The only bad thing was being on the 6th floor and noticing that the guard rails on the balcony was made from pvc pipe and noticed a crack in it, so we made sure the kids didn't go lean on it. The only solution almost 24 hours later after numerous calls to them was either a refund or put us in a much less rental than we booked months ago. It looked shady! They could have cared less we were 14 hours from home Without a place to stay. We ended up staying in a hotel paying way more for last minute hotel rental.

We were severely disappointed in 1201 because of Southern Vacation Rentals. We stayed here May of 2025. The review I left on their website, which they did not post, reads as follows: The advertisement of this property was misleading. There was a disclaimer on the booking page about construction and repairs going on at Emerald Isle, but it was unknown the unit we booked would be directly affected. This was not made known to us until the day of arrival via the texting platform. There was no mention of it in any prior emails when booking or notice of check in. Our balcony was completely unusable during the day Monday through Saturday 8am-5pm. Workers blocked our ability to go out on the balcony because they would put a wood stick in the door to jam it from the outside. The balcony railing (which is glass) was tarped off with a material you could not see through. There was no view of the beach when sitting in the chairs on the balcony for the entire duration of our stay. The only way to see the beach was to be standing by the railing itself. Furthermore, I was getting changed into my bathing suit when the workers made it up to our unit on the scaffolding and I had to duck because I was naked. There was no privacy in the master bedroom or main living area. In the master, I could close the curtains for privacy, but again that blocked any view of the ocean/beach that we had. There was no way to create privacy when in the living room because workers were right outside the windows and balcony that could not be closed off. Southern Vacation Rentals did nothing to make our trip more pleasant due to the poor disclosure and disruptions. It is sad we were not made aware, and Southern chose to do nothing to make it right. I would recommend others not stay here until repairs are done or until the booking person is aware of what they truly are getting. Southern acted slyly and unconcerned with the quality of our stay.

My only "complaint" was the standing shower. It is a little tight, but no big deal. My elbow kept hitting the water temp handle when turning around. Great location. Nice and quiet.

Sure, the property is…read moreclean and beautiful (it even smells good), but they don't take residents' concerns seriously or address problems in a timely manner. They prefer to spend their time planning "Fiesta Night" and "Wine Down Wednesday" instead of responding to emails and addressing real problems residents are having. The internet was out for SIX DAYS which is completely unacceptable and as others have mentioned they did not treat this as an urgent matter, and for someone who works from home, internet connection is absolutely imperative, and fixing it is an EMERGENCY. Now after reading these reviews I see we aren't even able to pay for another internet company, which is rich, considering that in one year of living here there have been at least 3 major outages lasting 24 + hours. I had another incident 6 months back in which there was a leak and they refused to hire a plumber for at least a week. Finding the leak, breaking down the wall and kitchen, repairing everything and airing out the moisture took A MONTH. It was absolutely ridiculous and disruptive to my work. After many strongly worded emails and daily appearances to their office requesting mold testing, they agreed to it. The apartment smelled horrible, and I was sick the entire time this was going on and I was fairly convinced mold had started to grow. *ALLEGEDLY* there was no mold per the company that tested. After the fact, they tried to give me a "credit" that didn't even cover the amenity fee. I was completely appalled. I thought this was a one off, but after this internet incident and seeing as how other residents are just as disgruntled as I am it validates what I have experienced here. We pay too much money to rent here for these easily-solvable problems to go ignored. Problems are only addressed when residents pester them on a daily basis. I do want to say one positive thing and that is that the maintenance team (two men) are absolutely wonderful and do their best to address issues, the issue is that the management team chooses to not send them out when there are problems and impairs them from doing their job. For instance, as soon as they came to see about the leak, they said they needed a plumber and management refused to provide them a contact for a plumber that could address the issue until we kept pressing for the leak to be addressed. Rent here only if you don't work from home and want to live in an adult dorm type of situation.

A small alligator as well as many types of turtles live in the water out back. We also saw a deer wading through the water one afternoon. The back porch of our condo offered a perfect view of the sun setting. They also have a very clean pool complete with a very clean bathroom. They have a pretty gazebo in the back that offers a better view of the wildlife. There were people fishing from it as well. Romar lakes is centrally located in Orange Beach and is within biking (and walking) distance from Wal Mart, Winn Dixie, and Publix. It is also close to many different types of restaurants including sushi, italian, seafood, steak, mexican, chinese, and anything else you can think of. Chinese and multiple pizza places, including local ones, deliver. The condos are spacious with a nice layout and large porch. It's very quiet and the locals are very nice. I highly recommend these.
