Horrible experience with Blue Mountain Management. I am part of the Waterford Park HOA in Beaverton Oregon. I am the homeowner and have been trying for over 6 months to get the HOA regulation documents. I have been told that I should have them and then all emails through the portal have been ignored. The HOA is more than happy to hand out fines but will not provide documentation outlining the rules and regulations that we are in violation of. I live at the 45 Degree Central neighborhood, right across from Nike. A simple asking for amenities access or welcome package is still haven't been responded to. I cannot recommend Blue Mountain Community/Associa for any services; from my experience, they have failed in all aspects of management. Following is a list of 7 significant issues we've encountered: Communication: response times range from immediate to slow, but when it really mattered, too many times I received no response at all. Blue Mountain also failed to inform the board when our account manager quit, and this happened twice! Financial reporting: Blue Mountain failed to deliver financials in a timely manner, often these were received many days after the due date and then only after having asked for them. Annual meetings: Blue Mountain failed to ratify our budget before the new budget year began, resulting in a budget shortage right from the start. Accounts Payable: Blue Mountain failed to check our landscaping invoices against the contract resulting in a $7000 overpay!; Blue Mountain also failed to pay invoices on time. Contract Management: Blue Mountain failed to end a contract when another was set to start resulting in payments to a company that was no longer to be under contract. Insuring community assets: Blue Mountain failed to insure our sliding gate, this was discovered only after the gate needed significant repairs. Soliciting bids: Blue Mountain failed to procure additional bids for our failed gate, even after this was requested; Blue Mountain also failed to solicit competing bids when landscaping costs were forecast to increase substantially. These are seven big issues we've experienced, and I can provide documentation for all. Each point is covered in the Retainer Agreement as an item that Blue Mountain accepted responsibility for and promised to deliver. My assessment in short, Blue Mountain has very poor customer service and simply wants to write checks to make problems go away, without seeking alternate solutions. My perception is if they can ignore us long enough maybe we'll just go away. We have terminated our agreement with Blue Mountain, and I look forward to a fresh start. What follows next simply must be better than what we have received. I will be sure to share my experience as a caution to others on Google, Yelp, Facebook, the BBB and anywhere else I can think of. read more

We moved to a Blue Mountain community and had several questions about the ARC process and wanted to make sure we could submit a request without having an account. Blue Mountain was slow to respond to all of our emails, quoted a very slow turnaround time on the ARC approval, and neglected to tell us at any point that their contract had been terminated and management was transitioning to a new company until AFTER our ARC application was submitted AND the transition was over. After this debacle, I found that many of our new neighbors have reported some sort of service issue with Blue Mountain. I guess its fitting that their initials are BM. read more

Terrible company! They manage our HOA in Vancouver Washington. Charge Astronomical fees, are not reasonable in requests such as stain removal of fences in winter. Cannot get ahold of anyone, their changeover is high. Having issues of harassment by HOA board members that gets reported and nothing is resolved such as removal of board member. Allows HOA to change rules constantly and whenever is convenient. When adding board members, adds members sometimes with a vote sometimes without from homeowners. read more

Beware before moving to a community Blue Mountain manages... just before the holidays our community was told today (12/18/2023) that we owe almost $600 if our house is one that was painted earlier this year... get this because they mismanaged our funds and agreed to have our houses painted and never had said funds to begin with. Recently our HOA signed on with Blue Mountain Management. I understand when a new company takes over there may be a few glitches to work out so i was patient on my end . We now have to send our payment to San Francisco and no longer have a phone payment option. I take pride in my payment history and have made every effort to have my payment in on time .I have years behind me with no late fees now within a short period of time i have 2 on my record . We are in a very scary time and i am working two jobs I cannot afford late fees because a company cant get their shit together !! They are the absolute worst. Even after having more than a month advanced notice, they issued the annual meeting notice only days before the meeting (most homeowners didn't get theirs until after the meeting). Then they didn't even show up! And haven't been heard from since, despite attempts to contact to find out what is going on. They are shockingly bad. read more

This group is an utter joke. They preached service and support for a small community of 11 homes, only to drop us 2-3 years later b/c we didn't generate enough revenue for them. Let's see, you take dues from us, do nothing except put one sign to not hop a fence, that took over 2 months to get because you keep mistaking it for another community also named similar, the HOA savings is less than 30% because you take the rest of it for profit. Social media, you live in a large community, perhaps they will give a turd about you b/c you generate enough cash flow for them, if you are in a small, new sub-division and the builder assigned them, be smart, talk to your neighbors and RUN. We submitted plans for a shed 3 weeks ago. At first we kept getting kick back emails that said they would be getting back to us in 72hr. I'm not sure if they were talking dog years or what??? Because 3 days is not equivalent to 3 weeks. I finally lost my patience and left them a more unfriendly msg and that got a return phone call but of course nothing about my shed. I can see by the fellow reviews that I'm not alone. Taking my money and not providing me with the service that you have promised is fraud. I plan on continuing to write reviews and filling complaints till I have your attention. I will even hit the BBB and attorney general's office as well. read more

I don't write bad reviews. I look at writing reviews as a way to help a business not hurt them. But today is different. Blue mountain HOA and there whole team simply are terrible. Every time we submit an application there is no communication. They are unorganized and come across lazy. Tess is our community manager and we can not get a hold of her for any of our issues. They have a team filled with lazy not resourceful people who do the bare minimum. I know for a fact that they over bill their communities and look for anyway to get as much out of a community as possible. I do not know why communities even choose them. Stay away from Blue mountain at all costs because it will cost you more than you bargained for. I am wanting to convert a dining window into a sliding door on my townhome and have seen multiple neighboring homes in our area that already have them installed. I was unable to contact any of the neighbors so I tried contacting our townSQ company that deals with blue mountain and they haven't gotten back to me at all. It's been over a month. All I wanted to know is some associations have preferred contractors which they recommend I wanted to reach out to one of those to getting an estimate or permits etc. NO response. We also have a yellow jacket nest up on our roof and asked a simple question of HOA would cover that. Still NO response. Good at pointing out what you need to do, but not maintaining the property. Our townhouse needs painting, as the white trim is grey, and was painted 10 years ago. Our roofs are 20 years old and they aren't properly maintained as there is green mold on the roofs that previously were cleaned yearly, but not anymore. The grass in front of my house looks terrible and the tree in front of my home has a split trunk. You can't speak with anyone, only email. I used to be informed by email of HOA meeting, but I'm not getting those emails anymore. read more

I wanted to reserve our HOA clubhouse for my birthday. I went on the app they force us to use and reserved it almost two months in advance. My reservation was not confirmed at any time during those two months. I called to speak to someone and was only able to reach a voicemail. After waiting multiple days, I called and left another voicemail. After multiple days of still no response, I emailed and got no response, ever. I would love to be able to say this was surprising but I have had many experiences like this over the years. I also see posts of many other members of our HOA having issues just like this with no one responding. If you need to have a management company on paper, are willing to spend thousands a month of your HOA's money, and don't have an expectation that your manager will actually do much...look no further as you have found the right company to throw money at and these low expectations might be able to be met. read more

Covid crisis caused a lot of stress for me during a home sale. I feared that I would not be able to communicate w staff in a timely manner. Blue Mountain Community Management has HORRIBLE customer service. Just look at the reviews! They only respond to the 5 stars like a bunch of charlatanes. We sent a request on July 2nd to move a gate to a more realistic part of our fence. It's a simple remodel so we expected the response time to be relatively rapid. This was not the case. My wife had to check in with Blue on a monthly basis and every time the response was the same: this request is being reviewed. They lagged BIG TIME on approving or denying the request. They never even took the initiative to message us and let us know that it would take a little longer and request our patience. After almost four months, we got a approval notice. Thanks. My family bought our home brand new in 2016. Our HOA requires us to file an ARC for any change to the exterior, including paint, storm and garage doors, alterations to landscape, etc. The company that manages our community is Blue Mountain. We submitted an ARC for an AC unit on the backside of our home. It took the longest to receive approval for this ARC by far! Im sure everyone had the same idea at the same time, and there are over 200 homes in our community alone. We could not open our windows due to 2/3 of our property being NGPA and the bugs being so abundant this year! Many times our thermostat read 80+ in the middle of the night. For this I did take off one star. With two weeks of summer left, we received word from assistant community manager Mariana Mendoza. We communicated with Mariana throughout the process by email. She was thorough and quick to reply. We are overall satisfied with the customer service and end result. read more

Alexis Paige is an exemplary employee. We had problems trying to reubmit a modified ARC application. I got messages that both emails I was directed to use were invalid. I finally went to bed last night about one, exhausted and worried it hadn't gone through. I awakened to a brighter new morn with a prompt message from Alexis that it had been received and added to the review pile. Absolutely horrible experience. We've been trying to get a roofer to come to our property for two and a half months, as that is covered under our HOA dues. Blue Mountain continues to do nothing about it; takes weeks to respond to our emails, and apparently subcontracts to the most unprofessional, uncommunicative subcontractors as well, then doesn't require anything of them. I'm deeply disappointed and will be recommending our HOA fire them as our management company. edit: It's difficult to want to reach out to your customer service team as we've received no help from the associate we've been emailing since OCTOBER. If you truly cared, I think you might take the time to actually do what your company is supposed to do, and reach out to me and actually offer a solution. If you don't cover our roof repairs, just let us know. If you do, though, ACTUALLY DO IT. Don't lead us on a wild goose chase for three months and then act like this is not your fault when I leave a negative review. read more

Literally the worst and keeps getting worse there's an excuse for everything and they allowed their tow company to get away with towing me illegally. In Oregon if vehicle owner is present at time of tow and vehicle isn't hooked up driver is required to allow person to move. I have neighbors who offered notarized statements verifying my vehicle not hitched. They refused to refund almost $500 they say their board says to only communicate via the owner yet we are the ones paying all the money. They are literally rude and useless read more

This company ignores phone calls, neighborhood complaints, and does the bare minimum (or nothing at all!) I'm in the process now to terminate their contract and hire a new hoa! Here is a list of several things they continue to ignore: Graffiti all over fence at entrance of neighborhood Basketball hoops left out on street (against rules) Cars parked in front of fire hydrants and on blind corners - serious safety concern since I am almost in a head-on collision ONCE PER WEEK. Also, you can't see the small children playing in the street in front of the house that runs a daycare. They REFUSE to paint the curbs. Cars park in front of mailboxes preventing us from getting our mail - we try to put up signs, but they are ignored, and Blue Mountain won't step in. They let people leave all kinds of stuff hanging from their windows such as tubes, decorations, broken blinds.. again, their rules are against these things! I've left several messages - only one call returned. My neighbors have also left messages without any returns. A neighbor has FIFTEEN CHICKENS in their back yard.. which escape and crap everywhere. Really?? Can't do anything about that?? Anyway, don't entrust this company with your neighborhood.. I have no idea where our payments go. Oh, but the plants in the front yard(s) are nice. I had called the office with an inquiry and first off, I was happy to have reached a person rather than voicemail. Jessica Bender addressed my concerns in a very warm and friendly demeanor. She gave me the feeling that she cared and took me seriously. E-mail correspondences with Jessica were prompt. I am impressed with her quick turnaround and follow through. I live in a community in Wilsonville Oregon managed by this company. I have sent emails and left voice messages with zero response. We pay 100+ a month for landscape services. Zero service in the past 2 weeks. Our grass has gone to seed and still no response from this company who manages our HOA. If you are looking for a responsible company to work with I would certainly avoid this one. In the past 4 years our cost has gone up about 40 percent while our service is terrible. No bark dust or other common services are occurring. My main issue is you can't reach them and they refuse to respond to email or phone calls. read more

This comapny does not enforce the HOA rules and is basically scamming the homeowners out of their $80 per month dues. Clearly anther completely corrupt company paying a kick back to the builder. The worst management company. Received a letter in the mail that said we have a violation. Okay cool - what is it so we can fix it? "LANDSCAPE MAINTENANCE". That's all it says. What the hell does that even mean? I emailed asking for details and pictures. It's easy to mail out violation letters with vague "descriptions" (I use that term very loosely, because it's not descriptive at all), with no details or proof. This company really needs to have their employees do their jobs thoroughly. They have been nothing but a crap company for the past 4 years we have lived here. Just like other reviewers, I am only giving one star because zero stars is not an option. These people are terribly incompetent. They randomly started billing us in the fall (we didn't have an HOA before because our neighborhood is still being built) with no introduction, no information about what our fees would cover, etc., so I called to request information. Nobody answered even though it was during their business hours. After not hearing back for about a week, I called again, and again, and again. I left messages and continued to receive no reply. We then received another bill, but this time it had an attached late fee. At this point, I was skeptical that this was even a real association because I could reach NOBODY and all I got in the mail was a "this is due, remit here" notice. We thought perhaps it was a scam. I googled the company name and found an email. I emailed them and explained the situation. They spent weeks giving me vague answers about what would be covered. I kept having to reply and ask for clarification. By the middle of December, I had at least most of the requested information. I was told the late fees could be removed from our account once we paid our monthly dues. At this point, I was ready to pay the monthly dues at be done. HOWEVER, when I went to log in to their payment system (paydici), all of our account information was incorrect. They had the wrong zip code on file and had our names totally wrong. We are the first owners of this home since it is new construction so I'm not sure why they thought someone else lived at our address. Anyway, I contacted paydici and was told that they had no record of our community being linked to their payment site. They still have been unable to correct my account. I decided to contact BMCM again and let them know that I am now UNABLE to pay. They said all of my information was correct with paydici and I shouldn't have this problem. Well, I do! So..? Around this time, we also found out that there would be a fee to pay electronically. What a joke. After giving up on paydici, we found the bill pay information required to set up payments through our bank. I am now being told that my late fee will not be waived. BMCM claimed that I never made a request for late fees to be removed, then changed their mind when I forwarded them an email of my request, and yet they are still refusing to waive the fee. I had an email exchange with Gabe Tatz about the issue, and he gave me the same response every single time I asked a question. I finally asked for his supervisor's contact information, and he said that his supervisor would not be able to deal with the problem and would not give me his contact information. I requested it 3 times. Finally, Gabe copied another employee on his email and she finally responded with Gabe's supervisor's name. I was in disbelief at how unprofessional, dismissive, and inept Gabe was regarding my concerns. I will be calling Gabe's supervisor shortly to make a formal complaint. In less than a year, the HOA will be under resident control and I cannot WAIT to switch to a different management company. This has been the most disappointing and irritating experience I could have imagined, and I'm astounded that these people are still in business. I wonder how long it will last. read more

watch you invoices - AssociaOnCall tacks a tidy fee onto your invoice for making a phone call to a vendor to work at your property. we had a plumbing invoice for $2940,28 that we found in our invoice postings -- Associa added on $520 for a total invoice billed to the HOA for $3460... review your contract to see what they can stick you with - nice work if you can get it - $104 / minute -- $6240 / hour (NASA rates) our community manager is awesome - (after we requested a change from our original manager that was 'lost-in-space')...as our HOA lawyer said - your management company is as good as the manager you get -- and maintenance run thru your HOA if a total rip-off. we are developing our own vendor list and are eliminating Associa from doing any work on property. lessons learned - your sales rep who pitches the company to you dons't seem to think this is important to mention ...just sings praises for the maintenance branch we also did roof and gutter cleaning with Associa - crappy work and no follow up and both projects took multiple calls to try to get the job finished correctly before releasing payment ...most HOAs dont do follow-up on the work - we expected Associa to do that ...not happening - they work from the office and dont review quality of work from the vendors they contract with Good Luck!! read more

Cheyenne has always been helpful and courteous any time I call. She's an amazing employee and any company would be grateful to have her. My rating was based solely on my communication with her So I'm giving her 5 Stars!!! However, the calls to Blue Mountain are always because Tess (who oversees my development) has not returned my 3 phone calls and/or emails. This last time it has been almost 5 months and Tess has not returned my email (one that was a follow up to some research SHE was supposed to be doing), so I called Blue Mountain and Cheyenne graciously offered me to send the email to her and she will forward it to Tess. We'll see what happens. In the past I have also Cc'd Tess's boss (Chris) on an email but he didn't respond either. Mind you this is all for 1 issue almost a year ago and I still don't have any resolution. It must be nice to do literally nothing and collect a paycheck. read more
