They put us in a site that could not accommodate our RV and refused to give us a full refund after confirming a site for us that would take our large rig. when we had to cancel because THEY changed our spot too small and there were no other spots available for us. My husband had a volunteer construction job in Albany Oregon. We did not want to be apart for a whole week and have him drive a long distance back and forth. We stayed at the Blue Ox RV Park in Albany. We were worried since we thought it might be noisy and Albany isn't really a tourist city with much to do. But we had a great time. The caretakers keep it immaculate. They are extremely friendly and helpful. At night, it was so quiet. RVs were coming and going, but were asked to do 5 miles an hour and they did so. Keeping it safe for us to walk our small dog. It was a great experience. We had a really nice stay. If it was warmer, we would've went swimming. But we had a horrible rain storm. The only thing I suggest is if you are going to be working on your laptop and need consistent Wi-Fi, you might want to bring your own set up. It was at times spotty and at times great but also at times there was no Wi-Fi at all. But I love books and I enjoyed reading during the rain storm. Also, they have a nice Keurig K cup coffee in the lobby during office hours if you want to just enjoy one cup of coffee. Great place to stay. I would definitely come back! read more

Nice trailer park but lady manager was very rude. She has very poor communication skills and needs a lesson in hospitality and anger management. Great park to stop at , we stayed 3 days and explored the surrounding area. Clean bathrooms and clean showers. The laundry room was very nice and clean , no change machine. This is a very nice park not too far off of I-5. It has a wonderful rec room plenty of room for lots of people indoor pool it's kept very nice spaces are big enough that you don't feel too cramped but it is side-by-side camping. We come here with our rving group but if I was just going down the highway I'd be thrilled to find this place to stop at for a night or two. Will be back again, Oregon RVing Women . It's a nice clean park, but bathroom/shower use needs to be clarified. The sites are level and clean, power, water sewer are all good. Wifi was so-so, didn't try streaming but doubt it. We didn't use any of the restrooms/showers or laundry as we could not access them! We did check in late, the instructions say "Pool Hours 9A-9P Everyday" however it does not say this means the laundry & most of the bathrooms too! There is 1 bathroom that supposedly has a shower that is open via code. I was unable to open it with the code.... Apparently you have to hold the lock open while pulling the handle. I spoke with the manager and suggested they could be more clear by posting hours on the door of the closed facilities and better instructions and he said they were clear in the check-in notes! I am a reasonably intelligent person and have been to 50+ RV parks across the country and I disagree! Too bad what seems like a simple effort to make it more clear was met with that attitude! Nice enough place, close to I-5, but far enough away for quiet, but we won't be back!! read more

Wasn't planning on staying; I was on my way to Sacramento, CA, but weather prevented me from going over Siskiyou Summit. I stopped in Albany to sit out the weather, and was so impressed with the Blue Ox, that I made it my destination! Although the weather was cold, their heated swimming pool really turned on it's charm! I think I used it nearly every night of the week I stayed! The park was clean and quiet, and I found Jerilyn and Jordan exceptionally friendly and helpful. I certainly would recommend this place to anyone traveling on or off season! This rv park far exceeded my expectations - I normally avoid this kind of rv park. We syayed 2 nights. Most of the sites were pull through concrete pads. Not large sites but reasonable separation between coaches and room for my 36 ft rig and tow car. Electric, water, sewer, and cable at the site. WiFi was poor. We did not use the pool and the spa was closed for repairs. We enjoyed the remodeled club house with ping pong and pool table. There are longterm residents in the park but the are orderly and not very noticeable. There was some noise of vehicles leaving starting about 6:30, typical for a high density park. The staff was very friendly and provided what we needed. The new management is making big improvements in the place so I expect it to be at least as good on my next visit. We enjoyed the covered bridge tour in the country side east of Albany and the Calapooia Brewery. Next time we will visit the Deluxe brewery too. read more

Right off I5 and super close to Albany city. Nicer than other park in town. Cement slabs surrounded by gravel, with very few sites having grass. Would look so much better if they watered more to get more green grassy sites. Looks like most are FT residents. Okay for a one nights stay or if you needed to be close to Albany. read more

Stayed here in June 2019. While it could be a nice park some improvements and better communication need to be made. First our spot was nice, large tree for shade etc. We were traveling with dogs for local dog show. We always set up pens so we can sit outside with our dogs. Well first night mgmt comes with a typed up letter telling us we have to be outside with our dogs while they are in the pens, which I agree with 100%. But the kicker was when the dogs were not in the pens we had to tear them down, so we constantly had to reset our pens. Plus we could not have them up past 9pm. (none of these rules are in there printed hand out when we arrived). While there are numerous full timers living in this park, with crap all over the outside of their rigs. Wifi was useless and rarely worked. The park has numerous lights that are burned out etc. We would probably never stay here again. read more

I can't figure out why someone hasn't rated this park; maybe they feel as I do thinking 'why bother'; we'll I'm going to give this lovely park a reduced star rating for several reasons, most being lack of attention by management. I refer to the laundry facilities in the pool building. All appliances are in working order but the #2 washer has a leak that starts & continues thru the entire cycle. Management--get on the phone & call the leasing company! Really nice room with lovely design but again management is failing to adequately address cleaning the inside rims of any washer & provide either a spong, squeegee n or mop to deal with the wet floors which create a hazard for anyone using that facility. Another management issue is your office help either providing an excuse or just don't give a da--! Example -no key or code or schedule upon arrival so that we can use the facilities when we arrived/ no 'packet ' was left for us upon arrival which was 6:06 PM. We had called ahead & advised them we would be in probably after 6, The last problem this facility faces is the management on site gives excuses instead of positively saying, "we'll get right to that problem" ex: bent key for use of all facilities, told that I "need to turn the lock a little harder or jiggle the key as you turn". The most disgusting 'excuse was for the men's shower area full of mildew& mold @ all corners of the shower pan & entire base of the shower curtains. The excuse as that there was "something's wrong with the fan" to which I responded--"just get in there & clean that shower"! This RV park could be a 5 star park with a list of waiting occupants but with management like is there now it never will be . The overnight rates are a little high, but the monthly rate is very fair & affordable. PLEASE: review your management schedules so that a responsible office person is there until 8pm for check ins or for having visible management. Weekends are busy times also. I only saw 1 person the entire 3 nite stay .You are ignoring the issues that will make this a 5* park. read more

I never write bad reviews but I felt extremely compelled to do so. I have traveled across the USA with my husband and this is by far the worst RV park we have ever stayed at. Not only is the staff is unaccommodating and rude, the RV park is not kept up. We literally saw people pull up to their spaces and get out to trim the trees, just so they could fit their rigs. There are homeless people wandering into the park at all hours, using the bathroom and the laundry room. You can hear the freeway and the airport across the street. Worst of all? The staff does nothing to enforce park rules (especially when it comes to barking dogs and picking up poop). Such a shame! I had heard wonderful things about this place but it must have gone downhill with the new owners. I highly recommend that you check out the other RV parks in the area. We will never be back to this place again. read more

THis is a large attractive park with most normal amenities. That is the reason for at least one star. We were a group of three rigs in Albany for an event lasting several days. WE had reservations made months before to secure our sites. THere had been one change of date made and confirmed since original reservation. WHen we arrived, there were no sites assigned to us and we were told by the manager that our reserved sites were given to others. THe manager denied having confirmed our reservations and implied we were "lying". THere was no apology for the apparent miscommunication and, in fact, the manager was quite hostile. WE were very fortunate to secure sites at another park nearby even though they were extremely busy too, So the story had a happy ending. I advise folks to get a written confirmation from these people if you want to be sure you have a place to stay. read more

Spent a week here. when we booked our reservations over the phone the young lady Hannah i believe her name was, she was kind and helpful. The RV spots are so-so. Nice that it is a concrete pad. There is no space for visitors to park and not enough space for them to park in front of your RV. When I went into office for a cup of coffee, there was no greetings from the desk the young lady and the older lady were bashing on customers they cant stand and talking about people who just checked in and left. very unprofessional. when requesting to purchase additional days the older lady i don't know her name whom i am assuming was the manager was rude and demeaning and gave me the weird look up and down because i am younger and able to afford to travel in an RV. being that there were several empty spaces i would assume that they would be happy to make some money. was upset that management never evicted the RV next to us that had a large container of human waste sitting outside and a pipe hanging out trailer dumping into a bucket. the pool is nice. laundry room is decent. read more

Very nice park, pretty well maintained, service personnel friendly-Management needs a kick-start. The park manager does not allow giving out their telephone number or location even though they live on-site. After hours emergency number provided is "911". No other way to contact Management or maintenance after office hours. Power went out at our site on a 95 degree plus day and there was no way to contact anyone to re-set the RV Park breaker. Be sure to ask for an after-hours maintenance phone contact when you check in. read more

We stayed here on the second night of our RV trip in March 2017, second night we've ever spent using an RV. Super crowded with tons of RVs here. The check-in woman was nice, though she made a point of telling us to call next time as they get filled up. Facilities are clean and decent, and while kind of close to our site we had to cross other sites to get to it - I think a breach of RV park etiquette? We loved that the RV park is next to a giant park/field, on the other side of which was a dog park. It was enough exercise just to get to the dog park! The experience was fine for our one-night stay, but the place definitely had an impersonal, anonymous feel to it. Of the six parks we stayed at, this was our least favorite. read more

I would never recommend this place! Stayed month to month for a while. The managers pick favorites - they will only "leaf blow" certain trailer pads, they allow some residents to have more than 2 vehicles (in their rules vehicle types include boat trailers, cargo trailers, and cars or trucks, etc), they will also tell you that you can store stuff under your trailer but you need skirting around your trailer and when you do have skirting around the trailer they will actually look behind your skirting and say you can't have certain things under there and say it needs to be "manufactured skirting" but when you go around the park there's a couple trailers with foam used as skirting and then duct taped to the trailers, one resident has a makeshift shower curtain and plexiglass used as their skirting, so once again they pick favorites. We've also picked up trash around the park several times cuz they won't! The managers are rude when you have any kind of issue to bring up, as they will talk over you and try to change subjects. And they don't know how to do their job in the office! This is the worst RV Park I've been too! read more

On Oct. 12th I put my application in with proof of income. Finally Nov.16th I received a denial letter because my income wasn't 2 to 4 times the rent. I pay a lot more where I'm at right now. I'm on disability and need to downsize my home. A 5th wheel would be perfect. On the denial letter there was a box that said needs co signer , not checked, so my sister called and left a message. When I finally got a hold of the manager and explained the situation and that my sister would also fill out an application and guarantee payment if I couldn't she said she had to talk to her supervisor. This was after I finally received the denial letter on Nov.16th. Well it's Dec, 21, and after calling numerous times and leaving lots of messages she finally calls me back and says they only do co signers for people under 18. Excuse me? I will have the proceeds from my house in the bank, my disability that comes every month and my sister who is willing to pay if for some reason I couldn't. Something doesn't make sense to me. If this is the way they treat people I don't want to live there after all. I will say that Jordan, who we first talked to when we went over there was awesome. She answered our questions and was great on the phone. This manager could learn something from this young woman. I have friend that travel and ask for recommendations and this will definitely be one I will tell them to avoid! read more

My sister was applying to be a resident in this RV park. She is on disability and looking to move to full time RV living. The smaller space will be easier for her to manage. The office worker was nice and helpful, telling us about the park and assisting us with the application process. The application was denied due to my sister's fixed disability income. Wasn't enough for them. We then tried to inquire about me being a co-signer for my sister. I am gainfully employed with an excellent credit score. My sister called numerous times to try to talk with the manager, leaving a message every time she called, with no response. This has gone on for over 6 weeks now. She finally gets a call back today and the manager says they only accept cosigners if the tenant is under 18. Huh!! Why would you have a minor living there by themselves to begin with. Doesn't make sense to me. This has been the worst customer service from someone who is supposed to be a manager that I have ever experienced. It may be a nice park to stay at, but if you are looking for long term living don't expect much response from the management there. read more
