Our search for an honest company led us to West Coast, and we hoped the reviews were true. The good news is, West Coast is as honest as it gets. Askia came out and looked around the attic while I watched from the ladder. First, he showed me that the supposed mildew was some sort of harmless sandy clay-ish material. And the supposed black mold was just "lumber mold", an industry term for "stain fungi"--the common dark streaks in lumber that originate at the sawmill or in the forest, don't weaken the lumber, and are not indications of moisture. Who knew? Well, Askia knew. And he actually spent time convincing me that we didn't need their services. So do I recommend them to you? You betcha! An honest company is a joy to find.

When they were done, the owner reviewed the photos and made the staff come back and clean it one more time to remove the remaining black stains. I was satisfied with the remediation work and the additional follow through. The restoration portion of the work was led by another person and that scope of work and estimate wasn't as smooth. It was the same company but different people running the job like it was a separate company. I ended up hiring another contractor that I had worked with me before.

I've worked with quite a few mold remediation and restoration companies over the years, and unfortunately, many have been short, rude, difficult to work with, and extremely overpriced. These guys are the complete opposite. Their pricing is incredibly reasonable, their service is unmatched, and, most importantly, they are genuinely kind and care about their customers. I appreciate them so much and will absolutely be calling them for all of my water remediation and mold restoration needs going forward. They did all the required steps and promptly started the drying out process. All the work was great. UPDATED: The dry out process took almost a week. Then Chad and the reconstruction crew started their work. They did a beautiful job! There's no way to tell that there was damage to the wood floor, walls, etc. All was replaced and it looks better than before. Their work was excellent.     Honestly, I wish I wasn't experienced in dealing with water issues occurring at my home. Three…read moretimes, I had to navigate around emergency water situations with our first one being a slab leak, our second being a leaking water heater, and our most recent episode being a sudden burst of water from one of our upstairs toilets. For all three emergencies, I called All American Plumbing to look at the issues and for the first two water issues, American Response Team was the mitigation company that handled the drying out of the water and other abatement issues. For this third emergency All American Dry Out came out and it was great to hear that they are part of All American Plumbing, so God forbid I have another water emergency, I'll only need to go through All American Plumbing to handle everything. Jonathon from All American Dry Out was a really good dude to work with, which doesn't surprise me considering that I haven't had any issues with any of the personnel from All American Plumbing. I'm a Veteran of these water emergencies at our home and I honestly wish I never experienced any of the problems we encountered. Since I dealt with All American Plumbing for the previous two issues, I knew who I was going to call after my wife informed me that we had bubbling on our downstairs ceiling and water coming from our ceiling after she popped the bubble. This emergency happened on a Saturday evening, so I knew that I'd be calling All American Plumbing Monday morning. All American Plumbing is located in Poway, CA and based on my previous dealings with them, they send a team to address our emergency pretty quickly. I contacted Rachel on Monday, who I believe is part owner of the company, and she scheduled a mitigation company to come out first thing Tuesday morning and plumbers to come out after the mitigation company. On Tuesday morning, I met Jonathon from All American Dry Out. It was great to hear from Jonathon that All American Dry Out was part of All American Plumbing and that he had previously worked for American Response Team, but moved over once he heard All American Plumbing would be handling their own mitigation responsibilities. Jonathon handled everything by coordinating a team to set up drying machines for the water, coordinating with an environment company to determine if we had asbestos, calling a pack out company to remove our household goods, and working with my insurance for payment. Having to deal with emergency water damage is very stressful, but Jonathon's professionalism, communication, and responsiveness made our situation less stressful. Anytime I had a question and either called or texted Jonathon, he quickly answered my question. Jonathon even set up a lock box where we could place keys there for the contractors, so that they had access to our home without us needing to be there while work was being done to our home. For the initial mitigation and abatement of this water problem, All American Dry Out quickly addressed what needed to be done before the other things that still need to be worked on. When I had to deal with the two water issues at our home years ago, I had to work with two different companies for the mitigation and the plumbing. With All American Plumbing having their own mitigation segment called All American Dry Out, it was great working with just one company and it was a blessing to work with another good dude, who made a stressful situation not as stressful.

Two were forgettable. Express Dry was not. Let's start with the basics: they showed up 15 minutes EARLY. I didn't know that was still a thing. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. Shout out to Christian, Omar, and the rest of the crew whose names I absolutely should have written down -- I'm sorry, you all deserved better from me. Meticulous. Professional. Health-conscious. Hard-working. And genuinely good humans. No affiliation. Nothing in it for me. Excellent companies and employees deserve to be recognized, especially in today's service landscape. I'm telling you you're not going to find a better company. ---- 3/25/26 Update 2 - Salvador just left, he was making sure we hit 15% dryness across the project before packing up the dryers and HEPA filters. He also arrived EARLY, excellent communication, called to make sure timing was okay. He was friendly, respectful and informative and asked if there were any questions and advised next steps. I opted to leave their tents up so the next reconstruction phase of the project didn't get dust everywhere. Would definitely recommend this team!

The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him. There were other things they did that also rubbed me the wrong way but I don't want to get anyone fired. Just another example of how can't even trust people to have some decency, even in 2026
