Over two months have gone by, and I have not heard a word from him. Because of his lack of performance, I was forced to dismiss my clients case for lack of service. As per our phone conversation on Tuesday last week, I provided a time-bound notice to Troy last Wednesday -- admittedly during bad weather, but I was able to make it to his office. I followed up multiple times by phone before finally canceling the request on Saturday -- because by then, it was simply too late. This is how Troy responded -- 5 days after personally delivering the document + payment to his office: "Jenny, Per your request I stopped service. Due to the weather on Wednesday and Thursday I did not have any servers on the road. The service would have been performed Friday. I can have the check and documents returned to you or served today. If you seek an irresponsible process server, who does not return calls, update you, provide timely service, messes up your legally-mandated, time-bound work, and costs you days of extra work, hassle, and legal fees -- Troy is your guy. Overall, the unit is nice and the landlord is generally responsive to any issues. I spent 3 hours of my own time painting the inside of our unit (had notified the landlord in advance). Met for our final inspection and was thanked for taking such good care of the unit, but still had money deducted from our security deposit (including for a stain in our oven, which had appeared the first time we used it). We were good tenants and didn't complain when our basement flooded on two different occasions or when a new light bulb exploded all over our dining room - it seemed unfair to nickel and dime us especially with all the extra work I put in. My recommendation would be to thoroughly document before and after pictures if you choose to rent here.

Since moving into the property (an older home), several minor issues have arisen (e.g., a toilet leak, a problem with the fridge, a tap leak), and each time, PPM has quickly and efficiently resolved the problem, even when the issue came up late at night. This is in stark contrast to other property management companies that we have rented from in the past, where we were often forced to live with the issue for weeks or even months. We could not be happier with PPM!
