BEWARE OF THESE SCAM ARTISTS!!!! These people will have you move in to a place that is not cleaned and when u move out they will charge you for the cleaning fee witch is 320$. I have endless emails of them not cleaning the place correctly, also they never fixed the stove and the owner feels like it's ok to show up whenever they want without notice! I would avoid any property these people manage. They don't take care of anything. Their handyman is a joke. read more

Wanted to view a property but they require you to provide a credit card number to verify you for self showing. I don't agree with that but understand why they do it. So I call their office to schedule an agent to show us but the women on the phone was unprofessional and acted like my business was unwanted. I ask her to tell me the available times for showing and she would just say well what day is good for you and every day I said was booked. She wouldn't tell me what days were open. By the looks of the other posts I think I'm going to steer clear of this management company. There are to many places to rent to have to deal with people who act like they don't need your business. Update 6-7-16: one of the business owners replied with (this a copy/paste of what they sent me, nothing was changed) Hello Michael, I am sorry that you were not happy with the service you received. I did review the recording of the phone call that you had with Claudia. You started out the call explaining which property you would like to see, and Claudia gave you an explanation of how our codeboxes work for self-showings. You stated that you were not comfortable with that, so she offered to schedule you a viewing on her first available appointment which was Friday, May 26th at 4pm. You stated you could not do 4pm, and asked for a later time that day, so she offered 4:30pm. You stated that time wouldn't work for you. You then discussed a couple of other day and time options with Claudia for which either she was already booked or you could not make. Although Claudia was courteous and tried to help you to schedule a time for a viewing the home, it appears that the times we had available would not work for you. The codebox system that we utilize has proven to be an excellent option for prospective tenants to see unoccupied homes instantly or at the time of their choice. Although a valid credit card is required to use the codebox system, it does not charge the credit card that is used. Unfortunately, if you opt not to use this system, then you are subject to the availability of our showing agent. I hope that this sheds a bit more light on the situation. horrible don't rent from them if you pay with money order they will added a 10$ fee the communication with you is terrible. They will charge you for repairs and will not communicate it with you just add it to the rent. Know one their tells you the same thing. I have to say that the people that we have been into contact with thru email have been very nice but i feel very let down because we applied for a property thqt sqod that large dogs were ok. I have 2 medium sized dogs and a 10 year old larger one. They make you pay to do the application first off and they male you go and do a pet screening on each do and it is 25 dollars per dog. All of this to come back and say the owner said no and they get to leep all of our money. My dogs are on the older side and none fall under the breed restrictoons so i am angry. They should do the pet screening first and let you know if the owner accepts that befpre ypu even fill out an app because then i wouldnt be out the 275 for nothing. The only reason i gave them 2 stars is becaise of the noce people in the emails otherwise i feel they are shady. I eould never recommend th to any og my animal lovers. I work in the vet industry and it is very ipsetting to me. read more

I had an extremely frustrating experience trying to view properties managed by Blue Fox Properties. The first house I inquired about had an automatic lockbox, which was great and easy to use. My girlfriend and I went to view the property and liked it, but found it odd that it had been up for rent for 4 months, yet the handle and lock from the bedroom door to the patio was missing, a section of the fence around the patio had fallen down, and there was garbage in the yard. I called to ask about these concerns and did not get a call back but got an email (that I included in my message) stating that it had already been rented. No problem. There were two other properties we were interested in viewing, neither of which had a lockbox. I tried calling their main number, which is confusing because you are prompted to press a number if you would like to inquire about an available property. When this number is pressed you are provided the opportunity to leave a message, but it states that you're better off emailing the person, or you're provided with the opportunity to press another number if you are interested in a property. Pressing this other number takes you to another agent's voicemail with similar instructions about emailing them, and if you press the number offered in their voicemail message you are again taken to the other person's voicemail. Pretty frustrating, but fine I can send emails. Via the above procedure I was provided two different email addresses. I inquired to both of these email addresses about the homes we wished to view. About 4 days go by and I still had not heard back from anyone by phone or email. On their website when browsing properties there is an option to send your contact information and a message about the property you would like to view. I also did this. In addition, somewhere along the lines my girlfriend stumbled upon a generic "info@" email address, to which we both sent an inquiry. Because it had been a number of days and I still hadn't heard back from anyone, I sent an email to the person I initially got an email response from regarding the first property we viewed. This person stated that they were not the agent for the two properties I was interested in but that they would let the agent who was know that I was interested in a viewing. By this point about a week had gone by since my first contact about viewing these two properties and I had still not heard from Blue Fox. My girlfriend had somehow gotten a response from her inquiry to the "info@" email address (I never did). The agent told her that one of the properties had now gotten a lockbox and she scheduled a time to view this property. After getting the lockbox information we viewed the property and right off the bat had a difficult time getting the door open because it had a piece of metal trim for the screen door partially obscuring the handle. Once inside we found the house to be in poor condition with dead roaches in several rooms, and holes in walls that hadn't been repaired. When we left, I pulled the handle of the front door only to find that it had pinched my finger between it and the screen door trim-piece. Because the handle was obscured it was difficult to get the door open again, and my girlfriend was panicking trying to get me unstuck. This was the point when I decided I was done with this company. It has been 3 weeks since I initially reached out, and I never got a response to any of my contact attempts. I've seen numerous reviews online about Blue Fox Properties poor communication, and you can now add this one to that list. I also think that the handle of the one home was downright dangerous and a liability. If this is how this company treats prospective tenants, I cannot imagine how they treat those stuck in a lease with them. If there is a silver lining, it is that this experience led me to purchase my own house. read more

I was a rental with Blue Fox for 1 year and I had the worst experience. Courtney was the rudest and unhelpful person. I kept communication with her about several issues but it felt like my part was never heard. The place I was renting wasn't even done when I was able to move in. There was a pluming issue day 1. Further into it there was holes in the ceiling, door wouldn't close right, oven didn't work, hot water stopped working, etc. Maintenance would come around and they would try their best to fix issues but most of them would be fixed temporarily and it was a hassle to keep having people come into your home. Later on there was a fire in the property next to ours that affect our electricity post. So they did not help what so ever with what we were going through. They basically terminated our lease and within 10 days we had to find a new place to stay supposedly because they didn't have a timeframe of when the issue would be fixed but not even a month later they were renting it again. This was not a personal issue all my neighbors felt the same and were treated unfairly by Bluefox. And I still have yet to get my deposit. Courtney stated that I didn't give her a forwarding address which I did and she even replied to. Worst experience ever. read more

My roommates and I have been renting from this company for about 4 months and have had issues with gas that was under our name get transferred back to the property owner and then they required us to pay handling fees on something that we never changed. After signing, they gave us less than 24 hours to pay first months rent, an administration fee, and the security deposit in person, so we all had to miss school and work for it. Move in was rough and trying to get anything fixed has been miserable. I would advise avoiding this company, regardless of how enticing the property may be. read more

Our family was very interested in a home in Marana. It was listed in MLS as a 4 bedroom (we were looking for 5 or more), but when our Agent noticed the large size, we decided to look into it further. We had never heard of Blue Fox Properties before. Our Real Estate Agent working on our behalf had left them a message on Saturday to inquire about viewing the property. We understood they were not in on weekends. I also contacted them via email and by phone. My agent and I were very surprised that it took them until nearly 4pm the following Monday to return either of our calls. It seems they do not have any sort of receptionist. Everything goes to voicemail. This first experience already put us off a bit, but we decided to give them the benefit of the doubt and proceed to view the home. The Agent scheduled to meet us at the property had no gate codes herself. I knew more about the neighborhood than she did. She even told me she had never visited the property before. Luckily, they gave us a code for the key box and our agent was able to show us the home. It was clear the property had not been properly maintained by the Management Company. It had not been cleaned lately and there were scuff marks and scratches from a past owner's dog, dog droppings in the yard, etc.... But aside from that, the home was perfect. We loved it instantly. And it turned out they had the home listed incorrectly in MLS. It was not a 4 bedroom home, but actually a full 5 bedroom (complete with a closet in that 5th bedroom). We decided to move forward with the application process. It was only after we submitted our application that we realized how much this management company nickels and dimes its tenants. They charge fees for everything. Application fee (understandable), but then an administrative fee, fees for checks, fees for having to visit the property, and more. We attempted to negotiate some of these fees, but they were unwilling to budge. Our gut reaction told us to run now while we still had the chance, and we hadn't even rented from them yet! We chose to withdraw our application on the home. We are qualified tenants and would have loved the home as our own and taken great care of it during our lease. However, it became quite clear during this process that Blue Fox Properties did not have ours nor the property owner's best interest at heart. We are very grateful to have not moved forward with them, but are sad to have lost such a wonderful rental home. read more

I was an owner and had my property managed by Bluefox Properties for a little under two years. During the time the managed the property they have produced subpar performance in every facet of the property management role. For all owners who are thinking about having Bluefox manage your properties, I would highly recommend using a different company. I will try to briefly explain the failures as I have experienced firsthand: ADVERTISING: When first starting with Bluefox, it took them two-months to find a renter of my 4BR, 2 BA house in continental reserve and were only able to get $1445/mo for the rent. I have since left Bluefox and am managing my rental personally from Dallas, TX and I was able to find a renter within two weeks and for $1795/mo. I have no experience in advertising homes, but apparently I can do a lot better than someone who does this kind of thing professionally and actually lives in the same city as the property being managed. Not 100% percent sure why they weren't able to get the house rented quicker or for more money, but it might have to do with the fact that there whole lease agreement is riddled with fees, mostly to the tenants, which probably scared some of them off. The lease agreement has been written custom for earning hundreds of dollars in gotcha fees. They also added pet fees that go to the property manager instead of the owner, the one whos house is getting trashed by the pets. MANAGEMENT STATEMENTS: One of the things that initially attracted me to Bluefox was their owner's portal and the monthly autogenerated management statements. It was important for me to have management statements that started on the first of the month and end on the last day of the month, in order to receive a refund for my property management fees from my employer's relo package. Bluefox had the system setup to produce management statements that start on the 15th of the month and end on the 15th of the next month. It was like pulling teeth most of the time to get the management statement in the format that I needed. Also, if Bluefox screws up your management statement, by for instance refunding the previous tenant more than they should have (something which happened to me), they refuse to fix the there mistake in the management statements. These issues caused me to spend hundreds of hours trying to correlate poorly written work invoices with convoluted and incorrect charges in the management statements. Also, it made it a chore dealing with the relo company that was reimbursing my property management fees. MIANTAINENCE/REPAIR: Bluefox doesn't acquire cost estimates from different contractors when trying to make a repair. They pick their favorite contractor who happens to charge 1.5 to 2 times the market rate. On one occaision I was charged $360 for a cleaning that was done on a house that was entirely clean except for some scale build up in the toilet and some laundry detergent which spilled in the laundry room. I requested the invoice for this particular cleaning bill over a dozen times over a month and a half long period, before my property manager at the time Sylvia, got me the invoice; which was supposed to be line-itemed. The invoice just said cleaning, $360. And when I asked the cleaning company what I purchased for $360, they said they don't remember what services they charged me for. Additionally, Bluefox doesn't negotiate the cost of the work. I had to negotiate work myself to save $100 on a few occasions. Lastly, they failed the job of getting the house in rentable condition between tenants. When my new tenants moved in there were holes in the walls, spots where holes used to be that had unmatching paint, stained tiles, and weeds. They probably would have done a better job of matching the paint if they hadn't thrown out the spare paint cans or the pallets of floor and kitchen tiles. Also, the weeds that they left, resulted in a HOA violation, which probably allowed Bluefox to line their pockets with $25. Since Bluefox squeezes $25 out of the tenants for letter they receive from the HOA. Oh and they lost one of my garage door openers as well, or the tenant did, and they didn't get it replaced. PROFESSIONALISM: Nobody in the entire office answers the phone. Even when you call multiple times a day, so I was probably call screened. There emails sometimes take multiple days to respond on simple things and don't answer your questions. Getting revised management statement and work invoices was like pulling teeth. When I asked them to correct the property management statements to reflect what was actually paid, I was told that Bluefox doesn't correct the property management statements. read more

Awful, and terrible. Rented from them for 2+ years and it was the worst experience I've ever had. Once the lease is signed, they treat you like crap. It's all about money for them, and keeping the owner of the property as happy as possible (which equals little maintenance and upkeep to the tenant to keep the cost down) The maintenance is terrible, mostly because the people they hire to do the work are one step above incompetent. If the HOA finds your house not "in compliance", blue fox will charge you a $25 "handling" fee so that they can contact you and tell you to fix the problem, if a warning letter is sent to the owner. I am pretty sure this isn't just bad business, but also ILLEGAL. It was a constant battle for 2 years. There was always something. I would like to forget that I was ever involved with them. read more

I am a current renter, my experience has been horrible since the beginning. First was the issue getting the key to move in. It was an August move and the person to provide the key code was not answering or returning calls. A few nights after we moved in we found out the home was infested with scorpions, we were told the renter was responsible. Blinds were missing a sink was clogged and not fixed for weeks until after we moved in. Any time a repair was requested I would have to submit the request multiple times and I was in turn charged for one of the repairs? Horrible service and communication and rude employees read more

She didn't say one word to me or any member of my family during the whole viewing. I took my concern to her supervisor and I was treated very poorly. This company is extremely frustrating to deal with if you are trying to rent a home that they have listed. You can not get a hold of anyone, they use automated e-mail with which they have you schedule a showing but then there are never any listing times avaliable. Is the house not avaliable anymore? Will they add times to see the home later? You can not find out because you can never get a hold of anyone!!! I have gone through this everytime I find a house they have listed, it's becoming a joke. I feel bad for the people who have intrusted this company to rent their homes. read more

We have had nothing but delays, excuses and extremely poor service for all repairs and maintenance that we have requested on this home managed by Blue Fox Properties. First they lied and said it had air conditioning which it did not and we had signed the least 4 months prior to needing it. They never answer the phone, and hardly ever return your voicemail and message. The ceiling fan in my daughters room has been broken for a year now. They said they had "serviced" my cooler which was not working so my dad came to fix it and said the cooler pads had not been changed in years. We had to do it ourselves and I'm guessing I'm going to have a hard time getting reimbursed for the $85 we spent on new cooler pads so my children and I could sleep in the house.This company is terrible, NEVER rent from them. I will spread the bad reviews wherever I can. read more

Wonder why they have a 2 star rating?my boyfriend has rented a property for 6 years never has been late...his a/c went out almost 7 days ago i made him call the emergency call line in 2hr from a guy called back from a a/c company who was out here 2 weeks prior from a/c goin out..a/c guy came out next day i met him cause my boyfriend owes a company and could not be here..a/c said he needed to contact blue fox for repair costs this was on a Thursday morning at 845am boyfriend called that afternoon no call back from blue fox all day..friday comes no call back..and its June 107 degrees out all week...im upset he had to go out of town that weekend for work so i had to house site his dog..my dog is to aggressive for his dog im stuck at his house for the weekend with asthma and health issues and no a/c as of Friday at this point 2 days no response from blue fox...so friday nite i emailed Heidi on behalf of my boyfriend got a email saying she will not respond to voicemails or emails till monday to call emergency line...which my boyfriend did all weekend and no response also i sent her an email stating in the state of Arizona the landlord has 48hrs to fix a/c cause its essentially remember its like105 degrees...so finally my boyfriend talked to someone from blue fox monday 6 days from first call saying im sorry no one got back to you..blah blah..the hold up is on the owner wants a 2nd estimate and told her she needs to get ot taking care off so now 3 days later new a/c guy called needs to look around for a good new a/c unit blah blah...and nothing..boyfriend called today left message cuz you can never speak to anyone there saying he's done going on 8 days no a/c...and he spent $400 of his own money for a window a/c which blue fox said they will not reimburse for and that only covers the bed room so hes stuck in the room only and cant cook cuz its over 90degrees in house and the dog is stuck in the room...this is the worst property management ever..people and animals can die in there own house cause property management dont take care of issue asap...and fyi i rent from my parents dont live with my boyfriend my parents have 20 rental properties in Tucson since 1980 they were mad and could believe blue fox they have a property management company who has run there properties for 30 years since they moved back east and actually had there guy email state laws and a lawyer to call ..which I told my boyfriend he needs to do...he's about there..moral of the story blue fox responded at first then found out a/c needed to be replaced and owner or house was blowing them off so they blew of my boyfriend goin on 8 days no a/c with 105+degrees when its against the law and told him the a/c window he got for $400 so he has 1 room to be cool they would not reimburse minus the take out food and laundry mate cant do that at 90÷ degrees inside house....plz don't ever use this company will not respond to you in an emergency and will no reimburse you when ur just tryin to survive and no have yourself or animal die in the heat the house you pay rent for...i work with public and personal will tell every client i no about this stituation and company....my boyfriend is just about ready to call the lawyers number i got after 8days no a/c withc105+ temps and a dog how much can sum one take???????? read more

I really wish I would have looked at reviews before renting a property with them. If we could give half stars they would get a 1.5. I've been renting with them for 2 years. The past year the maintenance service has been awful. The actual workers are great, but getting them to your home is a chore and follow through is terrible. I have emailed them without responses for days at a time. There are much better property management companies in Tucson. I don't think they care about the homeowners or the renters needs. read more

I live here in the Tucson area and very recently have been trying to assist my daughter in her search for a smaller 1-2 bedroom rental property. She is looking for a single story townhouse/condo with AC & a washer/dryer hook-up within the unit.. My daughter had to retire from her nursing management position with the VA Hospital due to her increased problems with her MS - Multiple Sclerosis. In searching for qualified properties, I found a 2-bedroom rental townhome with AC and a washer/dryer not far from where Steph currently resides. I called to make an appointment to see the property. After providing my CC number as a security, I was told the code to access the lock box on the front door of the property. We went to see this unit with my daughter.. It would actually work very well for Stephanie, but there are a few needed repairs within the unit. Specifically, neither of the vanity faucets were attached to the actual vanity. There was no vanity mirror above the bathroom vanity - instead a broken fragment of glass was taped to the wall above the bathroom vanity. The floor anchor to guide the slider closet doors was missing in one of the bedrooms and one of the grills on the electric stove in the kitchen was problematic. Lastly, the cover on the main electric box for the home was missing. I had initially assumed that if I reported these issues to your Blue Fox Property Management folks, they would have gladly addressed these issues to get a year's lease signed. When the local Blue Fox agent called later in the day to get my feedback on the home, I conveyed that it would be great once a couple items were repaired. The response I received shocked me.. "No ...we don't need to fix anything there at that home. It is what it is"......... How can a company in the business of managing properties have this attitude? My son and son-in-law would gladly fix &/or repair these issues for Stephanie, but my point is this: What if the air-conditioning in this unit were to mal-function?? Would the attitude be "SO what.... ?? It is not my problem??" I would be so hesitant to rent a property from Blue Fox for this reason. Does the management of BLUE FOX know what is going on with their operations??!!! If I could speak directly with Steve Schultz, I would convey my feelings directly to him. read more

We rented a home through Blue Fox and they were wonderful. Debbie always responded to emails and voicemails in a timely manner. Any time we needed a repair or had an issue a service request was made immediately. Debbie performed a thorough walk through of the house with me before we moved in and when we moved out. I read the other reviews and did not have any of those experiences. We were not charged any fees for checks or if someone visited the property. In fact, paying our rent was easy and we did it online each month. read more

We rented house managed by Bluefox propertities. I wished, I checked the reviews before renting. They did not do any maintenanace and "stole" the whole security deposit with all kind of claning and maintenance charges which should have been lanlord responsibility (example, $45 to change one light bulb). read more

We've had a decent experience with BlueFox Properties. Nearly every time we've needed help with issues from plumbing to the garage door being fixed, things were taken care of quickly. I am a property owner and was referred to Blue Fox since I am relatively new to Tucson and didn't have knowledge of any reputable property management company. The person I originally connected with (Sylvia) was wonderful--very professional and responsive. However, once she handed off my property to the staff everything went downhill. When I originally listed my home, I was advised they would show the home, even while I lived in it, which was great for me since I was challenged with trying to figure out where and when I was going to move out of the home and I still had to pay the mortgage whether I was living there or not. Three months went by and I heard nothing. When I called to inquire the status, I was told it was a "slow market" and that I should reduce my rent price--which I did by $300. Still more weeks go by and I still hear nothing. Mind you, my home is very nice--it's a 2800 square foot, 5 room, with pool & hot tub, and nice upgrades, in Rancho Vistoso. I had other realtors saying my home should rent within a month, since it's was so nice and the neighborhood is typically highly sought after. Finally, after another several calls, I receive notice they are finally going to show the home. This time, I am in the middle of moving out. I explain I am moving but they stated the prospective tenants were from out of town and would overlook it. After the showing, I receive several emails from a staff member (Gina) who repeatedly said my home needed to be "cleaned" before they would show it again. I was actually insulted given that I had told them I was in the middle of moving out at the time. It is a "given" and also in the 50+ page contract I had to sign, that I would ensure the home is clean before a renter actually moved in. Then a few more weeks go by, I had to call again for updates since they went "silent" and found out someone had actually put in an application to rent my home and they would be moving in within 10 days. It would have been nice if they kept me informed of applications submitted for my home--but I was only informed via the phone call I made to them asking why I hadn't received any activity on my home. Thus, I begin to scramble to ensure all the CLEANING details and maintenance issues were taken care of. Then 4 days before they were supposed to move in, I get an email saying the renters just "changed their mind" and then Gina gives me another demand about how I must clean the home before they would show the home again. The icing on the cake is, I also just found out the listing on Zillow was actually referring viewers to a previous realtor of the home and it was that company who was receiving all the calls about my home. I have a conversation with that company to try to find out what was going on and they shared with me that they were receiving calls daily from prospective tenants who were upset that they weren't receiving calls back regarding their inquiries or applications to rent my home. It was at this point I decided I needed to discontinue the relationship with Blue Fox and move in an alternative path (actually sell my home instead of rent it). Ultimately my experience with Blue Fox was a dismal disappointment and I would not recommend them. However, Sylvia was extremely professional and if she moves to a different company, I highly recommend her as someone to deal with. read more

to start out clauda was very helpfull but, after the first time i looked at the unit things changed. i left a number of calls which were not returned. i stoped at the office to pick up a aplacation and she was very rude to me. i left a message over the 4th holiday asking her to set up a appointment to see the unit again on wed the 6th and to leave a message on my home phone as i would nbe working on tues the 5th, she never set the appointment up and did not call. on thursday the 7th i left a message for steve schultz to calltelling him that i was unhappy with clauda. he never called. by this time i had desided not to do rent from blue fox. on fri the 8th claudia callled and i told her that i would not work with them.within the nexed half hour i received a call fom someone saying that she was claudas boss. i told her that iwould not do any thing with blue fox because of the way i was treated. emmeron skara read more
