We visited Breakwater Inn this past summer after seeing alot of PR about the renovation and new ownership. During the peak season, rooms were at a minimum everywhere as expected, yet after much digging, we called and booked the private cottage at $700+ a night. We were told it was updated, new furnishings, etc, etc... The cottage is located just off the parking lot along a shared dock to the ocean. Sounds pretty, yet upon entering the cottage, it smelled of furnitire sealant or something peculiar. I travel with an air purifier and I'm glad I brought it because I wouldn't have been able to make stay the 3 nights without it. I wanted to leave, yet my partner wanted to bear through it :( The room seems cute with the windows around the cottage overlooking the water, yet you're on stilts and literally on the water with people walking by getting to the boats, etc. No real privacy. The bathroom was not new, it may have been updated years ago, yet it definitely needed some attention and the kitchen could have used a makeover. Knicks and dents in cabinets, as well as black mold found under the sink. The manager was alerted about it at the end of our trip when i found it, all he said was 'sorry about that" ( insert ridiculously annoyed emoji) With that said, on our second day, while in the cottage around 2pm we hearing faint knock on the door. I started walking up.to the door and there stood a woman and a couple entering our cottage. The woman with the keys and pad & pen says, " Oh you're in here."... Uh duh! Yes I rented the place! I assumed she wanted to show the cottage to the couple for an event, yet why not just call and ask if she could take a moment of our time. The whole experinece was disrespectful and unprofessional! I made a booking at this Inn and it was confirmed by the Inn, with a written confirmation, that the reservation was fully refundable if cancelled. However, when I did need to cancel, they would not refund my deposit until I complained. Even then, they withheld a $50 administrative fee even though the reservation confirmation stated 100% refundable. Be aware that this Inn will cheat you out of your deposit and renege on the reservation confirmation conditions. read more

We had a truly disappointing stay at the Inn, a stark contrast to our wonderful experience five years ago. There was no internet, no TV, no front desk staff and no visible management. Despite asking to speak with a manager three times, we were eventually told he wasn't working. Our room in the new building was beautiful, but the common areas were uncomfortably hot with no AC. The in-room window unit wasn't on at check-in, and the room was stifling. The internet didn't work across multiple devices, and the staff dismissed our concerns. Later, we discovered the TV was broken and the bathroom door wouldn't close. When we sent our concerns to the front desk for the third time, we were told it wasn't their fault. We were also misled about amenities--there was no happy hour, and our request for housekeeping (made at 8am) wasn't fulfilled until after 4pm, and only after a follow-up call. read more

I highly would not recommend this place! I have never meet such rudeness upon check in. Also, after getting spa treament the older front desk lady was so rude and tried to over charge for the messages. She stated that is what the computer says. lol I asked if that included the tip, she asked if I wanted to leave a tip. She also tried to over charge to room rates and I said I have to confirmation receipt and she argued that we owed that. Then I assume it was a manager came to the front to ask what was going on. He to explained he would honor what was due but they have an issue with there system. I told them this was not right to over charge due to your computer. Nice spacious rooms and modern lobby. Old and dirty carpet and chipped paint in the rooms. Very low water pressure and no anti-slip mat. Rooms and bathroom in need of good deep cleaning. No mention when we reserved the room that the restaurant and bar were closed during our stay (closed M and Tuesday). Even when checked in the gal said to take advantage of the bar and happy hour (which didn't exist). We had a bottle of wine to use up but she said she couldn't offer us any real glasses. When heading down to enjoy the wine by the ocean and different clerk nicely gave us glasses and apologized for the lack of bar. For the money....stay elsewhere read more

Wanted a quick getaway. Booked thru Priceline. Didn't know entire hotel/restaurant/bar/spa is closed in the winter. Received a call stating due to some renovations, I was getting an upgrade to another building which now would include a balcony. Since it is March....not much need for a balcony. No one mentioned the hotel was closed. I was the ONLY person in the entire building that night. Creepy. Room was 73 degrees. I tried to lower the heat to 66. Woke up with heat being 74! I gained a degree even though I turned it down!! Furnace or something turned on every 15 minutes (I timed it.) Sounded like an outboard motor. Room was clean, very "beachy." But due to my one night stay experience and their not being transparent, I will never stay here again. Wouldn't trust them. read more

The Inn location is good but it's very dated and the rugs are not clean and breakfast could have been better. We felt the price and property didn't match. We will say all the staff were very helpful. Let the buyer beware! In November we made a reservation for our anniversary the following summer. Received an email confirmation, confirmation number, etc. Two months later they cancelled the reservation saying there had been a "glitch" in their system. This is a review of the spa as I wasn't staying at the Inn. My friend and I had facials and the facialist was excellent - as good as either of us has experienced. I just wish she worked in a better place. Truly the worst spa I have been in. Check in is the same as for the hotel so we had to wait both to check in and check out. The "relaxation room" is ugly, cobwebbed and not relaxing. Have never seen a spa where there is no water or tea (there are water bottles at check in but we didn't take with us...because we figured there would be water inside). read more

When considering a place to stay this summer for a beach visit, I strongly advise against the Breakwater Inn in Kennebunkport, ME. Here's why: I booked a room for two nights in July during their Black Friday sale. We had stayed there before and enjoyed it, so why not at 50% off the regular rate. They charged me for the first night right then and there. Ok. Today I get a message from them saying that they cannot honor my reservation because of a "computer glitch." BUT they can give me the same dates, same room at 15% off the regular rate. Sounds fishy, right? So I called and spoke to the manager, and it turns out that Marketing had not completed their job and blocked out the blackout dates from the promotion. So my dates were within that period, so SOL for me. The marketing company is named Haycreek out of Essex ME. If anyone knows someone there, give me a heads up so I can speak to the correct person to relay my dissatisfaction with this policy. read more

My fiance and I wanted a weekend getaway. I was so happy to find this place. They had a deal that was buy one room and get the second night half off. We booked a room with a Waterview in the inn area. The views are beautiful! If you book a room here I would say to find a room with a view. Especially if there are discounts. For the price, it was under 200$ a night. April is definitely a good time to check out this area. Also, our room was clean. Also! We splurged and got a massage and facial at the spa. Hugely Disappointing..... Hopefully this review will help you avoid making the same mistake I made. I was excited for a last minute getaway to Maine and saw the incredible pictures of the Breakwater Inn on their website. It looked like this amazing hotel that would be the perfect place for a getaway for my boyfriend and I and my sister who was joining us. Do not believe anything you see on their website....it's a dingy hotel and you'll be sorely disappointed if you're expecting what you see on their website. In addition, I was booking this the day before so called to ensure we could get a room with two beds as there were three of us. The person on the phone, Chuck, told me there were two queen beds and even described the property as a "resort".....both very untrue. We got there and was checked in and were handed keys to the room and arrived to a room with only 1 bed. This was not at all what I booked. I specifically called the day prior to ensure there were two beds and I was told there were two queen beds. The only good thing was they did give us another room to make up for their error but I was still paying $350 for a hotel that looks like it should be no more than $99/night. The hotel itself is so severely outdated that every ounce of it seems dirty. I'm not sure how you can ever clean a carpeted bathroom so wouldn't even go in there without shoes on. I didn't even shower there because I figured it was only one night and I would be better off showering at home where at least I know it was clean. The bed, sheets, and pillows were just as bad as the room itself. Could not wait to get out of here in the morning and was SO happy I only had to stay for one night. I was so embarrassed that I chose this hotel for our little getaway and was apologizing to my group the entire time for believing what was on their website and choosing this hotel. For charging close to $350 for one night, this place is a total scam. Do not believe what you read online. My stomach dropped when I saw the sign on my drive in because I was sure this could NOT be the place I booked. This place is literally a BOTTOM LEVEL motel, NOT a luxury inn and spa. Here's my list of complaints... Housekeeping is absolutely terrible. Didn't make the bed. Emptied only 1 of 2 waste bins. Provided only bath towels, but no wash cloths or hand towels. Didn't clear or replace the used glassware. (*See my note at the end of this post!) We ordered the dried fruit and nuts snacks. The Nuts and seeds were raw and tasted very stale; not roasted or salted. What a waste of money. More like bird seed than an actual snack. Coffee in the lobby is horribly bland and there are no sugar free creamer options. They tell us continental breakfast is available if you walk through the stone wall next door. The only stone wall next door is one that leads to someone's private home, not a breakfast place. There's no signage. In order to find their neighboring property, you need to walk one block and turn at the u-shaped driveway. No visible signage anywhere until you see that building. Unfortunately, there were flies settling on all of the breakfast items so we decided to avoid it and pass. Beds are so worn down that you can feel each spring through the mattress. Pillows are completely flat. Our bathroom was dirty. I've got 53 year old eyes and even I could see the tiny curly brown hairs left on the floor and in the bath tub from the previous guests. Gross! These guys are running a bottom level motel, not a luxury inn and spa. Definitely not worth the premium price you charge to stay here. We will never stay here again. NOTE--The manager tried to reach out to me but claimed his connection wouldn't go through. He then tried to tell us we had a "do not disturb" sign on the door, which is why we had terrible housekeeping service. That's a load of bull. Housekeeping staff DID enter our rooms and empty only one of 2 trash cans, collected our dirty towels, and only provided 2 towels rather than replace all of the towels. They clearly did a horrible job and they're trying to make it looks like it's our fault. Totally unprofessional and definitely not somewhere that I would ever recommend anyone to stay. Don't recommend at all. You expect a nice spa, based off their website quite the opposite. They should give their marketing person a raise. It's like they don't try because of the location. Warning- Long Post I am writing this review and I want to be fair and honest. I have stayed at the Breakwater Inn and Spa for at least 8-10 years but no more. Our stays are usually 6-10 nights in length depending on what we are doing. My husband and I travel to Maine at least once a year, mostly in the fall. The only time we have missed a trip in the past 50 years was during COVID 19. We usually stay in the Spa building due to the availability of the elevator. We have not stayed in the Inn as we don't want to carry luggage up and down the stairs. We have also stayed at the Waterside Cottage several times which I love, and it gives you some flexibility to cook light meals. During the fall of 2021, we stayed in the Spa Building and the Waterside Cottage. We noticed that the room looked old and needed to be refurbished. The carpet was worn and stained, and the furniture was old and worn. Since we love the location so much, we dealt with it. We also stayed in the cottage for part of our stay. The only major issue was the glass door that opens on the waterside, which had issues and blew open during a storm (even though it was latched) and water came into our room. The General Manager at the time, Karl quickly came over the next morning and mopped up the water. We always found Karl to be accommodating. He always valued us as frequent guests. He treated us well. I am sorry he is no longer there. I recently called to try to make a reservation for an October visit. These were the issues I experienced. The website is confusing. The special rates never make any sense to me and are confusing. My husband is a math major, and he has also found the rate schedule to be confusing. Last year we had to have our rate adjusted as one rate, buy one and getting 50% off was a better deal than the 20% off advance purchase rate or vice versa. In any event, even the front desk person Lee Ann (spelling) who was booking our reservation ( was confused and she said she was no math person had me talk to the comptroller who had to figure it out for us. It should not be this complicated. Whoever manages the rate schedule needs to simplify it and make it easier to understand. It is too complicated and it should be easier to understand and be fair for all guests so you know what deal you are getting. I recently tried to make a reservation for 6 nights in October. I could not get Saturday, October 8 with checkout on October 9. that I wanted. I called and Lee Ann answered. I told her we had stayed there many times before. She never acknowledged that we were frequent guests (and I have met her on many occasions in the past). She did not understand the block on the rooms for October 8. She said she would call me back. She did call me on 8/29 and said she needed to do some more research and get back to me. I did not hear back from Lee Ann so I called again on Monday, August 1. Jennifer answered the phone. I explained to her that I had been expecting a call from Lee Ann. She didn't seem to know anything about my inquiry. I started all over and stated that I wanted to book a Spa room for October 4-9. She said that Saturday, October 8 was not available due to a wedding. She said that I could call a week ahead to see if any rooms were available on October 8. I said that would not work as I had to make my flight arrangements in advance. I then asked about the special rates. She said I would have to book those online as they were no longer doing that on the phone as the "Sales Department" wants it that way. Jennifer was not helpful or accommodating. I was out of town at the time trying to make these arrangements. I called my husband to update him and he said he would call. He called, got Jennifer as well, and did not find her to be helpful at all. We were hoping Karl was still there as he would have figured something out. I have to agree with the other comments about the Resort Fee. The Resort fee should be called a parking fee and continental breakfast fee. There are no resort amenities. The fee has gone up in price over the years. It should be better explained to guests what the resort fee is for. Needless to say, we are not staying at the Breakwater Hotel this year. They do not need or want our business and we have booked a 6-night stay elsewhere. I called another hotel group Kennebunkport Resort Collection, and they were more than happy to take our reservation over the phone and provide a 15% discount. They value our business. We appreciate the past staff of the Breakwater that provided us with friendly service. Unfortunately, the new management missed an opportunity to provide service to a long-time guest. read more

Went to the Breakwater for a winter weekend. Our room was recently updated and beautiful. The view of the ocean was great. We went to the restaurant for a drink before going to dinner in town. When asked how much is the nightly deposit, the female staff ask for me to contact Expedia for that information. When asked for a receipt, female clerk at the front desk stated they do not give out receipt. Once again she advised me to contact Expedia. This is unheard of, though I did make the arrangements through Expedia, they should still be able to provide a receipt and the information that was inquiries. I will start with the positives. Stephanie and Jamie are spectacular! They are personable and go above and beyond. The views are beautiful! The hotel is dirty, out dated and the food below grade. The first room was spartan for 160 a night,but we were able to move to a more comfortable room. House keeping left our pillow on the floor, forgot our waters and tissues. I had bronchitis. The tub and sink wouldn't drain and disgusting things came up from the drain. I washed my hair from standing outside of tub. This place is not worth staying at! read more

The hotel has charm, a nice location, the room was clean and furnished nicely, but that's where it ends. The person that checked us in did not tell us there was another parking area at the hotel, she told us to park behind the shops AND did not mention that there is a drive for drop off of luggage so we ended up walking with all our bags from the wrong parking lot. She even asked if we were parked behind the shops!! Then we get into hotel and find that even though it's practically empty we have a room with a view of the parking lot. No ocean views for us! WiFi is almost comical and there is literally no information in the room should you need anything. The kicker is that they don't have hot water!! We would not stay here again. We booked five rooms for us five siblings and three spouses. The cottage house was lovely, but the volume on the tv didn't work and the front desk came but couldn't fix it. So we all watched the tennis match but couldn't hear it. Then we went back to our room to watch the Patriots and the tv wouldn't turn on! Again, the front desk couldn't fix it. We were very annoyed we missed the opening game. The next two nights we also had to call the front desk to get someone to turn the tv off!! NOT ACCEPTABLE. My brother found underwear and socks in his bureau drawer. Again, NOT ACCEPTABLE. No swimming pool, no tennis court, and yet they charge you $20 per night for a resort fee. The rooms are very outdated (except for the cottage) and the beds are HARD and the pillows are flat. There are no screens so you will have bees or mosquitoes if you open the window for fresh air. The continental breakfast consists of cereal, toast, muffins, juice. No eggs. The front lawn along the river is a great spot to sit and enjoy the boats, but overall the Breakwater was a big disappointment! read more

When I arrived at the Inn I was definitely a little disappointed at first sight. Seemed a little different and nicer on the online photos. The lady at check-in was extremely nice and gave us a few free drink tokens for us waiting because she was on the phone with a customer for a while. After coming into our room I was also a bit disappointed because it was a bit small and had no fridge. It wasn't dirty but also didn't seem like there was a great effort into cleaning up from the last check-in. I had also ordered a bottle of champagne and chocolate covered strawberries for my wife and I since our 10 yr. anniversary just passed. They must have been put out quite early b/c the strawberries were very warm to the touch and the bottle was not cold so we couldn't come into the room and indulge as planned Also very uncomfortable bed in our room and pillows. Woke up almost everyday with some back or neck pain. Not good quality food for continental breakfast in my opinion. Just basic stuff. No eggs or anything hot. Best part of the Inn was the backyard seating area where you could watch the sunset. read more

Breakwater Inn - Room #1 - Bed & Breakfast Near Me - Kennebunkport, Maine

We were very surprised at the low quality of the room and hotel for the price paid. Right off the bat and throughout the stay, we felt as if we were penalized for booking through Hotels.com. The cancellation policy was also different than most other hotels on Hotels.com, which was frustrating from the onset. When our plans changed and we had to cancel one night, the only option was to select the upgraded room. So, we ended up paying almost the two night rate for just one night. At almost $400 per night, we felt as if the room was on par with a two-star hotel, or roughly $150 -$200 per night. The room we received was outdated (think awkward red light in the bathroom, which is also on par with an older motel/hotel). The "partial ocean views" included barely any "ocean" and also include the full parking lot on the second floor of the hotel. You could clearly hear conversations and walking from every other surrounding room as well as the hallway outside. When we asked to relocate given the price we were paying and description on Hotels.com, we were told there were no rooms available (on a Sunday night, after she again confirmed we booked through Hotels.com, with the parking lot no more than half full). We were also told that we could see more ocean at high tide. Again, for almost $400 and supposedly the best room option available on Hotels.com, I viewed this as an issue. The Wi-Fi also did not work and the response was, "sorry, it must be down tonight." This was an issue as I had a little bit of work to do. When asked about a late checkout, we were again asked what room we were staying in as if the front desk was checking to verify we were a Hotels.com booking. We were on afforded a 30 minute late check-out on a Monday morning, which was very bizarre given the parking lot was half-full. Throughout our overnight stay, I called the front desk 5 times and morning and received a voicemail box all 5 times. The only way I could gain any assistance was by walking down to the front desk, at which time the front desk folks were not helpful. The continental breakfast that is served comes complete with croissants from Costco as well as cheese and turkey/ham twists. All in all, Kennebunkport as a vacation spot was excellent and we would highly recommend it. The Breakwater Inn and Spa was by far one of the worst hotels at which we have ever stayed from a room quality for rate and service perspective. There are plenty of other options in the area within walking distance and we would recommend staying elsewhere. read more

For the price you pay for the rooms here the quality is very very poor. The restaurant attached is good but very expensive. The views are nice but depending on the building you are in with the inn & spa your view may vary. I would not recommend this hotel as a good option as a place to stay overnight. It isn't often that you stay in a hotel in your hometown, but my husband and I stayed here the weekend of our wedding. We stayed in the Waterside Cottage and HIGHLY HIGHLY recommend it. 1. We were in the center of the action - our other guests stayed at the Colony Hotel, the Nonantum Resort, the Green Heron Inn, and the Fontanay Terrace. Everyone was within walking distance. 2. It is a completely separate cottage - meaning if you want to have a party until 2am - no one will complain because no one can hear you. 3. It is much more modern than other hotels in the area, meaning it is newer and the decor is more modern. 4. The bathroom is amazing. It has a giant whirlpool tub. 5. The room has a mini kitchen, we didn't cook - but we took advantage of the full sized fridge. 6. The view is incredible. You are literally staying on the edge of the river. You can watch the lobster boats go by. It is so cool! 7. The staff was welcoming and very nice. The only negative comment is that the breakfasts are much better at the other hotels. It is just your basic continental breakfast. Other hotels in the area offer better breakfasts - I actually ate at the Green Heron instead one day. Ok, one more criticism, they left us chocolate dipped strawberries in the room the night of the wedding and champagne. It was very sweet of them, but the strawberries were a bit moldy... read more

Memorial Day Overnight Debockle We used the Hotel Tonight App which this property "partners" with and booked a last minute night away Sunday- Monday on Memorial Day weekend. The HT app gets their info from the property and advertised a restaurant "on property" open "daily" with a "happy hour daily". After a 3 hour drive we were expecting to have a few drinks, a nice meal overlooking the water and retire to our room. We contacted HT csr who told us she was too busy and couldn't help, when we checked into the Breakwater the woman at the desk simply stated "no the restaurant is closed for the season and opens after Memorial Day", she knew how long our drive was, never offered any assistance getting us to our room which was at another building another block down the road! The building has NO elevator, and we were on the third floor. We arrived during dinner time exhausted, hungry and left to our own devices to navigate to a restaurant. We found one down the road (see next review for the Nonatum Resort), they had a room and an open restaurant so we checked out of the breakwater inn and checked in there. Even when we made it clear after less than an hr on their property to the breakwater we were not happy the woman did nothing not even when we were checking out! Couple hrs later while having dinner HT CSR messages me that she spoke to a man at the breakwater and he could set us up across the street for dinner. We did our homework and that place is a clam shack, not on the water or having the same style menu or atmosphere as what was described in their "partner" HT and their Striper restaurant! Now we are asking for a refund, HT is saying it's this property who gives them the info and this property is refusing a refund when we know they sold our room after we checked out and got double money for this night! My point in sharing in this review is to say that I expect to get dupped in a community like Hampton Beach NH, not Kennebunkport! Buyer beware, be careful of HT posting things that aren't true, and this property and their lack of hospitality and correcting a wrong. Nonantum took great care of us and this wasn't even their problem. I'd stay there again before I ever look at this place and think anyone who stays here and pays these high end room rates should know that it comes with NO customer service! Below Average: Although one half of this hotel is located on a scenic waterfront, the other half where the front desk and spa are face a parking lot with a distant view of the water. Lots of mosquitos so bring plenty of bug spray. There is no swimming pool, no beach and no elevator in one of the older buildings where a large number of rooms are. This may be a hardship for elderly and physically challenged guests. The rooms are tired and need some TLC, continental breakfast is fair at best and housekeeping is sloppy. Bottom line: it is not worth the $300-$400 price point at all, but not bad if you can score a deal of some sort. The hotel positions itself as higher end and if you go in expecting that you'll definitely be disappointed. But if you can score a deal it's not bad given the location. Pros: - Convenient location within 1 mile of downtown - Adirondack chairs on the lawn with gorgeous views of the water - Breakfast included Cons: - Just removed another star - found erroneous charges on my credit card from this resort and I can't reach a person to help me remove the charges (keep going to voicemail) - Breakfast used to be pretty legit (eggs, etc.), now it's just a carb buffet of cereal, muffins, toast - The hotel boasts "afternoon refreshments in the piano room" around 3:30 PM. This consisted of about 4 cookies, each the size of a quarter, other days there was nothing. Usually when hotels offer afternoon refreshments there are beverages or ... more than 4 cookies? Maybe better to not offer anything at all than tell guests to go to an empty room? - There used to be access to a nearby pool as well as free kayak and canoe rentals, and staff informed us they don't offer these amenities anymore - Staff was really disorganized and at times unnecessarily rude (for example, allowing late check-out and then insisting they hadn't permitted it) - Some of the rooms are on the 3rd and 4th floors and we noticed staff never offered to help carry guests' luggage (there are no elevators) - Rooms in the older building are very basic (for the price point) - rooms didn't have a clock, 2 lamps but no overhead light so the room was lit pretty dimly in the evening, no luggage stand. read more

We booked one Sunday night in a room in the "building with the elevator". At booking I was told the king suite with a pull out for our son was available. I asked how comfortable the pull out was and I was told "Average". I was told we could get an air mattress for an extra $25 and I confirmed that we wanted one and was told it would be available so I booked the room which required 100% payment without refund. When we arrived at the hotel a couple of hours before checkin, the young lady at the front desk did allow us to check in early, but reported they put a cot in the room because no air mattress was available for our stay on a Sunday night. When we got to our room it was very small with a "springy" terrible cot in the only walking space. I called the front desk and got a different person and was told air mattresses were available and they promptly brought one and set it up and removed the cot. The internet there on their information sheet said that Internet was available in "public areas" and worked in some spots in our room. We chose to eat at their restaurant had to make dinner reservations at Stripers and after a very hot humid day of romping around town, we got showered and cleaned up for a formal dinner. We were taken to our table and all of the doors and windows were open with NO air conditioning seating options available. We left without ordering anything. We called the following morning to ask for a late check out and we were told "30 minutes only". We called the front desk multiple times (voicemail) before we got through to the same not-so-friendly young woman who was also not very hospitable. The water view room had a large view of the parking lot and not a great water view. The king sized bed was very comfortable. We will not stay there again nor will we eat at their restaurant. read more

I should have read reviews ahead of booking Ng my massage. This is not a spa. And I received the worst most disappointing massage ever. Don't bother. Save your money. Not a good experience at all. When I complained I was offered 15% off. A total insult. Then suddenly she offered 50%. Really? Why not offer that to begin with given my disappointment? Be forewarned. If you want a bad massage and bad service, this is the place for you. Otherwise, steer clear. read more

We just just got home from 2 nights here and it was wonderful. The staff was helpful and great. The location is perfect - just enough away from town to not be in the crowds and on the water. Great chairs on the lawn to sit and watch the sunset. The food was good (we did not have dinner here but it was packed with locals every night). We used the bikes available here and had a fun tour of the area. I would highly recommend this place. The perfect Adult getaway (pets & kids would like The Colony across the street) Stay here if you can. Worth the money. read more

Pretty view and location and all of the staff were very friendly and nice. But, the rooms could use some updating - the carpet was old and stained as was the toilet and the duvet cover was ripped. And the room could use a better cleaning. There was hair in the shower and on the pillows and the head board, doors and basically everything needed to be wiped down. All and all it wasn't worth the $400+ a night that we paid for it. read more

I was kind of blind going into this because it was completely foreign to me--Maine in general. So, all the inns in Kennebunkport are very pricey, but for good reason. It's a gorgeous little seaside town that caters really to tourists. I chose this inn because it had a great location near the water and it was across the street from Mabel's, which is G.H.W. Bush's fave for good reason. Inn was clean, super nice staffed by a bunch of college aged kids; however, next door the hotel offered a shuttle into town, the restaurant was leagues better, and it had great views as well. This inn only had the use of their bikes, so unlike the other inn next door, I had to pay a resort fee, which was probably an AKA the bikes kind of thing. Pleasant enough, but I would go somewhere else next time. read more
