I'm leaving this review because I wish someone had been this direct before I moved in. This place is marketed as "luxury," but the reality is an old building with persistent quality-of-life issues that management either can't or won't get ahead of. 1) Trash areas are disgusting and regularly overflow. I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress. read more

My wife and I have lived in these apartments for over four years and recently transitioned to a larger unit. Jen in the front office has always been incredibly helpful whenever we need anything. She has been very accommodating, professional, and friendly throughout our time here. I recently checked out the Archview Apartments while trying to relocate to a new apartment. The leasing manager Jen was super helpful during the process and always a pleasure to speak to. She approved me and my roommate's application within a few hours and was always upfront and honest about what units were available and possibly becoming available. We had a good time checking out the townhouse & two bedroom apartments and you could tell Jen had a good relationship with the tenants as we walked around. The building had a nice and chill vibe and even includes a dry sauna, which you can't find in many apartment complexes. We ultimately didn't move in because the unit we wanted was unavailable, but Jen did a wonderful job keeping us updated during the process. read more

So I thought about this long and hard I wasn't gonna leave a review, but I feel like I should. My buddy and myself are looking for a two bedroom because it's just getting too expensive to live by yourself in LA anymore. So we came to 4150 Arch Dr Studio city, California and did a tour. It's a typical apartment complex it looks nice on the outside and on the inside. When we got done looking at four different apartments and sat down in the managers office with an older woman my roommate and I had a couple of questions no biggie. Who are the owners were how old is the building, etc. The reason I'm giving it one star is that all four apartments we went into with the exception of the townhouse. All of the floors were not flat. They were bowed, or they were sloped it was very noticeable. When I asked her, why are so many of the floors warped, she actually said to me and I'm still having a hard time understanding why she said it? This is a direct quote. She said "you want the floors to be like. If you have an apartment and all the floors are straight and level, they will topple if an earthquake happens. You, you want your floors like that they will protect you in an earthquake" I then asked her the manager (Who kind of comes off like a scummy used car sales person) if the building had been earthquake retrofitted she said no it hasn't. Pretty much right after that I abruptly ended the meeting and left. Here is something I found off the web if you're on the fence about this. Most of the time, drastically sloping floors are caused by drainage issues which, if not remedied, could lead to major foundation problems. They may also be caused by earthquake tremors, in which case a seismic retrofit to strengthen your home's foundation may be necessary. The name of the company that Owns this complex along with 30 others at least that's what the manager said to us is KLS financial. I looked at one apartment online only that he sent me. As of July 1 apartments can only charge one month security deposit, not two. of course, this one was listed as two months of a security deposit. When I brought this to Gabriel's attention over text, he acted like he never heard of that before and he thanked me for pointing it out to him yeah right I'm sure he had no idea. read more

I've been living here for around 3 months with my roommate and it has been truly wonderful!!!! I already had a feeling after meeting Derreck and Amanda and touring the apartment complex that this was going to be a fantastic place to live but it went above and beyond my high expectations! I feel so safe here, the management team is fantastic very kind, supportive, caring, and responsive! The location is perfect with many walkable cafes, restaurants, and stores nearby and it's also only a 20 minute drive from other central LA locations! The layout is so nice, the whole complex is very new and high quality! The accommodations are great, the neighbors are nice and there's barely any type of noise! I am so thankful to live here! I lived at Archview for just under 9 years, and while it started off as a wonderful apartment complex, I can't in good faith recommend the complex to anyone who's thinking about moving in. Throughout my 9 years at the property, my apartment experienced flooding about 11 times, with 5 of those times being my last month living in the apartment. I was in a courtyard facing unit on the 1st floor, and anytime it would rain hard, it would seep into the bedroom. Rain water would come through the floor due to inadequate moldings and soak my carpet. Occasionally the rain would also come through the top of the bedroom window/drywall and even once made the wall so wet and soft it couldn't support my curtain rod anymore and created a small wet hole in my wall. My final straw was in December of 2022 when a heavy rain flooded about 3/4 of my bedroom and 1/4 of my living room, ruining some of my wood furniture in the process. By this time, the carpet was at least 8.5 years old (I'm sure much older as it was not new when I moved in) and had experienced so much water damage that I requested the carpet and/or padding be replaced. Derreck stated that the only way the carpet would be replaced is if I chose to pay for it out of pocket. They did send someone to come "repair" the carpet but during that process, they tracked in a lot of dirt, left their dirty equipment on my bed, and broke my living room blinds. Every time it flooded, the the root of the issue was never fixed. I'd put in maintenance requests each time and it would sometimes be met with a fan and an explanation that the source of the issue was the roof, which would be repaired soon. When I moved out several years later, the roof still hadn't been fixed. I spoke to a neighbor a few doors down from me who experienced the exact same flooding issues as me, which leads me to believe that most likely several, if not all, courtyard units experience this. One time when I called about active flooding, I was told there was nothing that could be done to help me for at least three days, and after those three days, I was told that there were no fans available. The next time I emailed about an active flood, I received no response. Aside from the endless carpet damage, the bedroom window sill would get soft and warped from rain dripping on it, along with the previously mentioned wall. Since none of these issues were ever addressed, it's hard to imagine there's no long term serious water damage issues inside those walls. When I gave notice that I was moving out, I was told that there were "a number of vacancies that are far less prone to flooding if that interests you." My question is, why is any unit in the building prone to flooding? Aside from the flooding issue, there are a few other things at Archview that have contributed to it going downhill over the years. The maintenance team at the property used to be great and super prompt, but they left a year or two ago and they've been going through maintenance workers at a rapid pace since. I once had a basic maintenance request open for close to a month that went unanswered even with follow up emails and calls. The same thing applies to the office assistant; I'm not even sure if there is one at the moment. The hot tub has been broken and out of use for probably close to 2 years at this point. The fire alarm in the building goes off fairly often. The front lobby and stairwells flood every time it rains as well. You also will not get your security deposit back when you move out. I was told that no matter how spotless clean you make your apartment before move out, they will find a reason to charge you the cleaning fee, which is a flat rate $160 for a one bedroom unit, even if the cleaning crew only needs to be in the unit for 5 minutes. They also charge a minimum of $100 to clean any carpet in the unit, regardless of the condition. Overall, Archview is in an amazing location and was a great place to live until it started going downhill and structural issues were never addressed. There are great amenities there, but it is not even close to being worth the rent prices in my opinion. read more

I found Archview through some app I was using when I needed to vacate my last place in a rush. Katie and Derreck were super helpful in showing me open units and videos to units that weren't available yet. I ended up selecting a unit based on a video. It was exactly as shown on the video, and was perfectly cleaned upon move in. Derreck was super nice and had the vertical blinds taken down so I could put my own drapes up. He even had their on-site technician install my chandelier! Katie was incredibly helpful in double checking measurements for me when I was buying a fridge for the unit. Now that I have been here awhile, I decide to upgrade to a bigger unit. Once again Derrick and Katie have just been the best at being available. Available to show me units, go over the new numbers, and help make it a seamless transfer. I love living here. Gated parking, elevators, heated pool and spa, a great gym, and on call security (not that I have ever needed it). Both units have had stainless steel appliances, granite counters, a fireplace, and a washer and dryer! Oh and central AC ftw Yeah, I'm never leaving. read more

After living here for 5 yrs, I definitely wanted to do a Pros and Cons review for future tenants. Pros are, 1.great location close to everything 2. Well taken care of property..(this is a team effort) Management team (Derrick & Katie) is responsive, accessible and did a good job with keeping tenants informed. Maintenance and Upkeep was extremely timely, thorough and respectful of your space whenever work needed to be done. They went above and beyond to help which gave it a more community type feel (Shoutout to Alex, Hildo and Fabio) 3. Nice amenities 4. Close to the train and Universal studios 5. Best Mailman around (Julio) My Cons are, 1. The property owner/landlord can be greedy (reason for moving) 2. Some issue with the fire alarm so it would randomly go off, sometimes multiple times in the same day and sometimes at 2 or 3am 3. Due to how plumbing is set up, you'll def get notifications for the water being shut off from time to time. 4. The flooring is nice but cheap vinyl so even with furniture tabs you may have to give up some of your security deposit to replace divots on the floor. 5. There were some car break ins as well as the mailboxes in the lobby but they're criminals everywhere you go just be smart with making sure your stuff is locked and protected read more

I was an innocent guest who came to visit some friends for a few hours. I thought I did everything right. I was buzzed in through the locked gate. I parked in a visitors space. I thought I put the guest pass I was given on my dashboard. Perhaps it slipped my mind as apparently it was not in view and so they towed me. I accept I might have made an error, and therefore my car was towed and so I had to pay dearly for it in time and money which I was prepared to do that night. But how I was treated and the additional costs I had to incur were just unfair and wrong. I do not believe the punishment I was forced to endure was warranted. I understand it is Los Angeles and parking is scarce and some people might abuse their guests spaces and so the building needs to protect the space. But I also believe it is the responsibility of the management to decide who they force people to deal with by picking their partners and sub-contractors wisely as these affiliates represent them. One has to assume they believe their business partners will represent the same level of customer service they would offer since their partners are acting on their instruction and on their behalf. They need to accept responsibility for who they authorize to enforce their rules because it is their name on the building. I let management know of my terrible experience due to the companies they choose to partner with and they seemed concerned, but I think mostly because of my yelp review and elite status and that I am giving my opinion about my experience here. They tried to explain it was not them, it was the security company and the towing company who treated me so badly and they said they did not agree with that treatment. That's all very well and good, but it was them who chose those people to come and "get" me in the first place. If they made the choice to partner with more respectful and reasonable companies who are not rude and terrible, I would have been annoyed, mostly at myself, and accepted the fact that I probably forgot to put the pass in a visible place on my car. I would have paid my fine, collected my car and moved on with my life. Instead, the HOA forced me to suffer through the horrendous consequences of dealing with their chosen security partner, and their sub-contractor, a towing company called Jons-Towing. I called Jons-Towing upon discovering my car was gone and they confirmed they had the car. It was 12.30 am. They told us it will cost us $350 to get it. We said we will be there in 15 minutes. No one was there upon arrival. We called. The guy from "Jons-Towing" said he will be there in 10 minutes. He arrived 20 minutes later and as he started attending to us, he got another call and said he had to leave to tow someone else, and another representative from Jons-Towing will come. So now we were stranded in an isolated part of LA in 50 degree weather at 1 am with our jackets in our car that was being held for ransom. Half an hour later we called again. The HOA's towing partner, Jons-Towing refused to tell me when somebody else from Jons-Towing would be coming. A while later I called again he said that they were closed and I never made an appointment. I said I did make an appointment and that he was there for the appointment, he was talking to me and then he left 2 minutes later without giving me my car back. He then slammed the phone down on me. Called back, no answer. Called again, eventually he answered and said he's just going to make me wait longer if I call again. How can this be legal? How can the HOA have a partnership with Jons-Towing and be OK with allowing Jons-Towing to treat their residents guests (who could also be potential future residents) this way???? So at 2 am when the rude person from Jon's Towing still did not come back, I incurred the expense of a $45 uber. I incurred another $45 uber expense to get back there in the morning to retrieve my car. The people at Jons-Towing continued to be rude and made me wait an hour even though no-one else was there. I certainly hope that the HOA will consider using an ethical towing company who is not so very rude and who do not purposefully leave ladies stranded in isolated areas, in the freezing cold, in the early hours of the morning, instead of Jon's-Towing, to represent them. No-one deserves this treatment even if they make the unforgivable mistake of forgetting to put the guest pass where they can see it when a resident buzzes in their guest and they park in a guest space after they enter their very heavy and locked iron gate. read more

Let me start off saying I was very fortunate to find this apartment accidentally. Stumbled upon it while looking for another building in the same block and saw this beautiful and maintained property with lush palm trees which are a great addition to your daily view. Derreck and Katie are the people who managed and cared for the residents. Very professional yet comforting people. Highly recommend this place. Prices are super competitive to the surrounding buildings, therefore it adds more to choosing this place to reside. I've been living at Archview for about six months and I absolutely love it here. My unit was clean, prepped and ready upon move-in day. I haven't had a single pest issue, sleep sound at night without any disturbances and am in love with Arch Drive. While I go elsewhere to workout, I do occasionally use the cardio equipment here. All the machines are new and always seem to be working as well. The amenities are great! The pool area is always clean and never seems to be crowded. I previously lived at AVA and the pool area was gorgeous, but constantly over-crowded. The management has been a dream since day one. Derreck is unbelievably kind and goes above and beyond for all his tenants. If there are any questions and/or concerns, he responds very quickly. He answers any/all questions and remedies concerns. If there's a question he doesn't know the answer to, he'll find out and get back to you. Never have experienced this level of care and attention, anywhere else in LA. While we're all entitled to our own opinions, I feel like most negative comments on this place are either outdated or completely unwarranted. I previously lived at one of the most expensive and "high class" apartment complexes in Studio City and had nothing but bad experiences there. This place is the real deal and the first place I felt comfortable calling home, since moving to LA. read more

My boyfriend and I just moved here in January and are enjoying our time so far! The hottub, pool, and gym are always clean, and any touble-tickets get handled within 24 hours. I lived in Archview from September 2016 to May 2017. Derreck and Ashley do a great job communicating with tenants, the renovated units are modern, and we never had any issues with appliances, leaks, or unusual wear and tear. The gym is kept clean, as is the pool, and while I do see some rather negative reviews here, I think that's really a case of a few outspoken tenants who had problems. In a building this size, sometimes that's unavoidable. Any maintenance issues we had were handled promptly by the maintenance staff, all of whom are very friendly and more than happy to explain the work they're doing or what needed to be done. We had a sink start to fill with wastewater at 9PM on a Sunday night and Derreck had one of maintenance staff out there within the hour to make sure there wasn't a serious plumbing issue. I'd happily recommend the building to anyone looking to live in the area, it's a solid value and I think the owners do a reasonably good job keeping it up to date. In unit washer and dryer was a huge perk, and for what we paid, it was definitely a deal. Tandem parking spots are spaced very reasonably, and guest parking is a welcome perk (parking on Arch Dr really sucks, by the way). I will be clear on one point: the immediate neighborhood (Arch Dr) leaves a fair bit to be desired, but I think that's reflected in how the units are priced, and there's not much Archview can do about that. It's not unsafe, but it's dirty, homelessness is definitely an issue, and there's a kind of sketchy 7 Eleven around the corner that attracts some unsavory characters. But there is a Ralph's and a Walgreens right across the street, so it's not a total loss, and the Metro red line is just a 15 minute walk away. Overall, I recommend Archview, and if I worked in the area, would seriously consider living there again. read more

Just moved in about a month ago. So far I've had a great experience dealing with Derreck And Katie at the management office. Smooth application process and great looking apartments. Everything inside my apartment is upgraded and works great. Had a little electrical issue, and all it took was an online request and the problem was solved within an hour. Very happy with the move! Horrible place lived here for 12 years. Not family friendly, management is horrible, cockroach infestation, it's ridiculous! 4 cars 3 bikes have been stolen off the property and about 20+ cars have been broken into in the past 9 years. In addition to the crime rate. If you live by the wash side of the apartment you will hear the transients below arguing and fighting. If that doesn't wake you up the fire alarms that go off every month at 2am in the morning will. It's a normal thing there that you will have to get used to. If you do move in, you are also going to have to deal with Derek the manager he's something else. I mean hall way monitor this guy will have your guest car towed when it's parked in your assigned parking. I have never had any problems with management until him. he told me that the reason why our washing machine is always breaking down was because we use it to much? If he isn't the most incompetent manager idk who is. I lived there 12 years all of our appliances were outdated and nothing was updated. The apartment is very loud and the addition of hard would flooring is horrible you can hear everything above you even the sound of a pencil dropping. I would not rent from Derek if the unit was free. During our viewing, he made my roommate and I extremely uncomfortable on multiple occasions. It's terrifying to see we aren't the only ones who have experienced Derek's discrimination against those with disabilities using service animals. As soon as my roommate informed him of her service dog, the conversation became extremely rude and uncomfortable. We were informed that while they wouldn't decline our application (fairly obvious as it's against the law to do so), they have tenants living in the building with dog phobias and that these tenants have made service dog owners so uncomfortable that they've been forced to move. During the discussion, Derek asked "but it's an emotional support animal right?" in a tone that honestly sounded extremely judgmental considering we are discussing disabilities. My roommate simply ignored the questions and responded that she has a disability. She is not under any obligation to disclose any details about her disability and it is rude to ask the reasoning of having a service dog. If I'm correct, I believe it's actually illegal for a landlord to ask about a persons disability. Throughout the viewing, the topic was continuously brought up by Derek about how he strongly suggested we look elsewhere. To be quite frank, I've never been so livid. I understand having a no dog policy, but to be so rude as to judge WHY a person has a service dog is discrimination. His demeanor was judgmental and while she may appear physically healthy, my roommate has a PHYCISAL disability. But to be quite honest, I am shocked that a property manager would give such a tone when discussing ANY service animal as the laws are the same no matter what the reason. Yes, some people get their animals certified whether or not they are in actual need and that is something that should be addressed...but in court, not from a landlord to a prospective tenant, especially when that landlord does not know the reasoning for the animal. To be the one to make that judgement is unprofessional. If a doctor or therapist has certified that a person would benefit from an emotional support dog, then you have to respect that person's need. I highly recommend looking elsewhere if you struggle with any disability that may require a service animal. Derek, I would strongly suggest you revisit the laws regarding service animals and what can and cannot be asked when discussing service animals and the owner's disability. read more

I have been living here for two months and both me and my two roommates are extremely happy. I have lived in two other apartment complexes in LA and this is by far the best. While the unit's are cozy ( a bit small ) they are clean, updated and safe. I am a 24 year old female and feel safe both in the neighborhood and in the complex. I had a wonderful experience with signing the lease and with management to this day. Derreck is a newer building manager who is extremely organized, professional and attentive. An example of this is when my sink was lightly leaking and he came over right away and took a look and helped me put in a maintenance request since it was my first time doing so. I have really enjoyed living at Archview. My husband and I live in a one bedroom unit. We've got a killer view on the top floor. LOVE having a washer and dryer in unit, LOVE the adorable gas fireplace, LOVE the gym and the pool areas. They just finished remodeling the gym so now it's even better with brand new equipment. I do agree with everyone that the space is small, but I have seen much worse. It's small, but comfy and cozy. Great neighborhood. Within walking distance of Universal Studios and a very cute shopping complex with a Ralphs, Starbucks and more. My biggest gripe: CLEAN UP THOSE HALLWAYS, STAIRWELLS and ELEVATORS!! They are filthy!! (Especially the stairwells....ewww). * I should also note that the fire alarms for the building seem to go off an awful lot. It gets really annoying sometimes. Otherwise I am a happy resident. :-) *** UPDATE: They totally cleaned up the hallways, elevators, and stairs! It looks much better now. read more

Don't bother moving here... the new manager Derreck is clearly very unhappy with his life so takes it out on his tenants. He has nothing else going on in his life and instead of enjoying his family after hours he watches his tenants like a hawk on the camera, keeps tracks of guests, will send countless emails to tenants about something new every week(THERE IS ALWAYS AN ISSUE EITHER WITH WATER SYSTEMS, PLUMBING ALARMS PARKING AND MORE), and they DISCRIMINATE against REAL service animals which is unheard of in the state of California. The exchanges between myself and the manager are always filled with short rude or sarcastic remarks. Please be aware this is an old building that simply cleans up and slaps caked up paint over everything. The hallways are creepy, smell and dirty. Make sure you are OVERLY thorough about your checklist, IF you decide to move into this place. You literally have to take note of the half way sloppy work they do, down to finger prints and all! YOU WILL NOT GET YOUR DEPOSIT BACK (and a higher deposit was actually left) no matter how nice you leave the place, something will be made up. I had a very nice walk through with Derreck going over everything, I took pictures and even had TWO witnesses with me to go over everything. (PLEASE SEE PHOTOS) I have been renting in LA for over 10 years, I am a great tenant my rent is always paid on time and I have never needed to write a review about a place. I keep the place in tip top shape just through experience and to make it easier on landlords. My mom owns several properties, so I know how to go about making sure things are as I left them. With that said, I have never had any issues with my landlords/managers and my deposit. Spare yourself the headache...There is nothing that suggests a living friendly community about this place. Seriously worst living experience ever. Response to Stephen: Yes, I see that has been your go to response for other reviews as well. However, my 30 day notice that was given was 1)NOT due to rent NOT being payed 2)Has nothing to due with my deposit 3)It had already been established I wasnt renewing and had another lease signed in place so is therefore, irrelevant in this matter :) In regards to the Utility Bill, yes that is true and I absolutely expected that to be deducted. My reasoning for mentioning the deposit was because a higher deposit was left. I was being deducted for things that weren't new and half way renovated in the first place. Scratches on refurbished counter taps from just living there for a year (NEVER knife marks as I am a trained cook and only use cutting boards), but I am so happy you all were living in my home to know EXACTLY what the little surface finger nail like scratches were from lol As far as the fabricated broken window.. you all know better. You all also are aware the manager and I along with my two friends did a verrrry thorough final inspection, so thorough I made a statement about how meticulous you all are about the move out but not so much about the move in. If I would have known so I would have marked up every half done "renovations", nicks etc from the beginning. All windows were checked down to the blinds being counted and checked off that they worked (seen on video taken by one of my friends during final inspection) Pretty sure I would know while living there is there was a broken window, it would have been reported on the portal like I did with any issues I had. It also surely would have been brought up during final inspection. Very comfortable place to live. Don't know what the gripes are about. They're in the process of remodeling and the building is gonna look 100x better. Excited for the new pool and jacuzzi! I don't regret moving in here. It's been a hell of a lot better than living in Hollywood. Washer & dryer, 2 parking spaces and a dish washer in my apartment! Woohoo! Archview Luxury Apartments - The jacuzzi is open again after renovations! yay! - Apartments Near Me - Studio City, California

Since moving into Archview Apartments my roommate and I have had nonstop problems with the landlord and the apartment building. Starting with the fact that the landlord, Derreck, sold us a refrigerator that did not have all the pieces including the part to make ice which he only mentioned after we had purchased the refrigerator. Then we had a silver fish and cockroach problem. Derreck the landlord tried to suggest we brought in the silverfish and another tenant brought in the roaches. I am highly allergic to roaches and since the first spotting and spray I have seen about 3-5 more and reported it to Derreck with videos and photo attachments but nothing has been done to solve the problem. Then we had a drainage problem with the kitchen sink and it almost overflowed which Derreck again tried to say was due to us putting things down the garbage disposal that should go in the trash can, which is completely FALSE. Then we found literal HOLES in the ground in the kitchen as well as the laundry room and Alex the repair man suggested the "people who did the floors forgot to patch up the holes." Not to mention drainage issues with the bath tub that Derreck suggested was due to my "hair" in addition to countless fire alarms in the early hours of the morning at 2.30a, 3am and late at night at 9pm. I was also recently involved in a car accident in which my car was totaled and Derreck demanded I pay $50 for a new parking pass to park my rental car in the garage. FINALLY after going back and forth he agreed that if I could show proof that my car was totaled he would waive the parking pass fee. The most recent problem is that when I tried to hang my curtains they completely fell out of the wall due to moist. Derreck tried to claim "renters damage" until he discovered there had been a leak in the apartment roof and water had seeped into my walls. The apartment building originally started repairs nearly 8 weeks ago and my wall has been damaged and incomplete every since. Yesterday they asked if they could enter my apartment to check for mold in the walls. I agreed and now there are 5 MASSIVE HOLES in my wall. Of course yet again Derreck is "unable to give me a specific time when this will be repaired." The landlord Derreck is incompetent, dishonest, and unable to take responsibility for anything. Save yourselves people, review all of the comments about this Apartment complex including the "not recommended reviews" and if you can live somewhere else do so! The amount of money you pay to live here is not worth it if it comes with a package deal of a condescending landlord that refuses to take responsibility for anything, roaches and various other crawling creatures, holes in the walls and ground as well as drainage problems and fire alarms at 3am. I have attached videos and photos to visually explain everything mentioned above. UPDATE IN RESPONSE TO THE COMMENT BELOW: All repairs have not been completed as the holes are STILL IN MY WALL. The repairs date continues to change. Also, Derreck DID NOT make it clear that he was unaware of the condition of the refrigerator. Additionally it's not a few repairs here and there and the large white spots on my wall with small black holes have actually been there since early December. UPDATE SINCE MOVING OUT: I deleted three videos because the owner said she would not charge me $85 for turning my keys in a day late if I deleted photos/videos of the roaches and of course that wasn't enough. She changed the agreement and wanted all the photos/videos deleted. I did not comply because that was not the original agreement. Therefore, I have re-uploaded the photos/videos and when the manager Derreck sent the final email to my roommate(who they convinced to delete her as review bc she did left a few things in her wall & they didn't charge her) he had to include his one last grown man petty comment by adding "if I were you I'd make sure the late fee comes out of your roommates portion of the refund" like really? You weren't concerned about finding where the roach problem started when we were tenants but you're concerned about how we distribute OUR security deposit money now that we are not tenants? So happy to be done dealing with these crooks. read more

I've been living here for almost two years and I love this place with all of my heart. My apartment is huge, AC works good and it is so comfortable to have two and a half bathrooms. I use gym often and I am kind of surprise that I don't see a lot of people there. Also my big appreciation to the leasing office. The manager Derreck is amazing. I feel like I am in good hands with him. I had a few roomates during this time and he was always very helpful. He takes his time to talk to you and spent with you as much time as you need to answer all of your questions. And he goes beyond his duties just because he wants to help and make you feel comfortable here. And if Derreck is not in the leasing office there is always Katie. She is so sweet and she will do her best to keep you happy. If something needs to be fixed it will be done fast and well. There is Alex, one of the nicest people I met. I am writing this review because life makes me to move out. And I am very sad that I should leave. This is truly the best place I've ever lived in and I hope to be back soon. read more

Small gym, tiny pool and jacuzzi inside the building. Each of the apartments has their own washers and dryers, but the apartments are not very spacious. While the rent is high (thus the reason why I gave it 3 stars), the area around it is highly desirable for both native Angelenos and new transplants alike. I would recommend that everyone just go 5 miles north towards the North Hollywood area to get better deals. read more

My husband and I lived at Archview for a year and it was the best rental experience we ever had. Derreck and Katie, the property managers were incredibly nice and always very responsive. Alex, the gentleman that takes care of the maintenance was also very helpful during our stay. He would always try his best to make sure everything is done correctly and quickly. I lived at Archview for a year and didn't have any bad experiences! Everything was kept incredibly clean (pool, gym, elevators, etc), the management team is communicative and responsive, and the maintenance staff is extremely friendly and efficient. If there's one thing I'll miss most about Archview, it's Alex. He made our living experience so much better and running into him in the halls would always brighten my day. He is an absolute joy and is quick to help with any issues, going above and beyond to make sure that everything is running smoothly within your unit. Even just based on Alex alone, I would definitely recommend Archview Apartments to anyone looking to live in Studio City! But it also helps that it's a great building in a perfect location as well. read more

They also have a very nice pool and hot tub area, along with an exercise room with up-to-date equipment! The managers, Derreck and Katie, are always very helpful and friendly! I absolutely love living at Archview since I moved in Feb 2017. My minor maintenance requests have been addressed in a very timely manner, usually within a day or so (sometimes even day of). Derreck and Katie in the office are great, very organized and on top of things. I would definitely recommend living here. I never write reviews on yelp, but felt it was necessary for Archview Apartments as I LOVED living there. There is so much to enjoy (e.g., pool, gym, saunas) and I always looked forward to going home. I felt safe and appreciated the strict management of the building. If it weren't for Derek and Katie the building wouldn't be as clean, safe, or put together as it is. If I ever needed anything, I knew there was always someone there that I could call to help me. One person who made my experience at Archview 100% better is Alex. He is diligent, hard-working, and always got work orders completed in a timely manner. Every resident knows Alex and he brings so much joy to everyone in the Archview community. If it weren't for him, my experience wouldn't have been as enjoyable. Every year, they will raise your monthly rent. 2. The new manager Derreck Bourdonis really a dickhead. He will always think he is right, and he will never think about the tenant. 3.
