Mr. Rose stated he understood that and it would be the date we asked for. Unfortunately Mr. Rose did not include that in the contract. So our lease started before we asked and we had to double up rent. Costing us an extra $1,600. He took advantage of our naivety so that he could close the deal and had no regard for our wishes or well being. Only of his and his client's. When trying to remedy the situation, I called Mr. Rose asking for an explanation and he feigned ignorance of the entire matter completely. I requested a copy of the original draft of the lease, he promised to get that over to me. That was four weeks ago and I have received nothing. If you work with this company please avoid going through Mr. Rose if possible and be advised that he is not listening or caring about your interests. Only his. Half of the packages go in the overflow room, which is impossible to retrieve on weekends and outside of opening hours. The "permanent" hours are unreliable, and last-minute email notices for early closings or extra closed days often go unnoticed or are otherwise incompatible with last-minute schedules, making it impossible to retrieve packages for several days. Maintenance takes forever, and usually involves rushing the leasing office for a three-week overdue scheduled maintenance. Patrol is just unprofessional-looking security personnel wandering around creepily at 10 pm, honestly, weird and eerie as hell. There are very few good things I can say about Avia. I strongly advise against committing to this sh*t show when there are plenty of other great apartments in the area.

I was diligent in communication; calling the office, texting, email, they won't answer.They don't care about the tenants at all and are happy racking up your monthly rent with ridiculous fee. They're seriously trying to get the most amount of money out of you but won't lift a finger to justify charging so much. If you're looking at a property managed by them turn and run! I read the reviews and thought the "good" ones out weighed the negative but boy was I wrong! Trust all the bad reviews!

My experience with Pyramid Properties LLC at their West Valley townhome location was a complete nightmare from start to finish. 26 Days Without A/C in 100°+ Heat: We moved in on June 14, 2026, and the A/C went out immediately. Despite countless phone calls, emails, and texts to Rebeca, Zach, and Eddie, we were met with nothing but false hopes and lies. It wasn't until July 9--26 days later--that a new unit was finally installed. Even after that, the system never worked right and only cooled half the house, which management deemed "satisfactory." Empty Promises & Missing Amenities: Upon move-in, we were promised pool and fitness center keys that never materialized. We sent Eddie (the director) a detailed list of other necessary repairs on July 7, along with another request for the pool keys. He responded that they would "get right on it." None of the maintenance items were ever fixed or attempted, and you guessed it--we never got the pool keys. Outrageous & Illegal Charges: We finally moved out on July 31, but the nightmare didn't end there. They slapped an illegal balance due of over $23,000 on my account. The entire place is run like a joke by a bunch of amateurs. Save yourself the stress and look elsewhere. But Issa and Lani are more than just the leasing office staff, they know which room that you live in, and they welcome you like how your family would do when you get back home. Most importantly I felt free to address any issue or problem I might have, and they are proactive so you don't need to keep following up with them. Cleanliness: Whether the apartment is clean or not is a big thing for me too. Especially the common area and the grass area. Grass is the easy spot to tell whether the apartment staff pay enough attention to keep it clean, especially for apartments that allow dogs. Well it should not be that way, but some dog parents just don't pick up their puppies poop. They always keep the grass clean, and if there's something messy or anything smells bad, they would clean it right away. I know that Traci works really hard to keep everything clean and she does check the building everyday to make sure everything is good. I was also impressed with how quick they are to get the work order done so that I don't have to wait. Last but not the least, if you don't know there are many people got their car broken into in this area. Some apartment might have cameras, but they don't really work sometimes, since most of the time people don't really check that while looking for an apartment. Season by far has the best security and access control that I know in town. All their cameras work. You get what you pay especially for a safe and comfortable place that you can call home. It's now a marketplace with an open space filled with sofas, benches, chairs, tables, coffee shop, tattoo shop, plant store from what I recalled. People can rent out the space to hold social / community events there, too. I ended up staying for a few hours after visiting the bookstore to participate in an arts+craft activity. I saw people ordering coffee and spending some time there to read &/or socialize. Parking can be found in the streets. Free Saturday and Sunday, but of course, suggest checking the sign.
