**** NOT RECOMMENDED This place is run by a crook. I definitely don't recommend it. My parents came in to stay close and they booked a week. Website clearly says 250 a week. But they were charged 350... assuming it was a misunderstanding we paid because my parents needed to park so I could talk to the owner next day. Well I finally got to speak to one of the rudest people I've probably ever delt with, and he informed me that it's 50 a night and the weekly rate only applies if you stay more than 10 days... I said to him... I don't think a week means what you think it means, but he asked if I knew where he's been all day and I said... no, do you know where I have been all day? He yelled at me and hung up.... So anyways. Don't recommend staying here haha. The host was super nice but the owner informed me that he was going to bitch her out for not handling this herself and apparently he did because my wife got a text from her saying as such. She was awesome really, but the owner is a piece of work. This place also operates under the alias "brazos river retreat rv" as well. Either way, such a waste because it's a nice spot, but wow the owner... sad. read more

The road is so bumpy and a lot of washouts in the rv spots needs more gravel but other then that for a few days it's okay

A nice quiet place to live, or just stay while visiting Houston. You can be here and camp out if you like the people around are nice, and don't bother you. You can walk around go to the lake but when it rains there are allot of puddles and not enough gravel on the road. read more

Let me start by saying that the camp host was great. She was very helpful, I arrived alone at night and she helped me back my trailer in, in the dark. Now for the negatives, they have a major septic issue. It backs up into the dog park and the front spots. I have pics that are a little dark it was at night. I let Gina the manager know and she started to tell me it was because we use rv tp in our toilets and that we should not be flushing rv tp. What actually happened is that they have very small washers and people stuff the clothes in and she later found several wash cloths and socks that clogged it. The septic tanks are way undersized for this park with all the full timers here. The renters are all friendly. Not the owner or manager. So to the next thing. The park floods when it rains and you walk out of your trailer into pools of water. There are huge puddles by your car so mud in your car and camper. Then the manager bitches at you for parking on the grass where is less puddles. The red ants and ant piles are EVERYWHERE and the kids get swarmed by them just playing outside. Now the biggest part, I was warned by other renters if you are month to month take pix of if your electric meter. So I did, good thing I did. Gina told me my meter was 400 kw less than it was when I started. When I called her out she said how do I know. I said I took a picture. Long story short, I asked to speak to the owner Paris. That didn't go well. I told him I'm not sure if Gina was trying to make more money for the park or for herself but it was 50 dollars over what it should have been. He tried to tell me it was from September to October. Well we only arrived on oct 17 and I was being charged from October 17- November 17. He got pissed after I said this was all wrong and I felt something was up. He yelled and said if I don't like how the park is being run get the fuck out. So we did. Don't stay at this park. The only negative thing I have to add is not actually the park's fault. Here it is: if you are using Google Maps, take it slow down Hagerson Road. There is a mailbox with "1631" on it, and there is a medium size yellow sign on the fence. TURN THERE! Do NOT continue down Hagerson Road---it's a dead end about a mile down the road with absolutely NO place to turn around with a 37' rig! AND, the ditches on either side of the road are DEEP and muddy. We successfully backed the entire way and were met at the truck by Aqua, the camp host. She was concerned, but when she was met with a laugh, she relaxed! She was sweet! The park is a little small, but easy to maneuver. We didn't stay at the trailer much because we were on a sight-seeing mission (San Jacinto, NASA, Kemah and Galveston were all within an hour's drive). We picked the park to stay out of Houston traffic with the trailer. All the utilities at the park were good. Just remember you're in Houston area where the humidity is high and the mosquitoes love you! Take plenty of mosquito repellent. We stayed here 9 days over Thanksgiving and 16 days over Christmas and could not be happier. Pam and Charles are wonderful people and do all they can to keep their campers happy. We loved utilizing the barn to play basketball and hangout with our family. It's also close to all the essentials. We will be back! read more

Great little park with plenty of trees, atmosphere, awesome location, minutes from anything you'd want, excellent attentive staff!

What a wonderful rv park to stay at. The owners are absolutely wonderful and they went above and beyond to make our month-long stay so fantastic. From hosting bonfires, movie nights, games, to just walking the grounds to check and make sure all the residents were doing ok during inclement weather (I was there during the Texas Snowstorm of 2021), the owners Pam and Charles were amazing hosts! If you are in the Houston area, I highly recommend spending some time at this oasis of a retreat! read more

A beautiful hidden gem on the Brazos River. We have been staying here for several months and couldn't love it more. Very peaceful and calm. Management is super and doesn't tolerate any loud, rude, inconsiderate, noisy or disruptive tenants. I know because we had some move in next to us and they were evicted in three days. We moved here to retire in Sugar Land from out of state and thought we were going to buy a home here but real estate so crazy going to wait it out. Meantime couldn't have found a better "home". The camp host, Aqua, and her darling little children is treasure. Look forward to seeing you in the park! read more

This has to be hands down one of the best RV parks we have stayed at. VERY peaceful, quiet and secluded. Lots of trees. Immediate access to the Brazos River. You can put in your kayak and fish from the bank. Fishing so good many longer term residents supplement their groceries with fresh - caught fish. But, if you want to buy groceries there is a Krogers close by. In fact, you are close to everything. The city of Sugar Land stops short of the park, so access is through a small country road that keeps on going and provides an opportunity for a beautiful early morning or end-of-day walk. The management is attentive and the Camp Host, Aqua, and her three darling children, will help make you feel like you are home. Washers and dryers and hot showers on the premises. We have been here 7 months. But if you're looking to just stay a few days this will prove a real good choice. read more

Great place! Love it! Owners are wonderful. Quiet and secluded and a hidden gem of a place to RV camp!

The staffing from reservation to site host was impeccable. Sites are big clean and well taken care of the dog area was under repair, but there was a dead end road for walking dogs,and near by public dog parks. I really loved the whole experience saw lightning bugs for my first time thank you for that deer where bedding down on neighboring property. And there is a near by river. It is close to everything residents during our stay where awesome everyone we met. I can't wait to get back!! Where here for a unusually war May 2022 mature shade trees where helpful there. read more

Make sure you are going to STAY here before you book. NO refunds if you need to cancel. No matter the reason or the time involved. We planned and paid for a one night stay there 2-1/2 weeks in advance with the intention of going to a concert nearby, then going home the next morning. The concert venue was canceled by the promoter for unknown reasons. Aside from the rather high price of $57.00 for one night, there is a $50.00 cancellation fee IF you do it within 24 hours (a weird money grab IMHO). Beyond that, if you can't make it, then you cannot get a refund, or even a partial refund, even if the cancellation is weeks in advance of the date you plan to stay (I'm sure there is some double dipping going on there and I'd be curious to see that space rented out to someone else, when I've essentially rented it, even though I won't be there). We were really looking forward to staying here too. Bummer. Oh well, buyer beware. read more
