This is our first time renting through Morris Green Properties, and so far the experience has been excellent. Our agent, Kendra, made the entire move-in process seamless and was extremely communicative from start to finish. The office manager, Mary, has also been incredibly helpful and responsive anytime we've reached out. When we arrived at the property, we noticed the heater wasn't working. Morris Green immediately sent out a tech from AirZone Heating & AC the very same night, and they had it up and running in no time. Huge appreciation for their quick action. They also arranged for Sunbeam Carpet Cleaning to come out, and the carpets look great--our technician did an awesome job. Today, their handyman Ezekiel came by to repair a kitchen cabinet, and he handled it quickly and professionally. They'll also be returning to complete a few remaining items in the bathroom. So far, Morris Green has done a great job staying on top of service requests and making sure our family is taken care of. We truly appreciate the support and look forward to continuing our rental with them. Highly recommend! read more

They will rip you off at every opportunity. They will charge you a processing fee when its direct deposit of monthly rental and never reimburse you. They will refuse to return your full deposit for conditions of the home that existed when you moved in. They will look for any reason to not fix the issues with the property. They deny service requests or make it impossible for you to even reach someone at their business. Overall awful experience and the owner will cuss you out on the phone if you raise any issues with him, him being Aaron. They lie. Don't rent from them!! read more

Morris Green Properties has been an easy property management to work with. They have made everything so simple for me as a tenant.

Morris Green were good with communicating move-in specifics and the inside of the rooms/kitchen were very clean. Maintenance requests get approved very quickly and done well. We live in a nice area that's in high demand so I consider our rent to be fair. My points of improvement for MGP would be too make sure the clean up teams don't leave trash, blinds, wood paneling, etc. in the recycling/trash/compost bins. It was a huge hassle because the sanitation workers would not pick them up in that state. The yard had lots of weed and vegetation to clean up, but that's more on the years of previous tenants than on the property management company. The roof gutters were also full of dirt/plant which they did fix immediately when requested. read more

Tenants and property owners should stay away! Our rental experience started with them lying to us about what was included in the home, and has ended with them stealing our deposit. During move out we spent days cleaning the house and then spackling & sanding picture nail holes. We then received nearly $1,000 in charges for junk removal, cleaning and painting which go against what was written in our lease. The owner of Morris Green has been harassing me via email about the dispute I filed for the charges and then claimed that reviews I had left were "coercion" to try and get my full deposit back. In my decades long rental history in Austin I have never experienced something like this. This team is what I would consider unprofessional and I guess is maybe in some financial trouble since they are so quick to steal deposits from tenants. read more

We relocated from WA to TX and chose a rental Managed by Morris Green Properties. The application process was seamless and we were approved only a few hours after applying. Communication on coordinating our move in was great. Upon move in, we found a few things that needed to be repaired. They will screw you when you move out. They charged 30 bucks to re-attach the pull-chain to the fan. Like, just hook it in there like a dog tag chain. Also 50 bucks to screw a smoke detector in the ceiling. If they did it right before I moved in it wouldn't have fallen down. Everything is like this. Nickel and dime you to death. Horrible management company who has been harassing me for a charge to try to have me repaint a house I sold to his client "as is". Then sent me to collections A YEAR LATER after I sent a CERTIFIED LETTER asking for proof of said damages and trash. When I disputed with the collection company sharing the request they've ignored, they come back sharing photos date and time stamped from May of this year???? I moved out and have DATE AND TIME STAMPED photos the day I left. Now I have proof they never painted either... and this was after they harassed me while I was still living there and a year and 3 months later still harassing me. Now it's time for legal action for the harassing and defamation to the credit status of my name. Shame on you for thinking I'm an ignorant woman! Your business is very shady!!! read more

I am a new tenant, so hopefully my rating improves over time. However, I have not been impressed with the move-in process thus far. To start, I've been without Air Conditioning for 4 days and counting. From the time I submitted the 'Meld' (i.e. request), it's been nearly 3 days and the AC people finally just visited today (with an appointment window of 9-5). They found the problem, but weren't allowed to fix the busted control box until the owner approved it...like, what? Would the owner really not approve that and have a tenant go without AC in the Texas summer? So I will be spending a 5th consecutive night in the Texas heat without AC. Furthermore, Morris Green did not supply a garage clicker upon move in. Instead, they asked me to send a picture of the motor type (why should tenant have to do this?), and once I did, they were not very responsive or specific about if/when they would bring the clickers. It's been over three days and they still haven't brought clickers, so I'm getting in and out of my car twice everytime I want to park in the garage. How freakin hard is it to drop off clickers? Again, wth? Not to mention the service requests I've made have required me to be home ALL DAY, which is hard for me to pull off with work. For example, the fridge dispenser wasn't working so I made it very clear that they should come any time after noon, otherwise I wouldn't be home. But what do you know, they called me at 11 and canceled the appointment because I couldn't make it home and they were completely inflexible. Now I have to figure out another workday that I can be home to accommodate their all-day appointment window, which should really be 2-4 hours max - not an entire day. Maybe I'm just grumpy because of the AC being down, but I'm really starting to get annoyed. On the bright side, it's a nice property and was clean and mostly in good condition prior to move-in. But still...this move-in has left a bad first impression. read more

Updated my review to 1 star because of the psychotic response from the owner. He's unhinged and a liar. Questioning their ethics and incompetence is not abuse. His response is laughable. Beware. Read ALL the reviews. He has a history of harassing and intimidating people who wrote negative reviews and there are A LOT of them. OWNERS BEWARE. We had a very frustrating and disappointing experience with Morris Green. They found us tenants, and then it was quickly downhill. They were freewheeling with our money and frequently overcharging us for supposed maintenance issues. They would cut and paste our contract whenever we questioned their spending, essentially treating us like pockets they could legally pick. When we pushed back on that, they tried to gaslight us by wrongly suggesting we were dismissive to their staff and then abruptly terminated our agreement. After they terminated us, we learned from our tenants that Morris Green never completed a $400 plumbing service order for which we were charged. This type of overcharging was the exact issue we were constantly questioning them about. They were very caviler with our money and took no accountability. When I raised the issue of the $400 charge, they said they'd talk to the plumber instead of refunding us the money. And, big surprise, after following up several times, we were never reimbursed. We hired them to make our lives easier but spent an excessive amount of time managing them and their incompetence, which created a lot of unnecessary anxiety. I would not recommend this company. Morris Green is a horrible property manager. I lived in one of their managed properties for several years and now I'm not sure why I put up with them for so long. They put off fixing problems with their rentals and when they do finally send someone out, the fix-it crew is disrespectful, racist, and homophobic. The office staff are equally frustrating to deal with, often not answering questions in a timely manner and completely ghosting us as tenants when we're trying to get simple answers. Often they took weeks to respond to us and at times was completely uncommunicative. They really have no idea what customer service is -- at least when it comes to dealing with their tenants, who are also their customers. Knowing what I know now, I would never rent from them again. read more

EDIT: Since posting this review, Aaron has been harassing/threatening my partner and I over text and repeatedly calling. I would like to start this review by saying that Aaron Mottaghi and Cuesta are two of the most dishonest people I have ever met. Do not rent from ANYONE associated with Morris Green Property management. It has become obvious over the past year that they are only looking out for the landlords and treat their tenants like an annoyance. This is by far the absolute worst Property Management company I have ever had the displeasure of dealing with. I have rented in Texas for almost 10 years and Morris Green was easily the most disconnected, useless group of people that call themselves a property management company. Let us begin with moving in. Upon moving in we found remnants of multiple wig installs in every bathroom (cut lace, cut hair, wig glue containers, receipts, etc.). This trash was shoved in drawers and even under the sinks. This included the bags and receipts and containers for the entire install... Regardless, it was clear the apartment was not cleaned beforehand(date on receipt was from 3 months prior to our move in). They also left hideous curtains behind from the previous tenant. (I only mention the curtains as this was brought up in a previous review). One of the main selling points of the apartment was the fridge, and it was marketed as "Brand New Top of the Line" etc. Within a few months the fridge broke. After submitting a maintenance form, the guy came out, looked at the fridge and informed us that this model was actually a part of a class action lawsuit and is known in the industry to be garbage and break regularly... We were without a fridge for over three weeks, which is ludicrous when paying that much in Rent. The team at Morris Green were unresponsive, made numerous mistakes in booking repairs that were detailed to us by both repairmen that came by(one guy had to come twice because they booked the appointment completely wrong). They put our fridge and freezer being completely out of service as a "small leak" which resulted in non urgent service. When notified of this, the team at Morris Green was openly hostile and said there was nothing they could do about it. This clearly falls outside of the "timely repairs" portion of the lease but I digress. As we finally made it to the end of our lease, it became clear that these employees were just extremely inept and they became willingly deceitful. Cuesta and her counterpart were unprofessional every time they showed up with clients, sometimes blocking other tenants from entering the driveway with their vehicles and arguing with clients loudly on the phone outside for over half an hour. They were completely unknowledgeable about the layout, basic features, and amenities of the apartment. Now, we have moved out and they are attempting to keep over 75% of our security deposit for normal wear and tear. Cuesta made multiple comments about how good condition the apartment was in and that it "showed pretty" but then Aaron Mottaghi tells us ". Which one is it? They want to charge us almost two grand to paint every room(most rooms were used seldomly as guest rooms), charge us over one hundred dollars to replace lightbulbs after providing pictures that prove that those were working when we left(even if they were dead, that is normal wear and tear). A five hundred dollar cleaning fee(wasn't cleaned before us or we wouldn't have found remnants of multiple wig installs in multiple bathrooms). We kept that apartment in pristine condition and this treatment is insulting to our intelligence. The fact that we paid them an exorbitant amount of money in rent and fees only to be treated with disregard at every turn. It is obvious from reading the other reviews that mention Aaron Montaghi and Cuesta specifically by name, that these are people just completely unequipped with the empathy needed to support tenants or provide service to anyone in any capacity. This is a company that can't perform their basic duties and does not care about their tenants. Run far away if you see that sign. Hopefully the wig installs aren't as terrible as their property management. read more

Unfortunately, our experience with Morris Green started rough (Andy 'goofed' and listed the property well under the agreed-upon price) and ended even worse. The moment MGP heard we would not be renewing our home with them, the customer service became atrocious, even though we were still paying customers. Our tenant had a dog that chewed up our stairs, as well as our fence we share with our neighbor and MGP did not want to charge her for the fence. At one point, they lost the keys to our home, and when they finally conducted a walkthrough of our home, they did not bother to pay any attention to the fence damaged by the dog, nor did they share a key grievance of hers when she moved in, causing the tenant and I to go into a months-long back and forth of who would be responsible for the damage. While I can understand being short-staffed and maybe even rushing through things, there is no excuse for the bad customer service. When I pressed on how the company lost keys / access to our home, Aaron actually raised his voice and said "I'm not going to have you berate me. I already apologized now do you want to hear about your house or not?" There are several hidden reviews out there noting how bad the customer service and even calling out Aaron (the owner) by name. He is one of the worst service-providers I have ever encountered and this was the only time I actually paid someone money to yell at me and be rude to me. They have one saving grace, hence the one star, by the name of Mary. She was very helpful in cleaning up the mess that Morris Green made with the tenant. Aaron was away for one month and didn't even bother responding to me when he returned about my experience. This is not a company that strives to do better or even learn from there mistakes. Mary - I hope you resigned and went to work for people who are kind and respectful. Long review short - do not work with them. I wish I never did. read more

I've been waiting a long time to leave this review. I used to rent a duplex that MG managed & it was an UNpleasant experience dealing with Aaron, the owner & mgr of this company. I had initially left a bad review years ago when I was still a renter, & he harassed me into removing it. (This is his way, because I've read that on other ppl's reviews. Bad reviews infuriate him & he will retaliate by harassing you to take it down. He refuses to take any criticism.) I am giving 2 stars because of Aaron since he is the owner and manager and represents his company. His team is actually decent, but my first impression was from Aaron himself & he was rude, condescending, arrogant, & dismissive. His attitude was terrible & he was a nightmare to deal with. I dreaded reporting any property issues because I hated dealing with him. So I just ignored things in need of repair if they were minor enough just so I didn't have to hear back from him. He was super difficult to work with & always had something snarky or rude to say. I've worked many many years in customer service and he would've been fired if it wasn't his company. He does not have any customer service skills whatsoever and should not deal directly with clients/tenants. I never gave him a reason to behave the way he did with me. I think he just didn't like a strong, intelligent woman disagreeing with him. That's just my theory. Now, the office staff made up for his bad attitude, and they were considerate, friendly, and always helpful, so when I got to speak to them, it was such a relief. I heard from other renters that he was just as nasty and difficult, even threatening with them. He did have a tendency to be forceful and make ridiculous threats. Here's a text he sent me simply because I wanted to be present in my apartment when the owner was allowing walkthroughs by potential buyers. I had elderly pets with health issues and was very worried for their safety and asked that these people work with me on when they would show up so I could be there. Aaron, instead of trying to be understanding & come to some kind of agreement, was cold, rigid, and threatening: "If it comes down to it, a member of my staff will have to facilitate access. I would rather this happen at your convenience rather than at your cost." Meaning, he would have someone break in, essentially, and change the locks on me, at my expense. Talk about a dickweed move, especially when I was already stressed out of my mind with a sick pet, and my mother was dying of cancer. I had never been treated like this by any property manager in my rental history. EVER. Everyone else was always kind and willing to work with me and compromise. The previous management company was awesome & always accommodating. They were kind of like family. That's how great they were. This guy is a control-freak bully and likes to flex like the big man he thinks he is. He expected tenants to jump when he ordered us to, but when it came to maintenance issues that were urgent, he dragged his feet and would put us on ignore until he felt good and ready to deal with it. (All the former tenants under his management of the properties agreed. We all hated him and preferred not to deal with him. Some tenants managed to go through his own wife instead because she was more pleasant to work with and got stuff done.) Let me tell you, none of his staff acts like him, and it's a shame that he can't learn something from them. I wish I could thank them for making some of the horrid ordeals with him less painful. He's very unprofessional and should just allow his staff to run the show and keep his rude, arrogant nose out of matters with renters. He has zero people skills. I live elsewhere now and haven't had to deal with bs like that anymore. It's been very refreshing. Tenants are people, and we deserve to be treated with consideration and respect. Aaron does not have the people skills to recognize or do that. I feel for anyone else that has him as their property manager. I can finally give the warning I've been wanting to give about this company. Beware!!! Update: Not sure why Aaron is bringing up the lawn. It's irrelevant to this post. (The lease said upkeep was responsibility of the tenant. It did NOT dictate how often it should be mowed. So it's pointless even mentioning that. Yards can overgrow quickly within a week in Austin after a good amount of rain. Your comment makes no sense.) My beef was with your horrible condescending attitude and air of superiority that you forced on the tenants, including myself. This isn't about me as a tenant, although, I was a great tenant, always paying my rent on time. This was about you as a property manager. Take the criticism instead of making excuses for your rude attitude and behavior. Pointing fingers makes you look immature. Your staff is great. I'll praise them till the cows come home. If I could give them zero stars I would. Horrible owner and sub par staff. I'm pretty sure that the stuff they did was illegal and certainly unethical. Charged me fines for having a vendor come when I couldn't be there. But they forced the vendor to come at times I told them I could not be there. I am a teacher. Then the vendor left a key under my mat without my consent for 24 hours. A plumbing issue was left for me to deal with rather than them. They needed to get into the unit below me and made me coordinate and answer calls from multiple vendors. Aaron is rude, condescending, and abusive. He yells and can not communicate effectively. Upon my first visit to my unit it had cockroaches in it and Courtney told me that she saw them but didn't have the ability to clean them up. I signed a lease for an unfurnished apartment but when I came to take initial occupancy it had furniture. I was told I could store it! Ha! I reminded them the lease did not say that it was furnished and I was correct and they seemed really put out that they had to collect the furniture. Buyer beware.
