Super unhappy here. There have been people attempting to open our doors in the middle of the night, a woman in a hospital gown and bleeding was outside the elevator on a random Tuesday, constantly having to submit repair requests for our air conditioner and refrigerator. Parking is also a joke. I pay $100 extra a month for a parking spot and it's constantly taken by other cars. For what we pay to live here, it isn't worth it. read more

Extremely non safe complex. I've lived here for 2 years and things keep getting worst. We have people trying to open our doors at 3am at night, we have homeless people in the hallways bleeding. I would recommend living here if your standards lower than dirt. I have lived here for 10 plus years and the standards seem to get lower and lower each year. This place sucks. They are horrible with repairs, the elevators are always broken, the hallways are always dirty and full of trash. They have a mold problem and a roach problem. I moved here during Covid and the price was low for the area, so I overlooked the condition of the property. However, they've raised rents so much that they are now the same price as luxury apartments, so I moved to a luxury apartment instead, and pay the same price. I find it hard to believe that anyone would pay $2700 to live in these slums. Avoid this place at all costs. To the current residents: They won't give you your security deposit back. They'll find some way to blame you for the horrible state of their property. So keep that in mind when moving out. read more

We had a service request for my daughter's ceiling fan that I thought just needed a replacement pull cord for the fan to be easily accessed to turn off and on. Kyle, a maintenance technician arrived and was eager to help and fix the problem. Kyle discovered that the pull cord was not the only issue so upon replacing a new pull cord, Kyle with the help of a 2nd maintenance technician Jacobo who was also very eager to help resolved the electrical issue. Together they fixed what we needed and Kyle went so far after they fixed the fan to clean the ceiling fan blades that were beyond dusty... They both cleaned up the area in which they worked and were gracious to offer help with any issues but I graciously declined as WE WERE ALL GOOD! DO NOT RENT HERE, YOU WILL REGRET IT. This place is infested with rats and cockroaches. The elevators are filthy and not operational most of the time. If you live in units cross from the basketball and pickleball courts, there is nonstop annoying loud noise and disturbance from these facilities plus car racing noises that make you miserable. There is no security, leading to frequent criminal activities, car thefts and break-ins. They are using this outdated Gas/Central Boiler for hot water and heating system, which is Safety hazards like deadly and cancerous carbon monoxide leaks and the risk of fire or explosion and not only that, If several apartments use hot water at once, you notice lower temperatures or run of hot water, also they can break down, leaving you without heat or hot water. Can't wait to move out. read more

This could be a 5 star community, but poor maintenance, negligent management and Equity's unwillingness to invest money into it has brought it down to being the worst rated community in its price range in Irvine. What's good: The layout of the apartments is good, they are bigger than average, the location near the UCI Campus is very convenient and they have a full size pool and basketball court! I really like the open air architecture of the buildings. Plus, there are plenty of green areas around which connect with other communities. What could be better: - The gym, which is tiny, basic and old. Other complexes in this price range have way better gyms, bowling allies and even rock climbing walls. - The cleaning of common areas. Hallways and staircases are cleaned sometimes once a week, sometimes twice a month. The basketball court has been washed once in 3 years. The parking garage is filthy. The stairs and railings outside are covered by bird droppings. What's disappointing: Their execution of repairs is painfully slow, inefficient and, it seems, unsupervised. - The main access door on the parking garage is constantly broken. - The elevators have persistent and scary mechanical flaws. This has been going on for years. - They recently installed new keypads to get in, but they didn't fix the gates so they don't close on their own. - No one will answer the phone in the leasing office 9 out if 10 times. If it's urgent you'll have to walk in there. What's really bad: - Toscana (Equity Residential) flat out refuses to hire security personnel or install cameras. Security is relegated to a "courtesy patrol" and the Irvine Police. In the case of a brake-in to your car, they assume zero responsibility. - There have been SO MANY brake-ins into cars, they've even stole all the wheels on a BMW. My bike, locked with two separate chains, got stolen too. - There are pests, like termites and occasionally roaches. But if you want an inspection you'll have to basically clear out your entire apartment for them to come do an inspection. - Anyone can walk in at any time. There are no extra check points/gates or key fobs required to access the elevators. If they would put the same effort and money that they did in remodeling the leasing office (to sell the illusion of a modern community) to the rest of Toscana, this place would be perfect. As it stands, is a security gamble and not worth the yearly price hikes. read more

We have 0 complaints after living there- which I believe is the best one can want from their leasing company. We always felt like maintenance requests were fulfilled quickly and timely. The support and care from the office was great. The properties were maintained - the pools and walkways. We loved our unit and they were so professional upon move in and move out. I visited Toscana this past weekend to explore the possibility of finding a new apartment. I looked at the Yelp reviews and decided I would overlook. I had nothing to lose and I am so happy I went. I made an appointment online (self guided tour) and met with Sam. He was super pleasant and professional. He provided full details and answered all my questions. He even walked me to the entrance of the demo apartment. He showed me how to access amenities and most of all he gave me his time. The experience never felt rushed or he never made me feel like I was asking too many questions. About Toscana- From what I understand Toscana was one of the first established communities in Irvine. It's not brand spanking new but I was very happy with the presentation and the interior of the apartment. It was clean and appliances looked almost brand new. The amenities are excellent and I fell in love with the view from the clubhouse. It's a large community. People have unrealistic expectations and become disappointed in community living. There is a certain expectation when sharing a building with so many different people. If you want perfection then purchase a house. I say that respectfully. I did submit an application for the apartment and dealt with Chie. (Also a professional) My interactions were prompt and questions answered. I always felt that they genuinely wanted to help. Due to evolving circumstances I had to cancel my application but if my current situation ever changes, I will look to Toscana first. I appreciated these guys so much! Highly recommend! read more

Let's see how much has changed from now until a year from now but here is my 2 weeks of living here + touring/applying. I read the yelp reviews and personally, at some point, I opted out of choosing Toscana. However, we decided ti at least tour because the space was huge and was hard to come by with the prices they had. Sam was super responsive and ensured all our questions were answered and Lulu was awesome when we came in for the tour. She even helped me out with a discount for parking! Applying was super smooth and stress free -- Sam was super helpful throughout the entire process. I read the reviews how they ignore you and trust me, I was so worried about this. However, Sam has STILL been super responsive (EVEN AFTER WE MOVED) and when I submitted a service ticket because someone decided to block the trash chute -- They cleared it the next day. I don't think it's fair to blame the apartment for something that a tenant did. However, it's only 2 weeks of moving in so WE'LL SEE LOL. When we moved in, our apartment was professionally cleaned/carpet shampoo'd and it was super nice (Clearly not used to this). The best part is, you get your own EV station! Sure the paint is imperfect in some spots or some old parts but really love our cozy apartment so far My only downside is you do pay a lot for parking which made me sad but ended up being less than irvine company for me. read more

Move to Toscana back in October and on the surface, it seems like a great place to live. Very quickly I came to realize that was not the case. After receiving my keys and doing the initial walk-through before the movers arrived. I found a large setin stain in the middle of the family room. And over the last few months, it has just collected more dirt and made the stain more pronounce. But that was only the beginning of the issues with this apartment. But that was only the tip of the iceberg. After getting the furniture moved in I had to leave for a couple of days for a business trip. When I came back and started unpacking, I found the cleanliness of the kitchen would have not passed a health inspection. There was grease on the bottom side of the drawers and cabinets. Dustbunnies so thick and big it could've been considered small animals or rodents. I put my hand on the area above the cabinets and came back with a grease-filled hand of dirt as if I was a coal miner working in the mines. After A long day of work and a long day of cleaning the kitchen, I decided to take a shower. As I'm taking a shower I look up to find the walls seeping black soot. The shower had a ring of dust and dirt on its Top seal. Now after these incidences, I start looking at the finer details of the apartment and complex. It starts with the sloppy paint job for the apartment and the cracks in the wall. To the front door that doesn't shut all the way unless it is slammed. The community is sold as a Gated garage and secured community. The garage door has been broken four out of the five months I have been here. Moreover, most of the exterior doors leading into the garage are unsecured, propped open, or unlocked. Yesterday I was coming home and was walking behind an Amazon delivery driver, and watched them reach their hand around the gate to manually unlock the door. Omg, is that all it takes to brake in here. No wonder cars keep getting broken into. In conclusion, I would not recommend this complex to anyone. I am not a big advocate of the Irvine Company. But you're better off dealing with the Irvine Company than living in a place like this read more

Theft and vandalism. Of the four apartments on the block only Toscana thinks cameras are useless and therefore won't invest in them. Fully knowing this is a hot spot for petty crime. Today is the third time my truck has been broken into here in less than a year. A COMMON conversation at this apartment complex is about broken windows vandalism and car theft. Literally the most likely way that you will meet a neighbor- discussing a recent break in over waiting for a broken elevator that has an expired inspection certificate from two years ago. oh, and the guy out front that looks like security, is actually there to ticket residence and guests for parking violations and has nothing to do with patrolling for the recurring crime. I assume it's a hotspot since we are right next to the freeway. Easy to get in steal and leave with no trace (video surveillance) and be several cities away in minutes. I have been living here since November of 2022. At first, things seemed pretty good. Now, all kinds of issues, from major flooding in the upper garage (can't get out of the elevator without getting your shoes soaked), to having people park in front of your assigned parking space, to after hours patrol not being available after hours. Last night was a breaking point for me here. At 230am a person came through knocking on doors, yelling, ringing doorbells, throwing trash, etc. This was brought to the attention of the leasing office first thing this morning and nothing has been done to even clean up from the mess, much less take care of the issue. Unfortunately one the worst places I've lived, the location is great since everything is nearby but the service staff is not very responsive to work calls, every time you get in touch with a leasing agent they tell you they will take care of your apartment needs in no time, never happens! Quite frankly this apartment complex is not in good shape as some of the areas had mold and never got fixed, very outdated parking lot especially when they charge monthly for your parking space. I am very disappointed with how Toscana Maintenance Management handles services. Lately, they never have parts to repair. They always have to order. Before, it used to take only 1 to 2 days to get service done. Now, it takes forever. 1- I reported my kitchen light, and it took them over a week to repair it due to not having parts. With over 200 units and no parts. Ufff 2- I had my washer repaired, and they left my patio dirty, and the maintenance guy didn't even bother to clean it. I understand that oil can come out, but again, it was a mess, and I had to clean it. 3- This time, it got even worse. I had Sandro Supervisor or whatever his title is. Came to clean my dishwasher. He brought with him a Dry Wet vacuum cleaner. His machine was full of fine wood dust from another job. Cleans this one in my kitchen before he used it on my dishwasher, leaving all that fine wood dust all over my kitchen without my permission, and didn't even clean. I asked him why you didn't clean this out outside my apartment, and he ignored me. I had to clean his mess, and I have asthma. So disrespectful. Don't want to see him at all in my apartment. The complex manager did say sorry! But that is not enough for me. This guy should know better, and to disrespect my person and home is not acceptable. I'm very upset with this situation. Also, by writing reviews, businesses can assess what areas they need to improve and what areas of strengths they need to keep up. So, I have lived for a month and a couple of days In Toscana, and when I received the apartment, many items needed attention and to be fixed. Dwaine has been EXCELLENT. This man knows how to keep tenants happy, and he does whatever is in his power to work on the issues and get them resolved. In my personal opinion, it is essential to have a maintenance crew that works hard to maintain a great reputation and make TUSCANA a destination place to live. Toscana/Equity Apartments has been the worst place I've ever lived in. Besides an older generation who has lived there for years, none of the people around me renewed their lease either. I spoke to several neighbors who also couldn't wait to move out. Pay close attention to the "5 star reviews" here and on Google. Theyre all exclusively about maintenance and either fake or written in response to some special/incentive the office probably provided tenants for writing it. These are really old buildings, so the walls are paper thin and you hear everything. My unit placed 4 noise complaints regarding the unit below us and nothing changed. The pipes are loud so you hear every time someone in the unit above or below you uses the bathroom/showers. There are many units/patios and garages that flood or have leaks when it rains.There are uneven floors everywhere in the complex, so large puddles of rain water form that you can't walk around. There seems to always be at least one elevator that doesn't work. The fire alarms consistently go off. Good luck getting anyone to answer the phone in the leasing office. There are weekly, yes WEEKLY, car break-ins that the leasing office doesn't do anything about. I was specifically told by a prior leasing agent there that they will not be installing cameras because they need to run a metal conduit throughout the complex that would cost too much and isn't worth it to them. People with teslas and cameras on those cars have been more helpful than Toscana. Packages get stolen. Car tires get stolen. Cars in general get stolen. They charge you to park your car there. They charge you to use a bike rack, just for your bike to then get stolen. There's no real storage space in any of these units, so if you have a lot of stuff you'll also need to pay to store it somewhere else on the complex. There are almost no guest parking spaces. They raise your rent by $400+ after your one-year mark. During move out, they will charge you $450+ for routine carpet and paint on normal wear, plus your last month's utilities. The deposit is normally $550, which means after those charges you'll magically end up owing them money. They'll also send your statement of deposit based on ASSUMED charges and tell you to pay up anyways (because remember, you wont be getting any of your deposit back and instead will be owing them money) before they even receive the final vendor invoices. Then they'll tell you if you owe them even MORE money once they do receive those invoices, they will reach out for you to pay again. TOSCAMA CROOKS. Never had this experience in my life or in any of the 4 Irvine Company apartments I've rented in Irvine. This complex is across the street from a fire department, so get used to the fire and police alarms at all times. It's also right on Jamboree, so if the fire and police alarms arent your style, maybe the mobs of car groups that meet at the Jamboree Promenade twenty steps from the complex and rev their engines/race around the complex during weeknights in the middle of the night might make you happier. Or the UCI college students that sneak into the club house and trash it on Friday and Saturday nights. Maybe closing your windows will help? Nope, those are single pane and have horrible noise and weather insulation. During windy days, they also rattle. There are trash chutes that pile up for days. A resident app where tenants go to complain about each other, Toscama itself, and the dog shit left all over the complex. Residents moving out leave their crap by the elevator doors on all floors when they dont want to be bothered to take it down or toss it; anything from pots/vacuums to couches and beds. I can go on and on but you get the point. Check the attached photos of some of the emails sent from Toscama to their residents in just the last year for proof of some of the things I've mentioned. If you value your quality of living, STAY FAR, FAR AWAY and rent with a different complex and company than Toscana/Equity Apartments. read more
