So far I have lived here for 15 months, living in a 3 bed, paying $5200 a month. This is marketed as a "premium" apartment complex located in luxurious Newport Coast; however, my experience would be anything but luxurious. I have lived in more reliable apartments for $1000 a month in college. Here's what I've dealt with: - around 3 washer dryer maintenance service requests, 1 of which they didn't respond to for A WEEK - broken garage door from the door weight being too heavy - stolen trash cans - ant infestation - the shower door having to be fixed around 5 times - clogged pipes almost every other month due to poor plumbing - running toilet in the 1/2 bath - paid a premium $400 to rent the clubhouse with it being advertised with private WiFi and cable, both of which DID NOT WORK & received no refund for this (even tho the lady helping was very nice) And the cherry on top is having over FIVE maintenance service requests for the front door lock, because it repeatedly keeps breaking. Currently writing this review in the freezing cold, after the lock has broken AGAIN and I called the supposed "emergency services line" at 7PM and it is now 8:12PM..... If you are looking for a premium apartment, I highly suggest looking someplace else. 5K is a joke for the quality of the apartment, as I've noticed they cut corners. Currently now editing this review at 10:03PM and I am STILL locked out due to the lock mechanism not working. Here is what has happened since my post: - spoke to several security people who contacted maintenance - Petra from maintenance was contacted at 7:20PM and was assigned the job at 7:48. - Petra called stating she would be here in 20 bc she's coming from Tustin. - 55 min later Petra never shows - Petra calls me accusing me of leaving my apartment & tells me she assigned the job to her coworker who never showed - She stated I "can't talk to her like that" (I was crying) and that she's "trying to help me & to chill out" - Coworker shows up and tries the master key even tho THE LOCK IS BROKEN. He leaves and DOESNT COME BACK - at 9:37 I call head of security and he personally calls Petra - 10:00 Petra finally comes out and TRIES TO USE THE MASTER KEY ON THE BROKEN LOCK - 10:09 we are still locked out. - 10:25 still locked out - 10:30 FINALLY made it in, and the technician says "we should put in a maintenance request for this" If you're considering living here, please read this sad monologue in its entirety. This is a beautiful community and, of course, the weather is amazing. However, I have lived here for only three months and, in that time, I have had: *A refrigerator that leaked puddles in the kitchen (it was 'fixed' twice and finally replaced. *A toilet that ran all the time...that was fixed *A toilet that did not flushed...had to be replaced *A sink that would not drain; maintenance pulled jewelry and other stuff out of it *Floors are warped in the kitchen from the leaky fridge; I have asked since the first week to have them replaced. I am still waiting on that. *I have had my dryer "fixed" twice. More than a week ago, I was told that I would need a new dryer. I am still waiting on that. *Calling the office results in getting voicemail and, a VERY RARE call back Although I like the community, I am very disappointed with the commitment to maintenance. These issues should have been addressed before I moved it. I am also amazingly disappointed with the lack of communication or follow through. read more

I am leaving this review in particular regards to one of the employees in the leasing office named Johnny Mojica that was so incredibly helpful and accommodating during my renovation from severe water damage in my home. He made sure all the necessary steps were taken to have my home back in order as soon as possible and made sure the proper concessions were applied for the time I was out of a normal living experience in my apartment. He returned all my calls promptly and kept in touch with me through email and phone calls with necessary updates of the work that would be taking place. It truly helped things to go smoothly and for me to know time schedules of the work that was being done. He truly cared and showed compassion for what I had to go through for the fifth time with water damage in my home. He listened to my concerns and didn't treat me anything less than a valued resident & human being. He was a pleasure to work with, and I couldn't be happier with the help he gave me and making sure everything ran smoothly for my home to be back in order. Do not move to this community! It's not worth your time, money or the awful experience you will have! I am writing to share our experience for the past five months of renting at the Bordeaux apartment community in Newport Coast. At a premium rent ($4,000+) and the reputation of The Irvine Company, we would expect better than what we have experienced. For the past five months, we have reported several maintenance issues (every week a total of over 14 maintenance requests many not resolved), but we have one very serious concern that has been reported since June 12th yet has not been addressed nor taken seriously - a likely termite infestation. While we are moving out next Tuesday and the apartment will no longer be our concern, we are very concerned about the possibility of termites being brought into our newly remodeled home that we have been working on for several months and are about to move into. I have reported the potential termite issues multiple times on several mediums of communication over the past few months and there has been no action taken against my concerns. I am now stressed and worried about what implications this could have on our new home. They had to not send a specialist to determine what the problem is, yet they use every excuse why they neglected to send someone! So very similarly of many previous tenants here we have had a horrible experience with this property management! I would say STAY AWAY from this Property! Additionally, we recommend everyone to take further action of reporting their experience to the city, county rent control board, local tenant association, rental housing association, and consumer protection agency and any other authorities they may see fit, as it seems this management has no interest in taking care of its tenants and their well being. We should have never endured this many maintenance requests, issues and challenges every week since moving in for the past 5 month if this property was properly inspected before our move in date. It's obvious from the many maintenance requests and visits to our townhome especially in the pandemic. We trusted management as our move was from northern california and never visited this property nor the townhouse we rented in person or via facetime. We put our trust in Ivan assuring us everything was in great shape, yet from the maintenance and communication timeline it is clear that this wasn't and is still not the case in this townhouse and it should have never been rented until fully repaired and inspected. We had higher expectations from Irvine Company. There were many other issues that we didn't press as more major problems needed to be addressed. In the last 5 month Bordeaux Apartment homes has added unnecessary stress and an unlivable environment, while we were remodeling our home, going through this pandemic and being pregnant. Clearly, we tried many times to resolve the issues and went above and beyond what a tenant's responsibilities are to get resolutions. At this time there have been many shortcomings from this property management and company in providing what is required for a rental home. Nothing has been done or will be done because they do not want to spend the money to solve these urgent issues that are not acceptable for any living situation. To whom it may concern. I'd like to share our experience with Bordeaux Apartment Homes. Leasing process: We were moving to Bordeaux apartment during the pandemic in the summer of 2020. The leasing office went above and beyond to help us with a floor planning selection. They even did us a video on the unit we were interested. Maintenance requests: We had a number of maintenance requests during the past two years. Vasiliy, Adolfo, and the team were always there to help. There were issues that requested a couple of days wait but other than that everything is usually solved in a matter of hours. Amenities: I like the amenities here and the entertainment. We have Taco Tuesdays, Food Trucks, Christmas & Easter events. There are a lot of kids in the neighborhood, and I love seeing them running around. However, if you prefer quiet and downtime, look for something in the corners far from the 73 highway. So far I met a lot of great people and made new friends here. read more

This place is one of the best place to rent town home in Newport Beach. One of the reasons I came and I was impressed with the customer service of Wayne the assistant manager. He was in every way well done. And I want to promity pointe and other areas and I did not see the same effort and perforce that Wayne had he's a great assistant manger and leasing consultant. The resident manager Wayne came to the rescue to solve a number of thorny issues that helped him be as comfortable as possible during recovery. The current office staff is absolutely wonderful, responsive, respectful and prompt to address any issues or concerns that we have had which have been very few actually. Any issues have always been addressed with lightening speed and full on assistance from everyone in the office. They are all wonderful! However, A special "thank You" to Ricky for how he handled the electrical outage this past Monday. He literally stayed way past working hours as he and another maintenance worker insured safe passage through our gates here, as well as stayed front and center answering all questions and concerns of those of us residing here. I and my neighbors were more than impressed but even more comforted by his presence when he did not have to be here with us while waiting for our electric services to be restored. Bordeaux is the most amazing community for families. It is a small community and our kids are safe to play outside with many neighbors looking out and keeping them safe. The only issue is the office. The constant change of staff. For some reason they keep having random staff who don't fit AT ALL our community and they eventually leave or get laid off. Our microwave stopped working and Adolfo came out to repair it within a couple of hours. Adolfo was professional polite and really knowledgeable. He fixed the initial problem in less than 15 minutes. Then he noticed we had another problem with some of the buttons on the microwave. Left to get a part came back within an hour and fix that within 15 minutes. They don't pay Adolfo enough. I've lived in a few different locations around Newport Beach and Bordeaux is the place I love calling home. I've lived here for a few years now and have had nothing but the best experience. Zana, Jennifer, and Juan are always there to help out and are sure to brighten your day and you can tell they really take good care of the community and all of the residents here. Last night our refrigerator was making a lot of noise for no apparent reason. We were afraid the food was going to spoil because the noise was so loud. Today Mueller came from maintenance and of course the noise had finally stopped before he got here. He still took a look at it and found that the air vents were clogged. One of the best places to live! It is quiet, clean and a beautiful area. I've been living here for almost a year and my experience has been nothing but great. Very friendly community where all the neighbors are nice. Office staff and maintenance staff are amazing!!! My maintenance issues (not that I've had many as they have been minor) get resolved very quickly and I don't even have to be home, when I return from work it is professionally done. I am huge on customer service as I have been in the industry for a long time and staff here has exceeded my expectations. Bordeaux apartments: The 2 story layout is the best for a townhouse in the area. I was paying $3200.00 a month rent which was a lot. After adding utilities I was at 3,700.00. If 45K a year is no big deal to you than this is a good option. Bad things: You must keep your trash in the garage and this will smell very bad. The only pool is small and right in front of the office and does not feel so nice. I was surprised how many people were all up in my business due to the small community. So you don't have the privacy you think you will. Parking is very tight and I would have to park in the handicapped or fire lanes almost every night that I came home late. Good things: The office staff just changed over to other positions in Irvine co. but the old staff as well as the new staff were very nice. The maintenance team was awesome and issues were taken care of right away. I had a newly remodeled unit that had all the upgrades and it was very nice. The place was not designed perfectly but it is pretty good. If you could find someone to split the rent with you, or if your income is high enough, I would recommend it. read more
