Since the new community manager took over, the experience has become noticeably more adversarial. The issue that pushed me to write this review is the way management has singled me out over having a plastic water bottle and basic swim gear near the pool while I lap swim. I had been lap swimming for about three weeks before receiving the first email about this, and I was later warned that continued noncompliance could result in suspension of pool privileges and even lease violations. This is over a water bottle during lap swimming. The selective enforcement is especially frustrating because the pool area has had far more obvious issues. I have personally found items in the pool that had to be removed before I could swim, and the pool area is frequently used by unsupervised kids and teenagers, including people who do not appear to live at the property. I have also seen food and drinks around the pool and hot tub area, including alcohol. Yet I am the one being repeatedly threatened over a water bottle during morning or lunch lap swimming, often when I am the only person at the pool. Meanwhile, there have been much more serious property issues that deserved faster attention. The pool was recently closed after the water turned grey, and management stated that the monitoring system was not functioning properly. A staircase near my building crumbled underfoot and remained taped off and unusable for over a month before finally being replaced. I have also reported broken window seals causing moisture and mold concerns in my apartment; only after escalation to the parent company did it seem like these issues started receiving meaningful movement. I understand that apartment communities have rules and that pool regulations matter. But good property management requires judgment, consistency, priorities, and professionalism. Focusing aggressively on a resident's water bottle during lap swim while larger maintenance, safety, and habitability issues sit unresolved is not good management. The onsite maintenance crew and some office staff have historically been great. My criticism is directed at the current management approach, which has made the property feel less responsive, less reasonable, and less resident-friendly.

The office staff and maintenance staff are so great to work with; very courteous, helpful and knowledgeable. There are so many things close by; in addition to the on-site park, there are a couple of big parks up the street, various restaurants to choose from in the area, shopping, easy access to I5, great back roads to use. Wilsonville is just big enough to have most things you need nearby without having to deal with the freeway. The apartments have a lot of trees next to the building which I like. They provide some nice shade in the summer as well as some privacy. The office staff are very friendly and helpful. I haven't had any major issues they've needed to help me with. I did get an Amazon package that didn't show up and the office staff went way out of their way to help me get the issue resolved even though it wasn't their doing. I called once about an outside light burned out and it was fixed within the hour. The Bad: This complex is owned and operated by CTL Management which also owns the complex I just moved out of. I don't care much for CTL due to my previous experiences with them so was hesitant to rent here. There are quite a few families that live here with kids which can occasionally be noisy. Wilsonville road is next to the complex so you get some traffic noise during the day but it seems to calm down later in the evenings. So as far as I'm concerned, this seems to be a decent place to live.

    So far I love it here and it was the BEST move I made to leave my old place that I did not like at…read moreall. This is the eighth month that I have lived here and honestly hope to never leave. If they ever sold these places off, I would buy for sure. Solid walls - very rarely if ever do I hear my neighbors and if I do it's because they have friends over and they are laughing or talking loudly. I love the layout/design of the apartment. The front end of my apartment does look out onto the parking area and the backend of the apartment looks out over a forested green space (privacy and beauty) that separates us from another apartment community. I have seen geese, raccoons, deer, birds, and cats -not sure if they are feral or family to the other community. Finally a place that feels like an actual home. Gas fireplace is rad. The management offers help during summer to add/plexiglass in an A/C unit an will help take it out when the season is over. Well maintained property - always looks great and the holidays brings festive decoration with lights and such. And now that it's heading into summer there are hanging flower baskets throughout the property and the pool area looks fantastic. Trash areas do get overfilled at times but at least they are in their own covered building and there is trash, recycle, glass bins, cardboard bins. I do see the staff try hard to keep this clean and orderly. Awesome workout facility, beautiful pool area, and a small outside bench area near one of the parking areas where you can sit under a tree and eat or read. And best of all, it is Furry Family Friendly. Animals are welcome and many folks are out walking dogs and always clean up after themselves. Parking - I do not pay for a designated parking spot and don't have any issues finding something close to my place. You can always pay 25 for a spot or rent a garage unit. Only negative experience really was a partying neighbor during quiet time hours who was gracious about shutting down the noise after I said something. Touch Wood, it all stays this way because I absolutely love it here. I have a yelp review on my former apartment place where I was miserable. Nothing redeeming. This place is a total blessing. The staff are always helpful, friendly, and easy to work with. And whether hired or permanent staff, the grounds and maintenance people are always working hard. Much appreciated!!

    WARNING: Before you sign a lease, think twice…read more In my experience, the owners are extremely unwilling to spend money to properly take care of their residents, and the management turnover has felt like a revolving door. Unfortunately, when serious problems come up, it seems like the residents are the ones left dealing with the consequences. We pay top dollar for a three-bedroom apartment, likely among the highest rents in the entire complex, and the way management has handled a major plumbing and remediation issue has been incredibly disappointing. This is especially frustrating because last year we already had to deal with a separate mold/moisture problem involving the ceiling and roof throughout our entire apartment. After going through that, finding ourselves dealing with another significant moisture and mold-related issue has been extremely frustrating. A plumbing problem that was not our fault resulted in water damage and visible mold in our kitchen. Management never told us what type of mold was found or whether it was ever tested or identified. What was particularly concerning was that some of the workers who came in to clean and remediate the affected area were wearing masks and full protective suits. We were left wondering what exactly they were dealing with and why no one was willing to explain it to us. We are now living through remediation with our entire kitchen completely inaccessible for "at least a week." A large drying heater/fan has been running continuously, 24/7, creating constant noise, heat and discomfort while using OUR electricity. Our kitchen is sealed off in plastic, there are strong chemical odors from the treatment, and we have no kitchen sink or dishwasher. When we asked about temporarily staying somewhere else during the remediation, management refused to provide a hotel or Airbnb and instead told us to file a claim with our own renters insurance. I am not willing to pay a deductible or potentially affect my insurance costs or claims history for damage and remediation that we did not cause. The alternatives offered were a refrigerator, microwave and hot plate to set up in our living/dining area, along with paper plates and plastic utensils. I have a nicely furnished home, and I am certainly not going to put a hot plate on my wood dining table. But what really makes no sense is that if we were to cook on the hot plate, we would have no kitchen sink to wash the dishes in. I can only assume we were expected to wash those dishes in our bathtub. A hot plate, microwave, paper plates and plastic utensils are simply not a substitute for having a functioning kitchen. We are also dealing with the noise, dust, heat, odors, inconvenience and disruption of having remediation and construction happening in our home. I work from home, which makes the constant noise particularly difficult, and my kids will soon be starting their online college courses from home as well. What has been most frustrating is the lack of empathy and transparency from management and the owners, particularly when it comes to discussing compensation for the loss of our kitchen and the significant disruption to our home. Instead of simply recognizing the impact this has had on our family, it has felt like we are having to negotiate over every small accommodation as though we somehow caused the problem. I understand that unexpected repairs happen. What matters is how a property takes care of its residents when they do. In this case, we have felt like the burden has been placed almost entirely on us. We pay top dollar to live here, and we expected much better consideration and support during a situation that was entirely outside of our control.

She's never there, doesn't keep appointments, and doesn't respond to calls or email. The ONE response we did receive was rude, insulting, and inaccurate! They do not do background checks on their employees. We're not in the habit of snooping on our neighbours. After getting screamed and cursed at for taking out recyclables (?!), and having had dealt with music so loud we could Shazam it in any room for over six months (with, once again, worse than no help from the office), however, we used our OSINT skills to advantage. The loud neighbours in question were an older couple, one half of which was head of maintenance who uses an alias, has been nailed for burglary, and something much worse I won't mention here. Oh yes, and their frequent domestic disputes were lots of fun--nearly had to call the police. Positives: Beautiful nature park nearby, excellent espresso at the Great Scot cart (Erik is the best).

My only hesitation when I moved in was my perception of the space in the apartment: I'm fairly certain that the square footage includes balcony space, which has never been done in my previous residences.
