Signature milk tea with boba and passionfruit green tea with jelly - April 2026

Greeted upon arrival midday and staff were very friendly. Ordered two drinks and the store was clean with indoor and outdoor seating (wasn't too busy). I got the signature milk tea with boba and a passionfruit green tea both 50% sweet and felt they adjusted it correctly. Music playlist inside was great while we waited, parking in the lot was easy. Prices were fair, would come back thanks!

Nestled in the back corner of Mission Gorge is this little gem. Good pricing. Tasty Drinks and treats. Service was good but my gf who does not drink caffeine was asking about the menu and they assured her that her drink didn't have caffeine and that the menu print must be wrong. When we went home we double checked and it sure did have caffeine. We should have checked that but we were trusting of the workers. But that doesn't take away from the good service they still provided and the drinks again were made great! Just miss communication. Place is very clean and well lit once inside. We will be back!

I have been looking for somewhere that sells spicy popcorn chicken as my go-to place raised the prices and reduced the portion. So, I decided to come over and try the popcorn chicken. Since my son was with me and didn't want chicken I ordered him an Oreo bubble waffle. First of all, the employees seemed very nice. I had no issues ordering. The store was very clean. They told me it would be a 20 minute wait for the waffle since the machine needed to heat up, I told them that was not an issue and we would wait. After about 25 minutes, they bagged my orders of popcorn chicken and the waffle and tied the bag close. I walked out to my car and decided to open the bag to get my son his waffle. Well, this thing was beyond burnt. It was charred completely. I tasted one piece to make sure it wasn't just oreo giving off that color and, nope, it was burnt and each piece was hard and brittle. There was nothing reminiscent of a soft bubbly waffle. I took it back in and told the girl this was beyond burnt and she told me "yeah the machine was really smoking and it burnt it". I told her how come you just put it in a bag hoping I wouldn't notice, that is not okay. She offered me a cash refund for the amount, but did not give me the amount of the tax back. I asked again why they thought that was okay to serve that to me and not tell me and she just said sorry. I really wanted to like this place and the chicken is decent, but wow, I am surprised at the terrible service and lack of care.

We came in today to Boba Joy, and as a first time customer Lauren was very patient with myself and my 7 year old who knew she wanted to have Boba but only had it with her older sister who loves it. Lauren made our birthday trip a success with her positive attitude and great vibe. The atmosphere was amazing!

This drink is really delicious and sweet is which is what I like and strawberry flavored. Can't imagine having this now. I'm gonna go back a lot for this drink very friendly and customer oriented. Tiny little boba shop tucked away near the Walgreens and glasses place. It's cute with only a few tables. Prices are moderate, service was moderate. Rose milk tea with boba was not too sweet. But our greatest takeaway was the crispy tofu and rice. The tofu by itself had a lot of seasoning and was almost a little too salty, so I'm glad we got it with rice. Price was about $10 but the portion was fitting - lots of tofu pieces. Wish we ate it there so it was for sure crispy but we took it home - still good though!

Really delicious strawberry milk tea boba from Boba Joy! After driving past this place so many times, i'm glad i finally gave it a try. Their menu is extensive and they also have dairy free alternatives (the soy milk is great!) The place was quiet on a Friday night so I got my drink quickly. The boba was cooked to perfection, however the drink itself was REALLY sweet. If possible, I'd do half sweet or even 25% next time.

I was in the area and I always look out for any new Boba shops to try out. This place was tucked in the corner of a small parking lot. Place was cute on the inside, the staff was very friendly and attentive. I got 3 drinks: Thai Tea with Boba, Passion fruit-Green tea with grass jelly, Strawberry lychee tea (oolong) with grass jelly. I was surprised to find out they make their own grass jelly. 1. Thai Tea: standard typical flavor, I was not sure if this was freshly brewed or not. The boba were pretty good, seemed bouncy and chewy. I commonly get this drink so I have had it at a lot of other places. 3/5 2. Passion Fruit Green tea: 3.8/5 My sister said it tasted pretty standard so that was good, but the grass jelly was honestly like maybe one tablespoon so they didn't seem to get a good sense of how good or bad it was, kudos for a place to make their own, but they definitely don't give hardly any. 3. Strawberry Lychee tea- My niece did not care for the Oolong tea in this drink. It is not that common to see Oolong tea so that is why we chose it but not a good mix. They noted the same thing about the grass jelly, hardly any given. 3/5 They did have other treats there. Hot food like popcorn chicken as well as Tofu, etc. I was in a rush so I didn't have time to try these small eats. I will say it took a little longer for the drinks to be made, but at least I feel like they were serious about making the drinks correctly. Service: 5/5 Food: 3/5 Ambiance: 4/5

We came in on what they refer to as National Boba Day and advertised it on their Instagram account. They were promoting a BOGO free boba drink. However, it's not referenced anywhere that we would need to mention the promo. Pretty disappointed. Cute and nicely deco boba shop with snack menu. After reading other reviews, I decided to go with basic boba drinks. We ordered day n night, watermelon, and matcha. Nothing outstanding, but not water down drink. Service is quick and efficient. Price is right. There are tables inside and outside. Restroom is clean. Parking is plenty.

placed an order via Uber eats app for two popcorn chicken orders and two boba drinks and the store forgot to give the driver the food and only gave him the drinks which is upsetting . I called the store and a young guy answered and stated he sees the order that was placed but didn't know who handed off the food. i strongly suggest that if this store continues to deliver through Uber, that they TRAIN THIER STAFF WORKERS ON HOW TO COMPLETE ORDERS AND MAKE SURE ORDERS ARE COMPLETELY FULFILLED BEFORE THE DRIVERS LEAVE THE STORE. Score! Made it 1 minute before closing and the girls were so accommodating with my large order. I ran in thinking they were Ding Tea but then they aren't? Even so it was delicious. Maybe better in my opinion. Girl at the cashier was super nice and friendly. Boba was on point. They live up to their name for sure. Did a camp out at Lake Santee and this was a great spot to have close to the lake for a boba run. Will be back! read more

Absolutely delicious! The drinks have special aromatic flavors and subtle hints of complimentary spices and herbs. I have not been disappointed once! They have friendly staff and lots of prefect love you prepared boba. All the teas and additions are really well handled and fresh! I haven't tried any coffee based drinks so I can't speak on those. I've recommended this place to several people since I found it and will continue to do so. I like to order half sugar in my drinks. read more

Boba Joy is so good! I live in Lakeside and can't believe this is my first time visiting! I came in with a big group of Grossmont College Nursing students on a Monday afternoon. I did not have any difficulties finding the location or parking! The employees were friendly and accommodating to our large group! They managed our big order efficiently, and everything came out tasting great. I ordered a regular size Oolong Milk Tea with boba and an order of popcorn chicken. DO NOT PASS ON THE POPCORN CHICKEN BECAUSE IT IS EXTREMELY TASTY! They have a nice outside area to enjoy your treats in the shade with a nice breeze. I came here for the first time to support a fundraiser for Grossmont CNSA and I was pleasantly surprised! The employees were super nice and helpful, they had a wide variety of options, and the boba was amazing. I tried the lychee milk tea and it was the perfect amount of sweetness. Went to get our boba tea which was amazing btw (spiced Thai tea with cheese foam and a matcha smoothie) but also chose to try the orange chicken and I must say... 10 out 10, not only is it very nicely flavorful but the chicken is beautifully crispy and juicy, the rice wasn't dry it was fluffy and fresh. Sadly I threw away both of my drinks after just a couple sips. I got the Hokkaido milk tea with boba and egg custard and the Peach tea with mango stars . They both tasted very artificial. I couldn't detect any peach in the peach tea. The boba was flavorless and very soggy but with a hard center. The egg custard was good though. read more

Service is terrible. This is the 3rd time I had given this business a chance. It never fails, I will order and then the next two or three people after me will get their order first. It's only one drink I ordered not sure if they are racist or what but they don't even seem apologetic even after I address the issue. My whole family goes to this boba place but after today, we have gone back to Kung Fu Tea. You will see how fast they move there it's a big difference. If you don't like Kung Fu Tea there is another place call DaBoba. read more

Boba Joy has the best Taro smoothie and boba in Santee. The sweetness was just at a perfect level. The boba was not overly sweet and chewy. I was able to try some of the popcorn chicken and they were amazing! I can't wait to try their milk teas and other smoothie flavors. I will definitely come back here. read more

Cute spot with a good amount of seating indoors and outdoors. There's a foliage wall outdoors that is perfect for your IG timeline. Service was super fast, and the product was solid. They offer alternatives milks and fried tofu, which is great news for vegans. read more

So far, I've tried the pandan, the brown sugar, and the sesame latte all iced w/ oat milk and they've all been a hit. The pandan is easily my fave, but if you're trying the brown sugar and don't love super sweet drinks I'd recommend adding an extra shot to balance it out. The drinks are consistently good and you can tell they really care about the quality. It's one of those spots you keep thinking about and end up going back to without even planning it. Customer service was solid and there's plenty of seating, which makes it a nice place to hang out or get some work done. Parking was also easy, which is always a win. Highly recommend checking this place out especially if you're a pandan lover like me!

It would usually take a half hour to get a simple drink order. Food that was previously wow turned into meh (I'm looking at you, shashuka). I don't blame the baristas. I don't think the business owners ever properly streamlined their ordering process / menu to get items out effectively. I hope we get something nice to replace this space.

The roasting of the beans that are done right behind the counter. They have all the standard flavors and dairy free options. They also have decaf options in small, medium and large cups. I usually get the chai coffee during the week and there is a small morning rush but the coffee is worth the wait. They have croissants, muffins and avocado toast. There is street parking and you can enjoy coffee indoors or outside on their tables. This used to be just the roaster warehouse then they added the coffee shop for patrons. Enjoy!

This small and inconspicuous warehouse factory makes the best baklava I've ever had -- so much so that it ruined other baklavas for me. I can tell that so much love, thought, and care goes into making them; the delicate layers of each piece are fresh, perfectly balanced, and not cloyingly sweet. The owners here are so sweet and they always provide a free piece with my order. They sell their baklavas in boxes only, but you get to choose from 3 different sizes. You also get to choose from different flavors (pistachio, walnut, chocolate walnut, cinnamon walnut, almond-pecan, hazelnut) and sizes (they have triangular pieces and rolled pieces), but honestly I would recommend getting all of the flavors because they are all fantastic! This place is great. I've been here several times in the past year. The place has a good ambience, from the decorations on the walls to the warm lighting and nice music playing. They offer a variety of different boba teas and drinks, and it's really easy to customize your order. They also offer multiple food options, like fried chicken, eggrolls, and cajun fries. Came into boba joy this morning to try out the place and see how it is because I have never tried it. Walk into the restaurant it was super clean and I was greeted instantly. I got to talking to the worker and she was very friendly, she come up with great drink suggestions, and she never made me feel rushed when ordering. I got her name and it's Naveah . Boba Joy did not disappoint. I love their simplicity. Food and drinks quality were great. Crew was really nice and helpful as well. The environment was just relaxed and not uptight like many other shops I've visited. My kids loves it here and always a treat when I surprise them with it after baseball practice. Green tea Summer Joy drink. Apparently its "off menu" but one of the baristas suggested it since I asked for something refreshing tea base. Definitely hit the spot. I had asked for no sugar but what stood out was the Bo barista mentioned it has a flavored syrup based which does come sweetened so it was the perfect amount of sweetness with no added sugar. Stopped by this place on my way to GTM. Saw a name that I haven't seen before and decided to give it a try. Tried their signature milk tea along with pop corn chicken. It was sooooooo good! Totally hit the spot. Staff was friendly and the space with nicely built with a couple of tables and outdoor seating.
