Worst place ever. Hot tub was all ice on arrival. When  we asked about it we were told it was cleaned prior to our arrival. How do you clean solid ice?!?! Wouldnt refund money and didnt seem to care. Do not do business with Cabins USA. We wanted to stay another evening in Pigeon Forge, so I booked 1 night with Cabins USA. The stated rate for the cabin was $159. After the fees etc the total came to over $400 (must have missed the fine print somewhere). While in the cabin they did not have wifi info posted. We lost power, which included power to the water pump so we had no power or water. When I asked Cabins USA if it seemed at all fair that I was charged $400 for one night in a cabin advertised at $159 with no power or water, they simply said that those things were out of their control. We stayed at Above the Smokies, a five bedroom cabin on Blue Tick Way. A curvy road to get there but well worth the drive. Kitchen was well stocked. Decorated with a Christmas tree. Maintenance answered calls right away and corrected everything right away. We loved our stay and highly recommend this cabin for a large group. We had eleven people and the cabin will sleep 14. My cabin rental known as a little bit of Heaven. Little bit of Heaven was a whole lot of awful. Lights so dim (to save the owner money) I had to have my family stand over me with a flashlight while I cooked. The kitchen chairs were falling apart at the legs and arms causing me to almost fall in The floor twice. Being partially handicapped with spinal and back issues, that's a horrible thing for me. The refrigerator had dents on the door, rust on the freezer shelf, and cracks on the base of the freezer. The owners had a lock on the thermostat (also to save themselves money) to control how they feel your temperature should be. Me being on oxygen and asthmatic, warm conditions make it hard to breathe. If you go in hot weather be prepared to sweat, especially upstairs which has no bedroom door so you can be seen on the toilet if you don't slide the bathroom door shut. The toilets were so hard and cold it took me 2 days to realize I was not actually sitting on the bowl, plus they are so low to the ground, they are better suited for toddlers as opposed to adults. Older people or those with bad hips and knees should be aware of that. Horribly damaged floor at the upstairs shower, I kept falling, but thought it was just me since I loose balance frequently until I moved the bath mat to see the floor both sinking in, and bowing up. The chair and ottoman upstairs looked like it has never been cleaned, the amount of black filth was horrid. The dishwasher leaked on night 3 running to the downstairs bedroom into the light fixtures , and my other guests travel bag of stuff. The next 2 days in vacation were spent washing dishes by hand. I took pictures of everything and presented them to cabins USA in the end, I had issues every single day I had to call about. That was the worst place I have ever stayed in. At over 1 thousand dollars and a 4 star rating according to the site, I got 1 star travel lodge style accommodations. It was so bad cabins USA refunded me 350.00 and a voucher for a free night. This was not nearly enough for the nightmare, but they have a business to run and have to make money, I respect that and what they did give me, what I can't respect is them not posting this same review to their website on that particular cabin. I go to the Pigeon Forge / Gatlinburg area several times a year. I have always found the accommodations to be adequate and comfortable. My family (about 15 of us) rented a cabin, the "Smokey Mountain Lodge", from Cabin USA from December 22nd to December 26th. The staff at Cabin USA dropped the ball from the moment we arrived. The directions they gave us to get to the cabin were so wrong that you would have to assume that it was for another property. Fortunately it had the correct address, so we eventually realized that we had to just put it into our phone navigation apps to get us to the cabin. The first thing we noticed was that there were bugs everywhere. Mostly lady bugs and stink bugs. One of the upstairs rooms had the majority of the lady bugs. We figured there had to be a nest close to that room, but we were unable to locate it. The bedrooms in the downstairs area did not have adequate heat. We requested that someone come out to check it for us after the first night. They ended up giving us one portable heater, which stopped working, so the next day they removed the broken heater gave us 2 more, one for each bedroom downstairs. We noticed that the refrigerator was not keeping the food cool. When the maintenance team came out they said that the shelves were not in the correct locations, which prevented the door from closing completely. Other than the frig not cooling their was a broken produce drawer and an additional (not being used) refrigerator shelf in the cabinets. Their was one broken cabinet shelf and the handle on one of the skillets broke our second day there. When we arrived the dishes in the cabinets were unorganized and not in the best condition. The oven in the stove did not work properly. It took anywhere from 30 to 45 minutes to preheat to 350 degrees and it appeared that the element on the bottom of the stove was not working at all. The linen for the beds looked very dingy, I'm fairly positive that they are not changing them in between renters and several of the mattresses had dead bug debris on them. I'm sure that I will continue spending time in the Pigeon Forge / Gatlinburg area, but I will never rent from Cabins USA again. read more

Smoky Mountain Lodge, 07/26-07/30/2020; family vacation of 15; ages ranged from 5 to 59. For the most part, we enjoyed our stay; 1st time staying in a cabin. Pics on website are undoubtedly dated from when cabin was brand new! PROS: Enough bedrooms to accommodate everyone; convenient & short drive to main street, entertainment, restaurants & attractions. The kitchen/dining/living rooms are open & spacious for cooking, eating & entertaining. Hot tub was working. CONS: Cabin next to us is very close (10-15 yards); so if you want privacy, be aware. Parking lot is shared with cabin next to us. We had 4 SUVs & they had 1 SUV; enough parking space. However, there was a huge, deep pothole in the middle of the parking lot in front of our cabin. This needs to be filled in to avoid a sprained ankle or broken leg! It has been there a while. The couches/beds/comforters/shams/rugs are the same ones pictured on the website; very worn. The leather couch next to the dining table is torn across the top; we had to put the stuffing back inside. The floors are not shiny like the pics show; they are dull & sticky. There was no broom or mop available for our use; we had to purchase a broom. The outside trash bins were full after 1 day; trash was never picked up our entire stay. We had to put trash on top the cage. The bottom level rooms were extremely cold. The 2nd level bedrooms were comfortable once the thermostat was adjusted, however this made the top level bedrooms very hot; we had to purchase fans for those 2 bedrooms. The mattresses were worn, dipped & squeaky; the sheets were thin & threadbare; our sheets had 2 slits from the thinness. There were cobwebs in every corner, but no spiders or bugs! There was a broken dining chair propped up against the wall next to the refrigerator...of course 1 of our children naturally sat in it & fell on the floor! That's when we saw the broken leg with the cross piece that attaches to the opposite legs. I cannot understand why this broken chair would be left like that!?! Someone could easily have been hurt! The dishwasher had dirty dishes left in it. The icemaker did not work to full capacity! The dining table was long & practical for our group. It could use a good cleaning as there are glue, glitter, & paper dried to the surface. The chairs do not match like the website photos depict; there are several that have replaced the originals & the seats are high making one have to bend over to eat; not comfortable or feasible with kids or even adults. Even though these negative issues have been pointed out, we did improvise & as a whole, our family did enjoy our stay. I think USA Cabins should periodically inspect the inside & outside of these cabins and pay attention to the comments made in the reviews. I think they need to update the bedding & furniture issues, & do a deep cleaning of the cabins. We did have to put all the towels next to the washer before leaving. I stripped the sheets from our bed & left them on our bed; not sure if that was required, but I wanted them to notice the slits. I'm not sure what the cleaning staff do once a group leaves the cabin, but from what we saw upon arrival, it can't be too detailed. We will definitely return to TN one day but will be more careful in choosing a cabin rentals & paying closer attention to reviews. read more

Would give this company a thousand negative stars if I could. So, so many issues. Booked with them in December 2021 and was notified a month before our July 2022 vacation that the owners sold our cabin. They said they would split our stay between two cabins. We didn't have a problem with that even though we had chosen the other cabin specifically for the location. Two days before we were to check out of the first cabin we received a call that the second cabin had bats so we couldn't go there. They offered to stay another night in our current cabin and split the rest of the stay between TWO more cabins. We had to check out of our cabin at 12n and were told that we would be made a priority and our next cabin would be cleaned first and we would receive a call from a supervisor letting us know we can check-in way before 4pm. We loaded all 10 of us and including newly bought coolers and ice to hold our cold foods that we had to maintain in the July heat, into the cars to wait it out. We never received a call. I called them after 3pm to check on the cabin and the person on the phone had absolutely not one clue what I was talking about. We were not made a priority at ALL. The very next day we had to do the same thing over again while we switched to another cabin. I tried to be proactive and call them at 9a and explain that they had not contacted me as they had said and I didn't want to be displaced for hours again as the packing, unpacking, loading, unloading, dealing with cold foods, trying to be at softball games (the reason we were in the area) and trying to enjoy my time was very taxing. I was told that they have no control over what the cleaners do and can't guarantee that they would make me a priority. This completely contradicts what the rep had told me the day before. I wanted to be assured that my last day on vacation would be stress free as Cabins USA had made the previous day absolutely miserable for our entire family. They could not assure me I would get to check in any earlier (as previously promised). I was told I would be notified when they were notified and that was the best they could do. I was told a reservation manager would be calling me that day. No one ever did. When the rep called to tell me the cabin was ready, I had asked for the head of the office to contact me. I was assured he would. Still haven't heard anything. The rep I talked to "Savannah" said to me- "yeah I would be mad, probably more mad if I was in your position". I PAID this company for a service that they didn't provide and NO ONE will offer me a solution. I will be pursuing this further including filing a complaint with the BBB and potential legal action. You should be ashamed of the way you treated my family. People left early because their health can't handle the 100+ temps and they need to be in a comfortable environment. At least "man-up" and call and talk to me. Unfortunately, this kind of poor customer service is becoming the norm instead of the exception read more

We rented a cabin called BREATHTAKER. 5 bed/ 5 bath. This cabin has absolutely breathtaking views just as stated, however it also has some serious issues that need to be addressed. There is so much water damage on the floors and ceilings and walls it really ruins the decor. Also when we go away on vacation we like to have better things than we have at home. The shower was so small you had your nose pressed against the wall while getting washed. That's totally not what we expected. The kitchen stove needs to be thrown out it is so old and dirty it's disgusting. The fire pit was wonderful. We made Smore's and gathered around the fire each night. The theater room was fantastic. We absolutely loved our time watching Christmas movies. The kids had a great time playing pool and video games. On the downside we chose this cabin because of its secluded location. Unbeknownst to us there is a wedding venue right smack next-door. Their music was blaring most of the night. I would have to say the absolute worst thing however was the road up to the cabin. There is no denying how frightening it really is. It gave several of us anxiety not wanting to leave the cabin the entire time we were there because we would have to travel that road. I realize to enjoy beautiful mountain views you must go higher up in to the mountains, but never again. Also bears made their appearance daily, which put a damper on us going outside and enjoying the woods. We aren't new to cabin renting. We do it once a year. There were a few things that this cabin was lacking although they are minor things they make a big difference. No toiletries, no dish soap, no first aid kit (we needed it), no oven mitts, main fireplace needed to be manually messed with to get it working every time (gas, should just be a switch) TVs with no remotes, and no directions. I would like to make it clear that this cabin is absolutely beautiful, and so are the views, however there are things that need to be repaired for this cabin to be a five star. Lady bugs are in the house everywhere. On your pillow in the bathroom the couches the kitchen. I know that's not the cabin's fault, but somewhere they must be getting in, very poor home maintenance. Also we noticed several cameras outside the home, that kind of felt like an invasion of my privacy. But to each his own. I feel with proper care, this cabin can be awesome! Cabin Name: Morning Star My wife and I after seeing the reviews on Cabins USA site were excited about staying at this cabin. We normally stay in cabins at a resort in Wears Valley. The cabin itself is a great design. Open space and plenty of room, but their pictures and video don't tell the current truth of the condition of this cabin. The material on the couch downstairs is peeling off. There is a large section on the back of the right top side of the couch that is almost completely peeled off. We had to cover it up. The downstairs toilet rocks back and forth when you use it. I was a plumber at one time and it is a simple fix with wedges and tightening it down. The bottom of the tub has some noticeable grungy looking areas that a good cleaning with a Mr. Clean magic pad would probably fix. There is a very nasty looking toilet brush sitting next to the toilet. I don't understand why you want this nasty looking brush sitting out when you could easily buy a new one for a few bucks. The shower current was a very cheap lightweight plastic curtain that would continually blow up against you in the shower leaving you fighting off the shower curtain the whole time. A heavy duty one may cost all of $20 and your problem would be solved. Upstairs the carpet was the worst. Stains everywhere, including several large nasty stains. Does not give you the feeling this is a clean well cared for cabin. The upstairs couch sinks down when you sit on it. The downstairs bed in the master is either dated or cheap. It sags in the middle on both sides. All these issues reveal to us a cabin that is not very well maintained. The final night of our stay on Friday night, to no fault of the owners, the neighbors to the east showed up. At first I was concerned when we began to hear them fighting verbally outside, which began around 11 pm and lasted on and off until around 2 am. After hearing them for a while it seemed they were arguing with a teenage daughter. This would go from inside to outside, easily heard when they were outside. The cabin was not a rental so they may be the owners. If you are looking for a secluded cabin these cabins are very close together and if you have bad neighbors that can be a problem. Not what we were expecting. We will most likely be going back to our preferred cabin in Wears Valley. Sad to say this is a great location and very nice resort, but not a cabin we will stay in again. read more

We stayed at a bears view cabin last weekend. The cabin itself was clean and in mostly good repair. The location was a S.O.B to get to in the dark in the rain. It seems they should put some advanced warning on some cabins that may be more difficult to reach in some vehicles and in some conditions. The thing that I really disliked was that it was before Halloween but the place was totally decked out for Christmas! I feel like thats a bit much and for other people who don't celebrate Christmas, a few decorations might be ok but a full fledged and fully decorated Christmas tree... In October. The hot tub was kind of "frothy" which grossed me out a bit. Last year we stayed in a different cabin that My family and I utterly did not want to leave! read more

We just stayed at the 3 Little Bears cabin. Things appeared to be nice when you first walked in, but as the weekend went along we just find finding things throughout the home that were unclean, not stocked, and just not well cared for overall. There were no trash bags and there was trash left in the outside cans from previous renters. There were fruit loops under the couch and a Q-Tip under the main level bed. The house was not well cleaned overall. The back deck by the hot tub is very dirty. There is no way to stop the alarms from going off each time you open either set of patio doors. We were just not pleased with the overall care and cleanliness of the cabin. read more

I have rented the cabin "Just Breathtaking" atop a mountain between Pigeon Forge and Gatlinburg twice now. This cabin is spectacular. The view of the Smoky Mountains from atop one is second to none. The location is secluded to the point where it is a trek of uphill and curvy mountain hugging roads but once you get there it is worth every turn. The cabin had all the typical ammenities you'd expect, a jacuzzi, a hot tub on the deck overlooking the mountains, a fireplace, billiard room, full kitchen...it's a place I wish I lived. Cabins USA was very helpful and prompt with everything. I made the reservations onine so all that was required was stop by the office, pick up the key and go. I will definitley be a repeat customer in the future. read more

My husband and I rented a cabin through Cabins USA this week. We arrived on Sunday afternoon and after checking in we went straight to check out the cabin. Upon walking into the cabin there was a terrible musky/mold smell. We went ahead and brought all of our stuff in hoping it would get better...unfortunately it got worse... the cabin was filthy! Trash in the sink drain, crumbs on the kitchen counters, the trash can lid was covered in some kind of dried liquid, the living room couch had white particles all over the top of the cushion (looked similar to dandruff), the loft bedroom had a jacuzzi in it and one of the handles was broken off, the jets wete dirty, the bathroom toilet looked as if it hadn't been cleaned in months, the return vent in the living room was completely covered in dust. Back t the mold smell.. we were in this cabin for less than an hour and due to the mold smell my husband and I were both coughing excessively and feeling sick. We walked around the outside of the cabin and the crawl space door was open, my husband looked in there and no surprise..there was mold. we immediately called Cabins USA and told them we were standing outside the cabin because the smell was so bad it was making us sick. I was told they would put a work order in but no guarantee on how quickly the maintenance guy could get out there.. we decided to load our stuff up and just go on back to Cabins USA cause I did not drive all the way here to stand outside a cabin for hours... we talked to the lady st the front desk and was told they could move us to a vacation home in Gatlinburg but we would have to pay the upgrade..ok first off this was not my fault that we could not stay in the cabin we originally paid for and also we wanted to stay in Pigeon forge, not Gatlinburg... I was told she could not give us a refund and that a manager would call me.. we sat outside in their parking lot and 30 mins later I get a call from the on call manager. I'm told by her that the maintenance man did not "find" anything. I told her that I did not ask for him to go "find" anything! I told them there was a problem as it was making my husband and I sick! she then told me she would have to get approval from the GM to give me a refund..keep in mind it's alreay 6:30 at this point and trying to find somewhere else to stay for a week on a Sunday night was not going to be easy.. we continued to wait to speak to the gm who finally gave us a call. She gave us a refund of what we paid upon arrival but said she would have to get approva from her manager to give me my deposit back. I told her to please have that manager give me a call Monday. She said yes ofcourse. Welp, here it is Friday and I have yet to hear from Cabins USA. I have a lot of family that has stayed with Cabins USA and I have already told all of them to never use this company ever again.. I will never use them again and I will certainly tell everybody I know to never rent a cabin from them. And also I'll add that I had to stop at the Walgreens twice this week to get meds for my husband and I due to the mold... if you are looking to have a good relaxing vacation then this is not the place to rent a cabin from.. Update: they responded to my review on google and said their management had took all steps to rectify this problem with me.. this is not true as I was told by Shannon that I would be receiving a call from the manager above her to have my deposit refunded to me.These people are liars and have no customer service skills whatsoever. read more

Stayed at the property known as Tranquility. We stayed a total of 4 nights and the cabin was quite expensive for the shape it was in. The showers were covered in mold, the jacuzzi in the master bath had mold in the jets. It was simply disgusting. The mattresses were broke down on the sides, so it felt as if you were going to fall off of the bed. The screened in porch had ripped screens and spider/cob webs in every corner. The seat cushions were way to big for the chairs on porch. The table inside was quite large, but unfortunately there were only 2 chairs for it. We were looking forward to soak in the hot tub but unfortunately the water level was almost overflowing that and the uncleanness of the entire cabin made it quite unappealing. We found remnants of previous guests, glitter peniuses and boa feathers that were clearly missed by the cleaning crew but caught our eye just sitting on the porch. There was also an inefficient amount of toilet paper in the cabin. And finally, every toilet seat in the cabin was broken. Definitely would not recommend and most definitely would not stay there again. read more

The cabin itself was amazing and Cabins USA was amazing, as always! I see a lot of reviews on here stating that the drive to the cabin is rough, etc and that the cabin was not clean. We had zero issues with either! The road to the cabin is actually one of the more "tame" mountain roads we have traveled, and the cabin was very clean. The views were absolutely amazing. Our family thoroughly enjoyed the fire pit, grill and the hot tub. Our daughters (7 and 11) both loved the pool table and game table. The beds were comfortable and the decor was so well thought out. The cabin is very spacious and the skylights make it seem even more so. We did get a two little visitors while here.. we saw a flying squirrel and a small bear. The bear walked right up to our fire pit while we were roasting marshmallows! :)The only "downsides" were the following: the downstairs stayed quite a bit cooler than upstairs (but that is to be expected with a two story cabin or home) and I wish there had been a little more kitchen equipment (cooking utensils, basic seasonings, etc.). However, neither of these things were a deal breaker for us; just something to be aware of. Overall, we had an amazing getaway and will definitely be back! read more

If I could give this place a negative stars I would. These people suck and don't care about making sure their customers are taken care of. We paid a pricey amount(which was fine bc of it being a whole cabin) but when we got to our cabin after a long 10 hour drive there was greasy dirty dishes in the sink and the whole dishwasher was filled with dishes that smelled like they had been sitting for weeks. The fridge had a massive bowl of grease in it, I'm assuming the party before us grilled out. There were dirty towels and trash everywhere. Out on the screened in porch there were deflated balloons and party stuff all over. The grill was full of splattered grease and dirty utensils everywhere. The carpet in the hall and rooms felt sticky and disgusting to walk on. The upstairs shower didn't work properly and the shower curtain was full of mold. Blinds were broken, closet doors broken and off the hinges. The recliner chair was broken and forget trying to figure out the mess of cords to work the TV. Screened in porch had holes and tears all over. Overall we were very disappointed since the cabin looked nothing like what their pics showed. Cabins USA are absolutely impossible to get ahold of, we arrived a little after check in and having already done the express check we went straight to our cabin. Once we realized the cabin had not been cleaned we called and someone told us the cleaning people would be out sometime that night. Well after driving 10 hours the last thing we wanted was to sit and wait for cleaners to arrive. We ended up going to their office in Pigeon Forge and talked to someone who said they will have the manager call us but there was nothing they can do. We finally heard back saying the cleaning people were on their way and ended up getting in our cabin 4 1/2 hours after check in. I will never use this company again and was told by Lori Hall that she would work on some sort of refund and still have yet to hear from her. I have called and text a dozen times with no answer. This was a beautiful location, the house and it's appliances needed a little tlc. Other than that is was a great place for our family to enjoy our weeks vacation. The mountains are always beautiful. Our family was supposed to be going to Disney but hurricane Dorian changed that, so this was a last minute change. It was so nice to be able to get us all in one location. DO NOT STAY HERE!!!! There were BED BUGS in the amazing view cabin. I took pics of the blood smears and actual BUGS and they refused to see them. They supposedly sent Orkin out while we were out shopping and claimed that they found nothing. I was absolutely FURIOUS!! There was also roaches in the kitchen and dead roaches in the dishes. After leaving the cabin me and my boyfriend broke out in bites and went to the ER. They confirmed that they were indeed bed bug bites. I had to get a shot and take 21 pills. Absolutely terrible!!!! I recently used this company for a cabin rental. We booked several months in advance. I had absolutely no problem with them. I was skeptical from other reviews but I have no complaints. I had to call maintance the first day for a smoke alarm battery. They showed up a d changed the battery with no problem. We booked City view chalet. As mentioned it was incredibly high in the mountains. I would suggest making sure you are taking a bigger engine vehicle. We did have animals visit our cabin. This company is really easy to work with. We were unable to get back to our cabin because the road flooded. I called CabinUSA and they relocated us for the night at no additional cost. This was our family's 8th year to stay in a large cabin in the Pigeon Forge-Gatlinburg area. We always stay at 12-16 bedroom cabins because we all get together at Christmas time and our family is growing. This year we stayed at Vista Lodge, a 16 bedroom, 4 level cabin, with and indoor pool and all the other amenities. This was a new cabin and it was very nice and clean. We only had one problem which was repaired immediately. The half bath on the main level had a leak out of the toilet tank which had gone down to the bathroom below and there was water on the toilet in the bath off the bunk bedroom where the kids would be sleeping. This was repaired and cleaned but there was a persistent sour type smell around that area where the water had gone down the wall. This cabin is huge an you could only smell it if you were in this one location. I hope they take care of this soon. The kids loved the pool. The layout of this big cabin was the best we have had! When we first got there, there was blood on our second story balcony door step. There was blood on three of the bedsheets and on the couch mattress. When we left for a day we came back at night with the same second story balcony door wide open when i know for a fact i have closed and locked it. The bottom balcony also was unlocked. We lock all doors before leaving the house at all times so i know it was locked before we came. On the last night THE ELECTRICITY in only ONE bedroom completely shut off and would not turn on. We went to check the fuse box, which was open, and only one switch was turned off, but when we went to turn it on, none of the electricity returned. We called the office but never got a response. We were pretty uneasy the last night so we stayed up and just kept hearing things going on upstairs and downstairs. Very creepy place and TERRIBLE management. We also never got a response about the electricity so we just left. Also they delete their reviews on their website, so if you search google you'll find what's really up. read more

Yes, I think NOT!! Yes, they have some truly beautiful cabins, with gorgeous views and extra amenities. I NEVER made it to my awesome cabin and here is why... I was initially double charged for my deposit, instead of an apology I got several excuses as to why CabinsUSA was NOT responsible?!?! Then I got a phone call the next day saying that they were trying to run my card for the balance of my cabin! I could not have been more specific as to the fact that I DID NOT want them using my card again, for any reason and I was going to pay my balance IN CASH!. ( I had been assured that they didn't keep my card information, which is a lie) But it didn't stop there.... Yesterday, 3 days before we leave for Gatlinburg, I get a call. Surprise it is Cabins USA. Telling me that my cabin is having ,maintenance and it will not be ready in time! The Swimming Hole cabin was amazing. It was perfect for a family of 5 to spend a week in the Smoky Mountains. It was clean, had all the amenities we needed. The kids had a blast in the pool while the adults relaxed in the hot tub. Great views. The road is a little scary getting to the top of the mountain if you are not used to driving those types of roads but it was worth it. We will recommend to anyone who asks and would return. 8 Reasons why I WILL NOT stay with CABINS USA again! Don't get me wrong, I liked the Cabin,Enchanted Evenings; it was the SERVICE that killed it!! This was not my first time renting a cabin in the area but it was my first time staying with Cabins USA. 1- Hidden Fees you don't see when searching for cabins that show price savings if you book online. I get it, it's a Marking scam! You get suckered in while narrowing down which cabin you want. After all the time spent looking and searching there web site you've finally make up your mind and the one you've decided on was advertized as $89 plus "as stated" taxes and fees not included. OK, that's cool. But it went from $89 to $199.82 a night counting those taxes and fees! What? But you've already made up your mind even though you feel a little mislead. Here's the breakdown: $89 a Night X2 = $178.01 (Extra penny for good measure), $49 Accidental Damage Waiver (What is this, No Idea, I didn't wave anything?), Admin fees $59 (You got to get paid if you're going to charge somebody for services rendered, right!), $70 Cleaning fee, $43.63 Taxes. Grand total $399.64. OK, that's cool for a 3day/2 night get away for the wife and I. Still not a big deal for a 2 night stays in a Cabin (That was advertised at $89 a night). 2- Late Check-In: Here's the deal, the last thing you want to do is wait late to leave for your little vacation and even worse is WAITING around to check in. I get that and I also understand they got to make sure it's ready (Even though it shows it was open the day before). So either go kills some time after driving 6 + Hours or sit in the parking lot. The EARLIEST they will let you check in is 4PM, not 12 or 2pm like every other place you would stay! By the time you get in and relax you've lost the whole day. You can relax a little but by now it's about dinner time. Your first day is gone! No biggie, you know the drill, it's a Marking scam to burn your first day and once again you feel a little screwed. 3- Making it difficult to get information that should have been provided at Check-In, things as simple as the Wi-Fi Password! Why wasn't this posted in the Cabin? Why when I call the desk I get a voice message that says it's after working hours and to leave a message when I KNOW they are open till 8pm and it's around 5:15pm? After several attempts to talk to someone I finally called the 800 number for reservations and they were able to help me! 4- Hot Tub was not turned on! OK, so I can't check in till 4pm because the cleaners need time to prep the room, How about TURN ON THE HOT TUB! It took 3hrs to get WARM (Not Hot!) and it was 9pm before we could get in the thing! 5- Ceiling Fan had a Tap/Knock. OH MY GOD, I'm going to lose my mind and it's only the First night! The Ceiling Fan above the bed had a shake that made a solid Tap/knock noise every 1-2 seconds and constantly woke both of us up. Finally it woke me up so many times I just turned it off. East fix but DAMN! 6- Maintenance will NOT come fix or repair an issue in your cabin! I woke up first thing the next morning and all I wanted to do is sit in the Hot tub because that's why I book the Cabin in the first place, Tub for me and Jacuzzi bath for the wife. NOPE I can't get in because the Hot Tub Shorted out during the night and the water is ICE COLD. So I call Maintenance, it's not working hours yet but leave a message. OK then, Let's get dress and go find coffee. I called back an hour later around 830ish because nobody has returned my call yet. They answered and I explain the Hot Tub was flashing a code and the Ceiling Fan had a knock. I ask if she might have a time-line when the short in the hot tub would be addressed? She could only tell me that she'll dispatch her guys out first thing. SOOOOO let's kill more time and shop. Return just before lunch and nobody has come by. Wife and I find the breaker ourselves and managed to reset the tub but now it's going to take a few hours to warm up. Tired of waiting so we leave AGAIN. I did the "paper in the door" trick to see if anybody would come by while we were gone and Guess what, NOBODY CAME BY! I didn't get a chance to enjoy the hot tub till 7pm on my second day of my 2 Night Stay in the Cabin! 7- Safety and Security while in your Cabin. While you are inside the Cabin there is now way to defeat the keyless entry door from outside entry. There is no bar or chain to add an extra lock to keep anybody from walking in on you if they have the code or master key, you know, like Maintenance staff would have! While finally enjoying the hot tub I realized these guys could still walk in to do repairs while I'm doing my thing chilling. How do I secure the door while inside my cabin? There is no way to do it so I ended up using the dining room chair under the handle. At least that would force them to knock. 8- Cleaning Fees. You remember how much they charged for the cleaning fees? It was $70!! They want you to Take out trash, clean dishes,Set thermostat, etc. read more

We wrote a review for cabins usa after staying at "Mountain Laurel" in Gatlinburg in the middle of October. But, they must not have liked it, because it hasn't been posted to their website. I agree with another reviewer. Customer service is TERRIBLE. We got through to them once, then every other time we tried to call, they didn't pick up. Before we arrived, my husband had asked if they provide free firewood for our cabin (we had a wood burning fireplace). They said yes. Then when we arrived, they said no. Thanks. The washer and dryer were hooked up incorrectly, hot water was hooked up to cold, cold water was hooked up to hot. My husband ended up having to turn off the hot water and we washed all our clothes in cold. He had to fix the toilet so it was flushable. (Thank goodness he is handy) The dishwasher did not clean the dishes, it simply swirled the grease around. The dvd player in the living room was hooked up with the wrong cables, so we had to watch our movies in black and white. Haha, it is laughable. Wifi worked only one day, then we had no internet connection for another 7. The cabin description said you could enjoy the mountain views from your deck chairs or hot tub. There were NO mountain views. Just trees and garbage from the previous renters in the woods. The drive up to the cabin was awful, practically killed the clutch on our car. It was also one lane, and you could not see oncoming traffic. You just had to honk and hope nobody was coming. If someone was coming, don't know what you'd do, there was a drop off on either side of the road. The parking space was barely enough for our Volkswagen. It would NOT have fit an suv or truck. This cabin was a disappointment. Major changes need to be made. I don't recommend cabins usa. read more

The cabin was awesome. It was exactly as how it was described on the internet. It was very spacious and comfortable. When you rent just be prepared for several hundred dollars in fees. Like cleaning, pool service, etc. That can be a slight sticker shock when you see your final rental price when booking your cabin. But like I said the cabin was awesome! read more

So we all know what's going on with the COVID-19 pandemic and the restrictions that are starting to again be placed upon us due to the numbers rising all over the country. So rather than us spend a whole vacation just stuck in a cabin our whole trip we opted to cancel this trip instead. Due to policy we can't be refunded. Really!? You would think there'd be some exception to the policy since this is really beyond our control. They offered to cancel the reservation and then hold our deposit for 12 months to plan a better time to visit. That was after numerous emails requesting a refund. Who's to say that things won't be worse in the 12 months, plus if you can cancel the reservation for that option you can certainly cancel and refund our deposit. We will not book another cabin from these crooks. It says a lot when a company can't refund $486. They must be hurting pretty bad to take money from people in this way. May cost them more once my attorney is done with them. Update: Check out other reviews on Google. They have refunded people in the past for less ridiculous reasons. A pandemic supersedes your policy. Your governor has extended your state of emergency and the numbers of COVID cases in your county are rising. Our trip which is scheduled July 12 makes our cancellation request well before 30 days. The request was made several days ago. You are lying crooks and this all will get forwarded to an attorney. read more
