded down to 2 stars overall. read more

We were very disappointed when we pulled into this RV park. Being a Good Sam park we had higher expectations. Although the sites are fairly level they are close together and loaded with full/long time clients. It is conveniently located within walking distance to several restaurants and businesses. You are very close to the freeway and should expect a reasonable amount of noise. We only stayed one night and if we were in Fresno for a longer amount of time would definitely look for another location. We did not use the restrooms or showers. read more

We have always stayed at this park when visiting our granddaughter's family in Fresno. This year, we made a reservation and were so disappointed when our RV broke down a week before we were to stay in Fresno. We were looking forward to seeing our kids. Once we realized that our rig was not going to be able to take us anywhere for a while, we contacted the park. It was the week before our arrival date and I left messages many times as to our predicament. (We had to cancel other reservations as well...due to the fact that we had no choice in the matter, all the other parks waived the cancellation fee, even). NOT Blackstone! They not only failed to ever call us back, after I left full explanations of our problem at least 5 times and pleaded with them to call back...they charged for the FULL PRICE of the 2 nights we had planned to stay there! I have contacted our credit card company and disputed the charge, but I'm really upset over the lack of follow-up and can't help but wonder why they never answered the phone. Now that I am seeing the other comments (stolen bikes, sewer problems, no wifi, etc) maybe we are lucky that we didn't get to stay in what was once our favorite RV Park in the area. read more

if you ever need to find a reasonably priced place to rv camp in fresno, this is the place. its clean. spaces are large and level with cement and grass. spacing is roomy and sites cone with picnic table but no grill or fire pit. the showers and bathroom are old and clean enough to use if you must. its one shower and one toilet/sink in the same room. security is through video and sound surveillance. even though its located in a not great area the park itself is very neat and homeless do not loiter on premises. residents and guests all seem like decent people who beed to save money. no junky residents or " trailer trash". the park is centrally located for all things in fresno. it would be 5 stars if they had better restroom and shower facilities and a pool. would stay here again when we visit family in fresno. the other drawback to the park is very weak water pressure and one of the three days we stayed there was a strong sewer smell outside read more
