If it weren't for the school district, I would strongly advise against choosing Brooks on Preston. When we first moved in, the living experience was just barely acceptable. But after two months, whether you're on the first or second floor, there's a high chance you'll encounter a small number of cockroaches (dozens) and a large number of ants (over a thousand). The cockroaches mostly come out from the gaps around the bathroom sink or kitchen cabinets. The ants can come from anywhere -- the bathroom bathtub walls, the edges of the kitchen pantry, the joint between the bedroom closet wall and the floor, and so on. The leasing office won't really do anything about it. They might show up once or twice as a symbolic gesture, but they won't actually solve the problem. If you submit maintenance requests afterward, they'll just be closed without action. Aside from the ants, under normal usage, the bathroom sink and kitchen sink are prone to cracking, or the backsplash may warp. The leasing office will kindly 'remind' you that these are tenant responsibilities, and you'll be charged a high fee when you move out. Based on my experience with two different apartments and what I've heard from others in CWS communities, it's almost a 100% chance that both sinks will crack. If they both do, you'll likely be charged somewhere between $2,000 and $3,000. There's also the carpet. Even if there's absolutely nothing wrong with it, the leasing office will claim it's beyond repair. Without informing you, they'll say it was replaced and charge you for it. Don't bother trying to argue with the leasing office to reduce the fees -- they believe they have absolute power over everything. If you refuse to pay, your bill will be sent directly to a third-party debt collection agency, with no room for negotiation. read more

I have lived in 3 CWS managed properties and each time upon move out they attempt to charge illegal move out repairs and withhold your entire security deposit. Brooks on Preston is sadly no different. After living for 2 years at their property they attempted to charge close to $800 for an "early color loss and worn out carpet" The only issue is that in Texas, they are not allowed to charge for this under the wear and tear clause. "Normal wear and tear. The landlord may not charge you for normal wear and tear on the premises and may only charge for actual abnormal damage. For example, if the carpet simply becomes more worn because you and your guests walked on it for a year, the landlord may not charge you for a new carpet." When you live at this apartment or any other CWS property, I warn you about the move out. They will try and charge you for various wear and tear charges, do not let them. What they are doing is ILLEGAL in the state of Texas. Document everything upon move out as they will not do a move out inspection with you present and will have 3rd partys come in to assess damages and pass along the cost to you. On top of this amazing move out experience, this complex is also unclean, noisy, and animals normally break loose and have attacked me and my wife. Of course the apartment complex does nothing about it except send passive-aggressive emails. The mail was also broken into and stolen multiple times we lived here. For the amount of rent you pay to live here you are better off buying a house or renting somewhere else (NOT CWS operated). read more

The office staff with a high school education will "highly advice" you on your lease options as if you can't read, turns out they are they ones with the issue of misunderstanding. My water was black and they refused to put my family in a hotel for 1 night while they fixed the plumbing issue. I am being charged to repair a microwave that has 2 cracks in it because I didn't notice them upon moving in and including it on the checklist. I contacted Staci and informed her that they were not caused by me and was told that because it wasn't on the checklist and prior tenants did not submit a work order for it, I am responsible. She was "generous" to bring the amount from $236 to $115. If I do not pay, then it will be sent to a collection agency. If I caused the damage, I absolutely have no issue with paying. But because I didn't cause cracks in the microwave, I have an issue with paying. read more

I only lived at the Brooks for a short time and yet the list of problems I have experienced there is LONG. The air conditioning went out multiple times and it was always fixed the next day instead of right away. In 90-100 degree Texas heat, no air conditioning is unbearable and unsleepable. When the AC did work, the thermostat did not go below 75 degrees. Can't even set it lower if you try. The electricity went out. The Wi-Fi frequently didn't work. The dishwasher didn't work. But worst of all: One night when we were out of town we get a call that water is pouring from our unit into the surrounding units. The repairman says it's no big deal, no reason to rush back or worry. Well apparently the whole unit was full of water with our belongings floating around in it. (In my book, that's a big deal and worth rushing out for. For the Brooks, your apartment flooding is no biggie.) When we finally arrive the next day, the place is a mess: dirty towels they used to clean up the water in the sink, belongings strewn everywhere, and some of our belongings have been thrown OUTSIDE the unit (without our consent). On top of that, the leak is STILL pouring water into the unit and there are giant industrial fans everywhere to try to keep the water from seeping into and through the floors. They were so loud it was unlivable, and so we quickly gathered the rest of our things and left. Later, we get an email saying that they are going to charge us for bugs in the apartment. We tell them that obviously the seal between the apartment and the outside world has been broken because water was leaking through the walls and it is unfair to hold us responsible for those charges. We are not responsible for the leak or any of the damages it caused, nor what happened after we were basically forced to leave early. (And yes, we still had to pay the rent even though it was unlivable.) They resentfully and rudely agree, and then send another email a week later with an itemized list of EVERY SINGLE THING in the furnished unit, saying that it's all damaged. They claim every pillowcase, towel, and dish is damaged. They send pictures of the towels THEY used to clean up the flood water. They send three separate pictures of a crumpled paper towel. No pictures of broken dishes. No pictures of pillowcases. Just random pictures of things that THEY damaged while cleaning up their own mess (and a few small items on the floor that we were not able to gather because we were rushing out of a flooding unit). Not to mention they want to charge us for the rug being stained, after it was SUBMERGED in dirty leak water (again no picture). I don't know if it's because they know we had corporate housing and thought they could push us around more easily, or if this is how they treat everyone. But RENTERS BEWARE- if there are problems here (and there will be) they will do everything they can to try to get YOU to foot the bill. Never have I needed a lawyer to deal with apartment management. I recommend getting one before you even consider renting here. read more

I have lived here for seven months now, and having read reviews that others have posted, I waited to write my own review until I had some history here. To begin, the staff here is wonderful! They know me by name, and they treat me like family! They are always courteous, responsive, and take care of me like I am the only tenant in the complex. Ashley Matlock walked me through the leasing process and made me feel comfortable. The few maintenance requests I've made have been handled swiftly. Fernando is amazing! He's knowledgeable, skilled, and compassionate. I love the layout of my apartment. I love the huge walk-in closet. I also love that I have such wide windows, so I get plenty of natural light. I always receive ample notice when they need access to my apartment. These are necessary due to inspection mandates that the Property Manager must adhere to, such as sprinkler inspections, fire alarm inspections, dryer vent inspections, etc. They are always safety related, and I am fine with them. There are newer apartment complexes in the area, but they don't offer some of the features that I found here, and I am very happy with my decision to become a resident here. read more

Not only is it hard to see them at night, but the kids scream and talk very loudly and so I feel like I can't relax in my own apartment. There is a playground for a reason! I lived like 3 different apartment communities in the last 10 years excluding Brooks on Preston and I never had a bad experience, today I am taking time to write this review 2 months after my move out so you can imagine how unpleasant experience I had during my move out. If I look at the reviews it looks like lot of people has faced the same problem. Front desk & Service request handling: Front desk & Service request handling team are doing a good job. Major Reason for the negative review: Quality of the products used in the unit: Lowest quality products were used in each and every unit so they don't last long and during your move out (it may be 1 yr, 2 yrs or even more) they will make you replace everything in the unit no exceptions. because of the lowest quality products used everywhere you will get high utility bills. This comment is for future residents: If you have plans to be part of this community for what ever reason consider that during your move out they will make you pay 1 month rent to replace everything in the apartment. So choose wisely. I lived at Amil at ball park in frisco and it was exceptional when it compares to brooks but I moved here because of my son's school and living in brooks is not a pleasant experience for me. Advice to community management: In all the reviews you guys are responding like "We strive to make our community a comfortable and enjoyable living environment for everyone". I have lived here for over two years and I absolutely love it! The location is so close to everything including the Stonebriar mall and Shops at Legacy. The office staff are always wonderful to work with and they answer all of my questions. They host events every month for the residents. The maintenance team is very prompt in responding to requests. Most apartments in Plano, TX area are pretty much look alike, brick look, nice landscape, outdoor pools. This apartment is no exception. It is a pretty neat apartment. All the appliances are new, the kitchen has a lot of room and big enough for two people to work on together - which is amazing, as usually my Husband and me had to take turn to be in the kitchen. All unit has a fire place, washer-dryer ready, dishwasher, refigerator but NO microwave. The staffs are respectful and responsive to our complaints regarding the apartment. Things that are lacking here are playground or even open area for kids to play and sidewalk for residents to walk around the complex. The poor kids ended up had to play on the street with all cars parked around them, really not fun, not to mention dangerous. The Management is really strict about imposing the leasing rules. My Hub got cut off early from his contract job and the Management refused to work things out with him so we ended up had to burn 2 full months rent there. Not happy. read more

I lived here for 13 months. And you know what, I was pissed off a lot of the time - but only one issue was really the apartment's fault. That issue is summer bugs. You know how they all run inside in droves when it's too hot? Well, I think my apartment was unoccupied for a while because when we moved in, there was a lot. I left 6 service requests. The first three times, they just sorta clicked 'done' and went about their business. I wanted the company to have a record of the amount of times I tried to clear this in case it was an ongoing issue and we wanted to break the lease so I kept requesting. Well, they finally sent their external pest representative to go in and clear it up. So that was that. The other times I have issues, the maintenance guys are super fast - NO complaints here, I love them. The biggest issue with this complex is that it's old. Paper thin walls. Like, I wake up at 5am because I hear my neighbor's baby crying in its room, followed by the parents arguing with each other. Additionally, I hear everything my upstairs neighbor is doing. Everything. I know that he smokes a lot at night because I can hear the patio doors slide open and close (a lot) after 9pm. I know what people outside my bedroom window talk about - their conversations are clear as day. I know that there is someone with OCD that recently moved in because at night, he would honk his car alarm exactly 4 times. I know that someone gets dropped off by their boyfriend at 10pm because I hear ghetto music while they make out in the car before she goes up to her own place. I know who my ethnic neighbors are because we share vents and I can smell their food. Outside of living in paper walls, the biggest drawback is the indian population. And no, this is not a racist comment. Culture difference = problem. This shows itself when you come home from work and they like to hang out together in front of someone's garage IN THE MIDDLE OF THE DRIVEWAY. Like, they have lawn chairs and things. Plus, their kids are running around everywhere. Sometimes, they see you coming and they stay walking in the middle of the street. They have RBF so it looks like they are giving you the stank eye, but if you talk to them, they are actually nice. So it's just a culture difference. In the end, you get what you paid for. It's a great value for the money of a 13-month lease. The staff is friendly and a few start learning your names. They have monthly hangouts so they try to make it like a community. The maintenance guys wave to you when you drive by. It's a solid complex. read more

Came in and toured with Maddy and everything was great! Their office and community is all so clean and welcoming and the homes are in amazing shape. I loved the little brook going through the community it made it feel so much more like a place to live than just another apartment community. Maddy was very attentive and personable and the best part, she actually reached out after my tour to check on me since I am waiting for a job offer to finalize my move. The people at the front are so kind, helpful and go out of their way to make it easy for me to get what I need. The property manager is amazing, he excels at communication and keeps us updated any time there is the slightest issue. Maintenance is amazing! You report a problem, they come and fix it immediately, within 1-2 days typically. They are so responsive. The property is well maintained and everyone has a sense of pride in the community. The residents are friendly, lots of families here, and we see each other outside walking or playing or riding bikes. I haven't lived here in 5 years so he totally did it because I think he is a good guy with a good heart. I don't remember him being there when I lived there. Wish he was The actual apartments would get a 3. Again I lived there 5 years ago I'm sure things have changed. My biggest complaints was a rat problem, which was a big problem. I Don't live on 1st floors anymore 2) large groups of people would congregate in the street, like everyday, worse on weekends and not move when I tried to pull into my garage. Another reviewer posted about this and stated they were Indian, which is true, but doesn't really matter. It could of been any mix of race and would be problem. Let me start off that the apartment itself is great! The place is up to date and very neat. The management has everything under control, the staff is very friendly and helpful and I never have any issues with service requests - these are worked super quickly and after each request I get a call from the office to make sure that I was satisfied, which is really nice. BUT what makes the living here unbearable are the neighbors. I don't feel like I live in a Dallas suburb anymore, I feel like I live in a remote village somewhere. Every single night (weather permitting, which let's be honest here in Texas amounts to over 300 days per year) crowds of adults and children gather underneath my windows. Their loud chatter, interrupted only by yelling and random cries of their children, keeps until late into the evening, which makes its extremely hard for those, that care about their own kids sleeping schedule. When they finally leave they leave also trash behind them, and occasionally bicycles or children toys scattered across the parking lot, which makes leaving the garage in the morning always an adventure. During the weekends or holidays kids often play unattended in the parking lot, despite a perfect playground within an apartment complex! Not is this extremely dangerous but also nerve-wrecking for any car driver, as these kids have absolutely no fear of cars and will randomly run around the car while I slowly try to leave the parking lot. Any attempt to find their parents is unsuccessful. In summer these crowds gather around swimming pools and cool off in the water without bothering taking their clothes off. Shorts, pants, t-shirts, dresses - apparently everything is eligible as a swimwear, except the actual, traditional swimwear, which can be purchased at a very very reasonable pricing at a Walmart nearby!!! Needless to say, the desire to get into the swimming pool after these sightings rapidly diminishes. I picked this place because of the proximity to school, the amenities, and as I said before, the staff and service are great, but the neighbors make it such a painful and unpleasant experience! read more

So I had another review posted on here about this place from when I first moved in, but wait, there are lots of updates and things that have changed which potential renters NEED to know. My husband, son and I lived at The Brooks on Preston for 2 years. Where shall I begin? Good news or bad news? Well this should be easy. There is no good news. The maintenance staff all quit at one time with the exception of one guy (who was fantastic), and therefore, maintenance requests were "on hold". So they finally hire replacements. No ideal. These are the "lets take the cheapest and fastest" way out to repair something. No big deal if its not right, right?? That and these are not the ideal guys I may want to be alone with. When we first moved in in 2014, I really didn't have anything negative to say about the place but that all changed within about 6 months of living there. First of all, our front door was kicked in by a random stranger. The police were called out and I immediately notified the office that our door needed to be fixed and explained what happened. Our door would NOT lock, and it took them 6 days to replace it! In the meantime, I had to jerry rig the door to get it to stay closed. If you don't believe this happened, you can look online with the Plano police department. The incident occurred on November 1, 2014. All the complex did was send out a letter to the residents stating this happened and if we see anyone suspicious, we should "alert the staff right away'. Needless to say, I was a bit hyper vigilant after this occurred. I was much more aware of my surroundings and would always have a gun on my when I was out with my dogs. So one day i come home from work at about 3pm and theres some weird guy walking around snapping photos, by himself, popping in between buildings? Sounds ligit right? Nope. I called the office and reported the activity and was laughed at! I asked if after what happened with our door being kicked in if she really thought this was funny. I was appalled. Needless to say, nothing happened. So let's fast forward a bit. The water is shut off often enough that its a huge inconvenience. Maybe it wouldn't be if they notified you beforehand, but its more like you may be in the middle of washing dishes, showering, doing laundry, etc, and poof! No water. How do you like you privacy invaded? Always and often? You are in the right place then. I couldn't tell you the number of times they wanted to get in your apartment for bullshit reasons. Now there is mandatory City of Plano inspections, but they will go way beyond that. And conveniently, always at time when you aren't home. Let's talk about the RAT problem we had in our unit. Did they address this immediately? No of course not. The "pest control company" didn't come out until a week later. Really? Thanks. I of course took the initiative and started taking care of the problem myself. The pest control guy came out and identified where the issue was and how they were getting in. The maintenance personnel came by the next day, and instead of fixing things the right way as previously mentioned, they did a temporary fix. Should I mention our NOISY neighbors? No regulations on noise within the complex. Thanks assholes, its not like I have a job or anything and need to get up and go to work in the morning. Right, I go pick money off the money trees to pay my rent. How about the neighbors who parked in front of their garage which created no way for me to get out of my garage? Or the people who always thought it was ok to park in front of my garage or in the fire lane behind my garage not allowing me to get in or out. After about a dozen complaints, I lost my cool and went into the office demanding the number for the towing company because it was clear that I had to resolve this issue myself. Have you heard about the SHOOTING which occurred within the complex? Yes, I think I should. This was the straw that broke the camels back for us. First the home invasion, then the shooting. Ya thanks, I'm done. We moved shortly thereafter. I no longer felt safe. Not the Brooks on Preston doesn't want anyone to know about this shooting, however, it was sure frowned upon when I was in the office and a potential renter was sitting there and I asked them if the complex had mentioned the shooting the day before? If looks could kill I would have dropped dead right on the spot from the office personnel! I think everyone has the right to know what they are potentially going to face when deciding on a place to live. I could go on and on, but I think you get it. Let me sum it up by stating this. If they paid me, I wouldn't live there again and certainly wouldn't recommend the place. read more

The manager of the complex was very professional in how he addressed my concerns. The construction issues remain, however I was relocated to an apartment that has thus far been significantly quieter. My wife and I are very appreciative of the efforts to manage the situation within the complex. There is an issue regarding a lack of control among parents with respect to their children. I am afraid that this issue may be difficult for management to solve. This issue may be more reflective of cultural differences that may be a difficult breach to solve. However to management's credit, they are trying. Overall, construction is still an issue, however improvements are continuous and the final product should be quite impressive. Because of the continuous efforts of the management team, Brooks has the potential to be a first class community. read more

The building, plumbing, and wiring are old and worn out. I had multiple issues with the plumbing, drainage, ceiling leak from the bathroom of the above unit. Noise and disturbances during the night are not uncommon. Maintenance can be slow to address issues and any issue that is not really simple, that needs multiple steps for resolution will more often than not, end up falling through the cracks. You may find that units are advertised at an attractive rate online but the valet pickup charge that is mandatory is typically not included in the advertised rate. Consumer beware ! There appears to be only one community garbage drop off in the whole complex and the lack of adequate pedestrian walkways throughout makes it inconvenient to throw your own garbage whenever you need to, without having to drive (unless you happen to live really close to the garbage drop off area.) The customer service at the office is not up to the mark. They lack the sophistication to separate out residents waiting on a package which takes 30 seconds from various other categories of waiters such as vendors, contractors, folk looking at properties, or residents with complex matters, who might need 20 - 30 minutes to conduct their business. The customer service here will not hesitate to let a resident wait for 15+ minutes for a package pickup - that actually takes like 15-30 seconds to get from the room inside. I had long waiting experiences during off-rush hours with a total of just 1-2 customers and no waiting customers on premise versus three leasing staff(not particularly busy and one of them in the break room getting coffee, etc ) on premise. They are in no hurry to help residents pick up their package and be on their way. You'd almost think that the leasing staff is the customer and you are waiting on them for their "order". They'll be nice to folk before lease signing and after that you can find yourself moving into a unit with lots of issues upon first move in, including clogged drains, that won't get resolved for 3 weeks after move in. No clue about customer service prioritization , or general common sense. I do not recommend based on the quality of the property, noise and the customer service standards. read more

The whole staff was very friendly, but I especially loved our leasing agent, Kaitlin. Kaitlin was very thorough in everything from the start to the end of the tour. I have had more complaints with the maintenance staff and office staff than any person should have. The problems with my apartment began before I even moved in. When I moved in there was water pooled along the outside walkway. I didn't think much of it at the time because as far as I was concerned maybe it had rained or the sprinklers had run. However, the longer I was living in the apartment I began to notice that water was seeping in from under the bathroom floor. Again, I thought perhaps the leak was being caused by a sprinkler which was making the concrete wet and the seal wasn't good enough to prevent it from also coming into the bathroom. It was about a month ago that I began to notice a dripping/water running sound coming from somewhere in my apartment. It took me a while to figure out that it was coming from in the walls of the bathroom. The bathroom was also warmer than the rest of the apartment and the floor was warm even first thing in the morning. I submitted a maintenance request that someone come and figure out where the leak was coming from. I received a notice on the OUTSIDE of my door (to me that indicates that they didn't enter the premises to even check) saying that the leak wasn't coming from inside my apartment. Then I noticed an abundance of mold growing on the inside of my bathroom wall (the pictures I've attached are after I cleaned it). Again I requested maintenance come and check since I have a severe mold allergy. When maintenance came they opened part of the shower wall and found the hot water pipe leaking. They sent a plumber out. The plumber didn't even have to open the wall to know what was going on; he listened to the sound of the water and knew it was one of the valves/adapters on the pipe that was leaking. He replaced it within 2 hours. The puddle outside my apartment , THAT HAD BEEN THERE BEFORE I MOVED IN, dried up. The attached picture "Walkway" is a picture of the area on Saturday night after the plumber left. Before the plumber was there, this entire area was covered in water as you can see by the staining. This leads me to conclude that this problem began well before I moved into the apartment and the maintenance staff and office staff neglected to take care of the problem. Most recently they closed a maintenance request without addressing the problem after telling me it would be fixed. I wasn't left a note or a reason as to why the request was closed. read more

I lived at the Brooks on Preston for 11.5 years in the same beautiful apartment. The community is in a great location. My apartment was well maintained. Maintenance staff is the best. The current office staff is attentive & works with residents changing needs. I understood the terms of my lease and the office staff would clarify anything for me. Through the years we did have several different managers , but overall this complex strives to keep the residents happy. This is one of the worst apartments I ever stayed. The people at the office are after money always. Once you vacate the apartment they are going to charge you like anything. I stayed for only few months and when I left they charged me $1500 saying we found bedbugs. they are sick.. This happened to one of my other friends too who stayed in the community. In another instance, if you move to a different apartment in the same community you won't be facing any charges. I know 10 such people myself and through my friends who faced problems. The manager and staff are really really insane and most ridiculous people. I don't recommend anyone to stay in this community. read more

I've lived here for 2 years now, and I've really enjoyed it! I got one of the first fully renovated apartments with all the beautiful finishes. The office staff is awesome. I always get greeted with a smile, and the Assistant Manager seems to know every single resident's name! The maintenance team is great, always quick to get to our service requests completed. The only negative I would say is that the landscaping is a little gruesome, (though I'm told that it's the next big project.) I don't usually leave reviews, but out of curiosity I pulled theirs up and think most of these have been really unfair. Everyone knows people will go out of their way to leave bad reviews when they're angry, but it's rare that someone leaves reviews when they are happy. Behind each bad review, there are 20 residents with great things to say about this place. I definitely recommend and will be staying here a while! read more
