Such a disappointment!!!!! The manager is young and inexperienced and very rude!!!! Their customer service, cleanliness of theater 8 and bathrooms are in shambles!!! I went to see Supergirl today- they were out of hotdogs,, pretzels, medium cups also soap in the ladies restrooms. They said it was due to being busy but it was 3 pm and there were 5 people in our movie and no one was in the lobby at all. Staff were standing around talking... no one in line for tickets or for food!!!!I Disgusting! The seats are shabby, torn and uncomfortable! What a joke! I too was charged an additional $1.75 per ticket as their computer was down and they added a convenience fee to print my tickets. Without informing me. What a train wreck! I visited your theater yesterday and unfortunately had a very disappointing experience that I'd like to bring to your attention. When I arrived, I went to the concession stand but the attendants were not helpful at all. They simply stood there without greeting or assisting customers, and no one informed me that I needed to place my order at the kiosk. It was confusing and unwelcoming. After finally getting into the theater and taking our seats, there was no audio when the movie started. I went out to notify a staff member, but he responded rudely, just saying "OK" and telling me to go back without any reassurance that the problem would be fixed. When I returned, the movie had already started, but there was still no sound. I had to go back a second time, and fortunately, another employee was more helpful. He used his radio to contact someone and assured me that the sound would be restored shortly--which it was when I got back. Unfortunately, the experience was still ruined because the side lights in the theater were left on for the entire movie, washing out the screen and making it difficult to see. It was extremely distracting and frustrating, especially since we were looking forward to watching this film. I hope you'll take this feedback seriously and address these issues with both your staff and management so that future guests don't have a similar experience. Only giving this one start because I I have to otherwise it would get negative stars. This theater is FILTHY the seats are ripped and it's just disgusting in this establishment. There are bars that cover parts of the screen when watching a movie. The screen will never be in full view, even if the chair you have is not reclining. When I spoke to staff, they said that they were aware of the problem. They told me to sit closer in the middle and the screen won't be covered, as much. I also noticed that the recliners themselves needed to be replaced. Many of them were ripped and taped. I would skip watching a movie in this theater. read more

Came to Brenden Theatres because we were in the Modesto area and wanted to kill some time. Upon walking up to the theatre, you're met with an old school box office with the pretty lights and architecture. However, that façade quickly fades because you don't actually purchase tickets at the box office. Instead you go to a self-service computer just inside. One ticket taker stands around and helps out if you have trouble. The inside is nostalgic with the crazy carpet, neon signage, and a rinky-dink arcade room. We ordered a large drink and proceeded to our theater. The short walk towards our specific theater was somehow extra littered with napkins and popcorn on the floor even with three people in concessions and the one ticket-taker in the lobby. The movie we watched was fine and the seating was those red pleather recliners, a comfy upgrade from our local theater's stadium seats. The bathroom stall I went in had nasty dark brown-red streaks all over the door and wall. On top of that, they do not offer the 1 free refill on large drinks/ popcorn that other theaters offer, but still charging the same amount if not more. Bummer! Went to see Top Gun, Maverick. What should have been an enjoyable evening turned into a frustrating experience due to the extremely poor condition of the seating in the auditorium. We purchased three movie tickets, paid for 2 cars to park in the parking garage, and purchased concessions, a medium popcorn and a soda. After taking our seats, we were shocked to discover that all of the recliners were severely damaged. The seat coverings were ripped and torn open, exposing the foam padding underneath. Armrests were missing large sections of material, and multiple seats throughout the row appeared worn out and neglected. The seats were unacceptable and far below the standard that customers should expect when paying for a movie. I personally spent most of the movie sitting on the edge of my seat because the damaged seats and exposed padding made it uncomfortable to sit normally. I could not believe seats in this condition were still being offered to paying customers. Had I known the theater was in such disrepair, I would have chosen another venue. I was glad to see that Brenden Theaters had the stones to invest in Modesto's downtown. I attended movies a couple of times after it opened, and while the facility was something of a feast for the eyes, and the staff were nice enough, the patrons were clearly not folks I wanted to sit among. Noisy, obnoxious teens were not my idea of who I want to have to ignore while following a plot line. With Galaxy in Riverbank and Regal on McHenry both much closer to my home, I never went back. Two stars because the movie that my partner and I saw was a good movie, nothing else about this theater is tremendous. Our movie was at 1 and we arrived and the doors were locked, we had to wait 10 minutes just to get inside the building. We were going to get popcorn, but when the popcorn is already in bags waiting in a warmer, yea how long have they been sitting in the warmer. So like I said the movie was good and it was worth the money. I had to use the restroom before we left and this is the disgusting part A GIANT COCKROACH, not a little one a fat one. Dude if there was a human cashier instead of just kiosk i would of not chose wrong time for movie. To the point i buy tickets get to the 9:30 showtime only 5 min late i buy tickets by 9:35 than go to get snacks spend $55. I go to walk into movie. I heae movie started i was like damn previous were short i mustve missed 10 minutes , as movie progress something felt off. I was there for 30 min and i realized it was 10 minutes i missed it was more like a hour and a haldmuch. Relized i had 8:30 showtime im like damn what the ****. After not going to the movies in what seemed like years we have seen two movies in the last two weeks. Both were limited release so give Brenden 4 stars for that. I don't think it's their fault that they don't fully do parking validation so they get 2 stars for the parking situation. Both times that we have been here down town Modesto is "popping" as my daughter would say. Lots of bars, music, and just a lot of activity with families and people going to and fro which is good for downtown. Lines seem pretty long at the theater for the popcorn and both times they have had the side popcorn store closed so they got 3 stars for that. Bathrooms are clean, employees are very friendly and I appreciate the army of people they have once movies are finished cleaning up the place so they get a 4 star for that. Reclining seats are nice but not sure if it's just my luck but both chairs I have sat in different rooms and areas where ripped at the bottom so they get a 2 star for that. I give the movie 5 stars. We were watching part 1 of the trilogy for Jeen-Yuhs. I love Kanye West , it was amazing. But o-kay, let's get to the nitty gritty! The movie didn't start for 15 minutes after the start time... and even then it was just pre-movie trivia. The actual trailers started about 10 min after that. They came in after 5 min past and acknowledged that there's an issue. I am so okay with things happening regardless of it being a movie theater and them having one job (LMAO JK JK) they have a lot of jobs. But it was totally okay for us we were just kind of lost as nothing was appearing on the screen for a bit... glitches happen. The 2 stars because I literally was wondering if they cleaned the seats often. I usually wear a hoodie to the theaters (me and my girls) so we don't lay our heads on the seats. Well... at the end of the movie I look down and there's an opened BANDAID WEDGED in the side crack of my seat...... turned me off for sure. I know they send someone in to clean because she was waiting at the bottom of our theater for us to leave but cleaned thoroughly? I'm afraid not ... I enjoyed the movie, the employees were kind! We got one small popcorn and it tasted like popcorn lol. They sell alcohol there too! There's a parking garage across the street if you go around the corner! Your security guard should have kicked out the kids and parents that were throwing popcorn at everyone in the theatre. Then they started talking non stop. This was the movie The Conjuring the new one. First night it's out and we have 15. 10-12 yr olds ruining our date night without our kids. When I confronted the "mother" of the group she just says "oh they are kids it's for his bday". Wtf I paid 60 bucks to come here to hear your kids not behave. Take them to a kid approved place without adults that want to watch a movie in peace. We came to Brenden every other week for 10 yrs. Not no more we will go to Galaxy. Next time let security guard that was there September 5th at 520 was our showing. Never again and parents need to do better Especially those ones. Outside is dirty. You walk in and it's empty and quiet like a ghost town. All snacks are more expensive than Regal or AMC theatres and they don't have free refills. We saw Jurassic park and the movie glitched about 10 times. Overall sad feeling going there. It's in downtown Modesto but feels like the ghetto. Even the workers weren't friendly. First and last time at this movie theater. We had a terrible experience. Starting out, they reassigned everyone in our theater to different seats than the ones we had chosen online, leading to a lot of confusion and frustration as everyone found their seats. But the main problem was the delay in starting the movie. Our movie was scheduled to start at 6:00 and by 6:40 it was still not playing. After speaking to management, we got different excuses as to why this was happening. First, we were told they didn't know the movie wasn't playing. Then, we were told they couldn't get the movie to play from the hard drive. We unfortunately weren't able to wait it out given that our babysitter couldn't stay late. They only provided a partial refund of our $90 tickets and refused a refund or voucher on any of our food and drinks, which was over $100 between 6 people. The management seemed mostly unconcerned about the situation and offered a halfhearted apology but I'm very disappointed for the complete lack of communication and accountability. If they had been proactive and honest, this would be a different review. But instead we had a full theater being left sitting for at least 40 minutes with no communication and no solution/compensation. Terrible experience all around. I would not recommend this theater to anyone. read more

Do not waste your time or money here. Most employees are rude. Very close to zero amenities and they will try to charge you for anything that other theaters simply provide. The theater is in bad shape and the stadiums are worse. Ripped upholstery and gunk in the trays. Very dirty and seat covers/blankets over the chairs? I moved one that was falling off and a good amount of old popcorn came out of the seat. This place is in disrepair. I will not be back and will let others know how bad it is. I only go to this theater if the other theaters in the surrounding towns do not have a time available or tickets available. From trying to walk out of the parking parking garage that smells like urine to the to the theater you will be stepping in or around trash and or urine. The downtown area has really gone downhill in terms.of trash. Modesto really needs to work on keeping this area clean. The floor in this theater has been sticky every single visit. Maybe I've been unlucky or maybe they're not cleaned very well...I'm not sure. I will visit again one day I'm sure but not in the near future. read more

The place is dirty, lobby, windows, and restrooms with plenty of employees standing around doing nothing. The floors were sticky, and almost all the seats were in some type of disrepair. Some seats had tape on them that said they were not working. What is going on with the Brenden theatre in downtown Modesto? I went to the movies yesterday and it appeared so run down. The seat I sat in did not recline. The last three times I had been there since 2020, one of our seats didn't recline. Parking used to be free but now it isn't. Why do I want to go to a movie where I have to pay for parking? The popcorn is flavorless; the popcorn oil has no taste; there were no popcorn containers you can use to share. Despite we purchased the "shareable size." There were no refills with purchase of large drink and popcorn like at other theatres. When we were told there were no water cups, we offered to pay for an empty cup and was told it would cost full price of $7.00. He was serious! He said it was their policy. Policies can be changed, he didn't even ask the manager. I will no longer go to the Brenden theatre for all these reasons. read more

$5 Tuesday movie day is pretty great. I like that you can get your parking garage ticket validated for 4 hours. It gives me time to go to some nearby downtown restaurants I wouldn't normally visit before or after a movie. I like that it seems like an old school theater. The seats aren't reclining but comfortable enough. The ones at nearby Regal aren't that great anyways. Sometimes they play more unique movies here that the other theaters don't play. They use fandango.com if you want to purchase your tickets ahead of time. I park in the garage across the street. Remember to get it validated at the machine inside the theater. read more

This used To be my favorite theater to go too until recently. I went to see a movie within the last month and this place has gone down tremendously. I am shook that they are still up and running and if so it should a lot cheaper prices then it is.
