He gives a thorough overview of the inn when you arrive and always has great recommendations. I genuinely don't know if he sleeps at night because he's there to make you breakfast before 8:30am and is around at 10pm keeping the tea kettle hot for you. The rooms are beautifully appointed and comfortable, and the daily breakfast is generous and delicious. We also loved the thoughtful extras: a cozy tea bar, complimentary bikes, beach towels, and even Tommy Bahama chairs for the beach. Those little touches made our trip so much easier and more enjoyable. Location is great--close to a small beach and also the town. There are several restaurants even closer you can walk to as well. If you're looking for a place in Kennebunkport that truly goes above and beyond, the Harbor Inn is it.

Plus, it was a bit noisy at 7am -I could hear the people on the floor above me using the bathroom and creaking floors when they walked; I could also hear them putting out breakfast in the sunroom below with the clanging of the dishes and the doors closing. If you prefer to stay at a bed-and-breakfast, then this might be a good place for you. The house was nicely furnished; my Junior suite was clean and fairly comfortable (although for some odd reason, the furniture was unusually low to the ground), and it was interesting from a historical perspective. It just really wasn't my style. One last FYI if you decide to stay there - there's no yard or street signage at any of the houses except the Nathaniel Lord Mansion - I drove around in circles looking for the Jefferds house.....

They really take pride in their B&B, and it shows. The property itself is well-maintained and beautiful, the rooms are cozy have everything you could need (and a fireplace which was lovely!), and the amenities throughout were ample. There is coffee and tea in the main dining room for any time you might need it in addition to water and a few snacks they had as well. There is an outdoor seating area with a fire pit to relax at and some nice common seating areas as well indoors. The breakfast is really the shining star of this B&B, bravo Carl! Each morning we were treated to a three course breakfast in the dining room served by Eileen with fresh juices and coffee/tea. First a pastry, followed by fruit, followed by a main dish - each morning was truly spectacular! They also have a small outdoor dining area with heaters during the nicer months. Last but not least, the location of the inn was perfect! It was a quick walk into town, and only a stones throw away from the free public parking lot. Overall, 1802 House is your place to stay when in KPT! Beautiful inn, wonderful hosts, delicious breakfast, and a perfect location! Truly a gem!

She was full of recommendations (i.e. Goose Rocks Beach) and was friendly and kind without being overbearing. We showed up a bit late and the key was left in a coded lock box for us. The room was compact, but fine for my husband and I for our 2 night stay. We knew beforehand that breakfast would be boxed for us and that was fine. I was happy that they provided yogurt was Chobani and actually had some protein in it (unlike most continental breakfasts that are a carb party). We rented bikes and kayaks during our stay. It was great that they had these for us to utilize. The bikes should be covered during storage, however. They were a bit rusty. This was the priciest place that we stayed during our 7 night trip, but I wouldn't consider it the best. After our stay, I do feel that our stay should not have cost us so much.

The desk folks were very nice and helpful with local suggestions for eating and things to do. ***VERY not happy with the continental breakfast. You shouldn't list yourself as a B&B and have continental breakfast. Being a B&B implies hot breakfast... period!*** Not only that, there was hardly anything on it... there was only orange juice, coffee, and tea... no apple or any other kind of juice. There was yogurt and fruit but there was only one kind of cereal (Cheerios), only 2 kinds of bread... white and wheat... No pastries, muffins, bagels, croissants, rolls, English muffins, doughnuts, etc. To be fair, I think there was oatmeal and there was banana bread that was pretty good. The one good thing I can say about the breakfast is that it was available at 7:30am instead of 8:30 like some of the other B&Bs we stayed at on this trip. ***Almost all of the other reviews of this place had HOT breakfast on them so I guess we were just ripped off.*** I would love to give this place a great review and I would probably have come back if it weren't for the breakfast ripoff.

Close enough to get downtown easily and the option to walk around the beautiful coastline. Every morning you are given a simple and delicious breakfast that includes a pastry item, fruit, and juice. We used their stand up paddle board and kayak one morning on the inlet too. The staff was very friendly and helpful for all attraction and dining questions. Don't forget to check out. Loved having a coffee pot with good coffee and the breakfast delivery was awesome! The grounds are pretty and there are boats you can use - it was too cold to use them while we were there. We walked into town which a nice plus. Lots of great restaurants to choose from. Karen was sweet and professional. She gave us all the info we needed and recommended some places to eat. And the cookies in the office were delicious!

Accommodating, helpful and very friendly staff. We bought some fresh oysters down east but hadn't thought of the oyster knife. Asked the manager if, by chance we could possibly borrow an oyster knife? Well, due to liability issues, they would not allow me to borrow the knife but offered to have the chef shuck them for us (after signing a waiver!.....I hate where our country is, but totally understand!). We listened to live piano to relax us during a raining and "trafficy" day driving from down east and Acadia national park. Just one mile down the road from Walker's point (The Bush compound) I was really hoping that we might run into 'W' and Mrs. but to no avail. The room was well appointed and a corner room with beautiful views of the chanel. Picture commercial lobster boats moored at bouys as the tides rise and fall with the hours going by. A rainy day to start lead to clear skies and a beautiful bluebird sky with white puffy clouds to accent. Breakfast buffet included in the stay along with free bikes to use as guest made our stay complete. I only wish we had more time to spend here at the resort! Huge thanks for making our stay complete and fabulous!! Cheers to you all. Oh, I almost forgot, they have a shuttle that runs out to dock square every half hour. What a blessing.

The customer service, cleanliness, attentiveness and responsiveness to our needs and requests was top notch! The rooms were clean and spacious, the food was excellent, and the over-all atmosphere was warm and inviting. There were activities on site for the kids, they played soccer in the open area, as well as sat by the fire pits in the evenings. There was a floating sauna, lobster boat, kayaks, and bikes that could be used around the area. Shuttle service was also offered to take people into town and back which was a nice bonus. Housekeeping was great and can I say the towels were so soft! I can't say enough good things and would highly recommend this resort! Thank you to the Nonantum team for taking such great care of our group!

The owner Susanne is an amazing chef and her warm/welcoming personality was so much appreciated, she went out of her way to make our stay wonderful (she even put a candle in my scone on my birthday which was so thoughtful). The Inn is has a cozy & comfortable atmosphere which is elevated by Susanne's amazing homemade 3 course breakfasts each morning. We enjoyed the fire pit out front, which we relaxed by each evening, and Susanne sat & chatted with one evening in the sitting room as we sat with drinks & played a board game ( Susanne is a gem and we both adored her). We will definitely be returning soon, if you are in the Kennebunk area, you MUST stay here, you won't be disappointed. For breakfast she brought out fresh rasberry parfaits, fresh baked banana muffins, and then one of the best goat/blu cheese omelets I have ever had all while making pleasent conversation. After breakfast she gave me some good ideas about some touristy things I should do. I really can't say enough good things about this place. I look forward to coming back to the White Sails Inn!!

While a part of me just wanted to stay inside and read, the inn is situated within nice walking from Kennebunk and a little more ambitius walk to Kennebunkport. It's also a lovely short drive from Ogunquit. I'd never been to Maine before and these were the spots my spouse wanted to share with me! Can't wait to go back.
