John and his crew did a great job on our 100+ year old Edwardian. His quote was extremely reasonable for the quality of work done on the house. There were leaks in the stucco which caused our damage to our interior floors. We knew we needed some major work done. We contacted John and he came out immediately to assess the issue. He inspected and found that we had leaks due to several areas and gave us a quote. It was very reasonable, so we booked him right away and he was able to start 4 days later. Throughout the whole process, he was honest and kept the process moving quickly. We were surprised since a neighbor had their house redone also and it took months. He was also mindful of our area and chose a different type of scaffolding that would make it harder for vandals to climb. John helped us repair dryrot and stuccoed a portion of the house that was previously siding. He also put on a waterproof paper underneath to make sure there would be no water intrusion. All done in about a month! After these rainy couple of months, I am pleased to report that there are no leaks and we are extremely happy with the workmanship. Great teamwork and pride in a job well done! We approached John, the business owner and leader of the foremen, after we found water damage inside and a neighbor had recommended him. The scope of work was three sides of our single family home in San Francisco. We had wanted to add a rain screen, basically a layer behind the stucco for the water vapor to flow away and not sit and rot our house again, and John explained how he did it on another project and walked us clearly through some other choices we had to make related to this. We have a very tight side garden with a number of heirloom and scientifically interesting plants and despite low expectations of them surviving, the crew was careful with the scaffolding. John had one of his crew cleaning up for two days at the end and that attention to detail is what we loved about Caledonia Plastering. Another example of their high quality work was John explaining some issues with our windows and while not directly his problem, he guided us to how to make the windows water tight so the whole stucco and window system can keep out water. He also took the issues we uncovered after demolition (no sheathing, drywood termites, mold, and dryrot in various spots) in stride and was fair in pricing the fixes. We were doing an interior remodel of our 1950's Twin Peaks home when opening a wall found lots of water damage and broken stucco. Recognizing the urgency, he had his crew over the next day to stabilize the situation and give me options for how to proceed. Had some major leaking from the storm in Oct. Spoke to multiple contractors who kicked the can down the road and said talk to a roofer, talk to a painter, etc... In the end, we knew we needed to re-do our stucco, so we got a referral for John and reached out to him. Knowing that multiple things could be the cause of it, he worked with us to re-do our entire stucco and put the leaking to rest. I always say there are many ways to do things, but few ways to do them right. Unfortunately, it may work even if you do it wrong. I'm not a stucco expert, but after watching the team work and John's recommendation, I'm confident what they did was the right way to do it and this work will for a long long time, as I did not want to revisit this again. I tried to paint over my problems before, I tried to get a roofer who said it wasn't the roof. Now I know that it's resolved and John was responsive and easy to work with. John is top notch! After we had a horrendous 1980s disco-style wall to wall, floor to ceiling mirror removed, our poor old plaster wall looked like it has just survived a war. There were massive holes in it (through which you could see the guts of our 1908 building) and big spots of black tar-like glue that used to hold up the mirror. John came in and gave us a reasonable quote, was easy to work with, and knows his plaster!! He patched the wall and had to re-plaster most of it. We then had another person install wallpaper after John's job. That professional told me that whoever did the plaster work did a fantastic job as the wall was perfectly smooth and beautiful! I'm an owner builder and I have some extremely limited experience in construction. When I started looking for someone to stucco my home, it was pretty daunting. Everyone quoted me these prices that seemed insanely high. And not only that but many of the guys just didn't seem trustworthy or reliable. The price that John originally quoted me seemed high as well. But then after getting many more quotes and doing a lot of research, it became apparent that John's price was very fair. I ended up picking John because at the end of the day, his price was competitive, and I just had a gut feeling that John was a good man. Fast forward to today. John just finished the job and I honestly couldn't be happier with the work he and his crew have done. First off, the stucco looks amazing. My house was really messed up before the stucco and many of the exterior walls were not square or plumb. John had to use a ton of extra material over what he had planned in order to make the corners of the house square. I'm sure the extra materials and extra labor cost him quite a lot but John never once tried to increase the price on me. Additionally, due to my inexperience, John has had to return to my home several times to finish areas that I wasn't able to have ready for the main job. And he has returned all of these times to finish the job with no extra charges, although he was already paid in full once the main job was completed. It is obvious that John cares more about his work being perfect than he does about shaking his customers down for a few extra bucks here and there. He really wants all of his jobs to look perfect so that he can send prospective customers to look at his former jobs. John is a good trustworthy guy, and his crew is amazing and super polite. We contacted Caledonia Plastering and Stucco to bid on our project of completely replacing the facade on our building, an 8 unit TIC at 115 Carl Street in San Francisco. The owner John Cullen met me on site to discuss the project. He gave me some great advice and suggestions on the project and gave me addresses of other jobs he had done so I could go and look at them. Caledonia was by far the most responsive and helpful of the companies we invited to bid on the job and we selected Caledonia for that reason along with the fact their bid was very competitive. John was very patient and helpful with us as we went through the process of color selection, providing several samples for us to work with. He also went to the building department and obtained our permit for us, and suggested an excellent scaffolding company for us to work with. During the project the Caledonia crew was punctual, thorough and kept a clean job site. After the job had been completed, John really went the extra mile for us; the scaffolding company left a hole where they had to tie to the building, and John was not happy with the patch because it was at eye level, so he had his crew re-coat a whole section of the wall. Also, the painters who came afterwards left some splatter marks and he touched those up free of charge to us; the painter offered to compensate John for his time but he refused, telling the painter just to be more careful next time and use plastic. To me, this showed just what a class act John is. I cannot recommend Caledonia Plastering high enough; they were top notch from start to finish. read more
