RED FLAG: Extremely disappointed with the management at San Paulo.The property itself is okay, but dealing with the management team is an absolute nightmare. Terrible Office Hours: They close at 5:00 PM, which is earlier than most residents even get home from work. The neighborhood is constantly complaining about this, as it makes it impossible to get any assistance if you work regular business hours. Arrogant & Unprofessional Staff: Even if you manage to rush into the office right before they close to address an issue, they will completely dismiss you. They literally tell you to just "send an email" because they are eager to clock out and leave. Petty Warnings: Instead of focusing on actual community issues, they waste time hand-delivering random warnings to tenants just for having plants near their patio ledge. Dangerous Parking Rules: They frequently force every single tenant to move their cars and park out on the street without providing enough space. This forces families with infants and disabled residents to drive endlessly around the community just to find a spot. Even worse, it forces these vulnerable residents to unload on the dangerous curbside right next to moving traffic, walking through grass filled with spikes. Zero Accountability: Multiple residents have received expensive street parking tickets due to this policy. When you ask the office for help or a safer solution, they offer absolutely zero support or empathy.Save yourself the headache and look elsewhere. DO NOT MOVE HERE. First a lot of the issues you have the office will ignore, our AC never worked but were told they could not do anything about it nor was it ever fixed. Carpet never changed and if so I had to go through their point of contact which would cost me over 3k. There's a household who sells drugs they do nothing about it, there are households who abuse the system aka low income and moderate income, households who drive more than 3-4 cars but don't let office know yet still park there. They will raise the rent every year. I am a veteran who put herself through school yet can't afford rent nor find a job I still live with my mom no problem. But is extremely hard to find places. We were on moderate income no shame but unfortunately were at risk of being homeless but we found a place thank god. Now to the part where I am very upset. They treat their vets like crap. But also this, I moved out I am not working and behind all my bills. I went to leasing office to talk to the manager. I asked if we could please do payment plans because I cannot pay in full the amount owed that they charge for painting the apartment after we leave or washing carpet etc. My bill was about 500 dollars. I go in person sit down and face to face let the woman in the office know that if we can please do payment plans. I had two jobs coming up where I would clean houses and can try to pay then. These are her exact words "We unfortunelty don't do payment plans but you can call the number" I look at her and say "oh, that number listed on the paper mailed to me is the phone number to your office, so I call and you or someone in here will answer" ????????? She looks at says oh you're right that's our number and stays quiet, I ask again if we can do payment plans and she says to call the number. I confused so I leave. Well I get an email saying I can do payment plans, I REPLY AS SOON AS POSSIBLE. I they get another email saying we made a mistake and I call they tell oh we sent you to collections but we do offer payment plans. So when I went in person they lied to me? Or didn't want to help me? Or just didn't want the money and they just wanted to send me to collections for fun? Sad because you live somewhere for 7 plus years spending a total of 126,000.00 plus on just rent. Wow, that's a lot of money right. Thanks SAN PAULO FOR NOT CARING ABOUT THE WELL BEING OF YOUR TENANTS OR VETERANS OR US AS STRUGGLING MIDDLE AND POOR CLASS. read more

If you care about your health and wellbeing, this is not the apartment/complex for you. I've been a resident for less than six months and the treatment from Irvine Company has been horrendous. Not to mention, most importantly, I've had numerous amount of bugs everywhere in my apartment. Cockroaches, spiders and other large bugs. The treatments from pest control DID NOT work. This apartment is uninhabitable, and Irvine Company does not care about your safety or well-being. I wish this upon no one, but this apartment is truly unsafe and dangerous to your health. Pretty average, but expensive, place to live... however, moving out and the amount of stress and money grabbing they attempt is absolutely horrid. They attempted to charge me over $1,300 on move out(absolutely insane for ZERO damages to the residence)... citing things like "Carpet indentations"(from furniture), "Reglazing", "Repainting", and overcharging "remaining rent" when the entire month was paid for in advanced. After living there for 3 years: All of the former things were, in fact, regular wear and tear... Please note, I've been an above average tenant. No holes, no major stains, no real damage to the unit other than regular wear and tear, and zero late payments. Months of complaining and stating my case they still haven't removed all of the unjust charges and have instead opted to send me to collections... Save yourself the headache and rent somewhere that is NOT Irvine Company... They are money hungry and think they can bully anyone who lives there. read more

From the first days of my immigration to the US, I have been living in San Paulo, almost 5 years and it has been my most favorite place to live. It has been a beautiful environment which is always clean and tidy with exceptional management ever, especially the service workers such as Juan Velazquez. Juan is a helpful and dedicated man who has always a nice smile on his lips. He always look for a solution to satisfy the residents once there is an issue or in case of need for help. Fortunately, he lives in the same community which helps him reflect the stuff to the office and manager very soon and correct. Honestly I've lived here for 2 years and this past year has been horrible. We were so patient about covid limiting our use of the pool etc but now that they allow "reservations", we can't even use the pool during peak hours. Who closes a pool 12:30-2pm? I'm told by the office it's because of their break 1-2pm. Which is ridiculous when the solution should be to hire a pool monitor considering we pay nearly 3k/month for these amenities. Also considering we are vaccinated and masks aren't mandated outside so why are our amenities continued to even be on a reservation-basis. As far as I'm concerned they're catering to their own needs instead of residents. They also send out surveys to pretend they care about resident concerns yet do nothing. We even live over the pool and there are people in the jacuzzi late at night sneaking in but I can't swim at 1pm? Odd. Definitely moving. read more

Good place to live but bugs! Apartments are nice (particularly, remodeled ones) with great natural light and a great location and the front office has been very nice so far but if you move here, you should prepare to see bugs like cockroaches and ants in your apartment and outside (in pretty much all seasons). They have a pest control service that is helpful to mitigate an active infestation in your apartment but the primary issue is that these bugs live outside and come into your apartment so spraying inside your apartment is not that helpful. Irvine Company alleges that they have a pest control company that treats the property every week but either a) they need to double their efforts or b) they are half-assing the job. Either way, the cockroach and ant populations are alive and well and appear to be going nowhere. The cockroaches issue should be more straightforward to figure out actively since this is not the South and certainly they shouldn't be getting up to the third floor. My neighbors say they have the same issues as well. I'd update my review to 5 stars if they managed to figure it out. read more

The self guided tour was easy, they let us go through a few times in our deciding process. They met us outside the door to the leasing office, mask, hand sanitizer, and brochure packet prepared for my roommate and I specifically. I hate Irvine Company. They're what ruins capitalism when a monopoly kills the incalculable benefit of ethics or The American Way as it once was based upon the Golden Rule. However, Mustafa was the reason to have 5 stars if any for the customer service and professionalism. He handles business by representing the company properly. Yet, he adds the down home charm and professionalism that doesn't forget manners, respect and integrity. We didn't mind spending more to have a staff like him at our complex. I hope you get promoted, your follow up got you our business! Problem is. .everyone else. From the dirty looks at you that your boyfriend can see when your back is turned as the women look you up and down. To the stale programmed responses and fake makeup smiles. I was completely turned off and cancelled my lease at that location. This is NOT what Irvine was, is our should be. First he wasn't intended to meet me to discuss my concern, but I insisted to speak with him. He has negative attitude, not helpful and doesn't want to listen to my request. I was forced to live here for an entire year because I didn't have the money to break the lease. I'm finally out of this place and it was so traumatic that I feel the need for a therapist. Leasing office personnel, maintenance, amenities, landscape, and the apartments are really nice. the problem was that I was unlucky to get a Karen for a neighbor. I understand that the pandemic has been difficult (for all of us!) but that's no reason to attack, bully, and harass me as her everyday hobby for her boredom, loneliness, and anger. I am an Asian woman living alone and that made her see me as an easy target and NO! just for being an Asian is no reason for her or anybody's everyday micro-aggressions! I was afraid of going out and getting into my apartment since she will not hesitate to open the door stand in the middle of the hallway to say something horrible, my dog was so afraid he hid behind me and bark and Karen said "that's a vicious dog and needs to be put down" what kind of vicious toxic crazy old woman full of hate would say something as cruel and horrible thing to another?, She believed I don't have any rights here and she felt that she had all the rights to behave as she wanted towards me and I guess she was right because no-one did nor could do anything about it and I'm just an immigrant. She would place her garbage and other personal property in front of my apartment just next to my door not letting me enough space to get in or out safely with my dog or if I'm carrying grocery bags or a rolling suitcase, it was just a hassle every day. I should have reported this to the fire department. I lived in fear and felt threatened, I developed such a fear that I would have nightmares of her throwing me acid or coming at me with a knife because I believe without a doubt she is totally crazy and with the pandemic, many crazy people have become dangerous. The community would be a nice place to live if it were safer (it's not gated and you see homeless people often) and if management was efficient at enforcing their own rules equally for everyone no matter the age, sex, race, or how long someone has been living there. read more

I'm the resident of San Paulo Apartment of Irvine company. I can't believe they have mice problem! I called to Emergency maintenance, but they didn't help to get rid of it, I have to wait until next day to report it. I was talking manager Monica and Donald to solve the problem. All I asked was that move to another unit until finishing my contract duration, or release my contract without penalty to move out another place. They said no, because this is not that serious problem. They got rid of that mouse and clean but I feel like there is more mice. This apartment is one of the Irvine company which is very big and trustable company, I thought. But, they don't care about mouse infestation, and if I move out, I have to pay the whole rent or penalty. I am so upset about it and I can believe they let me live this place with mouse infestation. I have only 3month more to finish this contract and I don't have that much more budget for paying rent. But I wish I can move out right away. I really don't recommend to live Irvine Company Apartment, they don't care about any resident's inconvenience, all they care about is raising and collecting the rent money. read more

Honestly I haven't had the best experience with San Paulo. I have been with irvine company for 4 years now in different locations. San Paulo is the worst. To be fair the maintenance staff is awesome they are really nice and always on time. But some of the office staff are not great. What made me write this review today is because I found this pile in the street like in the picture and my car was damaged because of it as it is not seen when you're making right and there was no cones or anything to warn the drivers. I don't really like to write bad reviews but seriously it's getting worse and most of the office stuff are not helpful and I say "most" because I don't want to be unfair to anyone. read more

I had to break my lease due to the people in San Paulo Apt. didnt do anything about Roaches problem.They couldn't be more careless about it. There are cockroaches everywhere, Starting middle of the spring till mid fall. At night You can't even walk outside without stepping on one. I live in OC for a long time. Never seen one cockroach. The night I saw one of them in my bed was my last night there. I stayed with my friends until I moved out. They didn't even honor me some of the penalty and asked for every penny of it. read more

Ive lived here for 5 years and overall had a decent experience but these last 12 months have been the worst living conditions I have experienced, and many other tenants here agree. There has been NON-STOP heave construction going on for the past 10 months or so. I mean heavy construction. Concrete pours, deep pluming, roofing, painting and more making this the worst place to live. I haven't had good sleep in months. During the roofing contraction, workers would begin sledghamming the roof at 7am. Being on the 3rd floor, it was so loud and deafening it gave me headaches. This lasted for over a month. I have had constant intrusions by contractions workers to install fiber cables, sprinklers and each time my furniture would be moved around with no regard. They recently had to paint my balcony, and ended up ruining many of my plants. Workers came into my home at least 10 times, and when they knock they expect you to get out immediately. If this was just a few months construction to fix up the the place, that is not a problem, actually I would encourage that. But when you sign your lease, they make you sign an amendment stating that you acknowledge that San Paulo will be undergoing construction for the next 8 years. Literally 8 years. I can even show that portion of the contract. I didn't know i would be this bad. With all the contraction, there comes a lack of parking. Parking is almost impossible in the middle of the day for my guests. My situation has literally been almost unlivable. No peace or quiet at all. On top of that, there has been no reach out from the leasing office to help me deal with this. Not even a check in. My lease has just expired, and they are now increasing my rent by $140 per month, and this has happened every year since moving in. If you move in here, i guarantee you they will increase your rent after your lease, it's a guarantee and it happens to everyone. I would avoid moving here unless you're okay with dealing with heavy construction for the next 8 years and your rent increasing every year. read more

This is the best place to live in Irvine, I hate to give away Irvine's best apartment complex but when I moved out, Manuel was just a complete angel! I was totally rushed and couldn't move all my belongings and he was so helpful in making sure I wouldn't be dinged on my deposit if I couldn't move them myself to the trash. All the maintenance staff are absolutely wonderful. We have two pools here so some days I have the whole place to myself. Neighbors are friendly and keep to themselves and the place responds quickly to any maintenance request you have. Ample parking for you and your guest which is awesome of any apartment complex and the place is always being updated throughout to looking clean and spotless! Leasing and resident service office had been fabulous since day one and until my move out date. Justin in the leasing office is a rockstar. I wouldn't work with anyone else. Shoutout to all the ladies in the resident service office for be AMAZING. I am sure I won't find another complex like this but if I ever need to live in the OC again, Irvine company- San Paulo would be my first and only choice. THANK YOU!!! read more

I would caution anyone from renting here as this complex is going through major renovations. They are in the process of installing Google fiber optic and have been in apartments non stop requiring furniture to be moved and walk in closets to be emptied out for days with little advanced warning. They announced today that they will be upgrading fire sprinkler systems which will require access to apartments for weeks at a time with ceilings being completely torn out. This is way too much to handle. I have been a tenant for only two months and none of these renovations were mentioned up front. I have no choice to forfeit my deposits and move out as there is no way I can consider putting up with non stop construction. Irvine Company needs to be more customer friendly. They have become too big a don't care about their customers! read more

The parking spots in my block's lot seem to always be blocked off for some reason or another. I think it's funny that their trucks need to be parked diagonally during the day, taking up two spots. Or when my garage port is blocked with one of their trucks. It's like they don't think anyone comes/leaves during the day! The worst things about living here: 1. Spiders and odd little bugs. SO many spiders EVERYWHERE! Spiderwebs pop up very quickly. Anytime I clean one up, it shows up again within a week. There are also these strange little bugs that I've never seen before living here. I think for the most part they're harmless because I never get any bug bites. They just look really gross and show up in the most random places. 2. You'll never be able to keep your car clean. The trees produce some sort of pollen or other dust-like substance and it sticks to your car. I think the guys blowing up the leaves have something to do with it too. Speaking of those guys, sometimes they don't stop blowing as you drive by and if you have your window open, you get a gust of dirt in your face. 3. Mold. Yuck. I think these are older units and they haven't gotten around to fixing this problem. It's so gross and unhealthy. I contacted them about this problem and they are well aware of it. At least they respond to the problem immediately. I can only imagine that many other apartments suffer with this problem and don't bother contacting management to fix this problem. 4. Appliances are old. I'm sure this varies by apartment, but ours work very poorly due to age. I highly recommend making sure your dish washer and washer/dryer are newer and energy efficient. These old ones use up a lot of water. read more

So, I just returned from a trip to Denver, landed at John Wayne Airport at 6:30 pm and went to go pull my keys out of my briefcase when I realized that they were no where to be found. Search my bag, my carry-on, my pockets. Nope, keys are 1,500 miles away in the trunk of the rental car. Panic sets in. Frantic thoughts racing, I called the San Paulo maintenance line. Melissa was awesome. She assured me that she could make sure I got to sleep in my own bed. And Juan, the service manager, called me back, said he could be there about 7:30 pm to let me in. And sure enough, 7:30, he's pulling in, keys in hand. It's not the first time that I've had to get a maintenance issue taken care of after hours. And each time something came up, they were there in a flash. I've never had a complex respond so quickly. Fantastic service every time. read more
