I got here today and I couldn't be happier! Very beautiful neighborhood and home and I got to meet her in person because she drove over to make sure we were happy and took care of everything!! Thanks you Marsha!! I will definitely be referring others!

I funded repairs on May 21st and three weeks later nothing had moved forward and it took them another full week to verify the money after I complained, which the money was there. And repairs are done but no marketing is happening and I can't get their office to respond to emails or phone calls about this. I'm a small investor and it seems they ignore us.  This happened back in January too when I funded repairs, nothing moved forward, and then a month or so later an emergency happened and those funds were used for the emergency repair. They would not acknowledge this had happened and claimed I didn't fund it. Took WEEKS more to get an updated amount for the old repairs and an estimate. So now we're in July and I'm waiting on marketing for a property that should have been repaired and marketed MONTHS ago if they had responded. Penny doesn't answer calls once you're no longer a new client and neither does the rest of the office.

I am the owner of a small multi-family and live in the building. I fired Antietam Property…read moreManagement after they (1) lost my tenants checks and didn't tell me [the tenants say they still have not cashed them], (2) didn't file the lead paint paperwork. We only opted to file it ourselves after the deadline had passed. Someone has been driving by taking photos of the property, which made me just want to get everyone free and clear of my home. That concern was the catalyst to end our relationship with Antietam, but they were, by no means, doing a good job anyways. Antietam Property dragged their feet 2 months to give me a response to my "please everyone leave while we sort this photographer situation out" firing. Presumably, this was done in hopes that I'd rent out the unit under the table and they could get that "first months rent" money. I went to their office with checkbook in hand and asked what it would cost to make them go away. Rhonda said I had to talk to Eric and they refused to give me my keys back. Again... these are the keys to my own unit in my own building. I own the place. This isnt about money... its about keys and safety. I work from home in the building 100% and decided to use a unit as an office / backup kitchen and bath while my other unit is worked on. I have explained this and offered to write them a check for whatever it is they think it costs to go away as they were the property manager for the unit previously. It has been 2 months and they have refused to provide me a dollar sign. I understand I am breaking a contract, but that should be reparable by the contract terms (e.g. money settlement). The owner [Eric Ford] has a drug possession charge and violated his probation by having an unregistered firearm in 2014. https://www.fredericknewspost.com/news/crime_and_justice/arrest-log-for-dec/article_328348d3-0456-577d-9000-0d63a4e9322a.html He came to the property (while I was here) and didn't tell me. He peered in my car and my contractors truck. The way this was done was creepy. I was on-site while he was here and he made no attempt to contact me. I only know about it because of my contractor and neighbor's cameras. I have since re-keyed the place. I'm starting to think this is not about money; please be cautious with these guys. If you would like demonstrable proof of the event from above, please feel free to reply to this. I still haven't been given a dollar sign, but will add to this post when I get whatever the close-out value it (or if this gets escalated into something different). We are concerned citizens... people like this should not have access to other people's homes, which is why we are leaving this post. If it sounds crazy... I agree. In all my years owning rentals, I've never dealt with a situation this insane.

So where do I start. My wife and I went to rent a property in the north end of Hagerstown when my…read moreson was first born. Alice Guy showed us this place on the second floor of a 2 unit property. It was nice enough. The day she showed us this place the other tenants wasn't around or more likely Alice told them to stay out of sight. Looked at the place and it was nice enough for the price. We went for it. We were all ready to move out of the west end and into a safe place for us to raise our son. We signed and got the key. So we decided to stop by the place and check it out and start a game plan for our move and where we would be putting things. Upon our arrival to the place the neighbors down stairs were apparently home now. Me trying to be a friendly neighbor waved and smiled trying to make a good first impression. Well we got met with the look that you would give a piece of chewed bubblegum you stepped on. Not friendly at all. Ok I let it go. Maybe they are having a bad day. Walked up the stairs and got met with a large pile of dog shit in front of the door. Maybe they didn't see the dog go up there and were rushing to get ready for work. Let it go. Scooted the doormat with the shit on it off to the side so we could walk into the apartment. Mind you we have our young son. These people saw we had him with us. We are about 5 minutes in the place and instantly transported into an extremely loud night club. The entire house was vibrating from the volume they were playing. Needless to say my son woke up and started crying. Now i'm pissed and feel like i was lied to witch i was. Alice Guy told me the people down stairs were very nice people and easy to get along with. We walked to the car and called Alice and got no answer. We drove to the office and turned the key in. we told the dumb ass working in the office we were met with hostility from the second we walked stepped out of our car and i could not take the place do to feeling it was unsafe for my family. I even let her keep the security deposit and first month's rent due to us signing the contract with her. I can not tell you how long it has been since I thought about that situation I avoided for my and my family's safety. Today, about 6 years later, I received a letter from a debt collector on the behalf of Alice Guy. she needs to be put out of business for her shady practices. If you know what is good for you you WILL NOT do business with her. To you Alice what goes around comes around. Your karma will come back to bite you in the ass and you will have no one to blame but yourself. You are the lowest scum on earth. You honestly put scum lords to shame.

Would not recommend Alice Guy to anyone. Save yourself the headache. She is rude, unprofessional,…read moreand last but not least condescending. Like I said, save yourself the headache.

I've been a client of Chesapeake Property Management for almost two years now, and the experience…read morehas been outstanding. The right property management company will treat your property as if it's their own, and that's always been the case with Chesapeake. Whether it was handling issues with my tenant or ensuring I got my annual tax paperwork, their team has always approached my property with my best interests in mind while at the same time providing exceptional service to my tenant. In the few instances where there have been problems (most recently a leak in the ceiling) they were on top of the situation and my tenant was taken care of within a matter of hours, and I had emails with pictures of the damage waiting in my inbox. However, most of the time I honestly forget that I have a rental property, and that's the best compliment I can give Chesapeake. I trust completely that they are taking care of my property, and so far they have yet to let me down!

As an active-duty military service member stationed over 2,000 miles away, I trusted Chesapeake…read moreProperty Management and their real estate team to care for my home. That trust has been completely destroyed. After months of poor showing feedback, I repeatedly asked about the condition of my home and the reported odors. I was assured everything was fine and that it only needed a little paint and new carpet. Unable to get straight answers, I flew over 2,000 miles to inspect the property myself. What I found was unacceptable. The home was listed for sale in a filthy condition with an overwhelming dog urine odor. The laundry room and garage, where the dog had been confined, smelled terrible, and the damage to the laundry room door was obvious. These were not minor issues, and there is no way they went unnoticed. The most disappointing part is the lack of honesty and communication. Had anyone simply told me the truth, I would have immediately approved deep cleaning and repairs instead of allowing my home to sit on the market in a condition that likely drove buyers away. After paying Chesapeake Property Management for more than two years, I expected my investment to be protected--not neglected. I have lost all confidence in Linda, Mary, and everyone involved in managing and marketing my home. As a military family, we depend on property managers because we can't simply stop by to check on our homes. I should never have had to travel across the country just to learn the true condition of my own property. After seeing the condition of the home I fully understood why it did not sell, I myself would have never purchased this house in this condition.
