    DO NOT MOVE HERE. First a lot of the issues you have the office will ignore, our AC never worked but were told they could not do anything about it nor was it ever fixed. Carpet never changed and if so I had to go through their point of contact which would cost me over 3k. There's a household who sells drugs they do nothing about it, there are households who abuse the system aka low income and moderate income, households who drive more than 3-4 cars but don't let office know yet still park there. They will raise the rent every year. I am a veteran who put herself through school yet can't afford rent nor find a job I still live with my mom no problem. But is extremely hard to find places. We were on moderate income no shame but unfortunately were at risk of being homeless but we found a place thank god. Now to the part where I am very upset. They treat their vets like crap. But also this, I moved out I am not working and behind all my bills. I went to leasing office to talk to the manager. I asked if we could please do payment plans because I cannot pay in full the amount owed that they charge for painting the apartment after we leave or washing carpet etc. My bill was about 500 dollars. I go in person sit down and face to face let the woman in the office know that if we can please do payment plans. I had two jobs coming up where I would clean houses and can try to pay then. These are her exact words "We unfortunelty don't do payment plans but you can call the number" I look at her and say "oh, that number listed on the paper mailed to me is the phone number to your office, so I call and you or someone in here will answer" ????????? She looks at says oh you're right that's our number and stays quiet, I ask again if we can do payment plans and she says to call the number. I confused so I leave. Well I get an email saying I can do payment plans, I REPLY AS SOON AS POSSIBLE. I they get another email saying we made a mistake and I call they tell oh we sent you to collections but we do offer payment plans. So when I went in person they lied to me? Or didn't want to help me? Or just didn't want the money and they just wanted to send me to collections for fun? Sad because you live somewhere for 7 plus years spending a total of 126,000.00 plus on just rent. Wow, that's a lot of money right. Thanks SAN PAULO FOR NOT CARING ABOUT THE WELL BEING OF YOUR TENANTS OR VETERANS OR US AS STRUGGLING MIDDLE AND POOR CLASS.

    If you care about your health and wellbeing, this is not the apartment/complex for you. I've been a resident for less than six months and the treatment from Irvine Company has been horrendous. Not to mention, most importantly, I've had numerous amount of bugs everywhere in my apartment. Cockroaches, spiders and other large bugs. The treatments from pest control DID NOT work. This apartment is uninhabitable, and Irvine Company does not care about your safety or well-being. I wish this upon no one, but this apartment is truly unsafe and dangerous to your health. I unfortunately had to move out and will continue to spread the word about this infestation at San Paulo.

It would be great to see one designated as adults only. The dog park looks like a great feature for those with social dogs. Ours is a bit older and not quite as enthusiastic about the younger crowd, but it is still a nice amenity to have. That said, the best part of this complex is the leadership, especially Johnny, the General Manager. Well-run properties always have strong leadership behind them, and that is very evident here. When we moved in, Johnny personally made sure everything was taken care of, from small adjustments to the overall move-in experience. Greystar is fortunate to have someone like him leading the property. If you are considering living here, I would absolutely recommend it. My wife and I have been very happy with our experience.

As a newer community, they're still working out some kinks, but we're excited to see the property continue to evolve. One thing we didn't fully anticipate is that the area isn't quite as walkable or bike-friendly as we had hoped yet, so we're really looking forward to the retail development being expedited so residents can have closer access to fun hangouts, shopping, and food options. We'd also love to see more community-building and social events to help residents connect and meet each other. It could even be great to have some kind of message board or community feature in the resident portal for informal meetups, recommendations, or local events. Overall, it's been a great experience and we're excited to see the community continue to grow.

    I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

Maintenance teams were professional and timely. Seriously could not have asked for a better experience. I never once had a noise complaint or any issues which is incredible given that I work from home! All neighbors have been kind and kept to themselves. It was a dream experience, especially coming from an Irvine property previously! I've recommended a lot of my friends move here since it's been so pleasant. Would highly recommend!! In my years here, the fire alarms would go off all the time, the golf simulator was broken 90% of the time and the gym burned down and it took about 10 months to get in gym, with no rent credit or any remedy. Upon move-out, they charged me for the most absurd fees after full consumption of my security deposit. I would NOT recommend living here unless you like way overpaying for a cheap build and a shoebox. The pool was nice thats, the only reason its getting a 2/5.

I initially lived in one of the outer apartments right next to the garages/dumpsters, but moved to an upstairs unit that was in the middle of the complex, Unit J1. Highly recommend both upstairs and middle complex because of the foot traffic and garages opening and closing. The walls are thin, that's just apartment living. Luckily I got one neighbor who was never home and my downstairs neighbor didn't mind my clogging practice. Really convenient having both in unit washer and dryers and multiple laundromats around. I never had an issue if I wanted to wash my duvet, the were never full. They also have a filtered water bottle filling station in the laundromat over by J1. Not sure if they have them in the others in the complex. (you're welcome). Sometimes I drive by just to reminisce on old times. The only small issue I had was with my deposit. When I moved out they tried to charge me for a cleaning fee, but I left my place spotless. Management companies in CA can charge a cleaning fee, but only to restore the unit to the same level of cleanliness it was in at the start of your tenancy. They cant cover "ordinary wear and tear". I ended up getting it refunded no problem, but just something to watch for.
