It was going under reconstruction, but we got to see it in the process and knew it was the place for us. It was the right size and space and now we have a beautiful two bedroom two bathroom apartment! They do not care about their tenants. I was promised to get my secure deposit on the day of the move out 10/1, the first week of September. Three weeks later I received a message that the owner is out of town for the holidays and didn't leave them a signed check for me. The office seemingly "cannot" issue the check. Meanwhile the entire experience of being there was beyond disgusting. Cockroaches by the pound. The garbage area looks like someone is repetitively throwing up on the floor, the building doesn't have a cleaning lady. Someone shows up to "mop" the floors once in two weeks, even though they show up the floors still look disgusting, gum and dog shit all over the floor. I just moved into the property located on Oxnard St. The move in process was very quick and simple. The leasing agent was available right away to show the unit. We were able to put in our rental applications and were moved in within a week. The onsite manager is great and easy to get along with. The maintenance staff addresses our concerns immediately. The only issue I have come across is that on occasion the upstairs neighbors have walked a little to loudly in the unit above us, but the management team addressed it and it stopped within 2 days. read more

This is for Daniel Braum My name is Karina Puerto and The purpose of this letter is to address an issue of retaliation against me from an incident that happened on 8-22-2025 if I am not mistaking, prior to that date we received a notice letting us know the power would be turned off while electrical work was being done in the apartment, One of the electricians mentioned the power would be off for about 2 hours, mind you this was the hottest day of the week. After they completed their work they packed their tools and left without turning the power back on. The weather was over 100 degrees and the apartment was boiling hot with two disabled seniors and a 6 year old child. When I reached out to Braum Management`s office to make them aware we were left without electricity I was meant with extreme hostility, all I was trying to do is protect my family from the heat so I mentioned to them this was an urgent matter. Multiple calls were made where I was told it was my problem and that I had to deal with it on my own. When I asked if they would be able to reach the electricians and ask them to come back to turn on the electricity i was told that they were no longer working for Braum and that they had been fired. When I mentioned that on the companies website under maintenance is states "in house maintenance for quick response", Specialist on call for challenging situations, online workorder tracking and available 24/7 for property emergencies, I was told that since they had fired the previous workers that were just at our apartment 2 hours prior they needed to find a new company with special permits to do the work they did not finish and they could not do anything till the following day. This conversation escalated to Kristy who was extremely rude and unprofessional, she said she was not require to provide us with electricity and if we did not like it in her own words yelled at me to "go buy a house", When I explained to her this was an urgent matter and that I had a child and two disable adults in their 70s inside the apartment she simply said she did not care and that she was not require and there was no law that require Braum to provide our apartment with electricity. When I mentioned to her if I could move my family to a hotel in the mean time till the electricity was turned back on and if we could be reimbursed for that she laughed at me and said NO. She was extremely degrading and I felt humiliated by her comments, I have been living in the same apartment since 1996 and not once have I ever been spoken like that by any landlord or property management company. I guess her humiliation was not enough because now Braum is retaliating against me by taking away the same parking spot that I`ve had for 30 years for their staff but The current manager that lives in the apartments has two spots, one that is used as storage space. If I knew that Braum would retaliate against me for trying to take care of my family on the hottest of the week I would have let it go but I was trying to protect my family, at the end of the day I get that your company only cares about making money and screwing whoever is beneath them but some compassion, Its a parking spot that is needed, my father is paralyzed and has doctors, nurses and care takers that come by to check on him every day and its extremely hard for them to find parking on the street. I ask that you please reconsider it is very unfair that you are discriminating me and retaliating against me, you would have done the same if your family was in my position. read more

DO NOT LIVE HERE OR RENT WITH THEM. Bathrooms were full of mold when I moved in. Clearly no one had cleaned the apartment before we moved in. Roaches in the halls that would come into my apartment. When I emailed the owner about the problem we didn't get an answer. Place is dirty as all get out. Someone comes around with a leaf blower (not kidding) once in a while to "clean" the hallways. Cobwebs and trash everywhere inside and outside the property. AND their payment system is completely messed up. My rent got processed twice in one month and they REFUSED REPEATEDLY to refund me the money despite me pleading and explaining the issue. AVOID. Total scam. read more

When we moved in, we found roaches already living behind our cabinets. We requested pest control, they came, it did nothing. Called them again. Hopefully it works this time but who knows. Now we have termites FLYING OUT OF OUR AC VENT. At least 20 in just 3 minutes. We figured this would be an important thing for the building to know right away so we called them. Apparently not. We just have to put in a maintenance request and hope it gets addressed soon. For the price of this unit you'd think it would be a great place to live but instead we have neighbors who scream at each other every morning, a constant bug issue, and interior construction that looks like it was done by someone who doesn't know what a measuring tape is. read more

Would not recommend living in their units to anyone. In fact I had some of my friends interested in moving into my building when looking for a place and I told them not to. My Roomate and I had a horrible experience living in our unit. Upon moving in we had issues with one of the doors being broken. Also during the winter it took them 2 weeks to get our heater fixed. Too many issues to note but the kicker is they took away 30% of our deposit. Some things were justifiable such as some patches for small holes for mounting our tv but others were just a cash grab on their part. They charged us for cleaning the oven when we cleaned it upon moving out. They charged us for a jammed door when no door was jammed, wouldn't trust those maintenance workers though because they're known for breaking the building doors when they come in to fix other stuff, but even if there was a jammed door we had them come fix our doors many times and they do such a bad job. Lastly they charged us $500 for paint, there was paint on the wall peeling in my bathroom. You could tell they just keep painting over layers after someone moves out. Such a shady thing to do. We settled on getting some of the money back because when asking for an invoice, which they failed to do within the 21 day legal requirement, they decided to just settle with us. I would sue this place if I didn't have more important things going on with my life. read more

We have lived in a Braum rental unit for almost 7 years. The location in Burbank is convenient to the 5 & 134 freeways and near major motion picture studios (Disney, Warner Bros., Universal). The complex is attractive and well maintained and the Landlord is accessible & responsive to our needs. Recently, our building had a beautiful landscaping upgrade using environmentally friendly plants & materials. The finishing touch was the addition of a little birdhouse which adds a family friendly feel to the front area. We were delighted by this addition and very much enjoy living here. The neighbors are friendly and the neighborhood is safe (plus we are gated which adds an extra sense of comfort). I highly recommend Braum Real Estate for your residential needs. read more

*QUICK EDIT YOUR EMPLOYEES TOLD ME TO WRITE THIS!* I want to start by saying that my relationship with this company began by them threatening to not let us move in after they already took our money for a down payment on a two bedroom unit. They refused to show me a lease over the internet and threatened to keep my money if I did not comply with their demands. Threats continued about keeping my money as they required me to DRIVE FROM ARIZONA TO SIGN MY LEASE so that my cousin could move in on time. They said because the lease started even though I was not able to move till a month later that no one could live in it without my signature so I changed all my plans for them and for the money I could not afford to lose. When I arrived at the office, and yes I drove in from ARIZONA, the same crappy leasing office lady, who threatened me before, who runs their office still to this day, asked me "Why didn't you just email this to me?" I then had to explain to her and her staff that she was the reason why it was not emailed. I have witnesses to the phone calls that I had with them this stuff is not made up but I wish it was. When I thought the nightmare was over they required me to HAND DELIVER proof of my renters insurance because an email would not work again! When I dropped it off she said it did not have their name on it but I had to explain as to how by their request, it had to come in the mail like she asked. These people don't even know what comes out of their own mouths or brains, they have no recollection of people besides themselves and even then I am not sure if they care about their own time. I wish it all ended here but it doesn't. Their EMERGENCY contact line does not work. I have used it twice now and after they told me it was fixed because of the first incident it failed when I needed it again. I had to handle the second incident on my own because I tried again yesterday and it did not even have a voice mail box now it just rang and rang. How do you "fix" something only to make it worse? It took them 12 hours to respond to our three voice mails when we could still leave voice mails in an emergency. We had an alarm going off in our house and we ended up having to call the fire department because we didn't want to damage our walls and lose our deposit when the alarm was glued to the wall. Eventually they sent an email at 10:30 pm when we called at 11:00 am about an issue with an alarm. They could care less we had to call emergency officials. I have requested multiple quotes via voice mail to renew our lease before all these incidents with the alarm but the voice mail box for their main leasing office line has been removed too! This place should be investigated and shut down for criminal operations as a business that puts peoples well being and financial safety at risk. The building should be taken by the city and turned into a shelter so something good can come of it. I paid three months of rent before they gave me my own copy of the lease digitally in any way. I did not see the lease before they took all of my money to move in not just after the down payment to reserve the place. I don't know if this is illegal and honestly I don't have the luxury of not letting these people walk on me because I need a house. They know they have power over people and they love it. read more

I have lived in a Braum Real Estate property (14249 Friar St) for 4 years and 3 months now. I have had occasional issues that haven't been resolved in the first few years, but the purpose of this review is to let people know the difference in their response to any maintenance issue currently. I see a lot of bad reviews and I believe that efforts made to change their systems should be commended. Over the last year Braum management (especially Joseph) has been incredibly prompt in addressing maintenance issues. I have gotten 95% of the issues addressed and fixed in the next day. The only con is that I continue to face issues from the immediate neighbors - loud noise, dog poop on my doormat, general cleanliness. But the management has been responsive and proactive. read more

This place is just looking for money and remains by far the most poorly run place I have ever lived. You message anyone and their responses are selective and lack any responsibility. The rent is cheap but sameyou really get nothing. The walls are soooo thin you can hear everything (including when the neighbor is using the sink or shower) and it's REALLY loud. We lived at the 332 S Virgil, Los Angeles location, for a year. This place sucks!!!! Management just wants your money and doesn't give a rat's ass about you. Building maintenance was responsive to maintenance requests and the unit had a nice kitchen and flooring. However, security for this building was a total joke and storage is nearly non-existent. What security was in place was easily defeated and the buildings management had known about problems for at least 6 months. We had both of our cars stolen from this complex after multiple previous break-ins happened. We were told that replacing the front door was not a priority. Instead they installed more cameras in addition to the ones already in place, so we can watch our stuff get stolen from multiple angles. They did nothing to address the lock that was defeated. This lock as you will see in the video was effortless to defeat. Took less than 3-seconds! With minimal amount of force. There were the constant mail thefts. These were documented with video cameras. People who did not live there would regularly piggy back on a garage door opening and closing, we were told. One of the owners, Dan Braum, said in an email that he cares about the security of his tenants and blamed non paying tenants for not being able to take more action. His words hold no weight at all. Not sure who texted me but when I inquired about and apartment an agent sent me screen shot saying I was shown something in May and that they only take the time to show people apartments who are at the end of their search or are actually serious about moving and that doesn't sound like us. The apartment I saw in May was small and dirty. I'm not going to settle for something I don't like as it's a buyers market right now. I mentioned we are very serious but not willing to settle. Instead of offering support and to show the apartments was now interested in they told me to call the general phone number. Agent "Ok sure Well I typically take time to show units to people who are at the end of their search ( or are very serious about moving) it seems you might not be at that point" Me "We are. just aren't going to settle for something we don't love. " Agent "I understand. Feel free to call the leasing office 818-205-9000. If you would like Someone to show you" Really unprofessional. This could be the perfect company but I would be unwilling to rent from a group that treats potential tenants this way. This is Los Angeles. Knowing how hard rent has been in last years in California I would say Braum is pretty competitive. I called to schedule a viewing-- no response from the owner or Jila. My application was automatically denied due to an error on their end populating false information on my screening reports. Only after requesting an explanation did they realize this was a mistake on their part. Jila asks me to complete documentation so she can verify my employment & work, I send those to her asap. I then get an email saying the unit has already been rented out to someone else. Where is the transparency, and why request personal information from me if you have already moved on to the next applicant??? I'm baffled how this process played out. It's the absolute worst land lord ever... building is dirty as hell, managers dont do their jobs, cameras around the building don't work..they are just for show, repairs are not done in a timely manner, they shut off the water at least once a week for 6 hours and no hot water very often... (I think they save money on water bill that way) there is thieves in the building all the time... cars get broken into in the parking lot... bicycles get stolen... and I pass... nothing positive about this company nothing! This outfit initially blew me away. Really. Where I hail from, they have businesses like "Apartment Finders", which are exactly what they sound like - you fill out a questionnaire, and they drive you to the various places available for rent and WHAMMO! you find a place. I *assumed* that L.A. would have the same thing. They might - but definitely not in the San Fernando Valley. I found this out the hard way when moving cross country. However, I came across Braum Real Estate- A diamond in the rough - they said they would! While I was not blown away by the apartments, I was impressed with their attentiveness and willingness to please. In fact, the apartment I ended up getting was, in turn, letting the previous tenant out of their lease. I wish I could say that kind of service and attentiveness continued. Instead it went due South, and 90 days after moving out, I am still dealing with it. 1) Intercom system throughout the entire building is non functional. When asked during the initial walk through if anything was non-functional, the intercom was never mentioned. I later find out that they refuse to repair it again, and that the building is a "money pit" (yes, Braum said in an email "money pit".) 2) Of the 4 locked gates (underground parking front & rear gates, living level front & rear gates),at no time during my 12 months were more than 2 working correctly. This includes 1 which even had the lock taken out and used in another gate. Apparently it's too expensive to buy a new lock. 3) As a result of the gates being non-functional (or non-existant) my car was broken into, while in the parking garage within 2 weeks of moving in. Despite my suggestions and offers to volunteer, no "building watch" group was ever started, police contacted, security cameras installed, or any other precautions put into effect. (see #1; "money pit".) 4) The underground parking garage was propped open most weekends. Which makes security, along with lack of functional gates, zero. 5) How hard do you think it would be to get keys made correctly? Five times seems like the right number. And they still didn't all work. 6) Repair personnel had little or no training on anything more than painting. Many times I had to explain what "may" have to be done. Also showing up dressed as a bum and gawking/staring at women in house was less than polite and vastly inappropriate. 7) Refusal to return the full security deposit, despite no evidence of damage, even by the assessors own paperwork. I requested to be present the day of the walkthrough - fearing this may happen - and nothing was found to be wrong. When I was shorted several hundred dollars of the deposit, their only explanation - 90 days later - was [in regards to reimbursement] "can you meet us half way?". It took 3 months, dozens of emails and phone calls and showing up in person to get a response from the manager. While I am sure there are worse rental real estate companies in the world (read: slum lords), one does pay extra in rent to assure the home they pay for is taken care of. Braum's "office" (not the onsite manager) certainly did not do this to my satisfaction, and I would not recommend anyone use them unless they are prepared to be left on their own. EDIT: 4/4/14. In live in 4653 Coldwater Canyon. Where to start? We didn't have heat for the first 2 months--the temp in our unit dropped to the low 50s this past winter--and Braum didn't fix it until we withheld rent, at which point we were threatened with eviction! The building is left totally unsecured because they refuse to get the front and back gate and garage door fixed. My car got broken into in the garage, because the garage door was not working, and left in the open position for 2 months. When I inquired the security issues, their response was "We never guaranteed the building would be secured." They generally respond to any complaints with total lack of concern for their tenants, and some pathetic attempt at finding a legal loophole for their negligence. I recently reported Braum Real Estate to the housing authorities and made them aware that I am considering organizing a class action lawsuit. Today we received a threatening letter from them, addressed to "All tenants" of our unit, because after all this, have they bothered to even learn my or my roommate's name? No, naturally not. Braum doesn't treat their tenants like people; they treat them like liabilities. The letter stated that they would like to amend our tenancy to a month-to-month basis, and that our "CAPACITY TO LIVE [in their complex] WILL BE GREATLY CHALLENGED." In other words, they're doing everything they can to find a reason to get rid of us, since we exposed their crookery, even though they know they have no legals grounds to evict us. I cannot believe they are even still in business and Michael Braum is not in jail. 1.They rent "security" buildings that never have working locks or intercom systems 2.the gate to the garage was never repaired resulting in multiple thefts and vandalism from the garage, 3.The courtyard drains were never repaired and bottom floor apartments flooded every heavy rain and then they CHARGE the tenants to clean the sewage out of the apts. 4. The sewage flooding results in black mold in the complexes which they paint over. I have actual documented proof of the illness caused by breathing this in.........that all cleared up when I finally moved out of this slum. 5. He makes illegal rate hikes on rent. If you even threaten to sue him you can forget ever having a repair done again. 6. Endless violations documented by housing authorities- look into it. I could keep going.....on, and on. If not, another edit will be in order.] I just moved in to a building in Burbank managed by Braum on 10/22. When touring the apartment in early October, the new floors were being installed, and I was assured the place would be ready by my move-in date. Guess what? Nope. The apartment hadn't been cleaned, patched or painted, there were dead roaches in all the kitchen cabinets, as well as in the non-working dishwasher (finally replaced last week). I had to clean the entire place myself (which is how I found all the other problems). The plumbing issues were taken care of quickly, because the apartment manager's husband is a plumber, but nothing else has been addressed (and it's a LONG list), although I was promised several weeks in a row by the apartment manager that everything would be taken care of "this weekend." The cabinet under the kitchen sink is rotted and stinks of mildew, from a leak that was apparently left unrepaired for quite some time. Several of my cabinets are missing shelves, there's no carpet in the closet of one of the bedrooms, as well as a lot of sizable holes in the walls. The master bathroom has a horrendous wallpaper border around the top of the wall and needs paint. The electrical outlets are all loose and using a blow dryer in most places in the apartment causes the circuit breaker to trip. When you plug something in to one of the outlets in the master bedroom, it causes the lights in the bathroom to go off. Darlyn B. posted about broken gates and intercoms - I don't live in the same building, but we've had exactly the same problems. Non-working or non-locking gates into the building or parking structure are pretty useless security measures, and what good is having a security intercom that doesn't work? I raised hell with the folks at Braum today, after calling 5 times (since noon today) and never getting a return call. I finally got someone on the phone when I demanded to speak to someone RIGHT NOW at 4:55 pm. I've re-faxed my list of things that need to be fixed, and I told them if things aren't rectified within 5 days, I'll take my beefs to the Internet and every social media outlet I can find. I moved in before Halloween... it's now nearly Christmas, and my apartment looks like I just moved in a few days ago. I've got most of my belongings in the middle of the rooms, still in tubs & boxes, and I can't put up any shelves or anything until the patching and painting has been done. I'm not going to unpack (and in some cases, CAN'T because I don't have shelves in some of the kitchen cabinets) and then have to re-pack everything up whenever they decide to do all the necessary work. Last but not least, the apartment manager seems to be more interested in the tenants' private lives than actually doing the job a manager does -- like get things fixed. I'm not OK with my daughters being admonished not to have visitors, or told that we can't have anyone come over after midnight. It's an apartment building, not a college dorm FFS. My family lived in a Braum Real Estate property in North Hollywood for about a year in 2011-2012. Would I ever recommend you live in one of his properties? I recommend you stay far away. My father paid in advance for 2 months and we were on short notice looking for a place in the Valley. It wasn't until we learned that week that there were was a massive cockroach infestation that Braum Real Estate didn't seem to give a damn about. I started seeing cockroaches in several rooms and places within the first week of being there. My father contacted the Manager there on site who was nothing but disrespectful and also had a criminal record of child abduction charges. The workers, did not speak English and I sometimes questioned if they were undocumented workers hired by Braum Real Estate. Would I be surprised? No. They sent in there workers who came in with cans of RAID cockroach spray, which only made matters worse. By the time we saw 20 cockroaches total, we knew it was bad. My brother who has severe disabilities was getting sick and they did nothing about the condition. The property looked like a ghetto, and when they tried painting over the problem it did nothing but make it worse. I've had packages sent to my home, and when I wasn't home to get them and the delivery men would leave them at my front door, it wasn't there. I've even seen the Manager there who went by the name Jorge wearing my headphones that I had ordered online. When this was reported, no action was taken against him and stuff continued to disappear from our apartment until we decided enough was enough. When my family and I would go out to places, is when stuff disappeared from our apartment. I don't think we would take $59 video games and valuable and rare DVDs with us out to places if we play them at home. Stay far, far away from this company. I found a house that was being rented by Braum Real Estate on westsiderentals.com. I called the number and talked to David (the real estate owner's son who is also an agent) and he first said he'd call me back over the weekend to show the house. He never called back. I emailed him and called but no response. After a 3rd call he said he's show the house on Monday but never called to give us a time. Then he told a real estate friend of mine who contacted him that he'd show us the house sometime after 1pm on Wednesday, but again, never called us back to give us an actual time. Three weeks later he texts me saying to call him ASAP cause he could show the house that day. We made an appointment to meet him at 6:30 at the house. I sat outside with my pregnant wife for 30 min waiting for him to show but he never did. I called and texted him sever times. I even called his work number but he never answered or replied. He finally texted me at 8pm, "sorry". Wow. This company is a complete mess. The son and father who run it have horrible communication skills and a complete disregard for the people who they work with. DON'T TRUST THEM, DON'T BOTHER, AND STAY AWAY!
