Cave Mountain Lodge -- Beautiful Cabin, But Too Many Unresolved Issues for the Price (3/5) at best... We stayed at Cave Mountain Lodge over the 4th of July holiday with our extended family, and while the cabin itself is genuinely lovely -- comfortable beds, plenty of space for everyone, and a great layout -- our stay was repeatedly interrupted by maintenance issues that took far too long to resolve, especially given the price point. 1. Marijuana odor on arrival. The cabin smelled strongly of marijuana when we walked in. I called guest services right away and was told someone would be sent to check it out -- no one ever came. By the time I followed up, regardimg another issue, the smell had faded (or we'd just gotten used to it), so I let them know. We later found cigarette evidence in the outside trash can, which matched what we were smelling inside. 2. Pool door alarm malfunction (2+ days) The pool door alarm went off repeatedly, and guest services personnel walked me through several troubleshooting steps (via phone) that didn't fix it. We lost pool access for the kids for two full days because of it. On day 3, a maintenance tech came by while I was out and told my aunt the fix was simply holding the alarm shutoff button down for a four-count -- something that should have been communicated on day one. All.of guest services needs to know this! 3. Smoke alarm beeping (2 nights) Around day 3 or 4, the smoke alarm started chirping. I called again and was told someone would come by, but it took two full nights of intermittent beeping before it was actually fixed. 4. Broken dishwasher and plumbing issues We didn't cook much early on, so we didn't catch it right away, but the dishwasher wasn't actually cleaning anything -- multiple family members ran it (with the same dirty dishes) several times before we realized it. We ended up buying paper plates and cups to get through the week. We also dealt with a bedroom sink with almost no water pressure and a showerhead with several clogged holes. I reported all of this at checkout. The good: The cabin itself is spacious, the beds are excellent, and it comfortably fit our whole family. That's the reason this isn't a 1- or 2-star review. The bottom line: For what we paid, we shouldn't have had to spend this much time on the phone troubleshooting alarms, going without a working dishwasher, waiting days for basic fixes, or having to spend more money because of the lack of maintenance. We called multiple times about each issue and were told help was coming -- often it wasn't, or it came very late. Management should tighten up response times on maintenance calls, especially for issues (smoke alarms, pool safety alarms, odor complaints) that affect safety and comfort, not just convenience. read more

Birds Perch Hummingbird cabin. The cabin was extremely misrepresented online. The loft was tiny. The bed was horrible. It was worn down in the middle, making it impossible for two people to sleep in it. The mattress upstairs in the "loft" had a dirty sock from a prior guest underneath it. It makes me wonder if the sheets were ever changed. The air conditioning system was useless because of the way it was installed. Do not go with this company, but if you choose to, not rent THIS cabin. It was horrible and we have stayed in many nice cabins in the past. This is the first time that we used Timber Tops and will definitely be the last! read more

We rented a cabin through Timber Tops and Amazing Views for a long weekend getaway. The reservation process was easy enough.The customer service was good on the front end. We stayed at Bear Crossing. Check-in was at 4 PM and check out was at 10 AM. You have to check in at the main office on 1440 Upper Middle Creek Road. I have to say that the customer service at the check-in center wasn't the friendliest. In fact, they seemed a bit annoyed. The lady that called us to her window to check in was nicer then the rest. We were provided a packet of instructions on how to get to the cabin, the cabin code, and any other needed instructions. When you drive up to the cabin, it's a 2 story home with well maintained, engineered wood. It has keyless entry. You go up the stairs to get to the main level where you have a primary bedroom with an on-suite. The living room, the dining room area and the kitchen area are all on that level. You go down the steps and there are 2 bedrooms and 1 bathroom. There is an area that separates the bedrooms. That area has an old school video game with Pac Man, Astros, and Donkey Kong and a pool table. You get to the balcony from that lower level. The balcony has a grill and seats to relax and take in the beautiful views of the trees and the mountains. I must say that the cabin is gorgeous with multiple gas fireplace, wall-to-wall wood, and tvs in every room. AND, the beds were very comfortable. We all slept so well in those beds. The downside is there were a lot of dead flies and a few dead spiders all on the steps going up into the main level and going down to the lower level. There were also dead flies on the window seals in upper level. The bathroom on the lower level had trash in the trash can next to the toilet. And there was trash in the trash can in the kitchen. The linens were clean and smelled fresh but it obviously was not swept or moped in awhile. Even if there was a period of time in between guests staying, the place should have been checked before a new guest arrived. Well, since the bugs were dead, maybe that means that their extermination process was working. We called the customer service number as soon as we got there and left a message requesting someone come out and do a cleaning. We received the call back and it was stated that someone would come out to clean. No one ever did. I'm not sure I would book with Timber Tops and Amazing Views I'm of the opinion that k if you pay good money for a place, you shouldn't have to clean up dead bugs. They need to do a walk through and make sure that it's clean. But again, the place was beautiful and very comfortable, and everything else was clean. Other than what I mentioned before. read more

August 2026 - Lazy Cub Lodge- I'm a caregiver for several family members and that makes for an unpredictable life and hard to plan travel. My father was inpatient for a few days after a procedure, and I was trying tobuse the opportunity to take my autistic teen to Dollywood. First, after booking online and listing we'd be arriving between 830-930pm, I received my booking info that stated I had to check in at the office by 6pm or would not be allowed to check-in. This was apparently because I had booked within 48 hrs of arrival. ?? I had sent a copy of my credit card and ID so Im still confused what difference this made. I was planning to pick up a rental car at 2pm and leave around 4:30-5pm. It took until 3pm to get Timber Tops to tell me if they were going to allow me to checkin, which ended up costing me my initial rental and put our entire day off by 2 hrs. My experience already with them was extremely stressful. We arrived, thankfully because GPS took us there, the written directions they gave didnt follow changing road names well... we literally had to pass the drive, turn around so we could make a right turn because it was impossible to make a left turn, our SUV slid several times trying to drive up the hill, and had to make the same maneuvers in reverse to leave...none of which was mentioned in the listing description or in the directions. Had it been raining, I doubt we'd have made it. We've traveled to the area at least annually for decades, so we're familiar with areas that need travel considerations, none of this was mentioned. Upon arrival, which by now was almost 11pm, we realized half of the cabin had no electricity. The maintenance line is routed to a voicemail after 11pm but says its monitored. We called twice and left detailed messages about the issues. Luckily we travel with a couple of power strips to charge devices, and we were able to get enough lamps and things plugged up to be able to use the bedrooms. Around 10am the office texted me asking for more details. I requested they call me as I was upset with all the mounting issues and misrepresentation of the cabin. They did not call me, and responded they would be putting in a call for maintenance and we did not have to be there at the cabin. By this time I had already started looking for another place to stay and had it already booked before maintenance ever arrived. Around noon, maintenance was there as we were packing the car to leave, the tech went to the breaker box, shut off 3 breakers and systematically turned them back on. We had already tried flipping the breakers that affected the areas that were out overnight with no luck. So it was evident the tech was aware of the issues and exactly what needed to happen to restore power flow through the box. Which in itself is concerning if they're regularly tripping half the breakers. I let the office know we were leaving and at minimum I expected a refund of one night for the night we'd stayed with half of the power out. They acted like I was nuts because they'd managed to get it back on 13 hrs later. I'll be presenting this info to my credit card company and suggesting they block future charges to this vendor to protect other cardholders in the future. And will be contacting local hospitality agencies about not including them in advertising for the area. Do Not ruin your time in the Smokies by involving yourself with this company, not everyone has the means to pickup and leave a bad situation. I'm fortunate we did. I mentioned earlier in this post my kiddo is autistic, trying to manage this situation without letting him know the gravity of the circumstances was an added level of complexity and stress. He's 6'1 325lbs and one of the under sized beds that we were lied to about was intended for him to sleep on. We were worried all night he was going to fall out of the bed. Since they don't let you see their reviews on Google, I'll review them here. DO NOT use this company. We stayed in Honey Bear Hideaway. During the weekend of the 24th of August. There were several issues we had. One being the cleanliness of the place. Trash from April from other guests lying around. Dirty hair ties in the corner of one of the showers. Even one in the corner of the room. Dust and cobwebs everywhere. Rundown furniture. Grease on kitchen cabinets above stove. Furniture was worn down and very uncomfortable. And the Tv remotes didn't want to work. The one in the bedroom didn't work at all. And both the bedroom and living room remotes had batteries taped in them. The backs were gone. Bad customer service. We were so busy while we were there that we waited til the evening we checked out to email them. But because we had already checked out that day they refused to make the situation right. All they offered was to send the complaint to the housekeeping manager. Apparently this is a common problem with this company. Had I known this beforehand we would have NEVER booked through them. If I could give zero stars, I would. I booked this cabin specifically because it advertised a hot tub, which was a major reason for choosing this property. However, only four hours before check-in I was notified that the hot tub was not working. I was told I would receive a partial refund, but they would not tell me the amount and refused to issue anything before check-in. Unfortunately, the problems didn't stop there. When I arrived, the toilet had a major plumbing leak that flooded the bathroom floor (not from an overflow, but from the plumbing itself). The shower was also having issues, and there was a bug infestation in the cabin. I was told someone would be sent out to address the plumbing and bug issues, but the visit was delayed and I had to call again just to get someone to come out. Even after that, I never received confirmation that anything had actually been fixed, and the bug problem is still ongoing. After dealing with these issues, I tried to be reasonable. I offered to pay the full amount for the two nights I stayed if they would refund the remaining four days of my reservation so I could relocate for the rest of my vacation. They refused. Between the broken hot tub, flooding bathroom, unresolved maintenance issues, and bug infestation, this experience has been extremely disappointing. Disappointed -- cleanliness, infestation, and poor response. We rented Pinnacle View Lodge (Timber Tops/Amazing Views) for a 23-person nonprofit board summit. On arrival, the cabin was not guest-ready: thousands of ladybugs and hundreds of stink bugs across window sills, walls, and floors; hair on beds; dirty rags in tubs; trash left in rooms; cobwebs; confetti on couches; and stained bedding. That first night the alarm panel chirped every 10 seconds and could not be silenced. When it rained, water leaked around windows and corners on multiple floors. We called immediately and were repeatedly told a "work order" was placed. No one came that night. The next morning, even after visiting the office in person, we still had no ETA. With guests arriving, our team spent hours cleaning with a barely functional vacuum before one cleaner was finally sent; pest control arrived later and acknowledged the severity of the situation. We understand mountain cabins can have a few seasonal insects - but this was an infestation plus clear housekeeping and maintenance failures that affected health, sleep, and use of the home for our event. Management ultimately issued a partial refund, which we appreciate, but based on our experience we cannot recommend renting through Timber Tops/Amazing Views. We won't be booking again. read more

I have never stayed anywhere that was as grossly misrepresented as Pinnacle View Lodge. The biggest complaint: the level of filth and dirt throughout the cabin. You could literally write your name on any surface in the 1/2 inch thick dust. The toilets had a very distinct water ring but that was probably the least concerning part of the bathroom. Abanadoned hair ties and hair was a common occurrence throughout the chalet. Long hairs on folded towels, comforters, sheets--really every surface. I was afraid to walk inside without shoes because of grossness of the floors. The next biggest complaint was the poor condition of nearly everything. We booked this place because it had a pool and we had several children in the group. The heater did not work so the pool was freezing and unusable. We called and they just confirmed that it was broken. One of the refrigerators was hanging on by a thread. All the door compartments were missing as were several shelves. It basically was a box that we had to stack food onto itself. The pool table cues were missing although we did locate them behind a couch at one point as well as several pool balls. Seriously, did ANYONE walk through this place? And at what point would you think, yes, we are all set for the next guests? I questioned if the sheets were even changed (see comment about excessive hair EVERYWHERE). The hot tub cover was ripped and falling apart. We opened it to examine the hot tub and was hit with the overwhelming smell of mold. The kitchen tables were constantly sticky no matter how much we tried to wipe them down. They had pits and stains and looked like a child's crafting table. So many dead and living stink bugs and lady bugs. Yes, I know they exist in the area, but there was NO effort at all to clean it up. By the condition of the carpet, I'm not sure when a vacuum cleaner was last used. I would advise anyone, to avoid this rental company. It is negligent and criminal to deliver what they gave us--nothing like the photos. read more

This cabin "cupids hideaway" located 1452 Cupid Way was disgusting. Paid $550+ for 2 nights and didn't even stay more than 20 mins. Management offered to send cleaners back. Not sure why bc the place hadn't even been cleaned. No telling when the bedding had been changed last. The mattress needs thrown away along with the topper. The toilet would make you gag seeing it in person. The list goes on! So far only offered the cleaning fee to be refunded. This company is a SCAM! SCAM SCAM SCAM-Do NOT book with this company! The people who own these cabins and has this management company mange their properties need to be notified. We stayed in the Skinny Dipping cabin this past weekend March 2026.The cabin was okay but the description of this cabin is NOT accurate at all. 1. The decks need to be upgraded BAD! There were several bee holes and woodpecker holes all through the deck and support beams. And they were all old and the wood was soft. We did not use the hot tub because the deck was horrible 2. Walking into the cabin it was very very steep (not like it is pictured at all) the wood was rotten and it was very steep. 3. The arcade did not work at all and I just seen a review where it was not working months ago. (Take it off the description-it does not work) 3. The "theater room" is by the kids bunk beds and when opening the DVD player there was a X rated movie left in the player for any kids to see. WOW! 4. The last night we kept hearing a noise that woke us up then we heard it run across the floor several times. It was either a mouse or a rat. This was in the upstairs bedroom. Over all not happy with the rental, could not use the hot tub - stepped on the deck and the second board out felt soft. This cabin is not handicap friendly at all. If you have trouble walking or use a wheelchair you would have a very very hard time getting in and out. All of this was sent to the company and we were told that the boards were tightened and they made sure it was up to code...not sure what code...but we will not spend the money again. read more

We recently stayed at one of your cabins from October 1-4, 2025, with my Church. Unfortunately, what was supposed to be a relaxing and enjoyable trip to Tennessee turned into a distressing experience for us both. During our stay, my husband began developing painful bumps and blisters on his neck, arms, and face. He first noticed these symptoms on Thursday, October 2. Shortly thereafter, I began to experience a red, itchy rash on my arms and legs. We were very concerned but waited until returning home on Saturday, October 4, to visit urgent care. The doctors informed us that the cause could have been bed bugs or tick bites. We stayed in Room 2, and given the timing of our symptoms, we are confident that our exposure occurred at the cabin. This situation has caused us significant discomfort, stress, and medical expenses. We are extremely disappointed that our first trip to Tennessee was overshadowed by this incident. It is unacceptable for paying guests to experience such conditions. We are requesting reimbursement for our medical expenses related to this incident and expect that you will inspect and treat the property immediately to prevent this from happening to anyone else read more

Corporate greed at its finest. Do NOT book with this company. My family held its first ever ski trip for Christmas 12/26-29. We stayed at Heaven on the Hill, but it was more like Hell on a Hill. First off, upon arrival, it was immediately apparent that the cabin had not been properly prepared for our stay. The kitchen chairs were not pushed in, ornaments had been removed from the tree and left on the floor, the ceiling fans were filled with dust, and the first-floor bunk room bed was missing sheets. But most of all, the carbon monoxide monitor was not plugged into the wall, we did not have working Wi-Fi at any point during our stay, and the refrigerator did not adequately keep food cold. The Wi-Fi connection did not work at any point during our stay. Initially, the router was not even plugged in. Despite calling several times over the four days and being assured that a technician would be sent to resolve the issue, no one ever arrived. As a result, we were unable to use our baby monitors, which required someone to remain in the cabin at all times once the children were asleep. The purpose of this trip was to spend quality time with family, and unfortunately, these issues significantly impacted our experience. Additionally, given that this is a 16-occupant, four-bedroom cabin intended for extended family stays, we were extremely disappointed by the lack of basic amenities that are typically provided even by budget hotels. These included salt and pepper, coffee filters, sufficient silverware, dish towels, and toiletries like SOAP, SHAMPOO AND CONDITIONER. While the cabin offers aquatic amenities such as a hot tub and pool, towels were not provided, nor was firewood supplied for the firepit that was advertised. The beds were extremely uncomfortable, the fireplace in the master bedroom became inoperable. There was a continuous water leak from the pool pipes that dripped onto the stairs leading to the fire pit, creating a safety hazard due to extremely slippery steps. The pool house door would not open and had to be fixed by one of our guests in order to gain access. The pullout couch in the living room was broken, with missing springs. At a cost exceeding $1,000 per night after taxes and fees, the cabin did not deliver the level of quality we reasonably expected from Timber Tops Cabin Rentals. We shared our concerns and were only given a measly $75 refund for the Wi-Fi. They even shared they don't typically refund for Wi-Fi, nor do they provide shampoo or conditioner. We stayed at the Big Sky lodge! The views were beautiful,The area is peaceful and everything in the house was operating as it should! Washer and dryer are a huge help! Coffee maker is a "coffee grind" not a pod.. for reference! It takes about 10 minutes to get off the mountain, but it's accessible to all hiking and shopping! The residence is large and very open in the living space! King beds in the three rooms and a pull out bed for additional sleepers! The hot tub was a good addition! Highly recommended! read more

When we arrived we found the hot tub was disgusting, black flecks in it and mold. The jacuzzi bathtub had mold all around the jets and dirt and hair in the bottom, the sheets smelled bad and had sticky stains on them, the furniture was dusty and cobwebs in multiple places. I can deal with dust and cobwebs but not the rest. I called the company and they did send someone out to drain and clean the hot tub. I called a second time to have someone come clean. Cleaners never did show up but the guy who came to drain the hot tub, cleaned the bathtub and changed the sheets. He was even appalled at the way the cabin was left. They said a manager would reach out to me but they never did. Nor did they refund part of my money. I will never rent from this place again. read more

I go to the Smokies regularly and have never had such an awful cabin. My husband and I stayed at A Smoky Mountain Dream, it was filthy, dust on every surface that wasn't a counter or table. The kitchen had a teriyaki smell from the day we check in on. The beds are terrible, full blown spring mattresses, you could hear springs everytime you adjusted and could feel them digging into you, by the end of our stay we were sleeping in the theater room because the couches were more comfortable than the beds. Upon arrival we were notified that the hot tub lid was broken (it was DESTROYED) but we could still us it, we got in once at night, notcied foam from the top had gotten into the tub so we spent the next 20 mins picking foam out of our hair. The downstairs was over 10° cooler than the rest of the house making it freezing down there even with the heat on at night. The showers are cheap & outdated and have a layer of grime at the bottom of the door from nobody cleaning it. The carpet felt old and dingy. We didnt even consider using the jacuzzi tubs since the rest of the place was so disgusting. The dishwasher had a foul oder and failed to properly clean the dishes. There were stink bugs everywhere!! They only thing this place has going for it is the view but I've stayed in wonderful cabins with just as good of a view for the same cost. You cant charge people $200 cleaning fees and not have the place clean. Never will use Timbertop Cabins again!! read more

Stayed at Huckleberry Hill with 15 others. Plenty of room. Cabin was beautiful with plenty of amenities including a pool, gym, video games and media room. We had no issues, cabin was clean and well maintained. Everyone was very happy with our first adventure to Pigeon Forge! read more

Stayed at Afterglow cabin Sept 30th - Aug 3rd. Wasnt so secluded. When we got there loud music was blaring from next door as they were building a deck onto a new cabin. Loud banging and music was so loud you couldnt enjoy sitting on the deck. 2nd night we were there we lost all water around 8:30pm. Called the emergency line they contacted owners and we were told it was too late for someone to come out there and that they would be there first thing in the morning. Meaning no showers or no flushing the toilet! When asked about any kind of compensation we were told no. Beautiful cabin but they wont get our stay again. read more

DO NOT COME HERE. We stayed at Wonderland Lodge and tried all of there amenities they have to offer. For instance, the golf simulator is probably the biggest highlight of this place. 4/12 clubs were there, and when complained we got half of the clubs and they gave us all left handed clubs. When told about that, they didn't care and basically told us to deal with it. The pictures for the pool do not match the actual pool as well. In the pictures the fountains on the sides went all the way across, but when we checked it, they barely went 6in high and 3-4 in distance. Following up with the pool, there was a safety alarm, which great if works, that constantly went off. We would be in a different room and the alarm would go off with no one even it. Similar to a home security system alarm. Ear piercing. All in all that completely eliminated the pool. In the arcade room, there is a pool table and above it the pool table light doesn't even turn on. Hopefully you don't play pool at night because if so, good luck seeing. 2 faucets don't work and us, the guests, had to tighten and fix them so we could even use them!!! OK,my mistake.... Guess I could've researched how old these were but we did not know how outdated and worn out these cabins were. The night of our arrival, our cabin was dirty. Black mold around bathtub, tubs and toilets were dirty, oven still had cleaner product in it, dirt in the bottom of the hot tub, TVs were smeared up, and inside and outside furniture, was outdated, half broken. $1500 for five days. Nobody wants to pay that for a cabin while on vacation. First night was wasted because we had to wait on a cleaning crew to come and clean. Washer locked up first day there and we could not get clothes out. They sent a person they knew nothing about it. They promised to get a real repair person and send our swim clothes. After return home I called twice with no results in a month! Swimming pool was ice cold and hot tub cover is damaged. Seating area for movie room has several broken seats. Hot tub and swimming area had several spiders and many cob webs. They charge $565.26 up front for pool service, cleaning service, and a service fee, plus $59.00 for safety property protection. We stayed at Mountain Castle. It was very roomy and had a wonderful view of the mountains. Overall though it was not worth the money we paid. There were roaches and several appliances did not work properly, such as the microwaves, dishwashers, and freezers. Numerous fridge shelves were broken. In addition, the pool was not very clean, and the chemistry was off. The chlorinator had no tablets in it. The pool waterfall did not work, and the hot tub smelled like mildew. The theater room did not permit any hookups for movies. Bedrooms TVs had direct tv remotes and Rokus. Most remotes had no working batteries. There were several other nuisances making this place not worth the money we paid. It should have been cheaper. None the less we managed to enjoy ourselves. read more

My family of 5 stayed at Cowboy Trail. It was built in 2021 so everything was relatively new. I hadn't read the reviews for here until we were almost at the cabin, and started to regret it but after my stay, I'm glad I didn't think to look on Yelp this time - we had a good experience with the cabin and with customer service when we needed them for check in and check out. There are three levels- the bottom level includes two bedrooms and the hot tub, along with a air hockey table and dartboard. You'll need to walk through a bedroom to get to hot tub, and I wouldn't consider there to be a gameroom, the games existed but there were no darts and no hockey puck. Plus the room is very tight. The room with the bunk beds was very small and the bed is too big for the room, you can either be able to close your closet door or your bedroom door but not both. Ground floor has your kitchen, living space and dining space. Kitchen is modern and stocked with appliances. You'll prob want to bring sandwich bags but there were bowls containers utensils etc. bring spices too. There was salt/ pepper available. Top floor overlooks the ground floor and includes bedroom/bathroom. Really lovely space. Nice shower. All levels have balconies overlooking the mountain. There is also a walk down to a fire pit area with a picnic table. Looks a bit like a construction area still but it's still very nice. There is also a grill down there plus another on front of the cabin. There are other cabins around but they don't obstruct the view at all. When you rent it they will give you directions to follow up the mountain...just use google or Apple Maps for easier to follow directions. Some things that were not so great is that , while there are plenty of tv's, they are nearly all in unwatchable locations (too high, blocked by a bed, etc). There was no broom in sight , and they didn't supply any laundry soap, but also didn't suggest bringing it. The gameroom didn't have all the supplies. Some trash behind dressers. Those are really the only issues. There was plenty of ice, good water pressure, plenty of blankets and towels, toilet paper and dishes. Great views, and the drive up was a bit scary at first but after a time or two, it was easy enough. Most of the roads were wide enough to easily allow two cars to pass one another. read more

Horrible experience, cost us $1000 and we never even stayed a single night! This company refused to give even a partial refund and the GM didn't even have the courtesy to call or email me when I reached out to discuss a possible refund. I called a few days later to check to status of the refund and was read the "notes" that he said my claims weren't justified. I literally couldn't get up the steep incline to the parking area for the cabin with our 4 wheel drive SUV (weather was not a problem) and was told that it wasn't a problem for others so I don't deserve any money back. I will never use this scammy rental agency again. Their policy basically is "enter at your own risk". They guarantee nothing. Hopefully you can hike to your cabin or you rented/brought a jeep with off road rated tires. Hopefully you don't need any groceries cause good luck getting in or out. They don't tell you where it's located until you actually book it, and they don't give you any refund less than 30 days out. Scam. Stay away! read more

Cautionary tale here. This company does not own any of the cabins on their site. They simply manage them for individual cabin owners. My fiance and I booked our honeymoon with Timber Tops back in November of 2024 for a stay in June 2025. In May 2025, we were called and told that our reservation was cancelled since the cabin we booked was no longer under their management since the owner had sold the cabin. Our deposit was refunded but we were left hung out to dry since we had booked flights and activities already. They did not have any cabins in a comparable price range and could/would not do anything else to help us. If you do book, just know you could be dropped with basically a month or potentially less from your vacation and have nowhere to stay. The manager did not apologize or empathize in any way, while she was not rude, she had very little sympathy for our case. read more

(Cozy Bear Retreat)I have stayed at various cabins over the past 20 plus years here in the smoky mountains. This has been a terrible experience. Ants all over the place . Trash outside the cabin. Bedroom door won't latch. Door for the washer and dryer closet won't latch or stay close. Steps leading onto the front porch area need attention they are leaning downward making it unsafe when entering and exiting. Reading the reviews on the Timber Top website I feel is misleading to say the least. I do understand that things happen but you have to be able to adapt and make things right for the customer. This has been the worst house that I've ever had had on vacation. The outside alone is hideous, the front porch was not screened in, as advertised. The outside chairs were nasty, literally had holes in every single one. The loveseat was a wicker and had foam to sit on. Very uncomfortable. Upon entering the main door, we were overwhelmed with the most moldy and disgusting smell. This has clearly been a house that's been renovated. We bought candles to try to cover up the smell, clearly we should of bought out the entire section at a store and that smell would still be there. My husband called and complained. Customer service was of no help, Unless we upgraded to a cabin that was not in our price range. Clearly timber tops only cares about money, not the satisfaction of their customers. My husband and I both use c-paps machine at night. We have had them professionally cleaned and still they have the house order. This place should not of been a rental, it was zero stars read more

worst customer service and quality of any company ever!!!! warning!!!!! do not stay at this company's locations ever!!!! avoid them like the plague!! they are totally inept and dont care about the customer at all!!!!! pool alarm was malfunctioning and screeching every minute. they had to send a guy to mute it. we lost a whole day of pool use. for the golf simulator , they were supposed to supply a full normal 13 club set. they supplied us with 2 irons, 2 putters and a hybrid. they sent a replacement set the next day...a fullset of clubs...but they were left handed clubs!!!! i called to get a right handed set , they refused , said we could just use the left hand ones. i am not joking, they are totally inept. in addition, 2 faucets were loose and not working. two door handles were broken and not working. the pool table light didnt work. their quality is horrendous. their customer service is horrendous. a miserable experience. read more

Stayed at amazing grace, 2126. Disappointed from the start. Received a text as we were an hour away that the hot tub was broke. They would give us $25 off per day for our stay. I let the staff know I booked this based on the hot tub and that was not sufficient based on over $1,000 for two nights. They informed me the pool would be heated to 82-86. It never reached that & the dissapointment only continued. The kitchen is not well equipped. The cooking pans are all warped. The home does not even have so much as salt and pepper. But it does have empty shakers. There is not even a start level of anything. No shampoo, conditioner or pods. No pool towels. No firewood. We've stayed at hundreds of similar accommodations & always have had a a couple items to get you started. My biggest problem lies in the fact I asked to speak to a manager or owner before even checking in. I was told by Tracy that someone would call us before 6pm day one. No call. Second day 6pm, called back. Still too busy to call. We check out tomorrow I presume we will never get a call or a remedy. This is not how you run a business. DO NOT STAY HERE!!! Our Veterans Organization stayed at the Mountain Castle cabin from Sept 6-10, 2023. Upon our arrival of 38 Combat Veterans and their spouses for a weekend of togetherness and meditation we found so many things wrong with this cabin. I will give companies the benefit of the doubt with most things (a trash bag missing or missed a small piece of trash) but this cabin had so much trash outside it looked like a landfill in the brush surrounding the house. I had to call every day and email every day to notify guest services about another issue. For 5 days we had 2 bathrooms that didn't have toilet paper roll holders. The pool leaked water out of somewhere to the point that it was halfway empty, and WE had to try and find the pump to turn it off so that it didn't overheat and cause a fire. The pool heater didn't work, and the water temp was a frigged 55-60 degrees which no one wanted to swim in that. During a rainstorm the ceiling in the pool started leaking water from around the lights. Guess I shouldn't complain about that since it was helping fill it back up. One of the bedrooms had a pool of water in it after a rainstorm which got their items soaked. The half bath on the main level would lock you inside if you shut the door since the lock was broken. Couldn't open it from the inside or the outside. The dishwasher handle was broken as well as the top drawer. These should have been addressed and fixed prior to our arrival. There were trees growing out of the gutters so when there was rain it leaked behind it and caused water to leak down the house. There was visible water damage in one of the bedrooms. One of the rooms had some type of bugs which caused one of our members and his wife to sleep on a couch so they wouldn't be bitten by whatever it was in the room (they did send a pest guy but not for a few hours). Out of the 3 coffee pots only one worked but was missing a part so they brought us a 5-cup small pot for a cabin that sleeps 58. I am sure that due to the high volume of individuals that stay in these cabins there is A LOT of waste in the septic tanks but man if we didn't have to smell septic for an entire day due to someone's septic being filled or overflowing this weekend. Not their issue but worth mentioning. We requested a mop the first day so that we could keep the common area and kitchen clean for them, they never brought us one. There was no using the fireplace outside or inside. The nights would have been nice to sit out back and have a fire going. The cleanliness of the hot tube was questionable. I would doubt they are draining it after every group using it, sanitizing it and cleaning it before filling it back up with the appropriate amount of chemicals. it appeared that they just throw in shock treatment and more bleach. The only good thing about Timber Top Cabins is the guest services lady, Karen. She was nice to work with and got the complaints in every time with no fuss. The Maintenace guys were easy to deal with since they were out there every day. It will not let me upload videos, but we have videos of the water coming out of the ceiling into the room as well as a loose safety rail that was fixed after we told them about it. read more

CONSUMERS BEWARE - AVOID THIS COMPANY - BOOK SOMEWHERE ELSE!! We booked a 1 bedroom cabin for the weekend - Arriving at 4pm on Friday (The time we were told to check-in) and departed on Saturday at 10 am (check-out time). Basically one whole day for over $900. Our cabin had a private indoor pool, hot tub and game loft. The pool was the first place our kids went upon arrival and we happened to notice black mold in the corners of the pool room... overlooked it because it wasn't that surprising being an indoor pool. The real trouble came the next night when I went to take a shower and there was black mold all over the shower curtain - top to bottom. Dead bugs and cobwebs all in the top corners of the shower. There was THICK black mold along the window sill of the bathroom as well. Absolutely disgusting for the price we paid to have a special celebration. We called the manager upon check out and we were told there was nothing to be done since we didn't call during our stay (by the time we found out about the mold in the shower it was Saturday night at 10pm -office was closed and we were checking out the next morning). I'm scared even thinking about the bed we slept in. Will NEVER book here again. read more
