Let me start by saying that the camp host was great. She was very helpful, I arrived alone at night and she helped me back my trailer in, in the dark. Now for the negatives, they have a major septic issue. It backs up into the dog park and the front spots. I have pics that are a little dark it was at night. I let Gina the manager know and she started to tell me it was because we use rv tp in our toilets and that we should not be flushing rv tp. What actually happened is that they have very small washers and people stuff the clothes in and she later found several wash cloths and socks that clogged it. The septic tanks are way undersized for this park with all the full timers here. The renters are all friendly. Not the owner or manager. So to the next thing. The park floods when it rains and you walk out of your trailer into pools of water. There are huge puddles by your car so mud in your car and camper. Then the manager bitches at you for parking on the grass where is less puddles. The red ants and ant piles are EVERYWHERE and the kids get swarmed by them just playing outside. Now the biggest part, I was warned by other renters if you are month to month take pix of if your electric meter. So I did, good thing I did. Gina told me my meter was 400 kw less than it was when I started. When I called her out she said how do I know. I said I took a picture. Long story short, I asked to speak to the owner Paris. That didn't go well. I told him I'm not sure if Gina was trying to make more money for the park or for herself but it was 50 dollars over what it should have been. He tried to tell me it was from September to October. Well we only arrived on oct 17 and I was being charged from October 17- November 17. He got pissed after I said this was all wrong and I felt something was up. He yelled and said if I don't like how the park is being run get the fuck out. So we did. Don't stay at this park. It's a dump.

The road is so bumpy and a lot of washouts in the rv spots needs more gravel but other then that for a few days it's okay

Great little park with plenty of trees, atmosphere, awesome location, minutes from anything you'd want, excellent attentive staff!

Great place! Love it! Owners are wonderful. Quiet and secluded and a hidden gem of a place to RV camp!

**** NOT RECOMMENDED…read more This place is run by a crook. I definitely don't recommend it. My parents came in to stay close and they booked a week. Website clearly says 250 a week. But they were charged 350... assuming it was a misunderstanding we paid because my parents needed to park so I could talk to the owner next day. Well I finally got to speak to one of the rudest people I've probably ever delt with, and he informed me that it's 50 a night and the weekly rate only applies if you stay more than 10 days... I said to him... I don't think a week means what you think it means, but he asked if I knew where he's been all day and I said... no, do you know where I have been all day? He yelled at me and hung up.... So anyways. Don't recommend staying here haha. The host was super nice but the owner informed me that he was going to bitch her out for not handling this herself and apparently he did because my wife got a text from her saying as such. She was awesome really, but the owner is a piece of work. This place also operates under the alias "brazos river retreat rv" as well. Either way, such a waste because it's a nice spot, but wow the owner... sad.

The electrician from two years ago had NO training other than asking questions and YouTube videos so there's that. He had no training as a plumber, either so there's that. There's extra charges if you pay by credit card. Have fun dodging the potholes in the gravel/dirt.
