I wish I had more positive things to say, but working with Fred has been difficult. He inspected my house that is in escrow. He came in and said he has an app that gives him a checklist so that he doesn't miss anything during his check. But in fact, he left and had to come back because he forgot to check the water heater. Sure not that big of a deal. After he was done with all his inspections, he said everything was installed properly and looks standard and will have the report ready soon/in a few days. A few days have passed and we keep calling. We all keep getting the same answer "I'm still working on it, I'll get it ready soon", never a direct answer. He said that his system or protocol changed so he had to do the report manually. We end up not getting it until 11pm on Sunday (mind you we got the inspection on Wednesday morning and told him we had a hard deadline on Monday. So we received our report literally an hour before the deadline. We get the report back and it's not thorough at all. It was basically a word document with a few images of the front of the house, water heater, and crawl space with a few notes. I called him to say that there are notes missing such as the bedrooms, under the sink pipes, bathrooms, etc. There should be at least a list of everything he checked even if it was okay and nothing bad to note. The report should be more thought out. He instead, texts my realtor other images he took that were not included in the report (kitchen, bathroom, bedroom). Some photos were blurry and not good. I told him my concerns and asked if it was possible to get a more comprehensive report with the other inspections/photos he did by the same day. He said yes. I called him in the afternoon for an update and he has not worked on it at all. He would talk in circles and say that whatever report he gave is the inspection he did. The report did not have images of the kitchen, bathroom, or bedrooms, so he did not check any of that? How hard it would be to include the images he texted my realtor in the report and have notes on it. I wonder if his system didn't change, what his original report looks like because what he gave us is not informative and looks like it was done in 30 minute but in reality took almost a week to do. I heard back from my insurance and they said it was an incomplete report and would have to decline. I would not recommend Fred, he is does not communicate well, his report is lacking (and I'm sure he knows it) , and did not give us the confidence that he did a good job. As someone who got an inspection for escrow, it was very stressful waiting for his report and getting something that was not informative. Don't waste your money. read more

I wish YELP had a 0 star option. So many issues to report here. 1. The invoice sent was different that the actual amount agreed upon and the reason given was that I was paying through credit card. This was not mentioned when hiring 2. After moving in we saw the garbage disposal was not working 3. The drains in the backyard was totally clogged and with rains in LA these days my backyard is FULL of water 4. The kitchen faucet was leaking water and was not mentioned anywhere in the inspection report. Please save your money and hire someone more knowledgeable and who knows what he is doing. read more

I have had Fred inspect two homes for me now. The first one was in 2010 and it was a 1930s Spanish style home in North Long Beach. Fred went over the place top to bottom, explained everything he saw to me so that I understood what was going on, and gave me a detailed report with what repairs were needed and the priority in which I should handle them. The second house I had him inspect was recently in 2013. This house was in much better condition than the first one, but even so, he spent his time looking over the entire thing, even though there were no faults to report. Fred takes his time to inspect everything, he explains it all to you so you understand what is going on, and he provides a quick and thorough report for you to reference through the years of home ownership. I found Fred on Yelp and thought considering he got good reviews, I would use his help for my homeowner's inspection. Let me preface the fact that he has a nice bedside manner and he seems nice. However for my home inspection I believe he was not as thorough as he could of been. I'm in my new home now and I notice one of the toilets is running intermittently Additionally he told me the heater wasn't turning on. Rather than attempting to assess a bit further his excuse was that he could not due to items blocking the furnace. To me that's LAZY! My real estate agent agrees he was not that thorough. Also the main patio door did not open smoothly nor the screen door which I had to have repaired. Then I notice kitchen window does not open all the way. Basic things like this could of been reported to me. Paying asking price for this unit was what I did. However if I knew what I knew now I would of asked seller to help fix or give me credits. I will NEVER use his services again. Waste of my $220. As I'm typing the toilet is running. read more

What can I say about Mr. Fred Sweezer except that he is AMAZING! I am a first time home buyer and I do not have a clue with regards to buying homes. I found out that I opened escrow on a Thursday morning and my realtor was going on vacation on Saturday. She asked me to arrange the inspection for Friday. She gave me a list of Inspectors but none of them were available on Friday. I found Fred online and I liked his reviews so I gave him a call. He picked up the phone right away. He sounded so nice on the phone. I explained my situation and I asked if he was available to do the inspection the next day. Before I could finish, he said 1:30PM. I was shocked so I asked him again. He said he could do it on Friday at 1:30PM. I was so happy. On the following day, my realtor arrived at the property before I did. We hired Fred to do a home inspection on a 1920 Spanish Revival home in Signal Hill. He was punctual (early actually) and got right to work. He pointed out lots of little details we never would have caught on our own and was very knowledgeable as to the period details and construction methods as well as updates that were made or were not and should have. He went into the basement, tested outlets, looked in the attic and climbed up the second story flat roof all the time pointing out and explaining what he was looking at. He took his time and spent almost two hours going through every room of the house and had a detailed report of his inspection in our hands the next evening. Fred inspected the property we were going to buy back in December 2015. Besides finding a few minor problems Fred gave the old house a fairly clean bill of health. Fast forward 5 months later and now I see Fred missed a series of serious problems with the house. Serious leaks from the house roof that have damaged the foundation, the structure, and damage the floor , damage the walls , serious leaks into the garage , heating system that has duct work all in shambles , gas line that is damaged and has patching , main drain lines that are rusted and almost completely clogged , electrical work that needs to be done to avoid fire , that is shorting out. I don't know what happened with Fred on the day he inspected our house but he missed the most serious problems which has cost is over $10,000 to repair. I recommend you use someone else besides Fred. read more
