We moved into Hudson Ridge in November of 2024 and signed an 18 month lease to live in the new two story town houses. From the very beginning we had issues. Like many new builds nowadays, it was slapped together quickly and the work was shoddy. Our front door was crooked and light was showing through. The work for our WiFi was never completed until 6 months later after weeks and weeks of complaining. Our countertops were never sealed so water was soaking into the stone until they finally sent someone out to seal them. Our electrical was acting strange where breakers were shutting off on their own and they had to send someone out 3 times including an electrician, who even said they didn't know what was wrong with it. It has been a bumpy road. There was supposed to be a pool and gym built the March after we moved in but it was delayed so long, we never got to take advantage of the pool. The staff claims they do daily walks of the property but that is clearly false as issues don't get addressed until months later when they finally notice it. The neighborhood clearly doesn't care about cleaning up after their pets as there is dog poop everywhere despite the many emails and newsletters asking people to clean up after their pet. They offer pest control, which is nice and needed because there are so many bugs that love to cling to the white doors in the summer, but the pest control only sprays the door frame inside and maybe the kitchen window if you press them. Another pain point was when they changed over to Valet Living trash collection. Now there are the small valet trash cans outside almost every day and trash everywhere because sometimes Valet trash just doesn't show up. Also, I want everyone who moves here to know that even though it's not stated anywhere in their generic lease, they will be taking money out of your security deposit to clean the carpets when you move even though the literal LAW says they can only take money out of your security deposit if you have damage beyond normal wear and tear (Landlord Tennant Act of 1951). This was met with "its Burkentine procedure". If it's procedure it should be disclosed in the lease upon move in not some laundry list of move out tasks at the end. ($265 by the way!) Any pet fees just go straight to their pocket they aren't charging you those to help upkeep apartments. They also surprised us by taking $300 out of our security deposit for "touch up paint". We pressed them about the reasoning for the charge as everywhere else we have lived has never charged us to do touch up paint (again, normal wear and tear!!!) they tried to say it needed extra work and when asked for proof they ignored us. We didn't have a great experience with them and we are happy we moved out. I hope they do better for people in the future though I doubt they will. I would give this company a zero if it was available. I live in Leland, NC where they own and operate Beckington at Burkentine Townhomes. I notified the property manager at the time that I had been charged 2 NSF fees on my account when I have a credit on my account. I was told that this would be handled but after 10 days or so, I contacted them via the Resident Portal and found that I could no longer use it. I could only read what little they put on there, so I reached out again to find out from the leasing agent that the manager was no longer with the company and she then told me that there is NO maintenance personnel at the company now. The leasing agent stated she understood my frustration and that she would get to the bottom of this. I never heard from her again without me reaching out. Then she told me she didn't understand what the problem with my account was and would sent to corporate (PA). Well, I waited and waited and then I was asked to submit my personal banking information to show them that not only did I ever make a payment during this time but to also show them that had I it would have cleared with NO problem. SECU (State Employees Credit Union) provided 4 (FOUR) letters showing that I had never received a NSF on any of my accounts. So as asked, I forwarded them to the Management Company. Crickets.... I contacted the office AGAIN really upset because first, I have been in property management for over 30 years and secondly, I didn't owe them any money so why charge me 2 NSF fees. The answer I got from the leasing agent was that she didn't know how to read the ledger and it appeared that another account had tried to make a payment THAT I DON'T HAVE. They gave me the last 4 digits of the account number which is now different than they one they requested all my information from but refused to look at my bankers information stating that I only have one checking account and then SECU went even further more as to say had I NEVER received a NSF on any of my accounts, EVER. I'm so mad because the Regional Manager would not speak to me on the phone with Burkentine in PA but sent me letter stating it was now my BANKS faught. NO, NO, please.... These folks are so ignorate that they then gave me a banking account that is not mine stating that it was used. Stay FAR, FAR away from this company. I have only been there for 3 months and I still have no resolution. My bank stated they had never heard of such crazy mess. I am putting all my information on every platform I can, because had I been the Regional Manager, it would have been handled. But this company is only after one thing, $$$$$. By the way, Tanya Franklin is the Regional or was on January 8th, but needless to say she is worthless. I am still awaiting an apology and if anything a response but she's worthless, they have no staff at the Leland, NC property so good luck if you choose to deal with these criminals. read more

My family was moving to the area and thought this would be a good company to work with. Turns out they have poor customer service, will readily take your money and 1 day later refuse to give any back, they also have reviews for poor and dangerous tenants and do not manage their neighborhood safety with any sense of priority. It cost me to walk away from this rental months before our move-in date, but glad we did. I do not recommend Burkentine Properties. read more

I would like to preface this by saying that I went against these reviews and thought how bad could they be. We dealt with Keri at Lexington. She blatantly lied to us. Or she is so horrible at her job, that she had no clue she was lying. Either way, she will screw you. She took our money for application and IMMEDIATELY changed the story on multiple subjects. Based on conversations they KNEW what we were looking for and said they had and could accommodate. After submitting our application fee, everything changed. IF YOU LOVE YOU PET, DO NOT CONSIDER THEM. Good luck! This place has the most horrible front office you'll ever encounter. Try to get any help and you will never get it. I actually had to block my number every time I called them because they wouldn't answer my calls and never returned them either. The apartments look pretty inside, but that's about all. The quality of the workmanship is terrible. And if you're handicapped like I am,the handicapped accessible apartments are.NOT!! There aren't even grab bars around the toilet. The washer dryer combo will more than likely give you third degree burns, theyDO NOT WORK! They are terrible. Need to get into the front door and you have a walker or wheelchair? Good luck! There is no push button to enter the building and no way to enter the building because the doors are so hard and heavy to open. I had a very small American flag on the outside of my front door and they told me I need to take it down. How American of them! They are not nice and they are extremely unprofessional for the exception of the maintenance people, were great. Think twice before you decide to move here. Maybe think three times. There are plenty of other communities out there that you are better off renting. And they are very expensive at Burkentine. They have a nice service where they pick up your trash right outside of your front door, but if you decide that you don't want it, they still make you pay for it. Really? It's ridiculous. New build,first buyers: property is solid. I do think the home structure is good. But as a first time owner we noticed alot of detailing that was not good. The deck they put on as part of their deal was angled. Base bords were not straight and there were drafts. Heating and cooling sucks every thing gets pumped though the 4 upstairs rooms. Basement door didnt latch they fixed it but still not secure. Missing a window screen. Toilet not secured to floor prompted up on wood. No insulation in the panel for the water shut off valve and instead filled with trash from builders. We moved in 2022 and have noticed more and more. I don't mind the house but the lack of detail control sucked including yardscaping read more

I see bad reviews for this rental company in many places. I can only say it has been a terrible experience. Don't rent from them. If you do read the contract from first to last page. They worry more about what profits them than the community. People are always coming by the houses to take pictures outside. If they suspect anything they will send a service guy to put in a filter to check you out. You can expect twice a month some how they will be in your business. They send out three letters before and after Christmas. One for what you can put up. And two they ask you to remove all items by a certain date. Yet, they won't enforce picking up dog poop or dogs not being locked outside and barking. I have stepped in dog poop so many times and it's disgusting. They don't keep common areas clean. You can't smoke in or near property. You can't put up a camera. And there is no peep hole on door. Yet there is crime in this area, but they have no concern for that. Your utility bill is tacked on to your rent every few months. They don't give you a heads up of how much. It's put on the rent the last day of the month. Any rent you pay goes towards any utility fees due before it gets applied to your rent. Better have all your money, because they charge 100.00 late fee the second of the month. They start legal proceedings immediately even if you pay prior to getting your court documents. Now it's on your record. Even though you paid. Everyone I have talked to has lost their deposit. The carpet is builder grade. The paint is builder matte. So if you wipe a wall down it takes the paint off the wall. Always prior damage you find months after moving in. My carpet is 6 months old and already rolls coming away from the wall and matted down. I could go on, but maybe this will be enough for you to change your mind. So far in five months I have seen 8 people just in 3 unit areas move out. People don't stay. Think long and hard. read more

I cannot stress this enough, never, and I mean Never do business with this company. They are complete ripoff artists. In order to move out of my apartment early I would have to pay 2 months rent and give them 60 days notice. If I don't give them 60 days they charge me rent for a place I'm not living in. That's 4 months rent. Legal? Hmmm? I'm sure I won't get any deposit money back with them but we will see. I'm not hopeful. As for their service. They treat their renters as a home Owners Association instead of a renter. I had a small tear in one of their blinds, they wanted me to pay $20 as a fine (the tear wasn't visible). They then told me it was MY responsibility to fix it? I told them it was their property. They told me because I didn't report it when I moved in. I asked them if I was there 10 years and the stove quit, was it my responsibility to fix it because I didn't report it when I moved in? I cannot express my loathing of this company enough.
