We reserved a room for two weekend nights based on the pictures and positive reviews. Our credit card was charged for the whole stay, almost $700. So, the day we are set to arrive, the "manager" (I will get to that whole thing later) informs us that there will be no breakfast provided all weekend. Huh? Isn't this advertised as a Bed & Breakfast??? First red flag. Upon arriving, we pull up to an empty, abandoned looking house. When I say empty, there was NO ONE on site. No guests, no staff and not a single car in the parking lot. Very telling. We enter (via unlocking the door with text instructions) and put our personal items in our room. We were a bit surprised to see other "guests" in our room in the form of small bugs crawling on the wall. Being the ever optimist, I tried to think positive and told myself the staff would be arriving later. Not as such. We decide to go to Aiken to have a happy hour drink and return to the inn after that. When we got back it was pitch black outside and the inn had no lights on outside or inside. Creepy. So we walked around the huge place turning on lights so we could find our way upstairs. This was straight out of a horror movie. I was going to relax and watch tv while my partner got ready to go out to dinner. I attempted to turn on the tv, which was a whole 15 inches, and it didn't work. So, I called management, not on site and not local apparently, and they asked me to check the cable box. Excuse me? At almost $400 a night, one would expect a working appliance. This manager informed me there was no handyman and said there were instruction booklets by the tv for me to read and figure it out. Seriously? At this point it was almost comical just how bad this was. By now, we had enough and left and stayed somewhere else for the weekend, which was the same price as Annie's but beautiful, fun and actually had human beings present and good food also! To add insult to injury, the owner contacted us 2 weeks later as we requested a full refund and assured us that our money would be returned. That was about 4 weeks ago and not a penny has been refunded. She has been giving us the runaround. At this point, we realize that we aren't going to get any type of refund from her. What a disappointment from what is supposed to be Southern charm and hospitality. Beware!

The grounds and accommodations are absolutely beautiful. The host were so friendly and accommodating. On the first day they asked when we would like breakfast and had a great breakfast ready each morning before we set out on the day's adventures. It is also so well located. It is in a small rural community; however, we were in downtown Aiken in about 15 minutes. Greenville and Charleston are both about two hours away and easy day trips. Augusta is about 30 minutes away and Columbia is a little further in the opposite direction. So much is within reach while staying is such a tranquil location. This place is a must if you are looking to book a place to stay in the Aiken area!

The staff member (woman) who greeted us showed none of the southern charm we hear so much about. We felt like we were a burden during check-in. We saw her one other time, and she didn't ask how things were going, and walked away from the desk when we walked toward her w a question. She was not present when we checked out. Aside from the blasting AC--joy to our northern ears--we were really disappointed with our room (the one at the top of the stairs in the main building) and generally underwhelmed w the hotel experience. Upon closer inspection you see that the hotel is shabby and in need of some attention. The issues w our room included: the dresser drawers having improperly long bolts/screws which snagged clothes multiple times, nearly ripping items. The room didn't look clean; stained carpet, as well as areas of carpet w water damage, as the AC unit dripped nonstop. It's safe to assume the staff is aware of the problem, as there is noticeable staining on the wall under the drip. All of this extra moisture left the carpet soggy under the AC vent, and the room smelling musty. There were stains from, god only knows what, over our bed. And the cherry on the cake was the cockroach we saw running around our bathroom on our last night. We've stayed in loads of hotels in the south and have yet to have had that happen. The one saving grace was the kind cook. Suffice to say we won't be going back.

    Need needed to cancel my reservation in plenty of time. Kept getting on a phone tree with just…read morerobots. Couldn't get through. When I did talk to someone in reservations, they were rude arrogant, and wouldn't let me talk and hung up on me. Our confirmation email indicated that we had a refund. The woman robot I talked to in canceling reservations said we had a nonrefundable rate. Not tru, we did in our email confirmation. She also disconnected me. This is a terrible way to run a business and I will never go back and never recommend it to anyone.

I thought it was a museum, which it kind of is. Our room was on the ground floor behind the main mansion. We arrived in the evening so they left us information on how to get into our room. The room was big and stunning. I loved the wood floors and everything inside the room. Everything was spotless. The beds were two queens and they were very comfortable. In the morning we went to the mansion for breakfast. The hosts were extremely friendly and made us feel at home while they cooked us some fresh eggs. The price was very reasonable and this was way better than staying at a hotel, it just was way more relaxing. I highly recommend the Lookaway Inn!

There's the main house (which I honestly don't know if there are guest rooms in the main house, but I would think so) and then there are additional rooms around the back. I stayed in one of the rooms out back. The room was on the ground floor and was spacious and beautifully appointed in period appropriate furnishings. The bathroom was also spacious and and a big and deep jetted tub, which was an unexpected bonus. The room was clean and quiet and the bed was comfortable. The inn is conveniently located to eateries etc. For my solo traveling girlies: + I don't believe the Inn is staffed all night. I was checking in around 5:30pm and the Innkeeper texted me to let me know they had a meeting and wouldn't be there upon arrival. They sent me instructions for how to do a self-check in and gain access to my room. My car was the only car in the parking lot all night. I didn't see anyone else--I believe I was the only one at the inn that night. + My room was accessed from the outside (ie: my room didn't lead to a hallway--it lead to the outdoors). And, there were two doors to access the room (both leading outside). They both did have deadbolts and one had a door chain at the top, +Parking is on site, well lit, and close to entrances +The inn appears to be in a nice area of town I don't know that I'd stay here solo again but would 100% stay with my partner.

The breakfast served was good, but far from great or "interesting", which was kind of a letdown. It was just breakfast. Our room was a little cramped and the furniture etc. was very outdated, but the room was clean. Unfortunately they don't post their rates online on their website, and this is for good reason. They are simply outrageously overpriced for what you get. So whenever you see a B & B not publish their rates, BEWARE. Virtually all of them do. We try and stay at them whenever possible. Almost all B & B's of any repute publish their rates.
