I emailed the Director of Community Development, Gabriel "Gabe" Tatz about a safety concern: a huge concrete filled metal barrel with a bar sticking straight out of it laying adjacent to our community basketball court. In my mind, it was waiting to impale someone and had been moved there during land reshaping in preparation phase 3 by builders. He said he'd look into it with the builder and after almost three weeks of not hearing anything, I reached out. His response was short and indicated the builder wasn't going to do anything about it. I had to send another email to ask if our HOA would address the issue if the builder wasn't willing to help. Gabe responded, "I'll have our team put some eyes on it and see if we have ability to remove from an HOA prospective." That was it. I later sent another short email with two questions. I asked what next steps would be and who might be a third party that would be responsible for this? If the builder was washing their hands of the issue and it seemed open to 'the team' saying it wasn't their issue, who would address it since it was on either one of the aforementioned's properties. Without indicating who else would be responsible, Gabe replied, "I do believe we can look into just having a maintenance crew have this removed, should it fall within the associations Platted Tract Maintenance location. If it falls outside of the association land, we would be unable to touch it." Once again we find ourselves waiting for someone to 'look into it' and the gate keeper of all action setting low expectations. I replied to Gabe's email with a request that he reread what I wrote as there were two simple questions that weren't addressed. This was also starting to drag on and I was getting tired of the back and forth emails, so I asked what sort of timeframe we were looking at for some answers so I wouldn't waste our time following up. Gabe ignored my previous questions and focused in on the timeframe, but even so came across with a short, ambiguous email, "If we have the authority to remove it, it can be completed same week." The same week from when? We are about a month into it and no one has even looked at it. A week from tomorrow, a week from next week? A week from August 2018? When? I replied that I was concerned about an inability to effectively communicate. Since Gabe was either deliberately ignoring my questions or was repeatedly missing my questions, my thought was that Gabe and I needed some assistance from a third party. That's when I requested to bring in Gabe's supervisor. Radio silence ensued. I called the office four days later and spoke to a woman who picked up the line. I explained the situation and requested Gabe's supervisor. She was quick to respond with something along the lines that everyone at Blue Mountain have too much going on and that's probably why I wasn't getting anywhere with Gabe. I was adamant that Gabe would eventually get around to replying to me, but he consistently omitted replies to specific questions. She was skilled at the art of redirection and never gave me the information for Gabe's supervisor. She instead pointed me in the direction of the Construction Coordinator for the site, who had already been CC'd on some of the emails but had been silent. She mentioned that Josh would call me when he got back from his run. The following morning, Josh sent an email that he saw the hazard along with some other concerns and he gave the landscaping crew permission to address everything. He also gave me a timeline within which he assumed the crew would address it. Why couldn't we have done this weeks earlier? Why couldn't we get to this point without multiple emails, one which included an ignored request to involve a supervisor? Why couldn't we get to this point before a phone call was made in an attempt to involve a supervisor? I'm not the only one who has had difficulties with Blue Mountain and I'm sure I won't be the last - this also hasn't been my first issue with them. As soon as the builder is done and turns the HOA over to residents, our plan is to hunt for a new management company. If you're looking for a management company, keep on moving. I know we will be as soon as we can. read more

Have had a terrible time communicating with Blue Mountain Community Management. This may be the first negative review I have ever written. ARIZ MAGANA (my community manager) has done a TERRIBLE job of assisting me with a request that was filed months ago. Unfortunately HOA's tend to have a monopoly over your business so this is not something you can "shop around". I will say I find it ironic that companies with the poorest customer service tend to be the ones that don't have fair competition to displace them. I am a very level headed individual and feel as though I have been tossed around like a rag doll. I have been told I will be called back over a handful of times with no response. The WORST community management company I have ever dealt with. They are super sweet until you're one of their homeowners! There is a man who answered and said he was an Assistant Manager who was unhelpful and downright rude when I had a question on putting up a shed on our property not long ago and they never enforce rules in our neighborhood. We have many people with trailers out for days or weeks, people parking cars everywhere, fences in disrepair, houses badly maintained, etc. They are so bad managing our community, we are considering leaving it. read more

I am very disappointed in the service I have received. I was sent a letter in July 2021 of a vehicle violation. It took until October 15th to have a meeting with board to prove my innocent and yes I had to prove my innocent with documentation. I still have not received final letter stating the violation was voided in meeting and I didn't commit any violation at my residence. I have emailed property manager about sending me final letter and I still haven't received it for my files. We are now going into another year and until I receive this letter this is still an open issue. I pay my HOA every month and on time to receive this unexceptable and unprofessional service from management. Please give me what I am entitled to have on all levels. read more

This company is horrible. They can't maintain staff, their invoices are not accurate, the ignored the HOA budget costing us thousands additional, they quite billing one homeowner because they were trying to claim they were not in the association, they completely ignored our common areas but were happy to send fines to homeowners about weeds all in an attempt to increase their own revenue. I have had multiple issues with this company sending out inept maintenance workers without warning. First they came to pressure wash the walkways and they brilliantly positioned the exhaust pipe for the gas powered machine right against my wall so it MELTED THE SIDING AND FILLED MY APARTMENT UP WITH EXHAUST. Not a pleasant way to wake up. It took them like four months to fix the damage. A few months later I was AGAIN awakened by maintenance workers testing the fire alarm that goes off INSIDE my apartment EXTREMELY LOUDLY.  I'm not sure why someone felt the need to install a fire alarm in a small space that would be loud enough for an entire hotel, but in the scramble to jump out of bed and try to climb up and look at the alarm I fell and hurt the hand that enables me to MAKE A FUCKING LIVING!   So yep.. they send out a notice when there is gonna maybe be some painting going on, but when it's time to do some morning maintenance with toxic exhaust and louder than airplane alarms..   No Warning.   THIS MANAGEMENT COMPANY DOES NOT DO A GOOD JOB of keeping tenants happy.  I hope that prospective clients see these reviews and they go out of business! read more

My husband keeps reaching a lady who is very rude and promises to call back but never does. This is affecting us because we are trying to sell our house but can't! They sent my bills to an incorrect location for almost two years, never once thinking they should look into the returned mail, then billed me all the fees WITHOUT any admission of wrongdoing on even a partial level. On top of that, they raise fees considerably each year, far more than can be justified for what is being offered. We live in a new neighborhood and are learning the ropes as far as an HOA. We decided to build a patio cover and got everything ready to go for building only to learn the process typically takes 30-60 days to get approval from the HOA. We contacted Tracy at the Blue Mountain office and I can't say enough about how she guided our request through the various steps and got us our needed approval in record time which saved us having to reschedule the contractor and further delay our landscaping which is supposed to start after the patio cover is complete. Without Tracy I'm not sure what we would have done. She has been our hero through all of this! read more

The $5 is about 5% of my monthly dues. Are other HOAs paying less of a percentage for you to collect money? I know of a company that only charges 2.7% of card transactions (and Quickbooks charges 3.3%). So either you signed a terrible contract or you upped the percentage and passed it on to the customer in order to make a few extra bucks. Again, I hope your service is with the fees and dues being paid. read more

I've written a review of Blue Mountain before. I'd just like to point out that 1. HOA is your homeowners association that needs an elected or volunteer board to oversee the management of the HOA, and 2. Blue Mountain is a management company that will take advantage of the HOA by discouraging community involvement and making it appear that THEY are in charge when in fact the HOA should/needs to be in charge. In fact, they will tell homeowners they are in charge and have all the power. 3. A well formed HOA will TELL management what to do not the other way around. BEWARE of Blue Mountain. They will take the HOA's money and run with it. They are full of egotists that give good HOA's a bad name. People who live in a community with CCR's need to know the rules. I've asked for documents, board information, and other crucial items pertaining to our community, the people however fail to produce the documents, fail to provide board information, and do not give accurate or reliable community information. Apparently we switched lawn companies to maintain our yard's and community spaces, but the contract and paperwork for my behalf was not provided to me. In fact the community did not even have a say, it simply happened. I dislike this company so much I'm trying to get paperwork and legal advice to help fire them. read more

They send nothing out to the community regarding a budget or where you money is going. I have had multiple billing problems and they do not return a phone call. Took 4 calls and 2 months to get my key to community pool. I will do everything in my power to get them terminated as out property manager. I agree with many of the less than stellar reviews of this property managment company. I, also, would give zero to negative stars if Yelp would provide me with that option. I am an owner of the Gardens Townhomes in Vancouver, WA where the builder hired Blue Mountain to manage our HOA. While the townhome community was under construction, our BM contact was Gabe, who is the director of community management, It seems to me that the use of the property management director is a tactic used by this company to acquire the contract and to keep the builder happy, While under the care of Gabe the service level I received was actually quite good. However, once the community was completely constructed the management of our HOA was moved to a "community manager" (in this case Cherina), who has little understanding of customer service. If a simple citation is needed she will actually get that done in a timely fashion but if your grievance is more complex don't expect to receive any kind of timely communication and, in many cases, don't expect to receive any kind of actual resolution. While under the care of Cherina there were many instances in which I started an email communciation only to receive no response after more than a week resulting in the necessity of a second email. Having to send two emails in order to get one response is simply unacceptable to this customer service professional. Once I finally did receive a response she apologized for the delay and indicated that she had been busy. Seriously?! While I agree that her work load may be a problem, it's not MY problem and that is not something that a community manager should ever say to a home owner. Furthermore, the email communications I did receive typically did not contain enough information, resulting in numerous back and forth email thrash just to get to the bottom of one issue. I assert that perhaps Cherina's inefficient use of email may be part of her work load problems. To illustrate the poor service received from this company I will use my HOAs landscaping "maintenance" issue as an example. Myself along with several other home owners have complained about the abysmal state of our property grounds. This property does not have any grass so there is no mowing to do however, there are weeds everywhere, many bushes and shrubs have not been pruned since they were first planted 2 years ago and leaves have not been raked despite the fact that all of this is contained within the landscaping scope of work! We pay the landscaper over 8 thousand dollars a year to simply blow the sidewalks with a leave blower. My property had a completey overgrown shrub that was between mine and my neighbor's driveways (HOA property) that was severely encroaching my property. It was scraping my car if I parked too far over to the left side. I also had a bush in my front yard that had never been pruned in the two years that I have owned my property and there are many others that look just like it on our grounds. I actually am embarrassed to have people driving by and looking at our community. BM is supposed to be conducting regular visits to this property so if that was getting done then how could they have let this property remain in its neglected state without doing anything about it? That said, after several of us home owners complained they then indicated that the landscaper would take care of it by the end of the week. I work from home so I was able to witness the landscapers park across the street from my property, get out of the truck, look at my yard, jabber to each other, then get back in their truck and drive off without doing on ounce of work. I could not believe it. I reported this back to Cherina but by now I'm at the end of my patience. I told her that I'll take care of my the issue with my own property and if she and the Board did not care about this landscaping then so be it. I then proceeded to chop in half the HOA bush encroaching my property. It looks horrible but not really any worse than how it looked unpruned and now I have ensured that it will never encroach my property again. I also ripped out the 3 bushes in my front yard. If they are not going to hold the landscaper accountable for abiding by their contractual scope of work then I was done with it. To be driven to take these types of drastic measures in order to escape the curb "embarrassment" is a travesty given the amount of money we pay this Blue Mountain to do this work for us! The Board has since hired a new landscaper but once again, on their first trip out all they did was blow the sidewalks. To sum it up I believe that the only reason this company is still in business is because they focus on getting builders to sign them up. Builders don't have to deal with their incompetence nor their culture of poor customer service. read more

We've had multiple issues with the pipes in our townhome complex. Management does not communicate with residents when they need to shut off the water for repairs. In the summer they shut off the water for over 48 hours without any notice. Today they shut off the water around 11 am. It's now 9:38 pm. I've called management twice to ask what it happening with the water. They haven't responded and the water is still off. This is the second time this week this has occurred. I would be a lot less upset if they communicated effectively instead of just letting it go until we have to call and complain. read more

I moved into an HOA community but I wish I had had an opportunity to read the HOA first. We were moving in and had empty boxes in our driveway (for two days) and received a write up and we had a trailer we were using to move material for our deck and we got a write up for that. As someone who has worked professionally with HOAs and community associations for over ten years, I am astounded at the lack of professionalism shown by Blue Mountain. They consistently manage to get worse and worse the longer they are around. Examples? Failure to provide a copy of the financials and the budget when requested (as required by state law). Failure to enforce the written rules of the community when provided evidence of a violation of such rule many, many times. Failure to properly listen to the needs and wishes of the community, then lacking any accountability to own up to or apologize for these shortcomings. This is NOT a review of an individual manager, we have had three managers now and they all suffer from one degree or another of inattention, indifference or outright laziness. read more

Update: I am changing this rating to a 5 star from a 2 star! I appreciate that this company cares about their ratings. Not every company out there cares if their yelp review is down the drain. Blue Mountain reached out and was able to further explain the situation from their side. They listen to their customers and help resolve their issues the best way they can! I am in the process of switching my windows out to double pained. I initially inquired with Blue Mountain Community Management to see if there were any requirements that I needed to meet before browsing for windows. They sent me an email saying "I've attached the CC&R's in my previous email for you to go through and make sure that you are following the guidelines. Any questions that you have for this architectural change will be explained in the documents." Come to find out after re-reading the 50 page CC&R there is in fact no guidelines for replacing windows. The only statement related to structural modification stated that I needed to notify the HOA. Blue Mountain was unwilling to give me any information in regards to the requirements. They suggested to pick a window and see what the committee has to say. They would not let me talk to anyone on the committee. They would not give me an example from a previous application. After going round and round for a week or two emailing back and forth, I finally submitted an application with a window that my neighbor had recommended. I have not gotten any feedback and it has been 25 days. This process should not be this painful! read more

Only giving them one star because I can't do zero. When I email them about issues I get responses back in days. Our outside lights were off for WEEKS and I had to send multiple emails to get anything done. I have to beg and nag to get the propane tanks changed in between the buildings. And the fees they charge to pay HOA by credit card? It's so ridiculous it's laughable. These guys are completely useless. One star is too many. They are thieves. We were/are a newer neighborhood and had no control over our HOA until we were built out to 75% - this took 3+ long years. During that time we had no choice but to have Blue Mountain based on who the developer hired. For those 3+ years they collected our money, paid their fees and didn't pay our landscapers (which we never saw) except the bills. I have SO many pictures to share if you need proof. 4 months ago we were finally abel to transition away. They were not transparent, we had very little to show for our years of paying and continue to get harrassed by people with whom our bills weren't paid. Blue Mountain NEVER communicated about any of this - just kept taking our money. We tried many many times (email and phone documentation) to make this right with them and communicate. Just today 10-27-16 they sent our new management over $1200 in past due water bills from over TWO years ago . . .the bills were dated in August . .they are just sharing with us! We didn't know we even had water access becuase I guess it's been shut off for years of them not paying. We are a super small community of only 9 homes currently, 12 when finished and we were severly taken advantage of because they knew we had no power. We'll be reporting to the state as well. We'd love to take to court but will cost us the same as we lost - so just cutting our losses, moving on and hoping others avoid. read more

Currently closing on the purchase of a new home. Blue Mountain is managing the HOA for new housing being built in Forest Grove. We were charged in our Escrow fees $230 from Blue Mountain to transfer the account from the builder to our name. I called Blue Mountain to ask why in the world it would cost that much and got some ridiculous excuse for the $230 fee. Hopefully our HOA is looking for another management company. read more

The people are the most unorganized, unprofessional people I have ever dealt with. They totally spoiled confidentiality on someone else's case. Some outside employee was completely disrespectful and message me smart remarks, handling business from a cell phone. And apparently, I was included on a message, that was meant for someone else and for someone else's case. My case has not had a solution since June, it is now almost October, and I am "accidently" included. My case must have been overlooked even though I have called at least 4 times and emailed about twice as much. RIDICULOUS SERVICE!!! Not worth my HOA fee but sadly I have no control over it, I just have to pay my dues whether I like it or not. I wish I could select my own HOA but that's not the way things work.
