First time I have been to the Burbank Town Center. Hello 1975! This is a very dated mall that could use some love in spots. Other parts of the mall looked refreshed. Several different retailers from Sears, Macy's, World Market, Body and Bath Works, See's Candies, Victoria's Secret, Vans, Burlington, and dozens of other national and local retailers. There is also an AMC Theater inside the mall. There's not much to their "Food Court" as there are other dining/snacking options throughout the complex. There are 3 levels of shopping and dining. The reason for the 3-star rating is the condition of the mall in certain areas. The management doesn't take really good care of the center. There are out of order elevators with others that needed a good cleaning or an upgrade. See pictures. The center does offer a large garage with free parking. That's very rare in Los Angeles. The garage looks very dated, but it served its purpose, so no major complaints. read more

Very nice mall. A good selection of stores and a well lit open design made it nice for walking. Many options in the food area!

Been a minute and the last time I was here ... maybe 10-15 yrs ago, it was looking pretty sad. Now, lots of bright lights, plenty of parking and stores I like. We were here for AMC (on the 3rd floor BYW)!so we didn't look around too much. One minor flaw was signage, or lack thereof. We saw one sign in approaching to the food court that read AMC Theaters with an arrow pointing ahead. We walked into the food court and nothing more, not even a map. Luckily, I found a nice man and inquired as to the AMC and he point up. Ah! So maybe the sign wasn't saying "continue forward", but "up". idk Anywho, made it to AMC, so all's good. This is a fun mall, although it's on the smaller side! I love coming here for the Macy's, H&M and AMC but they do have some great eateries and an arcade too! They are currently having an everything must go sale for Sears, so it's worth a trip just for those deep discounts. There's plenty of comfy seating in the mall, if you just want to come here and relax. The mall itself is clean and well maintained. I like how the stores are for the most part more affordable here yet still have great trends. It's a mall that can appeal to all types of people! Parking is super easy in the garage! read more

This mall is smaller compared to other malls. Some of the stores in this mall are Macys, BBW, Sears, Victoria's Secret, Hot Topic. For entertainment there is AMC and Round1. There is a food court which is mostly fast food similar to the other malls. If you are looking for luxury stores, there are not any here. I remember it used to be my favorite mall during high school years. There were stores like American Eagle, Express, and Forever21 which closed recently. This mall went through a lot of changes during the past few years. It has perfect parking. It is easy to find parking spot in this mall. Wow, so much nostalgia! This mall holds so many memories from my high school days when my best friend and I spent all our birthday and Christmas money here. We'd hit up Hot Topic back when it was still all about metal, then wander over to Red Zone, and stop by the candy store that doesn't exist anymore to stock up on pounds of candy. Every time I walk through these doors, it feels like stepping into memory lane. That was about 15 years ago, and now at 30+ years old, the mall has changed a lot. No more Red Zone or candy store, but there are still plenty of great spots. They've added a huge arcade on the bottom floor, before there were only two smaller ones. Plus, they're soon opening an indoor playground for kids, which I'm really excited about. The mall has gone through so many renovations that it almost feels brand new. But it's still got that lively energy. Even though malls are slowly becoming a thing of the past, this one remains thriving with so much to offer. With a variety of stores and a whole first floor full of great eateries, there's something for everyone. They even have a theater and one of the few remaining Sears. If you're lucky enough to be in the valley, Burbank Mall is definitely worth checking out! read more

I don't come to this shopping mall quite often but it's decent for some shopping. They have cute stores for women such as: forever 21, Q, and Fashion Nova. I do like this stores and how it's pretty affordable. They have a nice size food court and a nice AMC Theatre. It's a very small mall but they do have enough if you want to run in and grab something. They have Burlington and a Macy's here. It's right next to downtown Burbank with a lot to do. They have See's Candies and they have good service there if you want some good samples. There is a certain janitor who works here, and he is very inappropriate towards minors and young girls. He has both of his arms fully tattooed and he always has an airpod in. My daughter told me that he came up to her and asked her where she is going and that he told her he is going to miss her. This is really weird and it makes her uncomfortable to go to work. Her other co workers have stated that he does this to them as well. He gives them looks and makes them feel uncomfortable, he also asks them personal questions which is very inappropriate as they are all 17 and under. read more

I wish I had before and after photos for this mall. Prior to the renovations a couple of years ago, this was one of the dullest shopping centers I've visited. Since redesigning it is more customer friendly, the aesthetics are great with natural light, better store options to chose from. This is not a high end mall, it's a place that many can enjoy and afford. Anchor stores are Macys, Sears and Burlingtons. It also has an AMC Movie Theater, Round 1 bowling and games and several retail stores on 3 floors. There are are only about 6-7 options in the food court so not much but decent. The parking structure is huge, finding a space isn't a problem and there are several ways to enter and exit. read more

Unless you've been here before this is the WORST mall. The website (and chat bot) could not be more vague about where the parking lots are located - "you can park find plenty of parking in our north, west or east parking structures." The structure right across the mall is ALL parking for one store that isn't in the mall - Ross. Then you finally find the right mall (there are multiple shopping centers here) and every directory is full of ads. No store directory. No map. They just want you to wander around lost, probably hoping you will buy more. It's offensive. Don't label the thing "Directory" if you're not going to provide a directory. We got here when it opened so we could park easily and walk in with our kids. Finally, disregard the "dining" section on their website. Half the places they claim are here are not in the mall. Looking for a restaurant with cocktails so we can hang out for lunch and adult drinks while the kids wander for hours. NOTHING here. Just a food court and a single restaurant (Panini Kabob Grill) which apparently has a bar but no cocktails. There are way better malls in the LA area. So much for that. I will NEVER come here again. read more

This is for SECURITY. The worst of worst is hired for security. Stepped out of old navy to a homeless male with his hands down his pants Mstrbtng. I yelled out for security , I asked the restaurants to CALL security. Nothing A custodian helped me out by following the homeless male out the mall... The Security supervisor showed up to do what ? Stand there his other security team which was a 20 year old came by walking SLOW and checking out the girls at one of the tables. Fire all of security team. Absolutely good for nothing read more

This mall has gone downhill in the last couple of decades. They have most shops you'll generally find in other shopping centers, BBW, Victoria secret, Hot Topic, Journey, etc. I can't put my finger on what it is, but the mall is just dead and does not have the vibrant mall feel to it. Even on peak day and hour, there aren't a whole lot of people in it shopping. Great for those who want to just walk around for some exercise in an air conditioned facility on a hot day and for those who rather avoid people/crowds. There is also a AMC theatre located inside the mall, which doesn't seem to be drawing much of a crowd either. Overall, it's a good place to do some quiet shopping, but if you're looking to get that hang out mall feel, this probably isn't the place to go. read more

You can't go wrong coming to this mall, it just depends what you're looking for. Macy's still here, H&M, they have a arcade and some smaller stores as well. If you're looking for a Apple Store then you're better off going to Glendale. They have some decent food places on the 1st floor and there a AMC on the 3rd floor. They have a lot of parking here since there a connected parking structure but you can also just park there and walk to San Fernando Blvd to check out the restrauants. The bathroom is on the first floor near the stairs and escalator. read more

I went to this mall and I didn't think much of it. Just another mall. Not a lot of good stores very generic but I saw customers (Armenian) berate colored workers in booths . And the security (also Armenian) nowhere to be seen but more than happy to take racial complains. Why why why be like this in a country you're not from ? I give it 0 STARS if I could on here . As the malls are dying out due to the rise of e-commerce, Burbank has this good place to hang out and eat out with families and friends, that is a great blessing. I primarily come for the food or just walk around as I am also into e-commerce. Bright, clean and parking lot, you get to see different kinds of people and food here. It feels like going back in the late 90s that mall used to be the center of weekend life. Cherish each mall we have now as they are getting scarce. Especially mall with free parking in LA, that is a bonus. read more

This is one of our favorite spots in Burbank (besides that famous bakery) as it's in the middle of it all, making this a convenient Supercharger stop. We haven't been back since beginning of the pandemic but once we enter the fray again with Universal and SoCal trips, we'll be stopping here. Much sadder than I expected. The shopping mall has some good stores, but it looks like it's on the verge of abandonment. The sidewalks around the town center are covered with cigarette butts and graffiti. There's evidence of redevelopment, but it's on the opposite side of the freeway. There are 3:00 AMC movie theaters, but clearly they could be consolidated to one nice theater. What happened to Burbank? read more

The Burbank Town Center is a great place to chill or challenge yourself not to spend money. A fun place to shop and/or hangout.... great AMC theater on the third floor... I enjoy the AMC inside and outside better than the 16... all the seats recline and are well clean.... no dated stained chairs... They have well laid out Department stores via Macy's and Burlington Coat Factory... the food court is nothing to get too excited about however it's decent then again it's a mall/town center food court... so they're usually isn't an abundance... though there are some unique varieties in Asian style-cuisine. The town center also has several shops and stores outside as well as in... easy parking and several places for entertainment such as the All Amusement Fun Center (inside also on the top level)... unlike some of the almost all the other malls or mall-like places in the LA county. The World Market at this location is my Favorite in LA (second being the one at The Groove)... it's not too big, yet well layout, lit and inviting like the entire town center itself. There are some empty spaces and stores that could be filled to make this mall/town center more lively, but I honestly have no major complaints at all. I enjoy seeing movies, gaming it up at Halo 13 and/or AAFC as well as treating myself to something at World Market and when in need of clothes I have options I personally enjoy. I don't really agree with some of the other reviews on what they're lacking as them seem to be making more improvements each time we visit including local art from schools which makes it feel more neighborhood and town center like. read more

A decent local mall if you're in Burbank! They've definitely improved it over the years and they seem to be putting effort in by adding news stores and renovating from time to time. It's convenient to have it in the neighborhood if you want to avoid a large and busy mall like the Glendale Galleria. Burbank town center is usually fairly calm and quiet which is cool if that's what you're in the mood for! It's also across from downtown Burbank so it's fairly convenient to pop in if you're in the area for a movie or for dinner. read more

I moved to this town because I spent a lot of time hanging out in this little downtown area and I really like the vibe of the place! I liked the "old town" feel of the shops and the large trees that line a lot of the streets. I will come to the downtown area to grab tea, to shop and to see movies. I just drove down San Fernando again yesterday and it slowly seems to be developing into newer businesses, which is fine, but the "old town" feel seems to be changing. There are tons of parking garages and parking in them is free, which is a huge plus! That makes this a good destination spot when I meet with friends. There are also street performers all over which is fun. This is definitely a great place to hang out and people watch!! read more

The mall is being re-modeled and there's scaffolding in a lot of the sections. Quite a few of the shops are closed. We came here for the play area on Level 3 which was still open on a Sunday and great for kids. read more

I like the mall, it has the essentials, it has stores that are affordable. It's not like one of those crazy high end malls like the Grove or Beverley Ctr. Cool to go for a casual day out & to do gift/Christmas shopping. There's this store called Velour, next to Burlington in the East wing. It has an old man who runs it. The clothes are actually really cute. But honestly DONT go in unless you read this. The energy he gave off was very disingenuous & shady. The clothes he's selling is probably from a cheap warehouse, & he's flipping those clothes items for big $$. All of those items are close to $100 a piece. I only went in to get one item for my grandmas Xmas gift & he kept talking to me & wouldn't leave me the hell alone. I'm glad i left with only the ONE clothes item, but I ended up buying a couple bracelets that are an arbitrary price as well. He kept showing me random clothes items, saying how they're from Italy & he has customers come back for that & get lots of compliments. I felt so uncomfortable, I really just wanted to get the hell out of there. . read more

This is a pretty sad mall. It houses several big stores. Bed Bath & Beyond, Sears, Macy's, Burlington, Old Navy, Victoria's Secret are the big ones. They have a lot of cheap no name stores filled with junk. No great named stores seem to last long here. They do however have a pretty decent food court. The Mongolian Grill and Wahoo's are probably my favorite. Indoor and outdoor seating available. Bathrooms are located on the same flour and are way in the back corner. Sure would be nice to have more centrally located restrooms! There is ample free parking. Although it's a little confusing as I feel the lots were made at different times and depending on where you enter, will get you to a different place in the mall. But perhaps that's a problem with every mall. They did have a "real" Santa this year, but decision in mall was minimal and they no longer set up the big tree (or really any tree for that matter). This place is clearly struggling! not my first choice mall. Usually will drive to Glendale or Topanga if I have multiple things to do. But for quick gift items, this place does the trick. I really hope they get more quality stores soon. read more

I love City of Burbank, the city I live in and the city I work for. However, this is one place that I am not really in love with, nor hate it. I love the fact that I don't have to drive far to buy my basic needs and wants. I love that it has free parking if you want to shop, dine, see a movie or simply hang around. It has the stores that I like to go to such as Macy's, Forever 21, Victoria Secret, Bath & Body Works, and Gap to name a few. What I don't like about it? Multilevel parking can be very confusing. Not sure if it's just me but I always get confused with the entrances and exits. Most of the time I go in circles finding the right level for a certain store or find the right exit to the street I wanted to go to. The escalators are equally quite confusing. There's not enough of them so to go from one level to another you have to walk quite a bit to access the escalator. It doesn't help that there's only one elevator to peruse. The buildings are separated from one another. There are no bridges that connect them so you have to literally cross the busy streets to hop from one building to another. The mall is very old and require a complete make over. Ever since I set foot in this mall, I have never seen any improvement, not even painting nor installing new lighting fixtures. The restrooms are not well maintained so whenever I need to use one, I walk all the way to Macy's to use the ones inside the store. The AMC theaters inside the mall are also very old so everyone goes to AMC 16 instead. Food court on the third level is very small. It has McDonald's that doesn't carry the same promo as other locations. There's also Panda Express, Mongolian Grille, Wahoo and some other small eateries. read more

This mall is a very cool mall... Sometimes I look at it and wish that there was more for it to offer, but I really like it as is also! The mall is hardly ever crowded. It has the basics of what people like, it has a fairly nice food court (which I love the outside seating). The cool thing is that for the little ones there is a little train at the bottom that you can put them on, or if you go on the top floor, there is a larger train that takes them around the entire third floor! Very cool stuff. The one thing that I love the most about this place is the jumping thing right in the dead center of the mall on first floor. My little on went on it and was totally ecstatic!! They have your bungy jump so high its insane!! LOL From Movie theaters, to food, to stylish stores, this mall has the basics of what you might be looking for. I want to say Yes I recommend this mall... but I dont want to say I you may listen to my advise and then it gets crowded, haha!! So selfish of me. Its a great mall, period. read more
