We had a great Easter Vacay here. We rented a condo and it was right on the beach. I'm talking go to ground level and walk out back, no shoes needed for the walk they have carts in the garage parking area for you to load your belongings on for the elevator ride up to your floors. That was a HUGE help!! No smoking signs everywhere, keypad entry front gate and gated pool and hot tub area. There was 9 in our party and our condo was the perfect size so nobody felt crowded. The only bad thing was being on the 6th floor and noticing that the guard rails on the balcony was made from pvc pipe and noticed a crack in it, so we made sure the kids didn't go lean on it. 303- Great location- few downfalls from our 8 day visit: - gate to property was broken 7/8 days we were there. - 1 barstool at kitchen bar was unusable due to wobbliness. -few of the white towels provided for showers have holes in them. -MB bathroom sink has small leak - couches were very dirty with hair and stains- we put the pull out couch sheets provided to drape over them our whole visit. -parking is terrible- never got to use the garage as the parking space provided is next to a broken down car with a flat tire and the useable spot is consumed with a pillar. No go for trucks. - food wrappers beside MB nightstand floor when we arrived for our stay- not sure they cleaned very well prior to our arrival. - Avari quick to reply- -for $4,200 and no compensation not sure we will come back, but great location! Loved having a washer and dryer. read more

#407 We stayed October 23-26. When you walk into the condo your view is nothing but blue water it was amazing. To get down to the beach couldn't have been easier, down to ground level in elevators, stop by car and grab beach chairs because it's right there at the exit to the beach we didn't have to drag our chairs up and down from the condo. Extremely Disappointed After 3 Great Stays - Avoid Unit 506 at San Souci My husband and I just returned from a two-week anniversary trip, and I'm so disappointed to be writing this review. We've stayed at the San Souci condo complex three times before (each time in a different unit), and we've always had a wonderful experience--clean, modern units with comfortable furniture and no issues. Sadly, this time was a complete disaster, and I feel compelled to warn others. From the moment we walked into Unit 506, we were shocked. The photos online do not accurately represent the condition of this unit. The most immediate concern was the filth. In the primary bathroom, we found human waste still in the toilet, mold lining the tub (both where it meets the wall and the floor), and a moldy shower curtain liner. On the vanity--not the countertop, but the front panel--was a large, dried white splatter of something we really hope was toothpaste (though it didn't look like it). The vanity itself looked like someone had tried to scrape it down with a metal file. It didn't stop there. The floors felt gritty with sand, and the balcony was filthy, despite being on the fifth floor (it wasn't wind-blown sand--it had clearly just not been cleaned). Every air vent was black with dust & ceiling tiles were broken. The furniture was beyond worn--not normal wear and tear, but deep gouges, sharp edges, and a burned spot on one end table where someone had clearly left a hot iron. The couches were so old and uncomfortable that it was difficult to get up from them, and the balcony furniture was flimsy $5 plastic from Walmart. Then there was the washer, which broke on our first attempt to use it--stopped mid-cycle, full of water. We had to wring out soaking wet clothes at 9 p.m., bag them up, and take them to the coin laundry on the ground floor. There's no quarter machine onsite, and the convenience store across the street didn't have quarters, so we had to drive to a laundromat. (Tip: Don't try to get quarters from that same laundromat in the morning--the "onsite Karen" won't let you use their change machine.) The washer was never fixed during our 14-day stay. Four days after reporting it, a repairman came out and confirmed it was beyond repair--he told us this was not the first time he had told management it needed to be replaced. Yet they continued to rent out the unit knowing the washer didn't work! We contacted Pensacola Beach Properties, the management company, several times. They did send two people (Lee and James) at different times to try and clean and assess the issues. We asked repeatedly to be moved to a different unit or fairly compensated. They apologized and claimed to have forwarded our photos and concerns to upper management for a decision. When James came out for a second walk-through (after 10 days of back and forth), he again promised that leadership would be in touch.They never contacted us. Not once. Not during our stay, and not after we checked out on May 24, 2025. We paid close to $4,000 for this stay, and what we got in return was an unhygienic, broken-down, and poorly managed condo. It felt like theft. If you're considering staying at San Souci, I strongly recommend avoiding Unit 506 and seriously reconsidering any property managed by Pensacola Beach Properties. Spend your money elsewhere. We've loved this complex in the past, but this experience was a complete and total disappointment. read more

We stayed in unit 204. The condo's are absolutely beautiful. Upon arriving we were impressed with parking because locked gate assigned units are perfect. The street gets very crowded at night. The condo itself was equipped with everything we needed to cook or store food. The unit has one giant bed in the bedroom but the main room ( den) has two huge couches and a lounger chair. The one couch even pulls out for an additional bed. My boys didn't even bother after first night because couches were so comfortable. The condo overlooks the gulf and when not on the beach we were able to enjoy the view from our private balcony. We definitely enjoyed our vacation and look forward to the next time. We know exactly the perfect spot. read more

Sans Souci beach rental !! Unit 508 two bedroom, two bath, is absolutely WONDERFUL!!! Great location! Sooooooo convenient to the beach! Clean! Comfortable! Across the street from Peg leg Pete's! Across from Tom Thumb convenience store! It doesn't get any better than this for a vacation rental!!! No need for a car! Clean pool on site with jacuzzi. I love this place!!!! read more

#209 I'll start with the good. -the balcony and view was amazing, it's ocean front and we could see the beach from our balcony and the pool from additional windows. -the condo space was great and perfect for 4 people. It sleeps 8, but might be crowded with 8 adults. -great location, right across from Peg Leg Pete's, a convenience store and the free trolley stops -the shower heads were great The bad -our room was not cleaned. At all. We found hair and sand everywhere. We called upon arrival and they sent a cleaning team right away to address it and brought a $100 gift card for the trouble which was nice. They admitted they received a message from maintenance indicating the room had not been cleaned prior to our arrival yet sent no one to clean it. -all of the furniture was old and damaged - the towel hangers in the bathrooms, the bureau in the spare bedroom, it was missing a cabinet in the kitchen. And the bathroom tub did not drain. -several attempts to have management call us to address the issues went un answered and we're not returned as promised about compensation. -The elevators are old and slow. We heard several people got stuck in them, as did we one time, but finally ti started moving after being stuck for several minutes. We went during peak season and paid over $500 a night and I can safely say this condo is definitely not worth this price, regardless of the great view and condo amenities. If you go off season and pay $200 per say, then it would more adequately equal the condition of the condo. Bottom line is, if you are charging people that much to stay, you should be able to afford to update the amenities inside the condo. They refunded our cleaning fee and that was it. We enjoyed our time in Pensacola and the beach access, and pool was great. But definitely disappointed with the rate we paid versus what we got. It's a shame that the VRBO site we booked through showed 5 stars, which is what we went off of when booking and those reviews were certainly not accurate. Buyer beware. read more

This was our second stay here on two different occasions & in two different condos. Both times we stayed in a corner unit facing the street; however the balcony's on both over extend the building, so there's an excellent view of the beach & Peg Leg Pete's. Both were updated and very neat & clean. Love that it's a small building. Short elevator ride & easy access to the beach which was not overcrowded. Beautiful pool with three swim lanes & a large hot tub. We highly recommend staying at San Souci! read more

Condo #108 So upon entering I found out that you have to do a trick into unlocking the front door which is awesome after a 6.5 hour drive. I had to call for help. Upon entering I start to question if this is the same condo I rented via southern resorts. The pictures on the internet must have been taken many years ago. The dining room table had a nice sticky film on it. And also there was sand all over the floor. Yes I know I'm at the beach but the is our first time entering the condo. The condo is much smaller than the pictures lead you to believe. While walking by I glanced at my neighbors condo and theirs appears to be much nicer. Old coffee grinds were still in the coffee pot, super awesome! One of the light sockets in the master bedroom did not work. The air conditioner is struggling just to keep this place some what cool. The a/c vents on the ceiling are super dirty and there are many stains on the ceiling tiles in various rooms. There is no table and chairs outside to enjoy the huge patio with an awesome view. I will not be staying in this place again. read more

San Souci 104. The condo location was wonderful and great big back porch with steps and boardwalk to the beach. The sofa is uninhabitable to sit on much less sleep on. The sofa is sunken in and the cushions slope - needs replacing. The condo in its present state only sleeps 4 NOT 6. The master bedroom horribly smells of cigarette smoke. Overall however, the Queen room was very comfortable, the location wonderful, and we enjoyed our stay. No frills condo. The shopping carts and carts in garage were really convenient for hauling luggage, groceries, and beach stuff to condo. The property management group was lovely to work with. very unprofessional. door wouldn't lock and they couldn't tell me how their own doors worked. property manager admitted they should have been able to fix it over the phone but put on the work order that it was a user error. can't lie when there's video! walk plug cover missing, gotta be a code violation, told the property manager when he was out yet nothing was done about it or the old food we found other than he asked if I wanted him to pick it up... would not recommend using this company. learned my lesson after giving them 2 opportunities in a year. read more

I will try to keep this short and list the things that took place: · I never rec'd an email to access the Sans Souci entrance or condo #202 morning of arrival, I had to call Vacasa to get that info. · At 4:00 pm arrival the code did not work, I had to call Vacasa · Once inside, I realized the condo had not been cleaned! There dirty towels laying on the floors, the beds were used, sand on the table, trash in the cans, dishes in the sink, fridge had a pungent fish odor. I took pictures because I couldn't believe it! I called Vacasa. · Cleaning lady came at 6:30 pm. She was in and out in 30 minutes. So, how well of a special COVID 19 cleaning was done in that short of time?? The floor was still dirty: my feet were black from walking on it and the sand was nerve racking, I had to clean it myself. · When getting ready for bed, I realized there were no bed linens or blankets for the 2 pull outs that our sons were to sleep on. I called vacasa and had to go to the store to buy blankets to cover up with. · The next morning about 9:00 am the toilet in the hall bath started overflowing. There was toilet water spilling out all over the floor. My husband called vacasa again, they said they would have someone call us. I called again to stress how unsanitary this was. This was an emergency!! You need to get someone here asap!! We sat and waited for someone to come 2 1/2 hours later. The plumber was able to get the toilets to flush down. · An hour later the toilet backed up again! We called Vacasa again! They would send someone. Property Manager called, very apologetic. He felt very bad for everything, he was going to do something for us and make this right. He would get back to us. We still have not heard back from him. We sat and waited for someone to come. At about 9:00 pm we called Vacasa again. The lady was very nice, apologized, offer to refund us 1 night but that was all she could do. She would get someone to us asap! A plumber finally showed up at 10:00 pm. He did fixed the sewer/toilet problem. We spent 2 vacation days trying to straighten out problems! Back to the fridge: We bought 2 boxes of baking soda to battle the fish odor, but it did not work. Ice cubes, butter, cheese etc... all had a fish smell, Not nice! The next day they finally brought bed linens for the pull outs. Well we needed new bath towels because the ones we had were soaked in toilet water that we had to clean up! Unbelievable!! We have been home for over a week. I have made numerous calls to Vacasa as I feel I should be compensated much more than what they offered and they keep brushing me off saying, they will see what they can do and get back to me. On our day of departure, the rental agent at my friends' condo visited her asking how things were. She told her about my condo experience and that agent stated, NEVER rent a property from Vacasa, they are the worse!! I am very upset at how they blew me off, that I plan to go on social media and tell my experience that I had at your property while vacationing. I will be sure to stay clear of any Vacasa rentals in the future! read more

Salty Kisses #403 My husband and I usually take a trip to celebrate my birthday in September. This time we decided to take our two youngest granddaughters, who are 10 and 5! We chose Salty Kisses #403 at Sans Souci and it could not have been more perfect for us! First of all, the owner, Cissi was a dream and so easy to communicate with leading up to our stay and even afterward! The condo was in a terrific location with our fav restaurant across the street. It was very convenient to get unloaded and into the unit. That is my least favorite part of any trip, but there were plenty of carts and the elevators were right by our reserved parking space! The condo was beautifully furnished, clean and comfortable. It was the best stocked place we have stayed, with plenty of towels and anything we needed in the kitchen. My girls loved the touches of mermaid art and the chocolate kisses that Cissi had left. Access to the beach was super easy as well, even with 2 kids! We can't wait to go again!! read more
