One of the best companies. I worry about giving such a raving review and setting up high expectations, but I cannot truly express in words how much I appreciate Miguel and his team for their work and professionalism. They cleaned, sanitized, and rodent proofed the attic. They replaced the insulation with better insulation. They installed a Bluetooth controlled fan that helps with the air circulation in the attic. They also rodent proofed parts of the garage and the crawlspace, including under an uneasily accessible deck. It was discovered that there were multiple holes in my attic where rodents were able to get in. Then there was a hole from the attic to the garage. For how many years or decades the rodents were living in the attic and the garage, I am not sure but it is all gone now and sanitized. I have peace of mind knowing that the openings have been closed off with wire and repelling foam. When my family first moved in to the house about 2 years ago, I went into the attic and discovered rodent droppings. The knowledge of droppings above in the attic had been silently bothering me. Finally, we were able to have this cleaning, sanitizing and insulation replacement done. The level of detail and coverage by Miguel and his crew cannot be matched. I obtained several estimates for over a year, and the rates varied but the main selling point was Miguel's commitment and sincerity to provide a high level of service that is unmatched. He is easy to communicate with and very responsive. I highly recommend Miguel and his team. Another great feature was the photos of before, during, and after the work. You could see the difference. I think the level of rodent infestation was more than what we thought but they did not increase the estimated total. As far as the work area, they taped and screened off the work area so it didn't affect the rest of the house. Our house is a no shoes inside rule, and it was nice to have the work area sequestered. Screening off the rest of the house was great because my neighbor recently had her insulation replaced and she said there were flies that infested the rest of her house from all the rodent droppings. Miguel just left my house and he did a great job providing me with an estimate. He was up on my attic for 30 - 40 mins to take pictures an assessing the condition of the attic. After that he showed me the pictures and explained to me what his team can do to make it rodent proof and provide better ventilation to the house. There were minor stuff like there's not a duct from the bathroom to the roof and one other ducts came loose (probably why my wife can smell food in her bedroom when I'm cooking in the kitchen). He said he will take care of that free of charge. Also he will install a fan in the attic to keep the attic cooler during Summer season, also free of charge since it's going to be a big job. After speaking with me for 15 mins he went up the attic again to do the measurement so that if I decided to accept his offer he'll know how much materials he'll need to order. I had another company that came before Miguel, 911 attic or something, and the guy was up there 5 mins. I asked him for an estimate after and he told me he doesn't give the estimate and that the office will be emailing it to me. He never assessed the current situation of the attic and only provided a broad overview of his services. Anyway, long story short he sucks and Miguel is great. I found Miguel to be honest, hard working, and proud of his business. He will email me an estimate and I will compare prices with another competitor. If it's about the same price I'll have Miguel do the job because I know his team will take pride of their work and it will be done professionally. We had our old insulation removed and replaced with new insulation by Caballero's Attic Services. The service was excellent and we were impressed by the owner Miguel, who worked along side his crew to clean out the old insulation which was installed some time ago. He took videos of our attic and showed us the existing insulation was not properly installed. Our recessed lights were covered over with some of the insulation. Miguel and his crew cleaned out the attic and sealed some minor cracks. After the insulation was completed we saw quite a difference in the quality of work the Caballero's Attic Services did for us. From consultation to completion, this team was nothing short of spectacular. Miguel (owner) met with me and reviewed my options. I had little to no insulation and my home HVAC system was suffering. I went with new insulation, a radiant barrier and gable attic fan. My wife and I have already noticed the difference. The dehumidifier in our attic air conditioning unit had sprung a leak, which we discovered because the water was leaching into our livingroom ceiling. We have an 1800-sq ft single family home in Burbank. The insulation in the attic was blown in a long time ago, before we bought the house 10 years ago. After getting an estimate for correction by our air conditioning people, we contacted Caballeros Attic Services, based on a positive recommendation by our neighbors. Miguel came out to our house, looked at the situation in the attic, and told us what would be needed to be done in order to correct the issue of the water damage and old blown-in insulaton that had lost its effectiveness. He wrote up a detailed, professonally formatted proposal: 1. Remove old insualtion and debris in attic left over from a recent roof replacement. 2. Air seal the attic 3. Checking to make sure that no rodents had gotten into the attic and silicon sealing any possible entry passages for rodents. 4. Sanitize the attic area. 5. Install mR-30 unfaced 16" o.c. fiber glass insulation (Certainteed/Owens Corning). 6. The job would take 2 days. We were throughly impressed by the professional demeanor of Miguel and of his written proposal and decided to contract with him. His proposal was not the cheapest, but it was reaonsable and competitive. More important: Caballeros specializes in attics--this is what they do; it is not a side line. They came out to our house on the scheduled date, and they sealed off the area of the first floor where they would be entering and exiting, so that no debris would be left in our house. They removed the old insulation and set up fans in order for the wet area to dry throuougly, and they set out new insulation in the area of the attic not affected by the water damage, and told us that we should wait a week for the wet area to thoroughly dry. They returned and laid out the new insulation onto the newly dried area. During the period that they were working, they thoroughly cleaned up any remants left over from their work, including the large bags holding roof debris and old insulation. They also took detailed "before" and "after" pictures that will be useful to show the city govt. when we apply for our rebate. We were totally happy with their work--and felt that we had been very lucky to hire such a professional team. Our nextdoor neighbors were also impressed, and they too hired Caballeros. The entire team at Caballero's attic service were professional the entire time they were at my home. Miguel(owner) begin by coming himself to my home and providing me his honest assessment. I say that because Miguel himself went up into the attic measured the square footage and looked over what the needs of the home were. Day of install Miguel and team came in and tented my entire garage to limit the amount of debris throughout the garage as the old insulation was bagged and removed. These guys are amazing. Miguel and his team did a fantastic job insulating my 3 car garage and his price was excellent for all the work they did. I also had them install insulation on my garage doors to help control sound. I play in a band and rehearse very loud in the garage and the insulation of the entire garage brought the noise level down significantly, I'd say 80 % noise reduction! On top of that, It feels like I'm inside my home, not like I'm ouside, playing in the cold! I may have lost the "cabin look" in the garage but the radiant barrier absolutely help climate control. But it worked out for me for I now get better lighting for photography / youtube video shoots. Anyhow, You won't go wrong with these guys. I would highly recommend these guys. Miguel knows his sh%! Imagine my horror when a few days before leaving for a trip I discovered lots of mouse droppings under my sink, behind the stove and in the garage. When I returned I'd already had scheduled my yearly heating inspection and I asked the tech to let me know if he saw any droppings in the attic. Forget droppings, there were about a dozen burrows throughout all the insulation. He had worked for Caballeros Attic Services so I gave them a call. One of the best decisions I ever made. Miguel and his team did an exceptional job from the time Miguel arrived to assess my situation to completion of the job. He took pictures before, during and after all the work and explained every step so I completely understood what was going on and how they were going to fix it. I completely trusted him after our first meeting and that was born out every step of the way. Considering the amount of work they did, it was an excellent price. Miguel and the crew removed three layers of attic insulation, found and sealed all the access points in the house and garage including going under the house after heavy rain. They waited a week so we could make sure there was no new activity. That gave me time to install a few more recessed lights and fix a broken exhaust fan in the kitchen. They'd already added a radiant barrier and smart attic fan on the first visit. After covering all the recessed lights and protecting the vents, they blew in the new insulation. They did a better job than the roofers who'd put insulation in the attic a little over a year before this happened. They will come out a few times over the next year to make sure there's no evidence of rodent activity and will fix anything they find. Everyone was professional, knowledgeable and friendly. I was a bit skeptical because there were no reviews on Yelp but Miguel explained his company was new and he had been in the business for several years. I made an appointment with them a week ago. Yesterday they tried to change the appointment time but I told them that I already had someone else scheduled for that time. They said no problem We'll keep our original time. 41 minutes into the time they were supposed to arrive, they sent me a text, saying that their driver had "an emergency". it seems very coincidental that the driver has an emergency because I could not change the time? We had our attic cleaned and new insulation installed. Miguel was very helpful throughout the estimate process and answered all questions before starting our project. Miguel and his team did a good job on the project. Part of the estimate was to adjust the HVAC airducts so it is sealed and air flow better. The reason for the 3 stars is after the project, we found one vent had old insulation and dust blown out of vent when AC was on. We contacted Miguel to come take a look and see they can adjust it, however it is very hard to schedule a day for him to come due to his availability (or willingness to come back out). We were able to schedule a day on May 30, but they never showed up nor called to reschedule (no call, no show). Also, we were promised we would be sent pictures and videos that he took of the insulation process to compare the before and after results.
