We stayed here on our trip up to NH and it's perfectly located five minutes up the hill from Santa's village. Overall, it's a great value and we would come back again. Hotel rooms and grounds are dated, some parts are run down, but clean. Nice breakfast buffet included with stay which was awesome for a family like ours with teenagers. Pool was clean but liner was definitely coming loose. Kids still had fun. If you're looking for five star this definitely isn't your place but if you're looking for a clean, good value stop, I'd definitely book here. read more

I will stay here again. The rooms were very clean and cozy. The first night we stayed it got dow. To -8. We had no idea it got that cold because our room was so nice and warm! Our stay included breakfast which is a plus during this time of year. The service was kind, polite, and helpful. We did not use the pool or fitness gym so I cannot comment on that. The only reason why I did 4 stars and not 5 is because of the tub. I am pregnant and really wanted to take a bath but the handing bar to get in and out was removed. There was no drain stopper to use to take a bath. It was a bummer for me but other than that things here were fine! $99 a night. I will come back read more

If you are looking for a place to stay while visiting Santa's Village, keep looking! Regardless of the location (less than 10 mins away) the place is disgusting we stayed this weekend at room 302, paid over $300/day. It was hard to breathe in the room because of heavy smell of cigarettes! I met a few families with the same complaints. We stay outside with my child until really late and left as soon as we woke up. All our clothes caught the cigarettes' smell overnight. Disgusting! A/C for our family was out of use because of old dust and grease on it (I'll add pictures). I asked for extra blanket so we can sleep with open window, and only got one, even though we had two beds... Lamps switchers are dirty and greasy too. The place is awful. They need to change all their beddings, curtains, deep clean A/C, and carpets to get this place somewhat decent for stay. read more

Recently spent a weekend up here. Preface this review with the fact that this was one of the cheapest, available, hotels in the area. During the week, do not expect to have any cooked food for the continental breakfast. On the weekends there were (terrible) sausage, bacons and eggs available-but not during the week. Pool changing rooms are filthy. Saunas are broken. Hot tub broken. We found a pocket knife in our room against the base of the bed. read more

I would never recomend this place it was dirty the air didnt work, they didnt touch our room for five days we had to ask for towels everyday. The prices are good. The portions are good. The open faced turkey sandwich was fresh. The mashed potatoes are home made and fresh. The whiskey gravy was pretty average so I wouldnt bother trying that. Nothing fancy here just down home cooking. Worth a try. read more

From the smell of cigarettes in the room to the stink of workers bar b q'ing in the parking lot to the baby sized toilets to the mold and mildew on the shower head this place sucks. The pillows and bedding are adequate. And no bed bugs, so there's a plus. I give 2 stars due to the Bedding and the friendliness of the staff. read more

This hotel was ok. Room was smoke free but smelt of stale smoke as soon as we openned the door. The 1st floor smelt like cat piss... yes..gross. that's one smell you know if you have cats. Awesome view and cute play area outside for kids. Super close to santas village which was great. Room didnt feel clean. My hubby said he was itchy all night. Yuck...customer service super crappy. My family and I stayed in the main building for two nights. Check in and check out were easy, and we stayed here because they had breakfast included. PROS: Close proximity to Santa's Village. Breakfast options weren't horrible, had yogurt/waffles/toast/bagels/sausage&egg patties for sandwiches/juices/cereal. Beds were clean (well, looked clean) and comfortable, staff was very nice. Views of the mountains were amazing! My son loved playing at the little playground they had. Plenty of parking in the back of the building. CONS: Carpet was sticky in our room (ending up wearing shoes the whole time we were there), crumbs and dust on the coffee maker tray, bathroom light was very very dim, the toilet was very dated so not sure if it was dirty or just stained, stray hairs still in the tub, very little water pressure/crusty looking shower head, breakfast area was very dated/carpet was coming up at the enterance (I stumbled on it upon entering). GO SOMEWHERE ELSE. My cousin Beth recently visited this "resort" only to find the service was beyond terrible. While vacationing with two special needs youngsters, Beth's toilet backed up just at the moment one of the kids "needed to go." Upon calling the front desk she was told, go down and talk with housekeeping, they can give you a plunger. Not "we'll take care of it" or even "we'll have someone right up with a plunger" -- No it was: You go chase someone down and plunge out the toilet because we're too lazy to take care of our guests. How lazy? After talking to one housekeeper who couldn't speak English pointing Beth to another room, where someone eventually provided her with a plunger but offered no help, Beth just happened to notice the front desk clerk sitting, doing nothing, ear buds in place with no other guests around. Now that's what I call customer service at its finest!!!!!! So there you have it. A paying guest, on the road with two little ones and a nonworking toilet being offered no help by a "resort" that has no idea what customer service is or should be. Granted the Cabot isn't a 5-star luxury resort, but asking that plumbing be in working order or at least properly handled by staff in the event of a problem really doesn't seem like an unreasonable request. To summarize: Stay away and don't give these people your hard-earned money. The hospitality industry is built on "hospitality" which means taking care of guests. Perhaps Cabot Motor Inn should change its name to DIY Because We Don't Care Inn and provide potential guest with a little truth in advertising. read more

I gave them one star only because of the beautiful scenery behind the nice hotel! My husband and I are travel nurses and our company is paying good money for us to stay here. The room we are in smells horrible, the small stove top does not work, no microwave like promised, mold on window sills, curtain and blind filthy, no coffee maker, small holes in walls, doors and walls filthy. Carpet has cigarette burns (non smoking room,right), air conditioning wall unit coming out of wall and best of all a quarter role of toilet paper only! The so called amenities that we can enjoy are across the street in the nice building. We have pets so they put us in the old run down row rooms across the street. On top of the horrible accommodations we have to pay them $200 a month to have our cat and dog here. What could they ruin in this slum? There are two other hotels in Lancaster pick one of those! read more

Checked in and the bathroom wreaked of urine. When I asked for it to be cleaned, they took a long while then went in and told me it didn't smell. When I insisted that it did (it REALLY did), they offered to spray air freshener. I explained that I want a clean bathroom not to cover up the smell, and then they got really testy. I let them do their cursory cleaning, which did nothing for the smell and decided to live with it so I could enjoy my vacation. Later, we found a piece of a painted fingernail on one of the "clean" towels. The staff acted like disgruntled teenagers and whispered about us in a foreign language. Smelt-first room we checked into smelled like someone smoked 2 packs before we got there. That mixed w a moldy smell-nasty. Sorry I know you get what you pay for and we went for cheap (bc let's face it Santa's village and all attractions are not) but this was so gross. Beds were so hard that 2 days later my back is killing me! Queen size bed which was big enough w only 3 pilowas. Not even sure if we got qualifies as a pillow? Bathroom just smelled bad even from first opening the door. Bfast-some Sage choices: cereal, yogurt, bread/bagel/s muffins. Waffle maker was fine. Eggs were the oval ones you just reheat and sausage was not recognizable in taste. Looked like it-but didn't taste like it. Coffee was fine but not refilled often. If you want iced coffee, bring a cup of ice from your room to make one. I asked for ice and was told it was around the corner in the ice vending area. Pool-someone call BOH on these people. Mold all over the white pipes. Stained yellow Stairs. Nasty. Tough to tell kids 9 and 10-no yoj cant swim, but we had to After a few minutes looking around. FRIGID pool and a hot tub that only 2 jets worked. 5 person limit so if more fhan 2 guests in at a time-you weren't getting in. Once you did get in, the water was so low unless you laid Flat across, you weren't getting any hot water. Or should I saw warm? Place was so so so steamy, I thought there was a sauna-but nope just gross and uncomfortable to sit in. WiFi-non existent. Had to use it for work, even on vacation. So this was a necessity not a luxury. Would love nothing more than to have an unplugged vacation, but needed it. We were downstairs and no WiFi even picked up. Moved to the lobby and there was some. We changed rooms and it was better but still dropped off. Normally you wouldn't mind-but this place Iabsled a business center!!! The manager showed me An app on his phone w the current speeds and told me it was my device. Ummm ok but no. This room did smell Better so make sure you ask for a room on 2nd floor. Also-ask for main building when booking. While at the front desk another family checked in -w 2 small kids-and were placed across the street. The staff said "when you don't book through us, and use a "website like booking or Expedia or something like that" you don't get to chose. This on the heels of them changing my room (using the same site they did). It is crystal clear they want to do the bear minimum to say they are in compliance with things. Gym was decent-plenty of choices. All outdoor equipment but let's face it-a treadmill is a treadmill. Tv in the room w no ability to change it so that was annoying. Backyard: like w all places NH-bring the bug spray. Playground was tiny but cute and really Could use a bench for parents to sit while kids play. Yes plenty of grass but I'm good w sitting around bugs and ticks. There was a gazebo that had seating but not in view of the kids. Management was not helpful. When we realized no WiFi, I asked to leave since it had been less than an hour. They were comoletely sold out so not like people wouldn't be coming. Best they could do was switch room. So bribing up anything to them would have been pointless. When you have an answer for everything and are on the defense-shows very little ability to actually resolve the issue. My fault for not looking at reviews. Never again! Booking.com Should really evaluate if they want to keep them as a partner. I know I won't be using that site anymore. read more

This inn is nicer than I expected. We stayed 2 nights with 2 young kids. The rooms in the main building were exceptionally clean. The staff are very nice and accommodating. A few cons are the restaurant is overpriced and have a cash only policy. The indoor pool is not what we expected from the pictures. It's very cold and dark at night, but the kids didn't care. The continental breakfast was nice very generic. Overall I would stay here again. The location to Santa's village is excellent and that outweighs any cons that we found. Let me start by saying this place is a hole in the wall the rooms are okay but are missing a lot! A few of the staff members are nice but management is as unhelpful as it gets. The only real reason to stay here is because it's right off the trails and a good location other than that I would have gone anywhere else. The place is so cheap they use temporary shades as a divider in the breakfast area. You really do get what you pay for here and that's not a good thing. read more

Cons: Mattress was "meh" - if you sleep on your back (like I do) and don't move you can get by. If you shift to your side you'll feel the thinness of the mattress and the coils (not that they protrude, but with thin mattress padding you just feel the coils). I have NEVER needed to write a bad review on yelp until today. This was my almost two year old first visit to santas village and we booked this hotel months ago noting we wanted a mountain view. We lugged all our belongings in including my toddler and all of his stuff just to point us across the street. Before even loading our car back up I asked if anything was open in this building seeing how we were already inside and there were only two other cars in the entire parking lot. She rudely said "no we are completely booked" The room stunk and was freezing, the only thing there was a SPACE HEATER! WITH A TODDLER IN THE ROOM?! HOW IS THIS SAFE AND HOW HAS THIS NOT BEEN NOTIFIED TO ANYONE?! This is so close to santas village I can't see my toddler being the only one they shoved across the street with a space heater. If they can't afford heat how could they afford my kid getting burnt????! So unsafe I am still hours later enraged about it and without a doubt will be talking to whoever I have to talk to about this! Oh and after going back downstairs saying I wasn't staying there she then magically had a room in that building to give me! I stood there while her and her unprofessional manager TEXTED each other about my refund and when I asked her if she could just call him she told me he only texts with her. Oh okay. Pros: great location( close to local restaurants and grocery store, 6 min away from Santa's village, fairly close to Mount Washington train tour about 40 min), great views, had playground for kids, game room, pool and fitness center( very outdated, but still works) Cons: the place itself is very outdated, especially bathroom looked like from the 80's, no water pressure, rusted shower head. Room was fairly clean, found some crumbs and chips here and there,but not spotless. -Breakfast was horrible, we tried it on the first day, never came back, no diary-free options or fruits, and pretty much everything was sugar loaded, it was free though. - understaffed, front-desk person( only one) does everything: including check-ins, phone, vacuuming, bringing extra towels and bedding, setting up breakfast and etc. -I also wouldn't go into a hot tub, looked very dirty, pool was alright, my daughter loved it. - Also we had a room with pull-out couch, that we had to use, and it wasn't pre-made, we had to go get everything ourselves and make it, which I don't mind, but I worked in the hotels before, it has to be ready to go. - Box spring mattress was extremely uncomfortable, horrible and squeaky. - Also hated plastic everything, and NO recycling bins, it really broke my heart to put all the stuff that could have been recycled in a regular trash, which was a lot Overall hotel was mediocre, wouldn't stay there again, but it fit our needs for this trip. read more

Nice place only minutes from Santas village. 2 miles from VT border on rte 2. Hard area for wifi for sure. Room was decent had a stale smoke smell at first even though it's non smoking. Large pool but it was ice cold to me. Needs to be heated. Massive full gym. I don't think I have ever seen one that well equipped in a hotel. Breakfast is good and don't mistake the eggs for mini pancakes like I did ha. Not much for restaurants in the area. Small town. Shower was a bit on the weak side. *Love this place, stay every year.* I typed this introduction, just as we checked in, before seeing our room, the pool or attempting to get something to eat at the restaurant. Attempted, as in we waited 40 minutes to get a seat in an otherwise empty restaurant. Very saddening stay. This place always served as a major piece of enjoyment in our annual Jefferson trips, but this year it was horrible. The pool was as cloudy as a mountain morning and greener than....I don't know, it was just horribly green and cloudy. The hot tub was not hot. Actually, the hot tub was half full (or empty depending upon how you look at it), freezing cold and sporting a yellow film around the edges. On a side note, there was a mom there who let her 10 or 11 year old sit in the filthy hot tub....nas-tee. But I digress... Rooms weren't filthy, just really outdated and unkempt. We attempted to have dinner at the restaurant which was about half full with patrons. having 10 in our party we asked that 2 tables be pushed together for us. "Sure" we were assured, they just needed to clear them off and push....no longer than 5 minutes. Well, 15 minutes later we ask again, "yup...just a second". 30 minutes now....."oh yes, here we go 1 second". At the 40 minute mark we were out. Off to Scorpio's pizza for dinner. Breakfast the next morning we wanted to give the place the benefit of the doubt. Planning ahead we called down so our tables would be ready. *they were*. I wish they hadn't been. the service was horrible.....place was empty and it took us over an hour to get our food. Probably a blessing because the food was disgusting. Pancakes burned past recognition (2 orders). The 1 order of pancakes that were not burned to a crisp, were alarmingly powdery. Pancakes are not supposed to be described as 'powdery'. needless to say we had to hit Dunkin Donuts for breakfast after this debacle. I really hate to write this because we really, really enjoyed this place for years and hate to see how it has fallen. We thought that maybe the economy has affected the owners, what with not as many people possibly being able to vacation and such. Who knows, stuff happens. So before complaining we did some research and found that the hotel is under new ownership (within the past month or so). Whatever the reason we heartbrakingly said so long to the Cabot Motor Inn for good....we won't be back. It's a shame......... read more

Booked a room the same week I stayed. No one told me the Resturant and pool were both closed. After a long hot day at Santa's Village, we were looking forward to dinner and a visit to the pool. On the way down to the pool we were stopped by the staff who only then told us both were closed. The room was big, enough for a couch, king size bed, desk, table and chairs, but the mattress was very uncomfortable. The end of my rope was reached when there was virtually no water pressure to support a shower. My wife packed our stuff and left in the middle of our vacation.... That's how bad this hotel is. 1/5: would not stay again. 1 star for apologetic staff member. read more

I really don't like to say anything bad about a place unless I know the circumstances. we book our rooms (2 rooms) in December for s trip to santa's village. We booked this place because it had a restaurant so we didn't have to drive someplace. The restaurant was closed, it has been closed since Feb 2013. They should of told us when we were booking. Their website shows that they have a restaurant. Straight to the point; lots of flys in the room- It was freezing cold in all the common ways. We found the restaurant in town that use to be in Cabot inn. They told me they been trying to get Cabot inn to take their restaurant of their website for over 10 months now. Lesson learned check yelp before doing anything. I am sitting in my room at the Cabot inn while I right this. I heard the new owners live in India and have relatives run the inn. I don't think we will return. The only heat in the dinning room for continental breakfast was a space heater. Several safety issues in the pool area- no handrails for the stairs, very dark. By chance we found the MoonBeam Cafe in town really good food. read more

Stayed here during a weekend touring the great north wood on motorcycles mainly because it boasted a hot tub....Unfortunately should have been a hot bucket..three story hotel and the hot tub fits four people terrible!! Next came dinner some what cozy small bar area was ok until the saturday night rock band started warming up. Room was way to small and they were way to loud. I love music but when it is so loud you cant even yell at the person next to you its just stupid. Food came out and really sucked so that made it worse. Rooms were actually rather nice but the music just reverberated through the walls so there was just no sleeping. I just want to say that this was the most disgusting "Inn" I have ever stayed at. From the moment we walked through the doors all we could smell was cigarette smoke ( which was very odd, seeing how this was a "SMOKE FREE" facility.) We checked in and went to our room which was across the street in a separate building from the main building that looked like a run down ghost town... Our room was on the second floor with no elevators and just a rickety stairway, once we got to our room which smelled awful, We turned on the lights to get a better idea of the room and we were flabbergasted. The amount of dirt/gunk/unknown substances on the walls, bedding, carpet, and curtains was terrifying! The bedding was musky and damp & the bathroom was so dirty that the shower had mold/rust and dirt in it! I went to the front desk across the street to ask for a vending machine for bottled water and was told that Coke does not deliver water anymore I was also told that was the only vending machine, and was told to go into the breakfast wing to get water from the juice machine. I was told not to worry about the cup on the table in the breakfast area, that it was there to catch the abundance of fruit flies swarming around the juice area and food... I then saw the swarm of fruit flies and left the room immediately. I was so disgusted I would never recommend this facility to anyone... We woke up the next morning and left as soon as we could... I took quite a few photos and I have been in touch with the facility requesting a refund for this awful stay but they basically told me tough cookie and hung up on me. I have since wrote to the facility, called and spoke to a manger and I got the same answers. This facility should be shut down for the amount of disturbing things we encountered during our stay! I will also be contacting the Better Business Bureau, The division of public health services in New Hampshire, & I have called their local newspaper and spoke to the editor. I will further share my complaint on all social media so that others do not have to encounter what we did. read more

Safety issues in the pool area with no rails in either the deep end or the shallow, two buckets of chemicals left out on the side and there were exposed wires near the stairs to get in/out (dont know if they were live or not.. Not that it matters). The continental breakfast was 'meh with expired jelly packets and running out of things. Although i was impressed with 2 ply toilet paper! we received no new towels/soap/shampoo the 2 times housekeeping came!? No hot water, as a result tore myself apart shaving because of goose-bumps..Food in the pub was bland, took forever to get waited on. There is a great view of the mountains out back, small playground, and it's close to santas villiage but would not recommend unless everyone else is full or its an emergency read more

Worst stay ever... very misleading info. We were booked into a room in an adjacent building. What they failed to mention was that it was on the other side of the main road with no crosswalks or sidewalks. We stayed specifically because of the indoor pool and playground that was advertised. It was not a safe road to cross, especially once the sun went down. There Also were No vending Machines or ice at our building, only in the main building. I asked to be moved into the main building and was met with attitude. We decided the next morning to drive over and use the pool prior to check out. There were no pool towels. I had to go request some from the front desk. The pool was nice. We decided to take showers in the locker rooms. I have added a picture of what the shower in the men's room looked like. there also was no toilet paper in the stall... I brought all this up while checking out and once again nothing but attitude. Very comfortable hotel convenient to many things in the area. Very friendly staff. I thought the bed might be too soft but turned out it was just right for a good night's sleep. The A/C kept the room cool and worked well even after I left the curtains open all day. The free breakfast is good, though get there early if you want any eggs or sausage. The hotel has the best-equipped fitness center of any hotel I've ever been to, including places that charge twice as much per night. First time I was able to get in a full workout while on the road. read more

Stay away from the overflow motor lodge across the street! It is old, not maintained, holes in the walls, mold, dust, filth everywhere, bathroom door didn't close. The main inn across the street is marginal, but much better than the motor lodge accommodations! To top it off the staff just tolerates its guests. Avoid this place! read more

i'm staying here now. I'm across the street in the "motel" that everyone else complains about in their reviews. Our room is very clean, and smells fine. It's a little "tired" in some respects, but for the money, I think we did fine. The pool is updated, sizable, and maintained. I have no complaints. I didn't give it a four or five star review because it's just a bit tired. It's not a four or five star hotel. In fact, it's a two star hotel, and I give it three because I'm pleasantly surprised. read more

Upon entering our room there was a piece of chicken hanging out on the floor. Which pretty much set the standard. Once we entered the room it appeared decent until you looked a little closer. Clearly the housekeeping is not up to par. There are smears and streaks of food and whatnot throughout the kitchenette. The utencil drawer consisted of plastic and some actual real silverware (which I had to wash before using) This room needs some tlc from housekeeping. The bathroom ceiling is covered in mold. The shower head is leaking out water that sprays straight to the ceiling, hence the mold. From around 9:15-11pm there was a hallway party going on outside my door...Kids running up & down the corridor that time of night, screaming, and playing while the parents sat in chairs in the hallway being equally as loud. Complained once, then twice. Somewhat quited down...the front desk girl did not really implement how rude and disrespectful they were being, she actually apologized to them for having to say you can't party in the hallway at 11pm @night while guests are trying to get sleep. For the money you pay to stay in a subpar clean 1 bed suite is definitely not worth it. Plus side so I don't completely sound like a negative Nancy, the views are breathtaking and it's really close to Santa's Village. Which my 3yo daughter loves:) read more
