Update: since I did get a canned response to this from Cabins USA, I would like to add that her response would seem much more sincere if she had written that on the review I wrote on Facebook. Instead, they deleted that one. Seriously, beware of this company, the are very deceptive in their business practi Lazy Days Lodge review: since Cabins USA removed my post from their Facebook page, I'm happy to put it here. The cabin was filthy. Not at all like the pictures on the site. The shower on the main level was so nasty we wore flip flops while showering. We arrived the night of July 4th and tried to login to the WiFi. Some were able to but some weren't. so when we tried the next day, we got a message saying that the bill hadn't been paid. Also, on the 5th, the satellite shut down because of non-payment as well. The fire extinguisher decals pointed to a non-existent extinguisher, which we finally located under the sink. The inspection tag was tore off. The fire alarm was hanging by wires on the main level. There was no fire extinguisher in the game room or on the upper level. The air conditioner froze up even though we kept it at 70 degrees. All the dirty towels the precisos occupants used were laying in the laundry room- WET- and we had to wash them. Also, we had to go through a window to unlock the laund We couldn't get a manager to call until the day we checked out. I DO NOT RECOMMEND CABINS USA! We stayed in the top of the world cabin. Great scenery, thats about it. Started with a bang from the minute we arrived. The cleaning lady was still on the property for an hour and had an attitude. The cabin was dirty after she cleaned. Multiple issues with the cabin to name a few, the hot tub, the stove burners not working, arcade game, The freezer did not function. The first night mice ravaged all the dry goods we placed in the kitchen cabinets. The first night we had a member of our party injured in the cinema seating on property. When the seats were anchored they used Tek screws and Tapcons for mounting on a 1 foot high wood platform. The injured person went to recline in the chair and took a spill to the ground. This person was taken to the hospital and was diagnosed with a head injury. When talking to Cabins USA the next day they acted as if they did not care. Specifically Shannon the office manager. DO NOT RENT FROM THIS OUT FIT! WASTE OF MONEY! read more

Cabins USA isn't what they used to be. I've rented from them for years and was always satisfied until now. Their reservation specialist don't care, their cabin owners don't care, and neither does management. The only ones who is sympathetic to bad situations are their maintenance people. Bear Cove Escape was a HORRIBLE EXPERIENCE! I paid over $1400 for a cabin who's hot tub was disgusting and hardly had water in it, the separate game room had dust an inch thick- a TV you couldn't use- a busted speaker- a pool table that needs refelted- an arcade game with a sloppy and junk joystick- and a dart board without good darts. The inside of the cabin was even worse! There were 2 china cabinets with an inch of dust on each shelf- locked in with chicken wire so they cant be dusted (had to call my doctor to have allergy medicine called into a pharmacy in TN)- the sofa downstairs is pleather and peeling- the bath tub faucet downstairs was stripped out therefore the water wouldn't turn off unless we tightened it each time- the beds aren't attached to the bed frames (rather a cheap frame under the bed which was very flimsy)- the dishes were all broken and chipped- there was no wifi or cell phone signal and just a corded phone- the drive way was washed out with huge holes and places the water washed out- there are no bear proof trash containers so animals tore up trash- the steps are very narrow and my children fell and hurt themselves- the light post us laying on the ground next to the outside steps. This is not a cabin worth renting! Management decided that knocking $60 off my bill was the answer when my allergy medicine cost more than that- not to mention the damage done to the suspension of the vehicles. I will NEVER rent from Cabins USA ever again! read more

I stayed at the Bluff Mountain Lodge and it definitely felt like a second home! Not only was it relaxing But it had so many fun activities for the kiddos! The cabin including all basic amenities so it definitely relieved some stress! 10/10 would recommend! read more

This place is the absolute worst our cabin from the start was a mess the pool table that was advertised wasn't even in the cabin there was pool sticks and balls but no table the arcade game was broken hot tub was broken coffee pot was broken washer and dryer didn't work and Cabins USA refused to do a thing about it totally inconveniencing us to have to do laundry in a laundry mat not being able to entertain the kids with the amenities that were promised not being able to enjoy the things that we paid for!! When I arrived at CABIN USA main office to check in Jan 13 2020, I was given written step by step directions and NOT an address to put in my gps..I have never been to Tn before so when the directions said turn at traffic light 8, I counted 8 traffic lights..did not know traffic light 8 is an actual street name. So when I got lost with no actual gps address I had to ask locals for help.Thank goodness their directions were better. As soon as I got to the cabin and saw the address I put it in my GPS so I can travel around the city and know how to get back to the cabin. Issue number 2..I was NOT given the wifi password at check in. The first night was horrible because of this..It was thundering so my cell phone connection was spotty or non existent. Please check in the packet they give you for the wifi password before heading to your cabin. The good.they don't tell you what they supply in the kitchen..at the waterlog their were plenty glass cups.silverware.knifes.plates bowls.pots pans. Bakeware.toaster.microwave.can opener.even a pizza cutter..crazy thing is they had a broom but no dustpan. And there was a bit of a steep hill leading to the cabin. wish their was instructions to work jacuzzi I dont know if mine was not working properly but i could not get it to warm up.wouldnt hold the water temp I adjusted. read more

Our family rented a cabin at Black cub way for our family reunion during Labor Day weekend. The appearance of the cabin itself was great when we pulled up and we were super excited HOWEVER that quickly changed....the decor was VERY outdated ...not just a few pieces EVERYTHING! The refrigerator leaked and wouldn't even freeze popsicles (it's been 4 days-still not frozen) the dryer never worked !! The internet continued to stop working, and worst of all was the pool and hot tub. Online they LOOK CLEAN with fresh water but NOPE ! There seems to be no filtration on either the pool or hot tub , water was murky and had stuff in it. The hot tub was also unclean , never bubbles or had heat !!! The "theater " had broken chairs and the projector image never fit into the screen -even with adjustment ! The cost of the rental WAS NOT JUSTIFIED by what we got ! I was one of several families that rented cloud view manor and it was horrible! Nothing but problems with this cabin. Water from the upstairs shower pours into the kitchen when turned on. The knob for the oven was broken off and placed on top of a cabinet. The cabin was listed as having an arcade- the one game in the cabin was out of order. The refrigerator went out during the first night of our stay and we had to throw out all the perishable food. The last night of our stay we decided to buy some food to grill low and behold both propane tanks were empty and we called them and they said we will bring new ones right up. They didn't arrive for 3 hours. Stay away from this scam. I'm going to find the owner of the cabin and let him or her know all the issues as it is listed for sale and all this needs to be disclosed to any potential buyers. read more

The first time we rented from Cabins USA a realtor almost walked right in on us while we were getting dressed. They were there to show someone the cabin. The realtor said nobody at Cabins USA told them the cabin was rented!! I was almost naked!! Today we checked in to another cabin owned by Cabins USA and even though we checked in an hour late, when we arrived at the cabin we couldn't get off the road because of cleaners and technicals are still there! When we asked what was going on we were told to come back later!!! We will never rent from this company ever again. Our cabin was absolutely filthy when we arrived and obviously hadn't been cleaned at all. They tucked in the sheets and that's about it. They sent someone to clean, and we couldn't tell any difference after we returned, and had to end up going to the store and buy cleaning supplies and clean the cabin ourselves. This is not how I intended to start my vacation. The cabin itself is poorly built and lots of stuff doesn't work. The WiFi is super shoddy, the pool and hot tub are filthy, lights and vent fans don't work, a lot of the doors are either hard to get closed or don't close at all because they're so mishung. You will need to look the owner's manual up online for the oven and dishwasher, because they are not user friendly at all. Calling the office is a waste of time, because they'll either hang up on you, transfer you to voicemail, or say they'll fix something and never do. This place is an absolute joke. They can't even get the garbage collected, so have fun piling it up in your kitchen so the bears don't scatter it all over and then you get charged a cleaning fee. read more

We have been coming down here to Tennessefor 15 years and always rented cabins. This is the first time we used cabins USA. It will be the last. The customer service has been terrible. When we arrived we were going to use the hot tub but the cover was completely destroyed and had mold all over it. Maintenance came out and took the cover and cleaned the hot tub but didn't have a cover so the bugs got it it. We called Tuesday and was told housekeeping was coming out to clean it. No show. They did bring out a new cover on Wed but still did not clean out the tub. The blanket that was on the bed was fill of holes so we went and brought our own. Other issues - no remote for tv, they cut the grass the day after we arrived but all the clippings were left so it was hard to keep out of the cabin. read more

There should be no reason for them to be there before 11 unless we have checked out**** I am only here to leave 2 stars because I had a great week with my family and didn't want a bad renting (2,000$ worth) experience ruin our week we've had planned since December. While the cabin itself (Smoky Hilltop) was clean and perfect space wise for us.. we booked it for the yard we thought our kids would be able to enjoy... but we were way wrong. The grass was half way up my leg, I'm 5'8.. we called everyday from the day we got in town (tuesday) to see if they had any plans on mowing it.. we got back this evening, our last night here, and the grass is mowed but is a legit hayfield. There was barely any kitchen ware so it made it very hard to cook, along with the propane tank was full enough for 4 burgers to be cooked and it ran out. We also had "die now" written in mud on the kitchen window. It was not unnoticeable so I'm not sure why it wasn't cleaned before we arrived. It was very unsettling as a parent of small kids, who are with you to see that on a cabin window. There was also mouse poop in all of the dresser drawers which tells me again things were not cleaned properly. We were only provided with 3 dishwasher pods, no liquid dish soap, and two trash bags. We drove up the road a ways to check out other cabins in the area only to find a couple more cabins usa cabins grown up with weeds almost as tall as we stood. It's unfortunate these cabins are not being kept up as they should. We will not rent from cabins usa again and surely won't recommend them to anyone. DO NOT RENT !!!! I rented Swimming Hole in Sevierville because it was advertised as having a heated indoor pool and a hot tub. I rented for 2 nights for $1258 and the first night and day were a total waste! The pool would only fill up halfway, it was freezing, the hot tub would not heat up past 90 degrees. There was no water pressure through the cabin, could not shower. Had to wait til 1030 pm for maintenance guy who could not fix the problem. The next morning at 850 am we were awoke by pounding on the door from a different unannounced maintenance guy who said the water pump for pool had been ordered. The office was useless, then Janet, a supervisor insults me by offering $125... seriously? What an insult after the entire first day was a waste, and the stress and disappointment... Cabins USA falsely advertised and obviously do not value their customers... Rent elsewhere! read more

We had a 3 night stay at Bar Mountain from May 4th/7th and had a wonderful time. We used Express checkin which was very convenient and saved some time. We absolutely loved the cabin. It was huge and had so much to do. The Game room was separated from the actual cabin which we loved because we had some staying up late and it wouldn't disturb the others. The theater was awesome, had great surround sound and had a popcorn machine!!! The outside jacuzzis worked great, however several of us ended up with hot tub rash from either not being properly cleaned or to much chemicals. We are still broke out and itching like crazy. Overall we loved the cabin and will definitely come back. If you want a cabin with lots to do, this is the one!!! read more

Let me apologize ahead of time for this lengthy but accurate and very detailed review of Cabins USA. I will be reviewing 3 different cabins that my family inspected/stayed in From Thursday March 8th 2019 until Monday March 11th 2019 ( we were actually supposed to stay until Tues March 12th but having been fed up with our lodging arrangements and my toddler niece in the ICU, we packed up and left early. Thursday March 8th 2019 B&D Hideaway Cabin #1 4:30 PM We went to the Cabin USA office and checked in, recieved our paperwork/coupons etc 5:00 PM Arrived at the cabin (turn by turn directions were off but Google maps got us there. 5:15 PM We have no luck getting in the door the lock would not open, we decided to call customer service which even after being issued a new code we still couldn't get in. We were told to hang tight and someone would be showing up to get it unlocked. 6:00 PM The guy showed up and opened the door, ( keypad needed new batteries)he was friendly, kind and knowledgeable. At this point we are unpacking all of our things and trying to decide on dinner. As we make our way around the cabin we begin to notice some minor issues like closet doors broken completely, fire alarms hanging out of the ceiling, the top of the clothes dryer was soaked with water from what appeared to be a leak, upon opening dressers we found a stiff dirty towel just thrown in which lead us to think if our cabin was ever even cleaned after the last renters, the plumbing was also backed up because there was trash in the bathtubs. My husband noticed the corner of one of the door frames in the game room had black mold growing there. Black mold can make a healthy person very sick but we have a son with severe asthma and that mold could be deadly for him. We packed up quickly and went back to the Cabin USA office. 7:00 PM I wait in the car as my husband talks to the manager who was rude and obviously didn't believe all the problems we encountered even though we had pictures. We were told we could be refunded minus our deposit and wait 5 to 7 business days for it to credit to our bank or wait for a maintenance man to clean up the cabin. The manager even stated they had no other cabins to accommodate us. Now everyone knows black mold is not an easy fix but apparently it was just a matter of covering up because that manager did not care one way or another about our wellbeing since he wanted us to stay there anyway. So as I'm waiting in the van with4 younger children screaming for food my husband is trying to figure out what we were going to do. He finally spoke to a Mrs. Paulette Taylor a reservation supervisor who was empathetic and understanding of our situation and after a few moments she had us heading to another cabin that was a huge upgrade from the last. The only thing was we could stay That Friday, Saturday and Sunday but would need to go to another on Monday for our last night. Sugar Bear View Cabin # 2 9:00 PM After a scary ride really far up the mountain during a cold/rainy/foggy night we finally reach sugar bear view and it was absolutely gorgeous. We go in and unpack excited to start our vacation finally. The cabin had everything you could think of and so much more. The following morning we watched the sunrise and the view was incredible. My husband did notice a plumbing issues at this cabin too but it was on the bottom floor and we weren't going down there so he just called and reported it so they could fix it at some point. We had the best time in this cabin and will always cherish the memories made there. Monday March 11th 2019 Little Cove Hideaway 11:00 AM Checkout time rolls around and we call to let cabins USA know and to get the info on the new cabin. We were told we would have to wait until 4pm so it could be cleaned. I was a bit annoyed because of packing up to just unpack again took time out of our vacation. We go enjoy the national park and get back to get our info around 4:30 PM. We get to the cabin and walk in to be greeted by a musty smell and an inch of dust on everything. Clearly no cleaning had been done so we call the office and they say they will send someone out to clean. I didn't want to waste time so I got the blankets off the bed and was going to wash them and I notice the sheet is really wrinkled with hair on it. If that's not gross enough when I removed the pillow case the pillow had yellow stains on it. It was disgusting to say the least. At this point here we are at nearly 7:00 PM we go back to the Cabins USA office and after a very lengthy chat they decide to refund one night so we could just leave. We wanted so much time going back and forth to dirty and poorly maintained cabins that I was just ready to be done with it. That same night we all drove home to Louisiana while heading home we got the call that my 2 year old niece had passed away. This vacation was ok at times but very upsetting. We paid good money to be able to sleep in a clean cabin and didn't really get that. read more

Stayed here over the MLK weekend. Cabin had a leak from 3rd floor bath. The representative suggested she put a bucket down to catch the water. The maintenance guy came and said there's a problem and theres always has been. He was unable to fix the leaking water that was dripping into the electric stove. This caused the 3rd floor occupants to shower in other parts of the cabin!!! Huge inconvenience... There was a broken blind in every room!!! Come on file they cost $10 or less!!! The power in the master on flow two went out, luckily my husband is smart enough to know the breaker had switch and was able to fix, it took the 5 hours to get there.... Lastly the fan in that same master, clicked loudly when it was on!!! So there was no sleeping with the ceiling fan on!!! Cant post video here but that fan was a noisy fire hazard.... This is not necessarily a review of the cabin Higher Ground, which was wonderful; no I would attribute the cabin's state to the owners who obviously care about their property. This is a review and a warning about CabinsUSA and about the state of the road getting to Higher Ground. First I want to say that I have booked with CabinsUSA many times over the years and the experience has varied but has been convenient enough to warrant repeat bookings. I SERIOUSLY DOUBT THAT WILL HAPPEN AGAIN. We booked for the weekend of 2/22-2/24 during a massive rainstorm and wet period for the region. The cabin is located at the very top of a mountain and is only accessible via 4x4 vehicle. I CANNOT STRESS ENOUGH THAT YOU NEED A FOUR WHEEL DRIVE. This a gravel road and allegedly there is only one way in or out. This road crosses over a "bridge" which is really just a slab of concrete sitting almost directly on the water. During our stay and with half our party not yet at the cabin this road washed out from flooding and left us stranded. The other half of my party was treated beyond rudely when they went to the office to speak to anyone after I tried to call and report this on their line several times. We had no food and the people next to us, with small children also had no food. We were told that there was nothing that could be done and that the next day would be sunny (the day we were leaving) and that they didn't think they would charge our card if we were unable to leave on checkout day due to the bridge. No offer of a refund no offer to help NOTHING. The people I spoke with did not even care and stated that have no obligation to infrom anyone of the road conditions to the cabins. No offer was made to help the other members of our party either and they had to leave and return to Virginia. The next day the bridge was not only still flooded but completely moved from its original location. There were promises that someone was coming to fix it in the afternoon, however a group of us who were stranded found an old logging road and managed to escape in our trucks and SUVs. Later in the day we went back down the road to see if indeed anyone was there to fix the bridge and there was no one there. Not only that but no one called to check about if we were able to get out, again they do not care about the safety of guests. CabinsUSA is the worst cabin rental agency and no one should ever use them for bookings. There will be a lady who will quote some policy as a response to my review very soon. This is yet another symptom of their massive problem, children were stranded in a cabin at the top of a mountain with no food and they did not care they do not care about anything but getting your money. AVOID THEM AT ALL COSTS!!!!! read more

This was our first time renting a cabin. We were not given the address to our cabin until the day before arrival. Our cabin was located up a very windy road with a steep incline. What not have been a problem if we were told it was a one lane road with a busy wedding venue located right next door to our cabin and they use the same one lane road. The cabin was outdated even though it boasted about modern updates. They were several maintenance issues that we called about that were never addressed. They kept saying they were coming and never showed up. They even suggested we fixed things ourselves. Jacuzzi tubs in cabin didn't work. Hot tub kept going on and off even though we never used it. Plumbing was backed up. Due to this experience we will get a hotel room if we decide to visit again. Worst customer service experience ever and horrible upkeep of cabins! read more

The best Cabin we've rented this far!! Cabins USA always gives exceptional customer service. I've been booking cabins with them for 4 years and 6 cabins later not once have I been disappointed. Every cabin has had its unique charm and character but all of them were great! We love Pigeon Forge and Gatlinburg it's so relaxing. It's so exciting to go to website and look at all the properties and pick the one you like and be blown away when you get there because it looks exactly like the picture and no tricks. I love skip the line check in and text check out. I think I've only been to the office one time which great because we can get right to vacationing when we get to town. We stayed at Good beary life the cabin was nice,but there was no privacy which was a big deal for us we love Tennessee we have been to different cabins 6 years now and this was not a good choice for us because we pick cabins with hot tubs and this one it was wide open in back where anyone could see you. They needed to fence in the yard and put something up to block the hot tub so not everyone everywhere see's you. Bigger bright light's in back would be safer for yard and fire pit area. We had the second night where a suspicious truck was parked on the gravel road behind the house there is nothing there we noticed it and then it finally left at 1:30am scared me so we never used the hot tub again. The cabin was in a area where people lived which was strange and some of the residents we're outside super late. Loved it was so close to everything but would not stay here again due to privacy!!!! read more

Loved staying in there "Bear Encounter" which is a 2 bedroom 2 bath 2 story cabin with hot tub, jacuzzi, 2 fireplaces, AND a game room. Beautifully decorated in bear themed. Beds were sooooooo comfortable that for the first time in years I slept in to 11am. If you like the woods and cabin experience THIS IS IT!! The price is reasonable and booking the cabin online was very easy. We will be returning. read more

the cabin we first stayed in had roaches, ( cheeky chipmunk gateway) they moved us to a different location & cabin, ( bear mountain lodge) this one also had roaches, blood stained on the pillow, no wifi. Called the office all week asking for someone to help, they would always said they would get back with me, or send someone out. when they did send a inspector, he would tell them we didnt have them. When I did talk to someone they basically said we was lying about it all. Do not rent from this horrible company. We stayed at a cabin called Bear Play. The washer was disgusting the tv's in the downstairs bedrooms did not work. We went to have a cook out and when my brother in law put the rack on to cook the meat the whole thing broke almost burning him. A person in our party did get a minor burn. It did not require medical attention. I have pictures of all things that were wrong. The hot tub was nasty and the pool needed a good cleaning. There were spiders and bugs all through the cabin. We went and showed the staff pictures and they could care less. My brother in law who booked the cabin has yet to hear from them. The rates are too high for the accommodations. You can't charge high dollar for something that is sub par at best. Save yourself some aggravation and stay elsewhere. read more

We spent over $13k for 5 nights for a 12 bedroom cabin through Cabins USA. The cabin was filthy, the pool was filthy and not usable, and both hot tubs were broken. The oven was broken and duct taped shut, and EVERY game in both arcade rooms were broken. T'he Theater room was filthy and none of the seats reclined (broken). We tried numerous times to get these item fixed. This is just a small list of what was wrong. The management was very unprofessional and hard to work with. I will NEVER rent from Cabins USA again!!! read more

We rented a cabin and was amazed at the issues it had. This cabin was called Southern Comfort in Pidgeon Forge. The cabin itself is great but the maintenance was not. The sheets were dirty, the jet tub had what looks like chiggers bugs (we never got to use it). Their washer was moldy and the dryer had more lint than I have ever seen. The only place that had carpet were the steps and even with my socks on, my feet were dirty. I understand being in the mountains there are going to be some issues, but seriously. Then before they sent the code to get in there was all of sudden a $50 charge. I went back and fort just to get clarity of what it was for. Finally it was for cleaning fees. Go figure!!! HUM!!!! I think that the next time I get a cabin it won't be from this AirBnB. I don't mind paying whatever so that I can get away, but this was an experience. Hopefully this will be rectified. I won't be going back to that cabin. My experience with smokymountain.com was so much better and cleaner. read more
