This is such a beautiful neighborhood and community. It has grown a lot since my days of running triathlon, when even the main entrance to the community was still in the process of being built. I love visiting friends here. I came recently for a friend's event at their home, and was still amazed by the views. I would love a place like this. Although I wouldn't actually personally live here, as we enjoy living close to downtown, but I appreciate the beauty and all the fun community events that occur here. I came across Daybreak for the first time on Tuesday, June 18, 2024. From an outside perspective, the community looked very clean, landscaping maintained, brand-new houses, and a nice place to live. The negative side would be the houses looked all the same and were side by side together. What enticed me the most about the community was the lake, called "Oquirrh Lake" which runs through a bridge called "The Cross Water Bridge." The trail or lake is one of the amenities the community has, with a running trail made of asphalt. There are many ducks, and wildlife all around, especially around the boardwalk. Adjacent to the community are businesses such as salons/Barbershops, a market, and restaurants all within walking distance. In contrast, to the comments posted previously, I cannot attest to any of that since I am not a resident and just someone passing through. read more

Daybreak Community Association has let its residents down on multiple fronts, especially in its handling of significant construction issues and its choice of property management. Knowing there were substantial deficiencies with homes built by Holmes Homes and Hamlet Homes--and within a timeframe when legal action was still viable--our HOA chose inaction, burdening homeowners with massive repair costs as legal windows closed. Compounding this issue, Daybreak pushed us into the hands of FCS Property Management, a company equally notorious for its incompetence. This transition has not only failed to address our longstanding grievances but has exacerbated them through poor communication, mismanagement, and questionable ethical practices. The decision to continue allowing Holmes Homes to build in our community despite ongoing lawsuits and resident dissatisfaction adds insult to injury. It demonstrates a disturbing disregard for the financial and emotional well-being of its residents. For anyone considering moving to Daybreak, please reconsider. The community's appealing aesthetics are massively undercut by the financial risks and frustrations stemming from poor governance and irresponsible choices by the HOA. biggest joke in Utah.. got a letter for a dead spot where I think the hoa with what we pay should be mowing and taking care of since its not in my fenced area but whatever.. they have sent me multiple letter saying we will charge $50.00 every 10 days if its not fixed lol.. can't just make grass grow in 10 days lol. also got a letter for my garbage can being about since it was full and we went on vacation few days before the garbage guy came lol. So if your looking for a place that charges a crap load for hoa and on your butt for everything then this is the place for you lol. read more

HOA is honestly the only negative thing about living in daybreak but it's bad enough that it makes us not want to live here. They really don't do anything they claim to do and charge you for but they will charge you an arm and a leg and up the dues every year (ours went up $170 now in 2023 for no reason). When it snows and is icy, half the time they don't even snow or plow until late afternoon, if that, which for people with disabilities like me is really dangerous and asking for a lawsuit. They really half ass it too half the time and just leave massive mounds for cars to still get stuck on or people to slip on. During the spring/summer months, I have to contact the HOA manager most of the time to have my bushes and shrubs even trimmed because they never are so they are left to be overgrown and unattended. But boy, don't do one tiny decoration or something they don't like or they will be on you like that with a threat of a fine!! They honestly don't even follow their own guidelines and make them up most the time just to get you to pay the ridiculous $75 fee for them to accept or deny what you want to do. And you honestly can't ask for their help with anything because it won't be done. We have one house across the street who take up all the parking on both sides with 5-6 vehicles daily so that there's no parking for anyone else and they refuse to even do anything about them, it's so ridiculous. It has to 100% benefit the HOA for something to be done so unless you're willing to deal with them, I'd avoid moving to Daybreak Update: After 2.5 years here, we unfortunately are moving because we are so over the HOA here and many others are moving for the same reason. We literally just got a violation today for our For Sale sign......yep you heard me correctly. We pay them $310 a month and they can't even be bothered to keep our lawns from going yellow or trim shrubs without prompting but put up a For Sale sign where they don't like it and they are on you like flies on . And on top of that, due to their lack of abilities to budget correctly, they like to sneak in extra charges like this one from last winter because we should have to pay for their negligence when they couldn't even be bothered to shovel snow half the time. So that makes our HOA payment for Q4 $1300 now....for nothing‍. How a community that makes millions of dollars a month in HOA fees alone can't afford to cover their own butts is beyond me. Makes you wonder who's embezzling or pocketing our money‍ NEVER MOVE HERE! Update 2: Our house has been on the market over 3 times the state average because the HOA has decided that it's not allowed to sell to anyone under 55 (despite us buying and building while being in our 30's). It is ok for them to sell to whatever age they please though. We pleaded for an exception and even showed them where our lawyer said their rules were contradictory and not enforceable but they still denied it so we have turned them into the state and Gephardt and will most likely be suing because we will now lose our new home that is built and ready for us to move into but we can't because they refuse to let us sell our house to the demographic that makes up 90% of interested parties. I really cannot implore anyone hard enough to not move to this community. They also will be increasing fees and dues once the stupid Bees stadium is built as well as the mall and ski resort in the area. It's absolutely ridiculous and just the worst experience we've ever had in our lives living anywhere. It's not worth it read more

I've lived in Daybreak for six years now and absolutely love it! I first heard about the community when I visited a craft fair that was held in several of the model homes. I instantly fell in love with the darling houses in a variety of styles and colors, the beautiful parks and trails and overall "vibe" of the community. A couple years later when I found myself in the market for a new home in the Salt Lake valley, I went directly to Daybreak to find my home. One of my favorite things about the community is the variety of things to do. There are parks all over the place, small pools that cater to neighborhoods, sport courts for basketball, tennis and even skateboarding. I love to walk around the trails that circle the lake-each day I can take a different route. I also love the activities provided by Live Daybreak including the Fizz Fest festival in the summer, the concert series at Soda Row and the various clubs for all different interests. This is truly a wonderful community. Of course, there will be people who complain about the HOA, but I appreciate the structure and guidance that it provides and ensures that our community stays nice and keeps our home values up. One thing I'd love to see the community offer is smaller single family homes. With the trend now to go smaller, some people (including myself) are interested in less square footage. I currently live in one of the smallest single family homes at 2,000 square feet. Even the town homes are this size and larger. I'd love to see something around 1,000 square feet total. Not necessarily a "tiny house" but something more realistic. If there was something like this, I'd be the first to buy one. read more

Some things to consider. Although the Daybreak concierge is nice and helpful, you need to research the builder before you buy. There is major litigation involving construction defects in Daybreak. Also, we experienced dubious advertising and sales tactics...bate and switch, false advertising, illusory pricing, etc. it was a particularly bad experience with Ivory homes...anyone considering this builder should review its reviews on Yelp and also the BBB before you consider buying. read more

We relocated to Utah from Wisconsin 9 years ago. In one whirlwind week, we visited almost every Salt Lake County city, trying to find the home and 'vibe' we wanted for us, our children, and our dog. Namely: a sizable yard, schools within walking distance, a walkable community, convenient access to expressways, sensible residential zoning, a 'nice' house. On the fourth day, we came across Daybreak, fell in love with the community, and bought our house. The next day we picked out the finishes and final touches (wiring, layout changes). The process was quick, convenient, and everyone we worked with was extremely accommodating. In 9 years, we've been welcomed by our neighbors, young and old, mormon and not. The Daybreak community is constantly changing to better serve its residents, and is responsive to changing times (handing out sanitized new year's eve celebration kits to residents in a drive through, for instance, and a socially distanced beer-fest this past autumn). Some may complain about the HOA, but I appreciate having an organization that keeps the neighborhood looking nice and helps maintain our home values. There is a small transfer fee that is charged on every home sale that goes to fund events like Bollywood night, fizz fest, and free movies and concerts in summer. This is a great place to live and I feel lucky to have landed here. We enjoy the beautiful lake, trails, and parks, and look forward to the many changes that are coming, like the new Harmons being built just north of the lake, and the new watercourse. Buyers read your HOA documents and speak to current Daybreak residents about the different communities in Daybreak you might potentially buy in. The current HOA Nazi Association is a complete joke that expects 100% adherence to HOA rules, but fail to meet their minimal requirements without any apology or acknowledgement. The neighbors are hit-and-miss, but you have an variety of hardcore LDS families who will ignore you if you're not of their faith, religious and non-religious. There seems to be a explosion of neighbors of the bitchy variety moving into the new phases of Daybreak masked with their Stepford Wives facade, botox and plastic surgery. Daybreak is an absolute joke of a community that once had a an awesome plan, but the HOA is run and operated by CCMC Investments and the residents basically have no say, but developers are allowed to do as they please. It's not an HOA it's a dictatorship. I've lived here for the past 14 years and I've had enough of this crap and I'm moving out of this backwards state. Also, when you sell your house, Daybreak takes 1% of the sale of the home for their own needs that NEVER get addressed. read more

Love the people and mostly well designed and maintained homes. But the lake is being overrun with tall grasses. Whoever is in charge of maintaining the lake needs to listen to the residents and do much better job. This includes removing much of the tall cattail grasses. The first time I drove through Daybreak I knew this was going to be my home. I've lived here 10 years and I love it even more now than when I first started looking. The parks and open spaces, the colorful homes and of course the lake are just a few of the things I love about where I live. If you're a resident you have access to kayaks and canoes to use on the lake. There are 5 pools, tennis courts, volleyball, basketball, dog parks... almost anything you can imagine. During the summer there is a summer concert series every Friday and Saturday that residents can attend for free. A few of my favorites have been the Beatles tribute band Imagine and Pam Tillis. I like my neighbors. Walking around the lake there are always smiles and hellos. I'm part of an online Facebook group for residents and it's easy to meet people who have similar interests, get involved in a good cause, join coops and find recommendations. It's a very diverse community and if you appreciate meeting people who have varied beliefs and still get along, you'll like living in Daybreak. If you're in the tech industry, it's the perfect location to easily get to jobs downtown or in Lehi. I wouldn't want to live anywhere else in Salt Lake County. read more

Best place to live. With many new restaurants and The District near by it makes it real easy for shopping and eating out. This masterplan community has housing types for all incomes. I've personally been in all the models and the product that is put out is good. The community is built around an awesome lake which you can fish and boat on. Lots of jogging trails across the entire community make it easy to brake up that daily jogging routine. Internet is a huge plus in Daybreak. All homes benefit with the Fiber to Home network and the speed is awesome. Would highly recommend anyone looking to buy a home to check Daybreak out. read more

If you build or buy here make sure and check your radon levels. Ours was so high it took two different mitigation systems to keep it down in the acceptable level. As we looked at another builder in Daybreak I told them I would want a radon mitigation system installed when it was built and they refused. Our current builder (David Weekley) has been a nightmare to work with since we moved in. The warranty items are still not completed after 6 months. They say they can't fix the gate latches due to weather. Come on - are you telling me there hasn't been 10 minutes of decent weather in 6 months you could work on this? I really wanted to love this home but I just can't. I wish I had stayed in my garden home in Lehi. read more

There's no place like home. Fifteen years ago, we decided to check out the model homes at Daybreak on a whim. We loved the new architecture and twist on the classics. The idea of being able to walk to school and the gym was a dream come true plus a lake? Hello! The car was quiet as we drove away from the glass house. Little did either of us know, we fell in love with Daybreak that day. As we turned to head home, we suddenly both exclaimed, "this feels like home!" We weren't looking to move but it was at that moment we knew we would soon call Daybreak home. As part of the founding families, we've seen Daybreak rise up from a vast dirt pile to a thriving community. From parks and trails to shopping and dining options, Daybreak has become more than we ever thought possible. We love the quirky colors of the homes, the fun architecture, and the fact we don't live in a cookie cutter "beigeville". We love being able to walk to the gym or SoDa row or the lake. The people are the heartbeat of our community and we've enjoyed meeting so many wonderful residents. After living in New York for 5 years, moving back to Utah was an exciting twist but there was no question we would live in Daybreak again. As a prospective home buyer I found the Daybreak community difficult to find resources on new build properties. There were supposedly two information centers-- the Glass House and the Hub. I eventually found the Glass House, but apparently it's closed and no longer in use, and there weren't any signs indicating that it's permanently closed. We drove around and never could find the hub. We found one model home office and the doors were locked at 530pm; hours indicated open until 6pm. I guess i will look elsewhere for a home. read more

The HOA is truly a bunch of bored housewives who have nothing better to do with their time. The rules and regulations of this neighborhood is ridiculous. I was taking my senior mother groceries, she lives in Daybreak, in the 10 minutes I was parked there to run in her groceries the HOA took pictures of my car and sent her a notice of violation. I was not blocking anyone or anything I was parked just outside her garage, once again, to take my elderly mother GROCERIES!!!!!!!! Calm the F down people. They said it is to protect the aesthetic appeal and property values of the neighborhood. My car is going to bring down the value of your home in 10 minutes. read more

This community is about broken promises. We live in Garden Park the senior community. Part of the association dues is for landscaping including weeding and shrub trimming. This is supposed to be done weekly by their own calendar. No matter how many times I complain and they apologize and make another promise, nothing gets done. Why? Daybreak is a beautiful community. However I was quite upset to learn that the pools have a $5 charge per day for any guests at the pools. We already pay $268 in monthly HOA fees and were never told throughout the buying process that we could not bring guests without an extra charge. This is unacceptable and Daybreak should immediately change this policy. As if the $268 HOA wasn't already excessive, $5 per day for a visit to a pool is ridiculous. It just seems as though Daybreak is more interested in collecting as many fees and charges as possible and not actually taking care for their tenants, and especially the guests of their tenants. read more

We bought in Daybreak, and though the HOA is high we figured it was worth it due to the number of pools. They make a big deal out of the pools, and as grandparents who like to have our kids visit it's important to us. What they didn't tell us is that any guests have to pay $5 per day per person. So if our daughters family of 5 comes to visit for a week it's $25 per day for them to use the pools. Had we known this it's likely we wouldn't have bought here. The townhome we lived in in Lehi didn't charge for guests, and I don't know of any others that do. Pretty upset that they don't tell you this before you buy. read more

10+++ rating! My husband and I have lived in Daybreak over 4 years and we still truly feel like we're on vacation living at resort. Living here is a lifestyle full of fun and adventure, I don't feel like I need to leave Daybreak to be entertained. So much to do between the lake activities, pools, community center, miles of walking trails and parks, summer concerts, food trucks, triathlons, sunday scooter rides throughout this expansive neighbors and more. Not to mention the gorgeous neighborhood itself and the homes. We love our home in Daybreak and are so grateful for an HOA that will ensure the neighborhood remains looking as beautiful forever. Also being a real estate agent that sells new homes for a builder in Daybreak, this is huge when also considering investment potential because homes values will be protected as a result. No wonder Daybreak got voted #1 master planned community nationwide this year! Daybreak is a community that started out as an interesting master plan concept, but the greed of the builders got the best of it as they turned it into a rental and high density ghetto. The management strategy has always been shotty, starting just before the housing bubble burst when they were allowing flagrant violation of the rules preventing investors who were not residents from buying up properties. These properties soon turned to either rentals where the residents had no stake in keeping the community nice or foreclosures that blighted the landscape for years with unkempt yards and weeds that make the Amazon rainforest look anemic. The Kennicot management has an attitude that they always know what's best and never listen to residents, especially once they have your money. The internet is a joke, especially considering that it's part of the HOA fees and a required one at that. You can find better deals without going through the HOA, but you will still have to pay to subsidize all of the other residents' porn addictions. You can get better internet through the HOA, but you will still have to pay above market rate. The last straw for me was the continued reliance on higher and higher density, slapping 4 story crowded townhomes behind single family houses, when they had said that some of these areas were going to be green spaces. Lots of promise, but no actual follow through or integrity. read more

Neighborhood is a great place to live. But you pay $300 a month and they don't even plow the roads unless the snow is over 2 inches. The last big snow storm they didn't plow for 3 days straight, and they never salt. Which is dangerous when you have small children. read more
