Hole in the wall when walked through door, drawer completely gone from kitchen sink cabinet, fridge foot broken and fridge tipped to the side, hair in the sink, filthy under the beds. Internet was a MUST for us as had our autistic grandson with us. Arrived on Sunday, informed them immediately no internet. Had to contact them daily and they finally sent a maintenance guy on Wednesday who left a note that a Hughes Net tech would have to come out. We finally got internet late Thursday afternoon....we left early Saturday morning. So we had internet for 1.5 days of our 7 day stay! No compensation, no "I'm sorry" nothing. The owners of this cabin A Bliss need to invest in it by replacing a broken ceiling fan and the ripped and old throw rugs as well as other small things, these small things add up. The view is amazing and if you don't know you're a stone throw away from the Smoky Mountains. It's worth the trip to Cherokee Nation, skip Gatlinburg shopping, for us anyway, it was too busy, reminded me of NYC streets. The sky lift is the one thing we wish we did. We did Whaoo Zip lining which was out of sight. There are a lot of places to stay and things to do so do your research. read more

Review for Quiet Oak cabin with Cabins USA. We informed management at 8:05 PM that the cabin was infested with roaches and they expressed that they would send pest control out. More and more roaches began to run around the cabin and management proceeded to move us into the breathtaker cabin at 12:05 AM. We were offered no consolation other than a cabin that did not appropriately accommodate everyone for the duration of the stay. The cabin did not have enough bed space for the amount of people that I informed cabins USA would be in attendance on the trip with me. We were offered couches to sleep on. Some of my guests were sleeping in chairs and on the floor on the first night. This is completely unacceptable. We were given a full refund but received nothing for our inconvenience after we refused to accept the subpar accommodations being offered by Cabins USA. We had to cancel the excursions because of this event, and we had hundreds of dollars of food that went bad due to the dislodging. we were offered no compensation for any of this. I have been a customer with this company for at least seven years and my friends and family have been utilizing this company for at least 16 years. I have never been treated so poorly in all of my travels to 13 different countries. I will never book with Cabins USA again and it is my sole intent to ensure that no one that I know books with this company again. I will inform every single member of my travel group of 2,500 that this is not the place where you are treated with equality and fairness. I was not offered any other form of compensation for any of this inconvenience. Other organizations such as hotels, flight companies, or AirBnB would have never allow this treatment to stand. I plan to have this review on every social media outlet by the end of the day. All 16 women that endured this atrocity will have this posted on every social media outlet by the end of the day. All 2,500 women in this travel group will have this posted on every social media outlet before the end of the day. Very disappointed with the last night of my trip here with my fiancé because the heat pump wasn't working properly and we woke up freezing. There was a secondary heater but that was not enough to heat the whole unit (which by the way is small) I called to report our issues and was immediately placed on hold for 5 minutes Literally the greeting was "thank you for calling Cabins USA. Please hold" and 5 minutes pass. So then, we go to report it at the office in person. Representative at the desk was short and not even as much as a "I'm sorry" was offered. All I got was a "we will tell em to look at it " This is overall disappointing because this is the cabin we first stayed at a year ago "Where The Magic Happens". Booked it another time and we were given another cabin because this unit was having water issues. I didn't even into the fact that the water reeks of sulfer. The water we could almost overlook but I paid good money for my vacation...not be cold and smell fart water and be treated like a second class citizen To update: I finally got a response from the management team offering a discount on our next visit. We are not allowed to rebook the stay either since we had to move it once before due to the loss of a family member. Lesson learned on my part. Worst cabin rental place ever!!! Booked cabin in Pigeon Forge 6 months before vacation. Got notice 3 months later my reservation was being canceled because the owner was no longer using Cabins USA. No cabins available for same price, only more expensive. Company offered me NO discount whatsoever for any of the more expensive ones that were available. Representatives acted like they didn't care and it wasn't their problem. I've checked with other companies and now we're left with no options in our budget. A vacation scheduled 6 months ahead totally ruined now with no place to stay. BEWARE!!!!! Make sure you have a backup plan if you book with them. read more

Cabin name: A Perfect Stay BAD STUFF: first the AC filters are needing to be replaced, they are so dirty im surprised that the AC hasnt burnt up, looks like they havent been changed in years. Next the shower curtains need replaced also, they have small spots of mill dew on them. Please have the hot tub temp set higher then 70, i under it is summer, but i was looking forward to a 90+ degree hot tub. So i had to wair till the next day for it to be hot. GOOD STUFF: The cabin is in a great location, not sitting on top of another cabin, there is 5 real bedrooms, 2 on the basement with a game room, there is a master bedroom on the main floor, and there is two more masters on the upper level. Upper level rooms have doors leading out to a porch which was great. Cabins USA is always my go to company when i visit the smokey mountains. Costumer Service was horrid. Wouldn't do anything to help us at all. We tried getting our money back for the one night we stayed when we were supposed to stay 4 nights and we didn't even get back half of our money back. It was a waste of time and money. For the one night we had to pay almost 400 dollars. The issues started when we first got there, they gave us the wrong code to enter so we had to wait little over an hour to enter. We also stopped having running water due to the snow and they never helped us, as well the cabin we stayed at it dropped to 45 degrees. We had also let them know that we had a baby and kids. We stayed in the Bear Pause Cabin. View was okay, cabin was very dusty blinds and windows. Pool table was not level. TV in loft did not work. Mattresses on beds need to be replaced. Outside needs to be landscaped and spider webs cleaned off front and back porches. Had issues with thermostat keeping it set on one temp. Overall we enjoyed our trip and will probably use Cabins USA again...We did see a mana bear outside our cabin. Nice!!! read more

We stayed with Cabins USA previously approximately 2 years ago and had a bad experience, cabin was filthy and infested with roaches. Booked a cabin again not realizing it was the same company and it was just as bad!!!! Found an open pad on a shelf, pad wrapper under a bed, the shower door was missing when we arrived, bathroom sink leaking, the railing to the pool was very loose and unsafe, the chair outside on the 3rd floor was broken and once again we found ROACHES just like the last cabin. Roaches in the fridge, stove, cabinets, drawers, bathrooms etc..They answered all emails/calls until I had emailed and called about their Roach Infested cabin. It's insane to pay over 3,000 just to have to toss most of our belongings in the trash and worry about possibly bringing these nasty things to our home. Then if they make it in our home WE have to pay more to get rid of them. Save yourself the time money and headache and just don't book with them. We were not very happy with our stay at the "A Tennesee Twillight" booked through Cabins USA (July 26th-31st) there was bugs & cockroaches..the toliet Upstairs ran and ran and ran which was extremly loud while trying to sleep ..the ac didnt work well upstairs it was hot.. and the beds were extremely hard no give in mattressEs at all felt like we were sleeping on hardwood or floor even. Each morning we woke up with back aches. The washer and dryer did not work! We washed a load put it in the dryer than put another load in went to check dryer only to find out it wasnt drying. We had to take time out of our vacation to go to laundry mat carried wet clothes there as we couldnt just let them stay wet and ruin! The grill we were planning to do a cookout and it was disgusting. The indoor pool made us sick from extreme chorline overload we were all coughing and eyes burning. Pretty irritating to spend that much money on a cabin from hard earned money we had to save to have to deal with those type of situations. I could have gotten a nice hotel at half the price and it would have been way nicer than what we had to deal with there. I for one will not be renting back with Cabins USA read more

Never again!!! My husband and I booked A Lazy Bear Hideaway cabin thru Cabins USA. We booked it for us and 6 teenagers celebrating a birthday. First of all when we get to the cabin as soon as we walk in there was a funky smell. Looking around we couldn't find out the reason for the smell so we let it go so we could get situated. Later that afternoon the kids decided to walk downtown Gatlinburg while my husband and I went shopping for dinner. Once we all get back we were all wanting burgers and dogs on the grill. To our surprise there is no grill!!! I called and they said they would get a grill out to us not that night but the next day....it never showed up!!! The calls I placed to them and the 1 call a supervisor returned you would have thought they would have brought a freaking grill. I said that on their website they show a gas grill at our cabin, but I was informed that they only have a charcoal one and that I needed to provide the charcoal. Ok no worries as long as we had a grill! Also one of the kids found out the smell was coming from the broken dishwasher. It wouldn't drain. Broken blinds, fixtures, the surround sound, also the felt on the pool table was torn. All of these things in a cabin that they are proudly promoting as a new or recently remodeled cabin. I THINK NOT!! Also I was beyond freaked/grossed out by the termites!!!! Once we saw a few we actually started noticing them everywhere. We have been to Gatlinburg before staying with another company, but they were full for the weekend this time. We thought oh well we'll just choose another company. Never again will I make that mistake. Disappointed is an understatement. Although we were going to receive a voucher for our inconvenience. We would have to book another 2 nights to get the 3rd night free. Um no thank you and a credit for the broken or forgotten appliances. Nope nope nope. Never again will we use this company! We stayed at Tennessee Dreamin'.... but closer to a Tennessee nightmare!! The cabin LOOKS nice, but it was dirty..from the linens to the dishes to the bathroom! The hot tub didn't work and maintenance decides to come out at 11pm the night before we check out to take a look at it..what a joke!! I had to clean up an clean all the dishes myself. When we arrived we found our cabin had not been cleaned. Unfortunately we didn't notice this till AFTER we had unloaded all of our stuff. After about 20 minutes of calling, being hung up on, transferred to voicemail, transferred to nothing, hung up on again... we finally got in touch with someone that could help. After another 20-30 minutes of "working on it" we were moved to a different cabin. So we packed up all our stuff again, drove another 20 minutes through the mountains to a new location. The new cabin didn't have the amenities that we wanted but it was better than staying in a dirty cabin. The main thing we were looking for on this trip was a nice theater room to watch movies in with the family. The new cabin had some crappy "movie theater" chairs in front of a basic 70" TV, which didn't work.... When we turned on the TV it showed nothing but colored lines, like it had been hit with something. Another 20 minutes back and forth on the phone and we had a maintenance order in. Someone from maintenance showed up late that 1st evening, confirmed the TV was broken, and told us they should be able to replace it first thing the next day. Next day came and went, no TV. More texts and calls got us assurances that the TV would be replaced the next day. They finally came with a new TV around noon on the 3rd day of our 5 day stay. Keep in mind that the main reason we picked the cabin we chose was to watch movies at and now more than 1/2 of our trip has gone by without having a working TV. When we complained about this we were offered a discount on a future stay, which we declined. They can't keep their cabins clean and in working order, why would we drive 8+ hours down there again to chance it? They finally gave us a $200 refund on our stay of over $2200. Never doing business with this company again. read more

I don't even want to give 1 star but I have to in order to leave a review. This is the absolute worst company ever!! We booked a cabin for 2 nights. Paid over $600! We got here and couldn't even make it up the driveway it was so steep! There's no way anyone could make it unless they had a 4 wheel drive vehicle and even then you'd probably pop a tire. The only person who was actually empathetic about the whole thing was a lady in the office and we didn't get her name but she was helpful and actually sounded like she cared. David just sounded annoyed and like we were a bother while we were sitting on the side of the road trying to figure out what to do and then Anthony he could careless about the situation. "I do understand your frustration" blah blah blah! You didn't give a damn! Offered to move us to another cabin and charge us over $150 more or a different cabin for almost $60 more. At that point it wasn't even worth it! He said he could refund us the remained amount because tonight was already "booked" we didnt even step foot into the cabin!! It was already almost 11pm we had kids with us and groceries. I do not recommend this company for your cabin rental!! They charge ridiculous fees and do not care if you can't even access the cabin! He ended up canceling the whole thing after saying he couldn't so we'll see if we get our refund in 5-10 business days. read more

We stayed at Wow What A View which is a house in Sevierville. A beautiful house with an awesome view. The carpets are in need of some serious cleaning/replacing. The refrigerator did not keep anything cold and needs replacing/repair. The beautiful master bath needs a blind on the window as you can see right in from the street and the the neighbors driveway. Our door lock went out as we were getting ready to leave one morning and maintenance finally showed up 2.5 hrs. later. Everything else was fine and we enjoyed the place. Just needs some updating and TLC. If not for these aforementioned items, it would have been a 5! read more

After waking up this morning to a broken heater and a 53 degree cabin I am now currently sitting at 3pm in the driveway of my cabin waiting for a third party tech to come investigate the outrageous gas fumes and blaring carbon dioxide alarms...to which the Cabins USA company can only say "sorry for the inconvenience" meanwhile I am paying for a cabin I CAN NOT safely enter. Now it's 4:30 still haven't been able to be in my cabin all day, the tech is here to work on the heat the house still smells atrocious and customer service is still offering no solutions other than "sorry" No refund and no offer to switch my accommodations so far. We scheduled a last minute trip to use a deposit we paid for a trip that was cancelled due to to COVID. The cabin we initially chose was super nice-just recently remodeled, and in fact, was still being worked on outside. Unfortunately, an hour prior to our arrival, a lightning strike hit on the property and we didn't fully realize all of the damage until dark (most of the amenities were malfunctioning-hot tub, wifi, cable, pool, arcade games). CABINSUSA was ON IT and ended up relocating us the next morning-we felt it was too dangerous to drive back down an unknown mountain in the dark, and they understood. Once we got into our new cabin, everyone settled in and we had a wonderful time. The new cabin exceeded our expectations and the customer service from CABINSUSA was wonderful. We appreciated them checking in on us and taking care of a situation that really wasn't their fault. I will absolutely stay with them on our next trip to the area. THANK YOU! read more

We stayed in the One more night cabin and everything was great except the water pressure. We stayed for three nights and there was almost no water coming out of any of the faucets. They definitely need to do better with upkeep and making sure cabins are ready when renters show up. read more

So, we stayed at "Royal Vista" February 15th through February 18th, 2019, this is how our trip started. First driving into the driveway the bottom of the driveway was hell on our cars because it's a huge hole coming into the driveway. Upon entering the home it was a moldy/mildew scent, the kitchen had thick spider webs that seemed like they'd been there for years, the dishes were dirty and when we began to wash them the water had this gruesome odor (Can you say horrific). The chairs at the dining table need to be replaced because they're all loose and eventually will break (totally an accident waiting to happen ) The couch in the living area was so scratched up it looked like a cat or some animal had just gone to town on it. According to the other guest when you sit down on it, it feels as though your sitting on the floor (it needs to be replaced). Also, the chair in the living area needs some upholstery cleaning work done as well because the arm on the chair was very dirty, the carpet needs a deep cleaning throughout all of the rooms and hallways. Now, I go into my bedroom (Room 1) the dresser had broken drawers, the quilt on the bed had dried up red stains (Not sure if it was wine or blood, either way, it was horrible) The bathroom was the same but different. The shower curtain had mildew on it, the toilet had black and brown stains in it, the tub had brown stains, ladybugs had moved in and taken over and to top it off, there was a used tampon in the cabinet under the sink. All the other occupants had a ton of issues as well, we all had to wash everything, we felt as though since we were coming on a vacation that we shouldn't have to be cleaning up after the previous guest. I also find it quite strange that it's nowhere on Google where we can leave a review, I only saw the reviews on cabinusa.com (HUGE RED FLAG) DO NOT.... I REPEAT DO NOT STAY HERE! It was so many perpetual things going on and I really feel like they totally dropped the ball. There was nothing so "ROYAL" about this cabin! read more

Cabin was ok but not the cleanest. First impression was good then as we looked around the place we started discovering the lack of cleaning. Dirty dishes in the cabinet, window sills were very dirty and dust on just about everything. The hot tub was absolutely disgusting with green/yellowish water, a gross ring all around the sides and water smelled like mildew as well. We called the provided number and they said they would take care of the tub immediately. Well 4 days later and 6 more phone calls no one showed up to clean the hot tub. Needless to say I don't really think they care much for their customers after your check-in. First and last time we will use Cabin USA. read more

I stayed with them this past weekend. Upon arriving I realized the included wifi had no service on any of our devices. I ignored it and went out to get dinner. After getting back to the cabin we wanted to get into the hot tub. We changed and came out only to realize the hot tub had no power and was about 65 degrees. I emailed the company and explained these 2 issues. The next morning at 10am they said they opened a ticket for these. Around 1pm I called to check the status (since a hot tub takes a while to warm up) after waiting on hold for 10minutes it shifted me to a voicemail box. I left a message. Having heard nothing I called back 2 more times throughout the day again no answer and voicemail box. I never heard another thing from the company at any point. The issues were never fixed. The company never apologized. Companies like this wonder why people book with expedia, priceline etc. This is why. Because when the company won't take your calls or fix an obvious issue you have 0 things you can do about it to fix it. I highly suggest not dealing with this company. read more

We booked "Out On A Limb," as my children wanted to experience treehouse living. We loved the little treehouse, but it's just that - little. The treehouse does flex and away in the breeze. We had one day of our stay that had bad storms and the area had flash flooding and rockslides. We stayed in the cabin all day watching movies and hot tubbing. It was a little scary during some of the severe weather, but we were safe. When you walk up and down the stairs and use the washer and dryer it also shakes. There is not a dining table, just a bar edge at the counter with stools. Just FYI for those with younger kids. They also need to add rocking chairs outside. That would have put it at 5 stars for me. The pool is right close by and great fun and very relaxing. The neighborhood is quiet. Even with the pool that close we had no noise issues. The cabin is just a mile from the strip in Pigeon Forge and the Publix grocery store. It's centrally located between both sides of the National Park. We loved our visit! read more

Terrible. To start with, this company charges a cleaning fee when you rent from them. They do not clean these cabins much at all. Cabin was not very clean when we got there. That cleaning fee should not be so high for how little they clean. The cabin itself is very cute and could be such a wonderful place with some TLC and proper maintenance and cleaning. I understand the cabin is in the woods and there will be insects. But there needs to be some kind of regular insect control done. Bugs were everywhere, both dead and alive in the cabin. Almost everything was run down and not kept up on. One of our toilets had a seat that was hanging on with a wire tie. The hot tub barely worked, the refrigerator does not stay cold, the freezer does not freeze any longer, the jet bath tub advertised does not work anymore. The table on the outside deck is about to collapse, the TV and DVD player do not work, the lighting was terrible in the cabin, half the lamps either did not have light bulbs or they were burnt out, the outside lights were all burnt out and it was very hard to see to get in the cabin at night with no outside lighting. The oven display did not work so you cannot tell what temperature you are cooking at. Most of the cookware was shot. Spiderwebs were everywhere, the cleaning crew should be knocking those down. Dust was everywhere, including all over cabin walls. One of the nights we come back to our cabin and the door code would now work. We were locked out of the cabin for about an hour. We called the Cabins USA number and could not reach anyone initially. We left a message and they did call back and let us know the code was changed. They were not sure why it was changed. How on earth is it ok to change the door code when we are still renting the cabin from them and we cannot get in and they don't even tell us it was changed?! They did not even offer an apology for this. When we got to our cabin and discovered the fridge did not work and the TV did not work and the outdoor lighting did not work, we called maintenance. We had to leave a message. No one ever called us back. I had to call a few days later and follow up for service. They did replace the light bulbs outdoors but showed up at 9:10pm at night and scared us. For the amount of money we paid this is a disgrace. Very disappointed in how poorly maintained this cabin is. I cannot recommend this company at all. Beware. read more
