Had a home inspection done by this company and I couldn't be happier. They were on time and very professional. Since I was buying my first home I had a ton of questions and every one was answered. My favorite part who when I got to KEEP the detailed inspection and use it to negotiate a lower price for the house from the seller. It had some unknown black mold under a crawl space that I would have never known about. Since they found it and it was in the report I found a special company to remove it before we moved in. I am so grateful we found this before moving into this house! It was a relief knowing everything in the house was ok and It was worth every penny! I had mold problems in the basement with no visible water damage. The mold remediation companies were going to charge $3,500-- no way in hell! So Terry from blessed assurance came over and found the wet spots almost immediately. Then we went outside together and located the source of the water leak. I was SO PLEASED (!!!) with the work Terry did during our home inspection today. We paid $325 for a 1700-sqft home and $100 for a radon test. Money extremely well spent! There are many home inspectors out there, but you should use Terry. He is exceptionally knowledgeable, friendly, and quick to respond to phone calls. He also was really nice when I had to cancel due to some really absurd behavior by the current occupants of the home. It's weird to say that paying someone to point out every flaw in a home eases your mind, but Terry did! We are first-time home buyers, and honestly, don't have much of an idea of what should be a big deal and what shouldn't be when it comes to houses. I don't know why people wouldn't want to walk around with an inspector, but apparently that's a thing, according to our realtor -- and Terry asked us to walk around with him and said he prefers that clients do. He went through every point on his inspection with us, and he did a great job of explaining what he was looking for and why/how something should be fixed and how much each fix would cost. He let us know what should be done on closing, and what could reasonably be put off. Our realtor was so impressed with Terry's skill and thoroughness, and actually said that he would recommend Blessed Assurance in the future. I think that is a great sign! read more

Terry come out during the holiday week to inspect our home which was great. He did a great job during the inspection showing me everything he was looking at and documenting the results. We walked around every inch of the home and took pictures of anything that was an issue or could become one in the future. Following the inspection, Terry sent me a digital copy of the report with great insight and picture documentation. We received a hard copy in the mail the following week. Wow what a great guy Terry came to do the inspection for us in Palmer woods. He responded quick to email and set something up for us on the weekend easy. He did a great job inspecting the home we want to buy. He checked everything took photos and explained to us what was good and what needed attention. He did not get crazy and make a big deal out of something that was fixable which was nice. He told us what things would cost to get fixed and explained how to fix the things that we could on our own to save us money. I would use him again in a heart beat. Terry was great and I'm happy with the home inspection, but I'm not happy with their email service. Prepare yourself to get an email every month after the inspection begging for a review along with somewhat patronizing emails about "home tips","debt consolidation" and a questionable "18 month home warranty". Pressuring people for a review isn't a good business practice and I find this quite irritating. My advice: use a burner email when working with Blessed Assurance Home Inspection. 4/5 stars solely because Terry seems like a great guy. read more

First of all let me say that Blessed Assurance is a good option for home inspection and if my reason for the lower rating would not matter to you then you can't go wrong. Mark was my inspector. Most of the ratings mention Terry so I can not speak about him but Mark was competent. Mark did all of things you would want in a home inspection, checked all the important areas. My only complaint, perhaps this is a company policy, Mark would identify an issue but would not offer advice on the best course of action to review said issue. I am not looking for him to fix the problem but if you tell me the electrical box needs updating and I ask questions about it and you tell me to talk to an electrician. Which I understand but at least tell me what I should ask the electrician. I feel like Blessed Assurance did not go above and beyond like my previous inspector. I highly recommend Technihouse Inspection if you want actual advice. I used them for a previous house and was very satisfied. I was unable to use them this time because they were unable to meet my schedule. Which brings me to the positives of Blessed Assurance. I was able to get an appointment within two days which is an advantage when on a strict schedule. Blessed Assurance also uses iPads and will get you a same day electronic report. If you don't mind someone not giving you recommendations on how to solve the identified issues, Blessed Assurance is a good option but I highly recommend Technihouse Inspection. read more

I've used this company three times now. The first time was 2-yrs ago for a home inspection. I called them again last year for a mold inspection of my rental home. My most recent time was for a home inspection and I plan on using them again. They are very professional, knowledgeable, and thorough. Thought the inspection was thorough until living in our new home for a few months. We were very disappointed to find our sump pump had failed and if we had another inch of rain our basement would've flooded. The sump pump was never flagged in our report - even though we learned it was original to the house (almost 20 years old!!!) We called to ask about it and they said it tested fine which is why it wasn't listed in the report. This is false and they knew it especially when they said "the replacement would've been covered if it failed within the first 90 days." We were disappointed with the sump pump status, their lack of proactive flagging its' condition as new home owners, and their response overall to the report. We won't use again. read more

Terry exceeded my expectations on a home I purchased in a rural area north of Detroit. He had no problem driving a good distance to my purchase and didn't charge me extra for the distance. His price was reasonable. His inspection was thorough. His inspection report is detailed and well organized. It came as a PDF file, so I was able to view the entire thing on my iPhone. I walked the entire inspection with him as he pointed out hazards and failing construction while also offering solutions with estimated cost of repair (all included in the report). He checks all major appliances for recall. He took about 30-40 pictures in the 1,530 square foot home. Also provided is a home energy report with estimated utilities fees. He showed me everything he found either in person or on his ipad with pictures, and explained potential costs and what to expect. He was not afraid to take a look in the crawl space under the house (which I hear some inspectors will not do) and thank God he did. He sited that we had mold in our attic, outdated electrical, he found 2 cracks in our basement wall which to him means our foundation is crumbling. Buyer backed out of deal. We have updated all our electrical and we have had our attic tested for mold. Guess what, test came back negative. I hope the buyers are happy they just lost an awesome house. I worked with this company twice. The first one we ended up not purchasing the home but the second time we did close. Now I understand that after being a homeowner, issues will come up all the time. However, there were major issues found after closing that should have been noted on the inspection. The company doesn't check for permits, never heard of a reputable inspection company that doesn't do so. I do mortgages for a living and never seen an inspection report without noting that. Second, we found the basement bathroom is all out of wack where it doesn't flush and the sink and tub start leaking once you do try to flush. This was never used before and the inspector noted nothing of the bathroom meaning he didn't even check!!! And then found a hole the size of my hand underneath the deck that leads directly into our home. Critters, insects, mice anything can go right through there. Which we then found mice droppings in one of the closets. Again, nothing noted in the inspection report. There were other things found but again, not trying to be so picky where there are always things that come up but I rather someone be thorough with simply checking if a toilet works, checking if permits were involved?!?! Or holes around the house that can lead to serious issues long term?!?!? read more

This review is long overdue, but I wanted to make sure I sent a review out for Terry's professional services. We scheduled a home inspection for a flipped house and used Terry's website to set the the appointment up (after conversing with him over the phone). My husband and I were first time potential home buyers who had done a tonne of research and had dozens of questions about the basement, siding, roof, wiring, deck, costs, etc and Terry patiently addressed all our queries. He never rushed us through the process and gave us enough details to be comfortable about what we could expect with each repair / update. He let us know which 'problems' were minor, major and cosmetic and even gave us estimates on what we could expect to spend on these repairs. He provided us with a comprehensive report and didn't try to 'upsell' additional services we didn't need. He was friendly, professional and competent, and we would absolutely use his services if the need arose again. read more

We had potential buyers hire Terry and his report was extremely exaggerated. He cited EVERYTHING as Critical and put it in bright red, not differentiating between a finding and an observation, and trust me there is a HUGE difference. This was an inspection for a conventional loan and things that were cited as safety critical included the inside of a door jamb had worn off paint, a burnt out light bulb in a 3 bulb fixture, some dust on the furnace, no back flow prevention on the outside spigot which is $5, landscaping around the back of the brick home was touching the home, the brand new electrical panel did not have labels identifying the circuits and my personal favorite the brand new tub and sink that was put in within the last 6 months along with new plumbing when we gutted the full bath and remodeled it "ran slow". All of these items are NON CRITICAL and could have been easily fixed if given the chance, however these first time home buyers were scared away. Good luck to them. read more
